Does a Bank Statement HELOC Make Sense for Debt Payoff or Reserves?

Does a Bank Statement HELOC Make Sense for Debt Payoff or Reserves?

The Quick Read: Sometimes, but only for a narrow group of borrowers, and it is rarely the best default for either use. The product fits a self-employed homeowner whose tax returns understate real income, who is replacing high-interest unsecured debt, and who has a written plan to pay the line down. It fits reserves far less often, because a credit line is borrowed liquidity that a lender can freeze or reduce.

  • Deposits replace tax-return income as the proof, but credit, equity, and the property are still fully reviewed.
  • Debt payoff swaps unsecured debt for debt secured by the home.
  • A line is standby liquidity, not cash in the bank.
  • On an investment property, this network’s ceiling is 70% CLTV, subject to lender guidelines.
  • Rental purchases and refinances usually belong in a different product.

Here is how the pieces fit, and where the answer flips.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

How Does Deposit-Based Qualification Work?

A bank statement HELOC is an ordinary revolving equity line with one change: the lender reads 12 to 24 months of deposits instead of the net income on a tax return. Scotsman Guide describes bank-statement loans as a way for self-employed borrowers to qualify on actual income rather than the tax-return figure.

The mechanics run in a predictable order:

1. Pick the statement type. Personal or business statements, over 12 or 24 months.

2. Strip out non-income deposits. Transfers between accounts and loan proceeds come out. Large unexplained deposits get questioned.

3. Apply an expense factor to business accounts. Some lenders use a fixed factor; others accept a profit-and-loss statement prepared by a third-party tax professional. A CPA letter can help an asset-heavy business that a flat factor would shortchange.

4. Compare qualifying income to debts. Credit, equity, debt-to-income, and the property are all still underwritten.

It is not a no-doc loan. It is reviewed on documented income under the applicable program, subject to lender guidelines. Thin deposits, a short self-employment history, or personal and business money mixed in one account can derail a file.

Key Terms Defined

HELOC: A revolving line of credit secured by the equity in a property, with a draw period followed by repayment.

CLTV: Combined loan-to-value, which adds every lien on the property and divides by its value.

DTI: Debt-to-income, the share of monthly income that goes to debt payments.

Reserves: Liquid assets a lender wants on hand after closing, beyond the money needed to close.

When Does Debt Payoff Make Sense?

Debt payoff works when three conditions all hold: the debt is high-interest and unsecured, the borrower’s tax-return income undersells what the business really earns, and a repayment plan exists in writing. Miss any one and the math gets shaky.

Self-employed owners often show low taxable income because write-offs shrink it. Deposits tell a different story. That gap is exactly what this product addresses, and a borrower with strong cash flow but a weak return may find a conventional bank line is simply not available to them.

The costs deserve equal attention. Moving card balances onto the home turns unsecured debt into secured debt. Debt.org quotes advisors warning that missed payments can put the home at risk of foreclosure, and that treating the line like a credit card can leave a borrower deeper in debt than before. Freeze or close the paid-off cards, or the exercise just adds a second layer of balances.

Payment structure matters too. The CFPB’s HELOC booklet explains that payments on a variable-rate plan can change even if you borrow nothing more, that some plans allow interest-only payments during the draw period, and that the plan then moves into repayment. On this network, pricing floats through both the draw and the repayment period and never converts to fixed. Interest-only payments can leave the balance flat, so payoff only happens if the borrower pays principal on purpose.

A payoff can also help later. Clearing personal debt lowers personal DTI, which supports future bank-statement or other personal-income qualifications.

Does It Work as Reserves?

Rarely, and the reason is simple: a line of credit is a promise that can be withdrawn, not cash that sits in an account. Lenders may freeze or reduce a line, and a borrowed reserve is still debt. A vacancy spike or a payment increase then hits the home and the rental portfolio at the same moment.

Whether drawn funds count toward reserves on a given loan depends on each lender’s guidelines, and an undrawn line generally is not treated as liquid cash. Anyone planning to rely on a line for reserve purposes should ask the lender how it will be counted before applying, not after.

