The Quick Read: Usually not on a line of credit, because an investment-property HELOC through Lendmire’s network is underwritten on the borrower’s documented income and debt ratio rather than on rent alone, so the route that qualifies primarily on property-level rental income is normally a DSCR cash-out refinance, subject to lender guidelines. The line is a personal-credit product with a rental as collateral. The DSCR loan is a property-income product.
- An investment-property equity line in the network tops out at 70% CLTV, with a 700 minimum credit score and a maximum line of $500,000.
- Title must sit with the individual borrower or a revocable living trust. An LLC cannot hold title on the line.
- A DSCR cash-out refinance on a standard rental reaches about 75% LTV, with about 6 months of seasoning as the common expectation.
- Clearing 1.00 coverage on a DSCR loan does not mean the property has positive cash flow.
- Lines are available in 16 full-service states, which is narrower than the DSCR footprint. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.
What Does “Qualified on the Rent” Actually Mean?
Three different products get called a rent-qualified HELOC, and only one tests the property alone. Know which one a lender means before you send documents.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
A standard equity line looks at the person. The lender reviews credit, debt-to-income, equity and title. Rent may help as a supporting input, but it does not set the limit. NerdWallet’s explainer on investment-property HELOCs says not every lender offers one and that the qualification requirements are strict.
A bank-statement line swaps tax returns for deposit history. It is still a personal-income file. Deposits become the income figure, and that income is still tested against debt. Rent does not set the limit there either.
A rent-qualified product tests the property. The DSCR ratio is monthly rent divided by the monthly PITIA, which is principal, interest, taxes, insurance and any HOA dues. If rent covers that obligation by enough margin, the file can qualify primarily on property-level rental income, subject to lender guidelines. In the network, this is how a DSCR loan works. It is not how the equity line works.
The “DSCR HELOC” label is a market term, not a standardized product. Terms and structure vary by lender, so ask what is being underwritten before you trust the name.
Why Do Tax Returns Hurt Landlords?
A profitable rental can look weak on a return. Personal underwriting leans on the net income shown on the return. Depreciation and expenses reduce that figure even when the property pays its bills with room to spare. The result is a file that fails a debt-ratio test the property itself would pass.
That gap is why investors ask for property-rent-based lender review. The gap is real. Tax treatment varies; consult a qualified professional.
How the Network’s Investment Equity Line Is Built
Through Lendmire’s wholesale network, an investment line is a borrower-underwritten product with tight, specific limits. These are the ranges select lenders in the network apply, and every figure is subject to lender guidelines and full file review.
- Leverage: 70% CLTV on an investment property. Both the 700 and 720 credit tiers reach that same ceiling, so a higher score buys eligibility rather than extra leverage.
- Credit: 700 minimum on an investment property. There is no tier beneath it.
- Line size: up to $500,000 on an investment property. Larger lines are primary-residence only.
- Debt ratio: DTI of 50% maximum, qualified on the interest-only payment calculated on the maximum draw.
- Structure: a first or second lien line with a 5-year interest-only draw followed by a 25-year repayment period. At least 75% of the line is drawn at closing, and the pricing floats rather than converting to fixed.
- Valuation: because the line caps at $500,000, it normally runs an automated valuation and commonly needs no traditional appraisal.
- Exposure: a borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible.
- Property types: single-family, 2-4 units, PUD, townhome and condominium, including non-warrantable. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural zoning are not offered.
Income is documented under the program, and bank-statement deposit analysis exists for self-employed borrowers. Because the investment floor is already a 700 score, the deposit-analysis credit minimum is never the binding limit on an investment line. The binding limits are the debt ratio, the CLTV and the title.
Where Does the Title Rule Stop the File?
Title is the sharpest structural difference between a line and a DSCR loan. The line requires fee simple or leasehold title held by the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title.
Say you own a duplex deeded to your LLC and want to pull equity out of it. A line is off the table unless you change vesting. The alternative is a DSCR cash-out refinance, where lending to an LLC-titled borrower is possible subject to program terms.
Line vs. DSCR Cash-Out: Side by Side
The table below compares the two products as the network structures them for an investment property.
| Factor | Investment equity line | DSCR cash-out refinance |
|---|---|---|
| Who is underwritten | The borrower | The property’s rent |
| Income documents | Documented income, 50% max DTI | Rent evidence, not personal DTI |
| Lien | First or second | Replaces the first mortgage |
| Title | Individual or revocable trust | LLC possible per program terms |
| Leverage | 70% CLTV on an investment property | About 75% LTV on a standard rental |
| Size | Up to $500,000 | Up to $3,000,000 on standard programs |
The tradeoff is plain. A second-lien line keeps your existing first mortgage in place. A cash-out refinance replaces it. If keeping the first mortgage matters more than the qualification route, the line wins on structure and loses on documents. If your returns understate the property’s income, the DSCR cash-out wins on documents and replaces the first loan.
