Can You Get a Bank Statement HELOC for North Carolina Rental Owners?

Can You Get a Bank Statement HELOC for North Carolina Rental Owners?

The Quick Read: Yes, in many cases, if the rental is titled in your own name or a revocable living trust and the file clears the investment-property limits. The line is reviewed on documented deposits rather than tax returns, and it is tighter on a rental than on a primary home.

  • Investment lines cap at 70% CLTV and a $500,000 maximum line, with a 700 minimum credit score.
  • Title must be an individual or a revocable living trust. An LLC cannot hold title.
  • A North Carolina property listed for sale, or listed within the past 60 days, is ineligible.
  • Eligible types include single-family, 2-4 units, PUDs, townhomes and condos.
  • Rent is supporting evidence. It does not size the line the way it does on a DSCR loan.

All figures are subject to lender guidelines and full file review. This is not a commitment to lend.

Editable Equity Scenario

How large a line the equity supports in North Carolina.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Why Rental Owners Look Weak on Paper

Depreciation, repairs and write-offs shrink the income line on a landlord’s return. A borrower with strong cash movement can show little taxable income. Deposit-based qualification reads the bank accounts instead and can show capacity the return hides.

Lendmire is a mortgage broker. It places files with select wholesale lenders and does not lend itself. The bank statement HELOC is offered only in 16 full-service states, and North Carolina is one of them. That footprint is narrower than the 41-market DSCR footprint.

Key Terms Defined

HELOC: A revolving line of credit secured by property you already own.

CLTV: Your first mortgage balance plus the new line, divided by the property’s value.

Expense factor: A percentage the program subtracts from business deposits to estimate income.

DTI: Your monthly debts divided by your qualifying monthly income.

Vesting: The name or entity that holds title to the property.

What Is a Bank Statement HELOC, Exactly?

It is a standalone line in first or second lien position. Income is documented from personal or business bank statements, typically 12 or 24 months depending on the program. Nothing in federal law creates a product by this name. How a lender documents self-employed income on a HELOC is set by lender and investor guidelines.

That separates it from a DSCR loan. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. A bank statement HELOC underwrites the borrower.

The Eligibility Gates for a North Carolina Rental

Every file passes five gates in order. Fail one and the rest do not matter.

Gate Investment-property requirement
Title Individual or revocable living trust
Property Single-family, 2-4 units, PUD, townhome, condo
Equity Up to 70% CLTV, line up to $500,000
Credit 700 minimum
Listing status Not listed now or in past 60 days

A few details matter inside those gates. Credit of 720 and credit of 700 both reach 70% CLTV on an investment line, so a higher score buys eligibility, not leverage. Investment lines run a 5-year interest-only draw followed by a 25-year repayment period. The rate floats and does not convert to fixed.

Not offered: manufactured homes, co-ops, condotels, mixed-use, commercial and agricultural-zoned property. Log homes are also out.

The 60-day listing rule is specific to North Carolina and a handful of other states. An owner who pulls a rental off the market to test sale prices can trip it without noticing.

How Lenders Count Your Deposits

Deposit analysis follows a set sequence. The program sets the factor, not the borrower.

1. Collect 12 or 24 months of personal or business statements. 2. Strip out transfers between your own accounts, loan proceeds and one-off deposits. 3. Apply the program’s expense factor to business statements. Personal statements generally get little or no factor. 4. Divide the remaining deposits by the months in the window to get qualifying income. 5. Test DTI with your first mortgage, other debts and the new line’s payment. The line is qualified on the interest-only payment calculated on the maximum draw.

DTI tops out at 50%, and 45% for credit profiles from 600 to 679. A ratio above 45% needs a 680 minimum. Investment files already floor at 700, so that tier is not the binding limit. A business account needs 680 for the deposit analysis, which an investment file clears automatically.

Rent deposits can help if they land in the account being analyzed. Keep rent in a dedicated account and keep owner transfers out of it. Double-counted transfers are the most common way a deposit total gets cut down. Lease agreements and a rent roll are requested as supporting documents.

