Can You Get a Bank Statement HELOC for Combined Leverage on a Rental?

Can You Get a Bank Statement HELOC for Combined Leverage on a Rental?

The Quick Read: Yes, but only in a narrow set of cases: a few select wholesale lenders offer a bank statement HELOC on a rental, qualify you on 12 or 24 months of deposits instead of tax returns, and size the line by combined loan-to-value, which on an investment property tops out at 70% CLTV, subject to lender guidelines.

  • The line is sized by equity and credit, not by rent, so it is not a DSCR product.
  • Investment lines need a 700 credit score, and the line maxes out at $500,000.
  • Title must sit in your name or a revocable living trust. An LLC cannot hold it.
  • Your existing first mortgage counts in full against the 70% ceiling.
  • If rent is the strong part of your file, a DSCR cash-out refinance is the better-matched tool. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

What Does a Bank Statement HELOC Actually Test?

It tests you, not the building. The lender reads your deposit history to build a monthly income figure, then checks that figure against your debts. Rent from the property is not the qualifying engine.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

A home equity line of credit (HELOC) is a revolving credit line secured by a property. A bank statement version swaps tax returns for 12 or 24 months of personal or business statements. The lender removes transfers between your own accounts, loan proceeds, and one-time windfalls. On business accounts, it usually applies an expense factor, and that factor varies by program. The cleaned deposits are divided by the lookback period to get monthly qualifying income.

That income then feeds a debt-to-income test. On our network’s investment lines, the ceiling is 50% DTI, and the lender reviews your file on the interest-only payment calculated on the maximum draw. So a line you never fully use is still tested as if you might.

Bank statements change how income is proven. They do not remove credit, equity, or property review. Think of it as a different door into the same building.

Key Terms Defined

HELOC: A revolving credit line secured by property, with a draw period followed by a repayment period.

CLTV (combined loan-to-value): All liens on the property added together, divided by the property’s value.

Second lien: A loan that sits behind your first mortgage. If the property is sold or foreclosed, the first lien is paid first.

Bank statement income: Qualifying income built from deposit history rather than from tax returns.

DSCR (debt service coverage ratio): Monthly rent divided by the full monthly housing payment, which covers principal, interest, taxes, insurance, and any HOA dues.

How Is Combined Leverage Calculated on a Rental?

Combined leverage is the property’s value times the maximum CLTV, minus what you already owe. That is the room you have. It is never your total equity.

The federal consumer-finance regulator’s HELOC booklet describes the same method: lenders take a percentage of appraised value and subtract the existing mortgage balance. The lender also looks at your repayment-capacity and your credit history.

On an investment property, the ceiling on our network is 70% CLTV. There is no tier above it. Here is how that plays out when you express each balance as a share of value:

First mortgage (% of value) Ceiling Room for a line (% of value)
35% 70% CLTV 35%
55% 70% CLTV 15%
68% 70% CLTV 2%
72% 70% CLTV —

Your first mortgage balance counts in full, no matter how low its payment is. A cheap first lien helps your monthly budget, but it does nothing for your leverage math.

Three more mechanics matter:

1. The full line limit usually counts. Lenders typically test the whole line, not just the amount you draw on day one.

2. Line size has a floor and a ceiling. Lines run from $25,000 up to $500,000 on investment property. A 2% sliver of room usually will not reach the minimum.

3. A draw is required up front. At least 75% of the line is drawn at closing, so this is not a pure standby line.

Run your own numbers before you apply. Our site’s illustrative calculator can help you estimate the room, and it is an estimate, not a quote.

What Does the Investment-Property Line Look Like?

It is a short, specific box. Across the select wholesale lenders Lendmire works with, the investment version is a standalone line in first or second lien position, and the parameters below are typical, subject to lender guidelines and full file review.

Feature Investment-property line
Maximum CLTV 70%
Minimum credit score 700 (hard floor)
Line size $25,000 to $500,000
Draw structure 5-year interest-only draw, 25-year repayment
Pricing Floats, never converts to fixed
Valuation Automated, no traditional appraisal, usually

A 720 score and a 700 score both reach 70% CLTV. Higher credit buys you eligibility, not extra leverage. Below 700, there is no tier to fall back on for an investment property.

Because the line caps at $500,000, it sits in the automated-valuation lane. Automated valuation works from data models rather than a walk-through, so it can miss value you added with a renovation. You can request a full appraisal in any case.

Pricing floats across both the draw and repayment periods. That is a real risk if your plan is to leave the balance outstanding for years. This is why many investors use a line like this as a bridge, then pay it down or refinance.

Bank statement income is rarely the binding constraint here. Business accounts need a 680 minimum for the deposit analysis, but investment property already floors at 700. Credit and equity decide the outcome long before the deposits do.

Credit history matters as well. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure needs 7 years, and a deed-in-lieu, pre-foreclosure, or short sale needs 4.

The line is also limited to three lines per borrower, with combined-exposure caps that depend on the program. A borrower who owns more than 15 financed properties is not eligible. These lines are also offered only in Lendmire’s 16 full-service states, which is narrower than its DSCR footprint of 41 markets, including Washington, D.C.

Which Rentals and Owners Are Out?

Anything held in an entity is out. The sharpest structural difference from a DSCR loan is title. On a bank statement HELOC, only an individual or an inter vivos revocable living trust can hold title. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot.

