Can You Get an Investment Property HELOC When Big Banks Say No?

Can You Get an Investment Property HELOC When Big Banks Say No?

The Quick Read: Yes, but through a narrow set of lenders. Lendmire, a mortgage broker, arranges standalone lines through select wholesale lenders, and on an investment property those lines follow tight rules.

  • The ceiling on an investment property line is 70% CLTV, with a 700 minimum credit profile.
  • The maximum investment line is $500,000, so most files use an automated valuation instead of a full appraisal.
  • The title must sit with you personally or in a revocable living trust. An LLC cannot hold it.
  • Borrowers with more than 15 financed properties are not eligible.
  • A DSCR cash-out refinance is the usual alternative when the line does not fit.

Everything here is subject to lender guidelines and full file review. Nothing is a commitment to lend.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Why Do Big Banks Say No?

Many large retail lenders do not write lines on rental property at all, so the no is a product decision, not a verdict on you. NerdWallet notes that a HELOC on an investment property is not offered by every lender and carries strict requirements.

Other declines are about the file. Thin equity, a credit score under the lender’s floor, and a property the lender will not take as collateral all end in the same letter. A product-decision no means the lender simply does not make the loan, so a different lender may say yes to the same file.

What Kind of No Did You Get?

The reason behind the no decides your next move. Ask the lender for the specific reason, then match it below.

Reason for the no Fixable? Next route
Bank does not write rental lines No Use a lender that does
Credit under the floor Sometimes Build credit toward 700
Too little equity after the new line Sometimes Smaller line or a paydown
Property held in an LLC Yes, with a title change Deed to you or a trust, or use DSCR
Property type not accepted Rarely Different collateral

The equity test is simple to run. Combined loan-to-value counts your first mortgage plus the new line against the property’s value. On an investment property, the network’s ceiling is 70% CLTV. A rental with a large first mortgage may leave little room, even with strong credit.

How Does an Investment Property HELOC Work?

An investment line is revolving credit secured by your property. The federal consumer-finance regulator describes a HELOC as an open-end line you can borrow against repeatedly. You can spend up to the limit during a draw period. After that, you repay and can no longer borrow.

Across the wholesale network Lendmire works with, a standalone line can sit in first or second lien position. Investment lines use one structure: a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing, and any remaining availability can be drawn afterward. The rate stays variable for the life of the line.

Line sizes run from $25,000 to $750,000 on the network overall. On an investment property the maximum is $500,000. Any draw after closing carries a $1,000 minimum, with Texas set higher at $4,000 on the program that states one.

Two details shape the experience. First, the $500,000 cap puts every investment line in the automated-valuation lane, since a full appraisal is required only on lines above $500,000. Most investment lines therefore close with no traditional appraisal, though a borrower can request one. Second, because the line floats, the payment moves with the balance and the pricing. That matters for any rental whose margin is thin.

What Do Lenders Look For?

Lenders on this product underwrite the borrower, not just the property. Expect a review of credit, income, debts, equity, and the property itself. A debt-to-income ratio of 50% is the maximum, and files with credit between 600 and 679 are held to 45%. Lenders qualify the payment on the interest-only amount calculated at the maximum draw.

For investment properties specifically:

  • Credit: 700 is a hard floor with no tier beneath it. Both 700 and 720 reach 70% CLTV, so a higher score buys eligibility rather than extra leverage.
  • Credit report: A single-bureau score keyed to the primary wage earner, no more than 90 days old at closing.
  • Property types: Single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.
  • Past credit events: A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history follows a 7-year path, with 4 years for a deed-in-lieu, pre-foreclosure, or short sale.
  • Exposure: A borrower can hold at most three lines, and more than 15 financed properties makes a borrower ineligible.

Rental income may enter the picture, but the weight it carries varies by lender. Document-heavy preparation helps: ID, income records, current mortgage statement, leases, insurance, and a valuation. Complete files give lenders less to question.

Can an LLC-Owned Rental Get a Line?

Not directly. Title must be held by the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

This is the sharpest structural difference from a DSCR loan. If your rental already sits in an LLC, you have two paths. You can change the vesting, which carries its own legal and lender considerations. Or you can skip the line and use a DSCR cash-out refinance, which can work for entity-held property, depending on program guidelines.

Where Does DSCR Fit?