The Equity Math

Say you own a North Carolina rental worth a round number, with a first mortgage already on it. The new line plus that first mortgage cannot exceed 70% of value. A high-balance first lien can leave little or no room.

The line is also capped at $500,000 on an investment property. Because of that cap, an investment line sits in the automated valuation lane and commonly closes with no traditional appraisal. A borrower may still request a full appraisal.

A HELOC leaves your existing first mortgage in place. A cash-out refinance replaces it. For an owner holding a low-cost first lien, that difference decides which product fits.

Title and LLC Decisions

Most landlords hold property in LLCs, and that is where this product usually stops. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title on this program. This is the sharpest structural difference from a DSCR loan, subject to program terms.

Current title Route
Your personal name Bank statement HELOC is possible
Revocable living trust Bank statement HELOC is possible
LLC Vesting change, or a DSCR cash-out instead

Moving a property out of an LLC can affect liability protection, title insurance and possibly the existing first mortgage. Talk to an attorney before changing vesting. A DSCR cash-out usually fits better when the LLC should stay in place, when title is not in the borrower’s name, or when the need exceeds the line cap. The complete DSCR loans guide covers how that path works.

Bank Statement HELOC vs. DSCR Cash-Out

Factor Bank statement HELOC DSCR cash-out refinance
Reviewed on Borrower’s documented deposits Property rent against PITIA
Title Individual or revocable trust LLC possible, per program terms
Existing first mortgage Stays in place Replaced
Investment leverage Up to 70% CLTV Around 75% LTV, 70% on short-term rentals
Size Up to $500,000 Up to $3,000,000 on standard programs

Clearing 1.00 on a DSCR file is not the same as positive cash flow. Repairs, vacancy, management and utilities sit outside that calculation. On DSCR cash-out files, about 6 months of seasoning is a common expectation. Many select programs start at 1.00 coverage, and a separate select-lender path goes below 1.00 with leverage and terms adjusted.

Edge Cases That Stall North Carolina Files

  • Recently listed property. Ineligible if listed now or within the past 60 days.
  • Large retail lenders. Many decline lines on non-owner-occupied property. An investor forum thread describes lender variability and first-lien requirements, and the posts are anecdotal.
  • BRRRR plans. The line must sit on a property you already own, not the one you are buying.
  • Portfolio size. A borrower is limited to three lines, and owning more than 15 financed properties makes a borrower ineligible.
  • Home equity investments. Shared-appreciation agreements are not HELOCs. North Carolina has legislated on them separately, as UNC School of Government’s legislative summary describes.

Risks Worth Knowing Before You Draw

The line is secured by your property. The CFPB’s HELOC booklet explains the draw and repayment mechanics and warns that you could lose the home if you cannot repay. On this program, at least 75% of the line is drawn at closing, and the payment steps up when repayment begins. Lenders can also freeze or reduce a line if values drop.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Prep Checklist Before You Apply

  • Statements for the full window, with transfers and loan proceeds marked.
  • Latest first mortgage statement.
  • Insurance declarations and the property tax bill.
  • Leases or a rent roll.
  • Proof of title in your name or trust.
  • Confirmation the property has not been listed in the past 60 days.

Frequently Asked Questions

Can an LLC-owned rental in North Carolina get this line?

No. Title must be an individual or a revocable living trust. An LLC-held property needs a vesting change or a DSCR cash-out instead.

Do I need tax returns?

Not on this program. It is reviewed on documented deposits, subject to lender guidelines. Expect to provide statements, a mortgage statement, insurance and lease evidence.

How much can I borrow against a rental?

Up to 70% CLTV, with a $500,000 maximum line and a 700 minimum credit score. Your first mortgage counts toward that CLTV.

Does the rent count as income?

It supports the file but does not size the line. A DSCR loan is the product that is reviewed on rent against the payment.

Can I use it on a duplex or a condo?

Yes. Single-family, 2-4 units, PUDs, townhomes and condos are eligible. Manufactured homes, co-ops and condotels are not.