If your rental is already deeded to an LLC, you have two paths. You can change the vesting, which carries its own costs and lender review. Or you can use a DSCR cash-out refinance, which can accommodate entity ownership, subject to lender program eligibility.

Eligible property types are:

  • Single-family homes
  • 2-4 unit properties
  • PUDs
  • Townhomes
  • Condos, including non-warrantable ones

Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.

Is a Rental Line Treated as Business-Purpose Credit?

Possibly, but it is a lender and counsel determination, not something you can assume. Federal rules exempt credit extended primarily for a business or commercial purpose, as laid out in the eCFR text of Regulation Z section 1026.3. The purpose of the funds drives the category, not the collateral alone. Do not plan around an exemption until the lender confirms how it treats your file.

Why Are Lenders So Scarce for Rental Lines?

Because many depository lenders stop at primary residences. BiggerPockets notes that some credit unions do not lend against rentals, which pushes investors toward specialists. The same source favors using a variable-pricing HELOC short term for portfolio building rather than as a permanent funding layer.

This is where a broker earns its place. Lendmire is a mortgage broker, not a lender, and it works with a network of wholesale HELOC lenders. Each lender sets its own overlays on property type, credit, title, and valuation. The right program depends on your property, your credit profile, your leverage need, and your documentation. A broker that shops several lenders can match your scenario to the program built for it, rather than sending you through one lender’s decline.

Bank Statement HELOC or DSCR Cash-Out: Which Fits?

Pick by what your file is strongest at. If your personal deposits are strong and your existing first mortgage is worth keeping, the line fits. If the rent is the strong part and you want entity title or more leverage, DSCR fits.

Factor Bank statement HELOC DSCR cash-out refinance
What is tested Your deposits and DTI Rent against the payment
Title Individual or revocable trust LLC allowed, subject to program terms
Leverage on a standard rental Up to 70% CLTV Up to 75% LTV
Your first mortgage Stays in place Replaced
Main risk Floating pricing, second lien New loan on the whole balance

A line on your own primary home is a different product with different occupancy rules and ceilings. Do not carry primary-residence figures over to a rental. They do not transfer.

What Does the DSCR Route Look Like in Practice?

A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Across the select wholesale lenders in Lendmire’s network, a few ranges are typical:

  • Cash-out refinance tops out around 75% LTV on a standard rental. On short-term-rental collateral, the cash-out ceiling is 70%.
  • About 6 months of seasoning is the common expectation.
  • Coverage of 1.00 is where select programs start, and stronger ratios open better leverage and pricing. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
  • Most programs want a credit score around 660. A 620 floor exists in parts of the network, and 700 or more unlocks the strongest tiers.
  • Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders).
  • Reserves vary by lender, leverage, loan size, and transaction type. Around 6 months is common.

One caution applies to every DSCR file. The ratio compares rent to the housing payment only. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.

The trade-off is that a cash-out replaces your first mortgage. If that first lien is one you want to keep, the line wins. For more on how DSCR works at a basic level, see Lendmire’s complete DSCR loans guide.

What Reduces or Ends a Review?

These are the points where a rental line most often runs out of room, based on how the program is built:

  • Credit below 700. There is no tier below it for an investment property.
  • Too much existing debt. A first mortgage balance near 70% of value leaves nothing to size.
  • Personal DTI above 50%. The test runs on the interest-only payment at the maximum draw, so a large line raises it.
  • Entity title. An LLC or an irrevocable trust cannot hold title.
  • Ineligible property. Manufactured homes, log homes, condotels, and mixed-use are excluded.
  • Value gaps. Automated valuation can miss rehab-driven gains. A full appraisal is available by request.
  • Derogatory history. Recent bankruptcy, foreclosure, or short sale falls inside the seasoning windows above.

Who Should Skip This Product?

Skip it if any of these describe you:

  • You hold the rental in an LLC and do not want to re-title it.
  • Your credit score sits below 700.
  • Your first mortgage already uses most of the 70% ceiling.
  • You want a fixed payment structure. This line floats and never converts to fixed.
  • You need a line larger than $500,000 against an investment property.
  • You plan to leave a large balance outstanding for years, which is exactly when floating pricing hurts most.

If your deposits are thin but the rent is strong, the DSCR route is usually the better match. For a documents checklist, see the guide to bank statement HELOC requirements for combined leverage on a rental.

Frequently Asked Questions

Can an LLC-owned rental get a bank statement HELOC?

Not on the lines Lendmire’s network places. Title must be held by an individual or a revocable living trust. If the property sits in an LLC, you would need a vesting change or a DSCR cash-out refinance, which can accommodate entity ownership subject to program terms.

Does the line count my rental income?

No. The line is reviewed against deposit history and personal debts, not on the property’s rent. A lender may ask for a lease or rent roll as part of collateral review, but rent does not drive the qualification the way it does in a DSCR file.

What is the maximum CLTV on an investment property?

70% CLTV, with a minimum credit score of 700 and a maximum line of $500,000, subject to lender guidelines. Primary residences and second homes follow separate, higher tables.

Does my existing first mortgage matter?

Yes. Its balance counts in full against the 70% ceiling. A low-priced first lien helps your cash flow but gives you no extra leverage room.

Can I use the line to buy another rental?

Many investors use equity lines that way, but the line is a floating-price, interest-only product, so it suits a short horizon better than permanent funding. Pair it with a plan to pay it down or refinance into longer-term financing.
