Can You Get a Bank Statement HELOC on Assets Alone as a Retiree?

Can You Get a Bank Statement HELOC on Assets Alone as a Retiree?

The Quick Read: Usually no: a bank statement HELOC is reviewed around deposits that land in your accounts, and a savings or brokerage balance is not a deposit, so assets alone do not count as qualifying income on a standard line of that kind. Some lines accept asset-based income through a separate method. You have to confirm that the specific line does before you apply. If the goal is cash from a rental property, a different loan type ignores personal income altogether.

  • A bank statement line averages your deposits over a set stretch of statements. It does not read your account balances as income.
  • Asset-based income (often called asset depletion) is its own documentation lane, and only some lines offer it.
  • Equity in the home you are borrowing against never counts as an asset for qualifying.
  • On the network Lendmire works with, an investment-property line tops out at 70% combined loan-to-value, with a 700 minimum credit profile.
  • A DSCR cash-out refinance on a rental qualifies primarily on the property’s rent covering the payment, subject to lender guidelines, so retirement is not the obstacle there.

What Does a Bank Statement HELOC Actually Count?

It counts deposits. A bank statement HELOC is a revolving second-lien line (a credit line you draw from as needed, secured by your property) that was built for self-employed homeowners. The lender reads 12 to 24 months of statements, averages the money coming in, and often applies an expense factor to business deposits.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Now picture a retiree. The checking account shows a Social Security deposit each month, perhaps a pension, and an occasional transfer from savings. The brokerage account holds a large balance but sends nothing into checking. On a statement review, that file shows modest income. The balance is invisible because it is not a deposit.

That gap catches people off guard. Wealth and documented income are two different things, and many lines test the second one. A seven-figure portfolio can sit beside a file that looks thin.

Can Assets Alone Ever Qualify?

They can on some lines, but through a different method. Asset depletion (also called asset utilization) takes eligible liquid assets, applies discounts, and spreads the result over a set number of months to produce an imputed monthly income. Imputed income is a figure the lender calculates rather than one you receive.

Programs differ widely on the discount, the divisor, and the minimum balance. Treat any single published example as one lender’s choice, not a standard. This is a separate program lane, not a feature built into every HELOC, so you cannot assume the line you are looking at includes it.

Factor Bank statement review Asset-based review
What it reads Deposits over 12-24 months Eligible liquid balances
Built for Self-employed, irregular deposits Retirees, high-net-worth borrowers
Retiree with only savings Shows low income Can produce imputed income
Retirement accounts Not read as deposits Often discounted or age-limited
Availability Common non-QM category Only on some lines

Across a wholesale network, you see both lanes offered by different lenders. That is the reason to ask for the method by name instead of asking whether a lender does bank statement loans.

Which Path Fits Which Retiree?

Your income mix points to the lane. Here is how the common profiles line up.

Retiree profile Likely review path Watch point
Social Security and pension cover the budget Full documentation of that income Can the income carry the debt-to-income test?
Large portfolio, little deposit income Asset-based income, if the line offers it Many lines do not accept it
Rental deposits plus other income Bank statement or blended review Deposits must be clean and consistent
Owns a rental, wants cash from it DSCR cash-out refinance It replaces the first mortgage
Property titled in an LLC DSCR cash-out refinance A line cannot be held in an LLC

Choosing the wrong lane gets a file turned away even when net worth is high. Matching the file to the program before submission matters more than any single number.

How the Test Runs on the Lines Lendmire Can Arrange

Lendmire is a mortgage broker, not a lender. It places standalone HELOC lines (a line in first or second lien position, not tied to an existing mortgage) with select wholesale lenders, and every figure below is subject to lender guidelines and full file review. The lines are available in 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the DSCR footprint.

The ceiling depends on how you use the property, so there is no single number.

Occupancy Max CLTV Min credit Max line
Primary residence 90% at 720+; lower tiers below 600 $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)
Second home 90% at 720+; lower tiers below 640 $500,000
Investment property 70% 700 $500,000

The 90% figure exists only at a 720-or-better credit profile, and only up to $500,000 of line on a primary residence or second home. On an investment property, 70% is the ceiling with no higher tier. Above $500,000, a line is primary-residence only, capped at 75% CLTV, with a full appraisal.

Several structural rules matter to a retiree:

  • Debt-to-income: the maximum is 50%, or 45% for credit profiles from 600 to 679. A ratio above 45% needs a 680 minimum.
  • Payment test: the lender reviews your file on the interest-only payment calculated on the maximum draw, not on what you plan to borrow.
  • Draw at closing: at least 75% of the line is drawn at closing.
  • Structure: primary and second-home lines come in a 3-year draw structure (17-year repayment) or a 5-year draw structure (25-year repayment). Investment lines use the 5-year draw structure only.
  • Cost: pricing floats through both the draw and repayment periods and never converts to fixed.
  • Title: fee simple or leasehold, held by you or your revocable living trust. LLCs, corporations, partnerships, and irrevocable trusts cannot hold title.

Lines at or below $500,000 usually run on automated valuation instead of a traditional appraisal, though you can request a full appraisal. Credit is a single-bureau score tied to the primary wage earner, and the report can be no more than 90 days old at closing.

Key Terms Defined

Bank statement HELOC: a revolving home equity line documented by averaging deposits across 12 to 24 months of statements instead of using tax returns.