A DSCR loan is a different tool, and it solves a different problem. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. The ratio compares rent to PITIA, which is principal, interest, taxes, insurance, and any HOA dues. It does not measure cash flow. Repairs, vacancy, management, and capex sit outside the calculation, so clearing the ratio is not the same as profit.

Typical ranges across the wholesale network:

  • Cash-out refinance: up to about 75% LTV on standard rentals, with roughly 6 months of seasoning commonly expected.
  • Coverage: 1.00 is where many select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted.
  • Credit: a 620 floor exists in parts of the network, most programs want around 660, and 700 or better opens the strongest leverage.
  • Loan size: up to $3,000,000 on standard programs (smaller balances available through select lenders).
  • Reserves: often around 6 months of PITIA, varying by lender, leverage, and loan size.

Lendmire’s complete DSCR loans guide lays out the full set. The structural trade is clear. A line gives staged draws and leaves your first mortgage alone. A cash-out refinance replaces the first mortgage with one new loan and can leave cash in the bank, which many investors then hold as reserves for the next purchase.

Line or Cash-Out Refinance?

Choose by what you will do with the money and what you want your first mortgage to do.

Factor Investment line DSCR cash-out
Reviewed on Borrower profile Property rent coverage
Title Individual or revocable trust LLC possible, per program terms
Existing first mortgage Stays in place Replaced
Draws Staged, floating One lump sum
Ceiling 70% CLTV on investment About 75% LTV, standard rentals

A line fits the investor with a low-balance first mortgage they want to keep, personal credit at 700 or better, and uneven capital needs. A cash-out fits the investor with entity-held property, a larger portfolio, or a plan to deploy funds at once.

Consider an investor with a modest first mortgage, a 740 score, and a rental in their own name. A line may cost less to set up and gives flexibility. Now consider an investor with six financed properties in an LLC. The line is off the table on title alone. DSCR becomes the working lane.

Should You Borrow Against Your Home Instead?

Maybe, but it is a different risk. A primary-residence line can reach higher CLTV at stronger credit, and above $500,000 only a primary residence qualifies. Still, the CFPB warns that if you fall behind, you could lose your home. Using your house to fund a rental ties a rental downturn to your own address.

Look at your terms too. A CFPB booklet written for owner-occupied homes notes that renting your home out may be prohibited under your line’s terms. The booklet describes the owner-occupied product, so use it for that purpose only.

How Should You Prepare?

Start with the numbers, then the paperwork.

1. Total your first mortgage balance and estimate current value. 2. Add the line you want and divide by value. Stay at or under 70% CLTV for an investment property. 3. Confirm title is in your name or a revocable trust. 4. Check your score against the 700 floor. 5. Pull leases, a mortgage statement, insurance, and income records. 6. Ask each lender for the written reason behind any decline.

A broker that shops multiple wholesale lenders can match the scenario to a program instead of sending you door to door. The right program depends on property type, credit profile, leverage need, and documentation. Lendmire’s piece on investment property HELOC requirements when big banks say no goes deeper on the paperwork.

Availability is also narrower than the DSCR footprint. These lines are brokered in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. DSCR programs reach 41 markets, including Washington, D.C.

Key Terms Defined

HELOC: A revolving line of credit secured by property, with a draw period followed by repayment.

CLTV: Combined loan-to-value, which adds every loan on the property and divides by its value.

Second lien: A loan that sits behind the first mortgage in repayment priority.

DSCR: Debt service coverage ratio, which compares monthly rent to PITIA.

Vesting: The legal form in which title to the property is held.

Frequently Asked Questions

Does an investment property line need a traditional appraisal?

Usually not. Lines at or below the cap ordinarily use an automated valuation. A higher CLTV may call for a secondary valuation, and you can request a full appraisal at any time.

What credit score do I need?

For an investment property, 700 is the minimum, and there is no tier beneath it. Lower scores can work on a primary residence, but the 600 to 679 range does not apply to rentals.

Can I use a line if my rental is in an LLC?

Not as titled. The property must be held by you personally or in a revocable living trust. An LLC-owned rental needs a vesting change or a DSCR cash-out refinance, which may accommodate entity ownership, subject to program terms.

Does the payment stay fixed?

No. The line never converts to fixed. The CFPB also notes that HELOC payments vary with the outstanding balance, so a variable line can press on rental margins.

How many properties can I own?

A borrower owning more than 15 financed properties is not eligible, and borrowers are limited to three lines.