This network structure adds a wrinkle. At least 75% of the line is drawn at closing, so a borrower cannot simply open a large, mostly untouched cushion. The draw begins accruing cost immediately, and holding reserves this way means paying to carry them.

What Network Parameters Apply?

These are guideline ranges from select wholesale lenders in Lendmire’s network, subject to full file review. Occupancy changes the picture materially.

Factor Primary residence Second home Investment property
Top CLTV 90% (720+ credit, to $500K) 90% (720+ credit, to $500K) 70%
Minimum credit 600 640 700
Maximum line $750,000 $500,000 $500,000
Draw structure 3- or 5-year interest-only 3- or 5-year interest-only 5-year draw only

A few more points apply across the board. Debt-to-income tops out at 50%, and the line is qualified on the interest-only payment calculated on the maximum draw. Lines at or under $500,000 ordinarily use automated valuation; anything above needs a full appraisal. Title must sit with the individual borrower or a revocable living trust, so a property deeded to an LLC would need a vesting change or a different product. Availability is limited to the 16 states where Lendmire offers full-service mortgage brokering, narrower than its DSCR footprint of 41 markets including Washington, D.C.

Where the Answer Is No

Skip this product in several situations:

  • Thin or commingled deposits. The income story falls apart under review.
  • A low-rate first mortgage you want to keep. A first-lien refinance would cost more than a standalone second-lien line.
  • A short horizon. If payoff will take years, variable pricing and the end of the interest-only period become the real risk.
  • LLC-held title. The line cannot be written on that vesting.
  • Plans to use a primary-residence line to fund a rental. That is a business decision riding on a personal home.

The CFPB booklet also notes that repayment payments are often significantly higher than draw-period payments, so stress-test the end of the draw before signing.

Decision Table: Payoff, Reserves, or Neither?

Situation Payoff Reserves Neither
Self-employed, card debt, written plan Fits
Strong cash flow, wants liquidity cushion Weak fit Build cash first
Rental property needs equity Consider DSCR cash-out
Property held in an LLC Line not available
Thin deposits, mixed accounts Fix the file first

When a DSCR Loan Is the Better Tool

Bank-statement documentation is a personal-income method. A DSCR loan solves a different problem: it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, which largely sidesteps personal DTI.

For an investor who wants equity out of a rental, a DSCR cash-out refinance typically tops out around 75% LTV across most of the network, with about six months of seasoning as the common expectation. Credit expectations usually center near 660, with a 620 floor in parts of the network and 700+ unlocking the strongest leverage. Coverage of 1.00 is where select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. A ratio above 1.00 only means rent covers the payment. It does not mean positive cash flow, since repairs, vacancy, management, and capex sit outside the calculation.

Title can be held in an LLC under a DSCR loan, subject to program terms, which is a real structural advantage over a home equity line. Lendmire’s complete DSCR loans guide walks through how those programs compare.

After Closing: A Short Checklist

  • Set a fixed monthly principal payment instead of drifting on interest-only.
  • Keep the draw amount tied to the payoff, not to a comfortable cushion.
  • Stress-test the payment at the end of the draw period.
  • Keep deposit records clean, since a future refinance may reread them.

Frequently Asked Questions

Is a bank statement HELOC the same as having no documentation?

No. Deposits are documented, non-income items are removed, expense factors are applied to business accounts, and credit, equity, and the property are all underwritten.

Can I use one on a rental property?

Only on this network’s investment tier, which tops out at 70% CLTV with a 700 minimum credit score and a $500,000 maximum line. Title must be held personally or in a revocable trust, so LLC-owned rentals are out.

Does a HELOC count as reserves on a DSCR loan?

It depends on each lender’s guidelines. A line is borrowed liquidity that can be frozen or reduced, so treatment is not uniform. Ask before relying on it for a purchase file.

What happens when the interest-only draw ends?

The line moves into fully amortizing repayment. On this network that means a 17-year or 25-year repayment depending on the draw structure, with pricing still floating. Payments are often significantly higher than during the draw.

Is the interest deductible?

Not automatically. IRS Publication 936 says home equity interest is deductible only when the funds are used to buy, build, or substantially improve the home that secures the loan. Debt payoff and reserves generally don’t meet that test, so ask a tax professional.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.