Asset depletion: a method that converts eligible liquid assets into imputed monthly income, usually by dividing a discounted balance over a set number of months.

Imputed income: income a lender calculates from your assets or other facts, as opposed to money you actually receive each month.

CLTV (combined loan-to-value): all loans against the property, including the new line, divided by the property’s value.

Debt-to-income (DTI): your monthly debt obligations divided by your documented monthly income.

DSCR (debt service coverage ratio): monthly rent divided by the property’s full monthly obligation (principal, interest, taxes, insurance, and any HOA dues), with no personal income in the formula.

Which Documents Does the File Need?

Expect statements for bank, brokerage, and retirement accounts, plus a credit report, a property valuation, title, and insurance. Lenders commonly ask you to explain large deposits and may want accounts to have been in place for a few statement cycles. Social Security and pension income is usually proven with award letters plus the deposits that match them.

Assets also do double duty in a way people miss. Showing them proves you can handle the line, but showing them does not turn them into income unless the method you chose says. If you want a deeper checklist, Lendmire covers bank statement HELOC requirements on assets alone as a retiree in a separate piece.

Questions to Ask a Lender Before You Apply

Skip the general questions. Use these:

1. Does this specific line accept asset-based income, or only deposit-based income?

2. If it accepts assets, which account types count, and how are retirement accounts treated?

3. How is DTI tested, and is it run on the interest-only payment at the maximum draw?

4. Does the line allow my title (individual or revocable trust)?

5. What is the CLTV ceiling for my occupancy type and credit tier?

A broker that shops several wholesale lenders can run those questions against more than one program at once. The best program for your situation depends on your property type, credit profile, leverage need, and documentation.

When a DSCR Loan Is the Better Door

If the cash you want sits in a rental property, you can skip the personal-income problem entirely. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The Federal Register notice on the ability-to-repay rule treats investment-purpose loans as business purpose, and the law-firm explainer from Doss Law on the business-purpose exemption says the same about credit to acquire, improve, or maintain non-owner-occupied rental property.

Retirement is not a barrier, and your portfolio is not counted as income. Cash-out leverage on a standard rental varies by lender and program, and about six months of seasoning is the common expectation. Coverage of 1.00 is where select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Credit floors run from 620 in parts of the network to around 660 on most programs, and 700+ unlocks the strongest leverage. Reserves vary by lender, leverage, and loan size, commonly around six months of PITIA (the full monthly obligation of principal, interest, taxes, insurance, and association dues). DSCR loans can close in an LLC’s name, subject to lender program eligibility, which a HELOC cannot do.

Run it on a modeled assumption: a duplex whose rent covers roughly 1.2x its full monthly obligation. That clears a 1.00 starting point, but it is not the same as positive cash flow, because repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.

There is one structural difference. A DSCR cash-out replaces your existing first mortgage, while a HELOC leaves it in place. If your current first mortgage is one you want to keep, that points toward the line. The complete DSCR loans guide walks through the structure.

Why Each Lender Sets Its Own Income Rules

No regulator defines a bank statement HELOC. It is a non-QM product category (a loan outside the standard qualified-mortgage box), and the lender’s own guidelines decide how income and assets are treated. The CFPB’s ability-to-repay compliance guide says HELOCs are excluded from that federal rule. As a result, no fixed federal income formula tells every HELOC lender how to read a retiree’s file. Lenders still judge repayment ability as a matter of credit policy.

Retirement itself is not a disqualifier. Federal law generally bars denying credit because of age. What decides the outcome is whether the line accepts the income method, the assets involved, credit, CLTV, and property and title eligibility.

The Risks Retirees Should Weigh

The line’s cost floats, so the payment can change after you close. Because at least 75% of the line is drawn at closing, you carry that variable cost from day one. Borrowing against fixed income raises that risk, since your income cannot stretch if the payment climbs.

The interest-only draw period feels light, then the repayment period begins and the payment steps up. A smaller line is often the safer choice, and so is a structure you can carry through the repayment phase. A lender’s qualifying test is not the same as your comfort level.

Property rules can also stop a file. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not eligible on these lines. Borrowers with more than 15 financed properties are not eligible, and a borrower can hold three lines at most.

Frequently Asked Questions

Does a bank statement HELOC count my retirement accounts as income?

Not as deposits, and deposits are what a bank statement review reads. A retirement account balance only becomes income through an asset-based method, and only on lines that offer it. Even then, retirement accounts are often discounted or limited by age conditions that vary by program.

Is asset depletion the same thing as a bank statement loan?

No. A bank statement loan averages deposits, and asset depletion converts balances into imputed monthly income. They are separate documentation lanes, and a line that offers one may not offer the other. Ask for the method by name.

Does the equity in my home count as an asset for qualifying?

No. Equity in the property securing the line does not count as an asset toward qualifying. It determines how much you can borrow through CLTV, which is a separate question from whether your income supports the payment.

Can I use a HELOC to pull cash from a rental held in an LLC?

Not directly. On these lines, LLCs, corporations, partnerships, and irrevocable trusts cannot hold title. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance can be the better fit, depending on the program and your goals.

Which is better for a retiree with a rental, a HELOC or a DSCR cash-out?

It depends on the first mortgage, the title, and the leverage you need. A HELOC leaves your existing first mortgage alone, while a DSCR cash-out replaces it and is reviewed on the rent. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
