How to Qualify for a DSCR HELOC for Asset-Rich Low-Income Borrowers

How to Qualify for a DSCR HELOC for Asset-Rich Low-Income Borrowers

The Quick Read: A DSCR HELOC qualifies primarily on the rental’s income covering a stress payment on the full line, so a low personal income does not decide the file, while credit score, combined leverage, the valuation, and whether the rental is eligible all do, subject to lender guidelines. Your net worth, brokerage accounts and retirement balances do not raise the coverage number. What carries the file is the property and its rent.

  • The rent must reach at least 1.10x a fully amortizing payment on the entire credit limit.
  • The line is a standalone second lien behind the first mortgage you keep, or a standalone first lien on a rental with no mortgage.
  • A second lien needs a 720 credit score or better, with combined leverage up to 70%, through select programs.
  • Two six-month clocks apply to ownership and recent purchases or refinances.
  • The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Why Does Low Income Matter So Little Here?

Because personal income is never calculated. The lender looks at the rental. Tax returns, W-2s, pay stubs and a debt-to-income ratio are not part of the file on this line.

Picture a retiree living on a modest fixed income who owns a rental outright. A bank-style line tested on that person’s income would stall. A line tested on the rental’s rent can still work, as long as the rent clears the coverage test and the credit and collateral pieces fit.

“Asset-rich” needs one clarification. Many people read it as a plan to count their assets as income. That is a different qualification path, covered below, and it does not combine with the rent test inside this line. Across the wholesale network, the two ideas stay separate: one tests the person, the other tests the property.

What Is a DSCR HELOC, and Which Lien Position Applies?

It is a revolving line of credit on a non-owner-occupied one-to-four-unit rental. It is written in one of two ways.

1. Standalone second lien. You keep the first mortgage as it is. The line sits behind it. This helps when the first mortgage has terms you do not want to give up.

2. Standalone first lien. This applies only to a rental with no mortgage on it.

It is never closed together with a purchase. It is never a third lien. It is never a line on your own home or a second home. A lender in the network can vest the line in your LLC, subject to lender program eligibility. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line do not have to be the borrowers on the first mortgage.

The terms are the same for both lien positions. The draw period is 5 years, interest-only on the drawn balance. Then a 25-year fully amortizing repayment period follows, for a 30-year maturity. The rate is variable. The rate and pricing terms come with the lender’s disclosures.

How Does the Rent Test Work?

The test compares gross monthly rent to a qualifying payment. The minimum is 1.10x. In plain terms, rent must be at least 1.10 times the payment.

The qualifying payment is a stress payment. It is a fully amortizing principal-and-interest payment on the entire credit limit, calculated at the start rate plus 2 percentage points. Taxes and insurance are not part of it. It does not use the amount you plan to draw.

Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. The appraiser’s market rent comes from Form 1007. A lease in place is required. A two-to-four-unit property can have at most 1 vacant unit.

Two points trip up files:

  • The full line counts. A bigger limit means a bigger stress payment. If coverage is tight, a smaller line often fixes it.
  • The lender’s own calculation governs, and any arithmetic in an article is only illustrative.

Where Do Assets Actually Help?

Assets help the file around the edges. They do not replace rent coverage.

So a large account balance does not unlock a higher tier or change eligibility. What assets do is give you room: you can carry the first mortgage and the line comfortably, and you can pay down a balance if you need to bring the combined leverage under a tier.

Asset depletion is the separate path people usually mean. A lender converts eligible liquid assets into notional monthly income, so a loan tested on personal income can work for someone with little earned income. The method and the monthly divisor vary by lender, and documentation varies too. Real estate equity is typically left out of those pools, which is why an owner whose wealth sits in rentals usually does better with a rent-tested line.

Think of it this way. Assets as income is a personal-file strategy. Assets as comfort is what you bring to a rent-tested file. This line is the second kind.

What Do the Leverage Tiers Look Like?

Leverage depends on lien position. All figures below are ceilings through select programs, subject to underwriting.

Position Credit score Ceiling Line size
Second lien 720 or better 70% CLTV $50,000 to $500,000
First lien 740 or better 75% LTV Up to $500,000
First lien 700 to 739 70% LTV Up to $500,000
First lien, larger line 720 or better 65% LTV Above $500,000 to $1,000,000

A second lien has no cell below 720. A borrower with a 700 to 719 score and a first mortgage on the property does not fit this lane. The first-lien floor is 700, and a first lien exists only on a rental with no mortgage.

A declining-market flag lowers the ceiling 5 points. Lines start at $50,000. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws are at least $5,000 each.

Each borrower can hold at most 5 loans or $2,500,000 with the program.

How Does Credit Fit When Income Doesn’t?

Credit carries more weight when income is off the table. The lender’s own report sets your tier. Mortgage history needs no 30-day late in the last 12 months. It also needs 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu.

Tradeline-depth rules are waived at 700 and above, and every tier here sits at 700 or higher. Eligible borrowers are US citizens, permanent residents, and non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible on this program.

A low reported income often comes from heavy write-offs or a pause in earnings. Neither shows up on the rent test. A credit score under 700 does.

How Is the Property Valued?

