Can You Get a Bank Statement HELOC for Military Landlords Outgrowing a Credit Union?

Can You Get a Bank Statement HELOC for Military Landlords Outgrowing a Credit Union?

The Quick Read: Sometimes, but only for a narrow slice of military landlords. The product fits a borrower with business income, such as a service member with a side business, a self-employed military spouse, or a veteran who now runs a company, and the rental must be titled in an individual’s name or a revocable living trust. Active-duty pay alone is not self-employment income, so it does not qualify through the deposit method.

  • Title in an LLC, corporation, partnership, or irrevocable, blind, or land trust is ineligible.
  • A borrower is limited to three lines and cannot own more than 15 financed properties.
  • Availability for this product is limited to Lendmire’s 16 full-service states, narrower than the DSCR footprint.
  • If the rentals sit in LLCs or credit is under 700, a DSCR cash-out refinance is usually the better fit.

The credit union’s field of membership may shrink as the portfolio grows, its product menu may have no rental line, or the second and third properties may push past what it will carry. This article covers what a bank statement line does on a rental, who it fits, and where a DSCR loan takes over.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is a Bank Statement HELOC, and What Changes on a Rental?

A bank statement HELOC is a normal home equity line with a different income test. Instead of tax returns, a self-employed borrower proves income with 12 or 24 months of personal or business deposit statements. The lender strips out transfers and loan proceeds, then applies an expense factor or relies on a CPA-prepared profit-and-loss statement. Business deposits are not income until that adjustment is done.

Only the income test changes. Leverage caps, credit floors, and property rules stay where they were.

On a rental, the occupancy lane sets the terms, and rentals get the tightest ones. Across the wholesale network, an investment-property line is a standalone line in first or second lien position. It runs a 5-year interest-only draw followed by a 25-year fully amortizing repayment, and the structure is the only one offered on investment lines. At least 75% of the line is drawn at closing, and pricing floats across both periods. It never converts to fixed.

Does Military Pay Count as Bank Statement Income?

No. The method is built for self-employed borrowers. A salaried service member is a standard documented-income borrower, and military pay does not qualify through bank statements. Where a military household does fit is when a second stream exists: a spouse who runs a business, a veteran with a company, or a service member with a documented side business.

Supporting documents for those files typically include a business license or 1099 history and a year-to-date P&L. The deposits that count come from the business account, and a business account needs a 680 minimum for the deposit analysis. That is never the binding constraint on an investment line, because investment lines already floor at 700.

A PCS move does not change the method. It does change which deposits show up in the statements. New rental income, a spouse’s job change, or a pause in business deposits all need to be explained in the file, not left for the reviewer to puzzle over.

Why Do Military Landlords Outgrow Credit Unions?

Federal rules are not the obstacle. A loan secured by a single 1–4 family property is neither a commercial loan nor a member business loan, whether or not the borrower lives there, according to the NCUA examiner’s guide. The NCUA also removed the primary-residence requirement for the 1–4 unit exclusion in 2018, following the Economic Growth, Regulatory Relief, and Consumer Protection Act.

So the limit is practical. Each credit union decides its own product menu, and many do not write lines on non-owner-occupied homes. Membership can decide the question before the property does, since field of membership is sometimes tied to geography or service status. Credit unions that do lend on rentals often cap leverage lower than on a primary home and restrict to individually titled property.

Investor experience matches that. One BiggerPockets thread describes an investor calling banks and credit unions nationwide and finding rental lines rare. Another poster recommends asking for a line of credit secured by investment property, because some lenders refuse the HELOC label on non-owner-occupied homes. NerdWallet says an investment-property line is possible but comes with a smaller lender pool, strict requirements, and possibly multiple appraisals.

This is where a broker changes the picture. Lendmire is a mortgage broker that works with a wholesale network of HELOC lenders, matching the scenario to the program instead of starting a new application at every depository. The best program for a given file depends on occupancy, title, credit profile, and the equity available.

What the Network Programs Look For on an Investment Line

These are guideline ranges from select wholesale lenders, subject to full file review and not a commitment to lend.

Factor Investment-property line
Max CLTV 70% (720+ and 700+ tiers alike)
Credit 700 minimum
Line size $25,000 to $500,000
Structure 5-year draw, 25-year repayment
Title Individual or revocable living trust
Exposure Up to three lines; 15 financed properties max

Credit above 700 buys eligibility, not leverage. A 720 score and a 700 score both reach 70% CLTV on an investment line, and 700 is a hard floor with no tier beneath it.

Because the line caps at $500,000 and full appraisals begin only above $500,000, an investment line sits in the automated-valuation lane and commonly closes with no traditional appraisal. A borrower can still request a full appraisal, and a higher CLTV may call for a secondary valuation.

DTI tops out at 50%, drops to 45% for credit profiles from 600 to 679, and is qualified on the interest-only payment calculated on the maximum draw. A ratio above 45% requires a 680 minimum. On an investment line the 700 floor already covers that.