For a closer comparison, Lendmire’s piece DSCR HELOC vs DSCR Cash-Out Refinance Qualified on the Rent Instead of Your Tax Returns lays out the second-lien tradeoffs.
How a DSCR Cash-Out Qualifies Without Personal Income Review
A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. This is the product built for the investor whose returns do not show the property’s real income. Here is what the network typically asks.
- Coverage: 1.00 is where select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted.
- Leverage: cash-out tops out around 75% LTV across most of the network on standard rentals. On short-term-rental collateral, cash-out is 70%.
- Seasoning: about 6 months of ownership is the common expectation before cash-out.
- Credit: a 620 floor exists in parts of the network, most programs want around 660, and 700 or better unlocks the strongest leverage tiers.
- Reserves: they vary by lender, leverage, loan size and transaction type, and commonly run around 6 months of PITIA. Loans above $1,500,000 typically step up to about 9 months.
- Documents: a lease or a market-rent opinion, a credit report, a valuation and title. Appraisers use Form 1007 for a single-family rent schedule and Form 1025 for a 2-4 unit property.
The file is lighter on personal income, but it is not undocumented. Credit, equity, valuation and title are all still reviewed.
Run the numbers on a rental with rent that covers PITIA at about 1.25x. At 75% LTV on a standard rental, that property can fit a DSCR cash-out file on coverage, with the borrower’s credit and reserves still reviewed. Now take a second rental with rent covering PITIA at only 0.95x. It sits in sub-1.00 territory, which is available through select lenders in the network, with leverage and terms adjusted. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.
The complete DSCR loans guide covers coverage ratios and loan structure in more depth.
What Clearing 1.00 Does Not Tell You
DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities and capital expenses sit outside the calculation. A property can clear 1.00 and still lose money after those costs.
Treat the ratio as the lender’s test and run a separate operating budget for your own.
Business-Purpose Loans Are Reviewed Differently
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The federal rule text on business-purpose credit is why the consumer lending path does not apply to them.
Which Path Fits Which Investor?
Match the file to the constraint that actually blocks it.
1. Strong credit, title in your name, returns that show enough income. The equity line works on its own terms and keeps your first mortgage in place.
2. Heavy depreciation, thin reported income, strong rent. A DSCR cash-out is the cleaner fit, because it qualifies primarily on property income.
3. Property deeded to an LLC. The line needs a vesting change. A DSCR cash-out can proceed per program terms, with the LLC as borrower.
4. Large portfolio. Owning more than 15 financed properties makes you ineligible for the line. A DSCR file does not use that exposure rule.
5. Credit between 620 and 699. The line’s 700 floor on investment properties rules it out. Parts of the network accept a 620 floor on DSCR files, though most programs want around 660.
6. Need to buy a new rental. A line is secured by a property you already own, and the funds it provides can go toward the down payment. The purchase itself is a separate loan on the new property.
Things Investors Get Wrong
“A rental line is as easy as the one on my home.” It is not. The lender pool is thinner, and an investment line has its own leverage, credit and title limits.
“No tax returns means no documentation.” Rent evidence, credit, valuation and title are all still underwritten.
“Bank statements and rent are the same test.” A bank-statement file tests deposits and debt. A rent-qualified file tests the property.
“Strong rent overrides everything.” It does not. CLTV caps, credit floors, reserves and property eligibility still apply.
“My line stays open forever.” A lender may freeze or reduce a line if the home’s value falls significantly, as the CFPB’s HELOC overview explains.
Key Terms Defined
CLTV: the first mortgage plus the new line, divided by the property’s value.
DSCR: monthly rent divided by the monthly PITIA, a measure of whether rent covers the debt.
PITIA: principal, interest, taxes, insurance and any association dues, added together.
Draw period: the stretch when you can borrow from the line, paying interest only.
Vesting: how title is held, such as an individual, a revocable trust or an LLC.
Automated valuation: a computer-generated value estimate used in place of a traditional appraisal.
Frequently Asked Questions
Can an investment-property HELOC ignore my tax returns completely?
Not on the network’s equity line. It is underwritten on the borrower’s documented income and a 50% maximum debt ratio. Bank-statement analysis can document self-employed income, but it is still a personal-income test. A DSCR cash-out refinance is the product that qualifies primarily on property-level rental income.
Does an LLC-owned rental qualify for a HELOC?
No. Title must be held by the individual borrower or a revocable living trust, and LLCs cannot hold title on the line. An investor with an LLC-titled rental can change vesting or use a DSCR cash-out, subject to program terms.
How much can I borrow against a rental?
On the network’s investment line, the ceiling is 70% CLTV with a 700 minimum score and a maximum line of $500,000. A DSCR cash-out on a standard rental reaches about 75% LTV, and short-term-rental collateral is capped at 70% on cash-out. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.
Will the rental need a full appraisal?
Usually not on a line, since a line at or below $500,000 normally runs an automated valuation. A borrower can request a full appraisal in any case. DSCR files typically order an appraisal with a rent schedule.
Is this available everywhere?
No. A DSCR cash-out is the broader option.
