Can You Get a Bank Statement HELOC for LLC Landlords Who Want Equity Without Refinancing?

Can You Get a Bank Statement HELOC for LLC Landlords Who Want Equity Without Refinancing?

The Quick Read: Usually not on the LLC’s title, because a bank statement HELOC across Lendmire’s wholesale network is written only to an individual or a revocable living trust, so a rental already deeded to an LLC needs a vesting change, a DSCR cash-out refinance, or a commercial line instead. The line can still work if you hold the property personally. Subject to lender guidelines, here is what matters:

  • Title decides everything. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this kind of line.
  • Investment leverage is capped at 70% combined loan-to-value (CLTV). That applies to an investment property, with a 700 minimum credit score and a $500,000 maximum line.
  • “Bank statement” describes how income is documented. It does not change who can borrow or what the property must be.
  • A DSCR cash-out refinance is the usual route for LLC-titled rentals. It replaces your first mortgage, so it is not a way to leave that loan alone.

Why Does an LLC Usually Block This Line?

A home equity line of credit is a personal revolving product. A real person signs for it and is on the hook for it. Lenders that write these lines for investment properties generally want that person on the deed, which is why LLC-titled rentals fall outside most programs.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

NerdWallet says you can get a HELOC on an investment property, but fewer lenders offer one and you can borrow less than you could against a primary home. Experian adds that these lines are generally harder to qualify for. Even before an LLC enters the picture, the lender pool is small.

Across our wholesale network the rule is plain. The borrower must hold fee simple or leasehold title as an individual or an inter vivos revocable living trust (a trust you create during your lifetime and can change). That is the sharpest structural difference from a DSCR loan, which lenders can write to an entity, subject to program terms.

What Does “Bank Statement” Actually Change?

It changes how a self-employed borrower proves income. It does not change the product, the property rules, or the title rules.

Instead of a W-2 and tax returns, you supply a stretch of personal or business bank statements. Scotsman Guide’s non-QM overview describes 12 to 24 months of statements, with an expense factor applied to business deposits. It uses 50% as an example, not as a rule. Each program sets its own window and factor.

Qualifying still happens on documented income under the applicable program. Transfers between your own accounts, loan proceeds, refunds, and one-time deposits are typically screened out. Large deposits usually need a source.

Everything else is still underwritten as well: credit, debt-to-income (DTI), equity, valuation, and title. For an investment line on our network, the maximum DTI is 50%, and the qualifying payment is calculated on the interest-only payment at the maximum draw.

One detail helps landlords. Business bank accounts need a 680 minimum for the deposit analysis, but an investment line already floors at 700. The statement analysis is therefore not the binding constraint on credit.

Key Terms Defined

  • Bank statement HELOC: a home equity line where bank deposits, not tax returns, document a self-employed borrower’s income.
  • Vesting: how title to the property is held, meaning the name or entity on the deed.
  • CLTV (combined loan-to-value): all liens on the property, first mortgage plus the line, divided by the property’s value.
  • Draw period: the stretch when you can borrow from the line, before the repayment period begins.
  • Due-on-sale clause: a mortgage term that lets the first-lien lender demand payoff if title transfers without consent.
  • DSCR (debt service coverage ratio): the property’s rent divided by its monthly payment of principal, interest, taxes, insurance, and any HOA dues.

What Are the Real Numbers on an Investment Line?

Market surveys differ from our network here, so the two need to be kept apart. Experian reports that lenders typically cap investment-property HELOC LTV at 80% and want at least 20% equity left after a full draw. That is a market-wide figure. On our network, an investment property tops out at 70% CLTV.

Here is how an investment line works across the network’s wholesale lenders, subject to lender guidelines and full file review:

  • Leverage: 70% CLTV on an investment property. A 720 score and a 700 score both reach 70%, so credit above 700 buys eligibility, not extra leverage.
  • Credit: a 700 minimum on investment lines, with no tier beneath it.
  • Line size: up to $500,000 on an investment property. Larger lines are limited to primary residences.
  • Structure: a standalone line in first or second lien position. Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment.
  • Draw at closing: at least 75% of the line is drawn at closing, so this is not a cheap standby line you leave untouched.
  • Pricing: it floats through both the draw and the repayment period and never converts to fixed.
  • Valuation: because the line caps at $500,000, it is ordinarily valued by an automated model, often with no traditional appraisal. A full appraisal can still be requested.
  • Properties: single-family homes, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable ones. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural-zoned properties are not offered.
  • Limits per borrower: up to three lines, and a borrower with more than 15 financed properties is not eligible.
  • Availability: this HELOC is arranged only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint, which covers 40 states plus Washington, D.C.

How Much Equity Can You Actually Pull?

Combined leverage sets the ceiling, so the math runs on percentages. Take 70% CLTV and subtract what your first mortgage already uses.

Say your first mortgage equals 55% of the property’s value. The line can reach about 15% of value, before the $500,000 cap and the appraisal or valuation result. If the first mortgage equals 65% of value, the room shrinks to roughly 5%. A paid-off rental can support a first-lien line up to the full 70%.

That is why a recently purchased rental at high leverage rarely has much to draw. Equity comes from paydown, appreciation, or renovation, and the lender’s valuation confirms it.

A larger line does not override credit floors, DTI limits, or property eligibility. The strongest files clear both tests: enough equity and enough personal income to carry the payment.

What Are Your Routes When the Rental Sits in an LLC?

You have four realistic paths. The table shows how they differ.