The valuation path depends on line size. Lines up to $400,000 use an automated valuation with a confidence score of 85 or better, paired with a property inspection report. A full interior appraisal is also acceptable at that size. Lines above $400,000 take a full interior appraisal on Form 1004, 1073 or 1025. Appraisal waivers are not accepted.

Title work scales the same way. A full title policy is required on a first lien and on second liens above $400,000. Smaller second liens use an owner-and-encumbrance report. Hazard insurance covers both liens, and flood coverage applies where required.

Even NerdWallet notes that lenders see investment-property lines as higher risk and may require multiple appraisals to confirm value. Plan for valuation friction, not a formality.

How Does Seasoning Work?

A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

The settlement statement and the last note are what document these clocks. A file that skips them gets sent back.

Which Properties Are Out?

These property types are outside the lane: rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts, and mixed-use. A property listed for sale in the prior 2 months is out, and so is one with a solar lien.

Eligible types include single-family, PUD, townhome, two-to-four units, and both warrantable and non-warrantable condominiums. Lots up to 10 acres also qualify.

Which Product Fits an Asset-Rich Borrower?

The table compares how each product tests the borrower. The other products’ rules belong to those programs, not to this line.

Product What is tested Personal income used
DSCR HELOC (this line) Rent against stress payment No
Investment HELOC qualified on personal income Borrower’s debt-to-income Yes
Bank statement HELOC Deposits as income Yes, via deposits
DSCR cash-out refinance Rent against new first-mortgage payment No

The key difference between the first and last rows: a DSCR cash-out refinance replaces your first mortgage. The HELOC leaves it in place. The HELOC is revolving and variable-rate. The refinance is a different loan on different terms.

Four Profiles, Four Different Outcomes

The retiree with a paid-off duplex. Income is a small fixed amount. The duplex has no mortgage, so a first lien is possible. Rent clears 1.10x on a stress payment on the full line, and the score is 740 or better. This borrower fits the 75% LTV tier. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

The business owner with heavy write-offs. Taxable income looks thin. The rental has a first mortgage the owner wants to keep, so the structure is a second lien. Coverage and a 720 score decide it, and the tax return does not.

The wealthy borrower with a brokerage account and no rental. This line is not for them. The collateral must be an eligible rental, and the rent must be documented. A line on a primary residence is a different, owner-occupied product.

The owner with a 710 score and a first mortgage. The second-lien floor is 720, so this lane does not fit. A bank statement line or a DSCR cash-out refinance may be worth comparing instead.

What Gets Verified, and What Doesn’t?

Personal income is not calculated. Everything about the rental and the credit file is documented. The lender typically reviews:

  • the lease and the rent evidence, with receipts if the lease is above market
  • the credit report and mortgage history
  • the first-mortgage statement on a second lien
  • entity documents if the property is held in an LLC
  • insurance, title and the valuation

A short application plus authorization to pull credit starts it. Entity documents and the lease come later, as the file builds.

Where the Rule Breaks

Business purpose. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The federal rule itself lists credit for a business or commercial purpose as exempt from its consumer provisions, but the creditor still decides purpose in each case. The official commentary also notes that exempt business credit can later be treated as consumer credit. Use the draws for the rental business, not for personal spending.

Entity title. LLC vesting is allowed, but a trust or other title holder needs the non-borrowing owner acknowledgment. Confirm how title sits before applying.

Short-term rentals. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Many financed properties. The limit of 5 loans or $2,500,000 per borrower applies with the program, so a large portfolio can hit it.

What If the Rent Falls Short?

You have three real options. First, size the line down, since the stress payment runs on the full limit. Second, check whether three months of receipts can support a lease above market rent. Third, look at a different product. A personal-income line or a bank statement line tests different things, and an asset-depletion path may fit if you have liquid assets and little earned income.

If you have no rental at all, this line is not the tool. Equity in other property or a purchase loan is the better conversation.

Key Terms Defined

DSCR: The debt-service coverage ratio, which here means gross monthly rent divided by the qualifying payment.

Stress payment: A fully amortizing principal-and-interest payment on the whole credit limit at the start rate plus 2 percentage points, used only to test coverage.

CLTV: Combined loan-to-value, meaning the first mortgage balance plus the new line, divided by the property’s value.

Asset depletion: A method that converts eligible liquid assets into notional monthly income for a loan tested on personal income.

Standalone second lien: A line recorded behind the first mortgage you keep, closed on its own and not alongside a purchase.

Frequently Asked Questions

Do my retirement accounts or brokerage balances count toward qualifying?

Not on the rent test. The line qualifies primarily on property-level rental income covering the stress payment, subject to lender guidelines. Balances can matter indirectly, since they let you pay down a first mortgage or carry the line, but they are not added to rent.

Can I hold the line in my LLC?

Yes, investment property only, subject to lender program eligibility. The members sign as guarantors, and a title holder who is not a borrower signs the non-borrowing owner acknowledgment and the security instrument.

How long must I own the rental first?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

Do I need to keep cash reserves?

This line requires no reserves and no cash to close. The lender can still look at credit, coverage, valuation and combined leverage, so a clean credit history matters more than a large account.

What if I only have equity in my own home?

That is a primary-residence HELOC, a different owner-occupied product that is tested on personal income. This line is never offered on an owner-occupied home or a second home.