Property types include single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered. A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.

Title: The Dead End for LLC-Owned Rentals

The line cannot be written there. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. Only an individual or a revocable living trust can.

A few banks and credit unions do lend on LLC-owned property, as one BiggerPockets thread shows, but they are the exception. A property already deeded to an LLC needs a vesting change or a different product. The usual different product is a DSCR cash-out refinance, which can keep title in an LLC, subject to lender program eligibility.

Bank Statement HELOC vs. DSCR Cash-Out: Which Fits?

A HELOC leaves the existing first mortgage in place. A cash-out refinance replaces it. That matters for a landlord holding a low-cost first mortgage, VA or otherwise, who wants to keep it.

Factor Bank statement HELOC DSCR cash-out
Income test Deposits, DTI, credit Property rent vs. PITIA
Title Individual or revocable trust LLC possible, per program
Credit floor 700 on investment lines 620 in parts of the network; most want about 660
Leverage 70% CLTV on investment About 75% LTV on cash-out
First mortgage Stays in place Replaced
Portfolio limit Three lines; 15 properties One property tested at a time

The line fits when the first mortgage is worth keeping and the borrower has strong personal credit, DTI, and documented business deposits. DSCR fits when personal income documentation is thin, title is in an LLC, or credit is under 700. DSCR cash-out qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Most files want around a 1.00 coverage ratio or better, and about 6 months of seasoning is the common expectation on cash-out. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. The complete DSCR loans guide walks through those mechanics.

One caution. Clearing 1.00 is not the same as positive cash flow. DSCR compares rent to the full monthly obligation only. Repairs, vacancy, management, utilities, and capex sit outside it.

How a Military Landlord’s File Gets Built

1. Pick the occupancy lane. The rental sets the leverage ceiling, credit floor, and line cap.

2. Document the income. Gather 12 or 24 months of statements, a business license or 1099 history, and a YTD P&L. Add the mortgage statement, insurance declaration, and property tax bill.

3. Calculate CLTV. Line size is property value times the CLTV cap, minus every existing lien, limited by the dollar cap. Lenders typically also weigh ability to repay and credit history.

4. Check title and property. Vesting, lien position, and property type get verified.

5. Plan the draw. Draws are interest-only for five years, then repayment starts. After closing, the minimum subsequent draw is $1,000 under the longer-runway structure, except Texas at $4,000.

Run a worked example. A landlord holds a rental individually titled, with a 700-plus score and a first mortgage. Value times 70%, minus the balance owed, gives the available equity, and the $500,000 cap limits it. If the number comes out thin, the equity is the problem, not the income method. That is the point where a DSCR file tests a different question.

PCS, Deployment, and VA Loans

A VA purchase loan requires owner occupancy, though a multi-unit house hack is allowed and a former residence can later become a rental. Veterans Guide says occupancy rules apply to all VA loan types except the IRRRL, and that exceptions include active-duty and spouse occupancy. Pure investment purchases are not allowed on a VA loan.

A private lien on a rental does not use VA entitlement. Keeping a VA first mortgage in place and adding a line behind it is the common reason military landlords look at a HELOC instead of a refinance. Funds used as a down payment on another property are treated lender by lender, and some lenders want them seasoned first.

For a service member abroad, the file lives on documents. Keep business statements current, explain any deposit gaps, and confirm who holds title before the application starts. DSCR products do not test employment, which is why a deployment does not block them.

When Not to Use This Product

Skip the line if the rental is in an LLC and you do not want to change title. Skip it if credit is under 700, because there is no tier beneath that on an investment line. Skip it if income is purely military pay. And skip it if the goal is scaling past three lines or 15 financed properties. Each of those points to DSCR.

Variable pricing and the pledge of the rental as collateral both carry risk. A borrower could lose the home if the line cannot be repaid. On a rental line, that is the rental. Tax treatment varies; consult a qualified professional.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.

Frequently Asked Questions

Can active-duty military pay qualify for a bank statement HELOC?

No. Military pay is salaried income, and the deposit method is built for self-employed borrowers. A household with a side business or a self-employed spouse can use business deposit statements, subject to lender guidelines.

What is the maximum leverage on a rental?

On an investment property, the network ceiling is 70% CLTV, with a $500,000 maximum line and a 700 minimum credit score. Some market surveys report higher figures for equity lines, but those describe the broader market, not this network.

Can an LLC-owned rental get a bank statement line?

Not through the network. Title must be in an individual or a revocable living trust. A DSCR cash-out refinance is the usual alternative, subject to lender program eligibility.

Why don’t credit unions offer this?

Federal rules allow rental lending, but each credit union picks its own product menu. Many skip non-owner-occupied lines, and membership requirements can rule a borrower out first.

Is this available in every state?

No. The bank statement HELOC is available in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. DSCR investor loans run across a wider footprint of 41 markets, including Washington, D.C.