Route Borrower Title stays in LLC? Main risk
Re-title, then HELOC You, personally No Liability wall and due-on-sale
HELOC on another property You, personally Yes (that LLC rental) Needs a personally held property
Commercial or entity line LLC, usually with a guarantee Yes Terms vary widely
DSCR cash-out refinance LLC, subject to program terms Yes Replaces first mortgage

Re-title first. Moving the deed out of the LLC and into your name opens the bank statement line. It also puts the property outside the LLC’s liability protection while you hold it. If you deed it back afterward, that is another transfer. Both moves can touch the first mortgage’s due-on-sale clause.

Federal law protects certain transfers from that clause, but it is not clearly written to cover transfers into or out of an LLC. In practice, one attorney’s commentary says many lenders do not enforce it for a transfer to your own single-member LLC. That is an observation, not a guarantee. Confirm with counsel and the servicer before you deed anything.

Use a different property. If you personally hold a rental, a primary home, or a second home, the line can sit on that property instead. The funds can then go into the LLC’s next deal. Eligibility, leverage, and credit rules depend on the occupancy of the property you pledge.

Commercial or entity lines. Some community banks and credit unions lend to an LLC as commercial credit, usually with a member guarantee. Terms vary widely, and this is outside the bank statement HELOC lane.

DSCR cash-out refinance. This path qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Across the network, cash-out on a standard rental tops out around 75% LTV, with about 6 months of seasoning as the common expectation. Short-term rental collateral is lower, at 70% on cash-out. Coverage of 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.

A DSCR ratio compares rent to the payment only. Clearing it does not mean the property produces positive cash flow after repairs, vacancy, management, and utilities.

The complete DSCR loans guide explains how entity-borrower loans work.

HELOC or DSCR Cash-Out: Which Fits?

Factor Bank statement HELOC DSCR cash-out
Borrower on title Individual or revocable trust LLC allowed, per program
Reviewed on Personal deposits and DTI Property rent vs. payment
First mortgage Stays in place Replaced
Investment leverage Up to 70% CLTV Around 75% LTV, standard rental

The decision comes down to a few questions. Is the first mortgage worth keeping? Do you want to keep the LLC on title? Do your personal deposits support the payment, or does the property’s rent tell the stronger story?

An investor with uneven deposits and heavy write-offs may fit DSCR better. An investor with strong personal deposits and a first mortgage worth keeping, on a property held personally, may fit the line better.

What Does the Line Do to Your Risk and Your Next Purchase?

A HELOC secures the line with the property. As the CFPB’s HELOC booklet explains, the home is at risk if you stop paying. An LLC does not shield you from a line you sign personally.

The structure has two phases. You borrow during the draw period, then repay during the repayment period. Pricing stays variable throughout.

The line also shows up on your personal credit and debts. A personal line can still affect your credit profile and any personal-income-based file you apply for next.

Use of funds matters for tax purposes. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Where Do Files Run Into Trouble?

These are the sticking points program rules create, not statistics about outcomes:

1. Title: the deed names an LLC, corporation, partnership, or irrevocable, blind, or land trust.

2. Credit: a score below 700 on an investment property.

3. Equity: the first mortgage already uses most of the 70% CLTV room.

4. DTI: a personal debt ratio above 50%, qualified on the interest-only payment at the maximum draw.

5. Property type: manufactured homes, log homes, condotels, co-ops, and commercial or mixed-use properties are not offered.

6. Exposure: more than three lines, or more than 15 financed properties.

7. First-lien terms: some investor mortgages restrict junior liens, so the note and servicer matter as much as the new line.

8. Location: the property is outside the 16 states where Lendmire arranges this HELOC.

Prepare a title search or copy of the deed, the first mortgage statement, 12 to 24 months of statements, a profit-and-loss statement if the program allows one, and a credit review before you apply.

Next Step

If you are weighing a home equity line against a cash-out refinance and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. As a mortgage broker, Lendmire shops multiple wholesale lenders and matches the scenario to the program. It does not lend, and nothing here is a commitment to lend. The best program for your situation depends on title, credit, and how much of the first mortgage you want to keep.

Frequently Asked Questions

Can an LLC itself get a bank statement HELOC?

Not on our network. Title must be held by an individual or a revocable living trust, and LLCs, corporations, and partnerships cannot hold title on the line. LLC owners can look at a vesting change, a commercial line, or a DSCR cash-out refinance, subject to lender guidelines.

Does bank statement mean no documentation?

No. It means deposits replace tax returns as the income proof. Statements are reviewed, business deposits are adjusted by an expense factor, and credit, DTI, equity, and valuation are still underwritten. Scotsman Guide describes the usual 12 to 24 month window.

How much equity can I draw on a rental I hold personally?

On an investment property, the combined loan-to-value ceiling, minimum credit score, and maximum line size are set by the lender’s program guidelines. To estimate the room, subtract your first mortgage balance from the maximum combined loan amount the program allows. Lenders confirm the figure through valuation, and the final amount depends on the full file.

Will it leave my first mortgage alone?

Yes. A HELOC is a separate lien on the property, so the first mortgage stays in place. Check that the first-lien note allows a junior lien. A cash-out refinance, by contrast, replaces the first mortgage.

Is it safe to move my rental out of the LLC to get the line?

It carries real risks. The property loses the LLC’s liability protection while you hold it, and the transfer can raise due-on-sale questions with your first-lien servicer. Review the plan with an attorney before you sign a new deed.
