The Quick Read: It depends mainly on your equity, not your deposits or your profession. The line is your property’s value times the combined loan-to-value (CLTV) cap for its occupancy and credit tier, minus the liens already on it, then limited by the program’s maximum line and a debt-to-income test.
- No dentist-only tier exists. Lenders underwrite you personally, not the practice.
- On an investment property, the network ceiling is 70% CLTV with a 700 minimum score and a $500,000 maximum line.
- On a primary residence or second home, 90% CLTV exists only at a 720-or-better credit profile, up to $500,000.
- Deposits matter for one thing: whether your income passes the debt-to-income test.
- Title must sit with you or a revocable living trust, not the practice LLC.
All figures are typical ranges from select wholesale lenders, subject to lender guidelines and full file review. This is not a commitment to lend.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
What Actually Sets the Size of Your Line?
Three limits apply at once, and the smallest one wins. The first is equity: value times the CLTV cap, minus every lien already on the property. The second is the program’s maximum line. The third is your debt-to-income ratio (DTI), tested on the payment for the maximum draw.
Deposits only feed the third limit. A practice that deposits a lot every month does not raise the equity cap by a single dollar.
This is why a dentist with a large practice and a mostly paid-off home can still get a smaller line than expected. The equity cap or program maximum binds first. The reverse happens too. A dentist with plenty of equity but heavy practice and student debt can hit the DTI wall before the equity wall.
What Are the Limits by Property Type?
The ceilings depend on occupancy and credit tier. Across the wholesale network Lendmire works with, the picture looks like this:
| Collateral | Credit tier | Max CLTV | Max line |
|---|---|---|---|
| Primary residence | 720+ | 90% | $500,000 |
| Primary residence | 700+ | 85% | $500,000 |
| Primary residence | 700+ (720 on the longer-runway program) | 75% | $750,000 |
| Second home | 720+ | 90% | $500,000 |
| Investment property | 700+ | 70% | $500,000 |
Lower credit tiers step the primary-residence ceiling down. A 640 profile reaches 80% CLTV, and a 620 profile reaches 70%. Second homes start at a 640 minimum. Investment properties start at 700, and a 720 score buys eligibility there, not extra leverage.
Any line above $500,000 is primary-residence only. It caps at 75% CLTV, needs a full appraisal, and requires a credit profile of 700 or better (720 on the longer-runway structure, the one with the 5-year draw and 25-year repayment).
Lines of $500,000 or less ordinarily use an automated valuation. A higher CLTV may trigger a second valuation, and you can always ask for a full appraisal. HELOC availability here is narrower than the DSCR footprint. It covers Lendmire’s 16 full-service states.
How Do Deposits Become Qualifying Income?
A bank statement HELOC documents income from deposits instead of tax returns. Across the network, the typical process runs in six steps:
1. Pull complete, consecutive statements. Twelve months is common, and some programs use 24.
2. Strip out transfers, loan proceeds, and refunds.
3. Average what remains.
4. Apply an expense factor to business accounts. The lender sets it. A CPA letter or third-party profit-and-loss statement may support a lower one where the program allows.
5. Apply your ownership share.
6. Divide by the months reviewed.
For a dentist, step four matters most. Staff, lab fees, supplies, and rent all come out of practice revenue before you see a dollar. No published dental-specific factor exists, so treat any number you hear online as a starting point for a conversation, not a rule.
Ownership share matters for partners and associates with a buy-in. If you own part of the practice, only your share counts. Commingled accounts are the other trap. Owner draws, distributions, and one-time lumps like an insurance payout or a sale of equipment get scrutiny. Run practice revenue through the business account and your pay through a clean personal account. That makes the statements easier to read.
Why Do Practice Owners Skip the Tax-Return Path?
Full-documentation underwriting starts from taxable income. For an S-corp owner, that means W-2 wages plus your share of pass-through income, with non-cash items like depreciation added back, as explained in this guide to S-corp owner mortgage income. Dentists commonly use a low salary, a larger distribution, and heavy equipment expensing, which dental CPAs describe as standard planning tools. Those choices can shrink the income a tax-return underwriter sees.
A new practice owner with under two years of returns may fit this path for the same reason. Returns lag the real cash flow.
How Does the DTI Test Work Against a Big Line?
DTI is your monthly debts divided by your qualifying monthly income. The cap is 50% at most. It drops to 45% for credit profiles from 620 to 679, and anything above 45% requires a 680 minimum.
Here’s the catch. The test uses the interest-only payment on the maximum draw, not what you plan to borrow. A large approved line can strain DTI even if you never touch most of it. Student loans, the practice’s equipment notes, and the mortgage all sit in the numerator. You can sometimes pass by requesting a smaller line.
Run the Numbers: An Illustrative Dentist File
Treat the following as a modeled scenario, not a quote. Say a dentist owns a primary residence and has a 720-plus credit profile. The first mortgage balance equals 60% of the home’s value.
- The 90% CLTV cap leaves room equal to 30% of value.
- On a home worth less than roughly $1,670,000, that room is under the $500,000 program cap, so equity binds.
- On a more valuable home, the $500,000 maximum binds first.
- Either way, the DTI test has the last word, using the interest-only payment on the full approved line.
Now swap in a rental the dentist owns personally. At 70% CLTV with the same 60% first mortgage, room equal to only 10% of value remains. Same dentist, same deposits, a much smaller line. That is the occupancy tier at work.
What About an LLC, a Co-Owner, or Multiple Lines?
Title is where practice owners trip. Fee simple or leasehold title must be held by you individually or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property deeded to the practice entity needs a vesting change first. For a rental held in an LLC, a DSCR cash-out refinance is often the better fit, subject to program terms.
On a co-owned home, one owner can often qualify alone. Every titled owner typically signs the security instrument, though.
Exposure limits also apply. A borrower is limited to three lines, with combined exposure capped at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. A borrower with more than 15 financed properties is not eligible.
Which Product Fits Which Practice Need?
A HELOC is one tool, and it is not the right tool for every dental use of cash.
| Need | Likely fit | Why |
|---|---|---|
| Equipment or working capital | HELOC on your home | Personal income and equity drive it |
| Partner buy-in | HELOC or practice financing | Depends on equity and DTI headroom |
| Practice building | Commercial financing | HELOC collateral cannot be commercial or mixed-use |
| Cash from a titled rental | DSCR cash-out | Rent versus payment drives it |
A HELOC reviews your personal income and DTI. A DSCR cash-out qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Cash-out tops out around 75% LTV on standard rentals, with about six months of seasoning commonly expected. Some select programs start at a 1.00 DSCR, meaning rent only just covers the payment. That ratio does not mean the property cash-flows, since repairs, vacancy, and management sit outside the calculation. Our complete DSCR loans guide walks through the mechanics.
What Are the Risks Before You Draw?
Your line is not a fixed promise. The Consumer Financial Protection Bureau notes that a lender may stop further draws if the home’s value drops significantly or your finances change. It also describes the draw and repayment periods. Generic draw periods can run as long as 10 years. On this network, the draw runs 3 or 5 years on a primary residence or second home, and 5 years on an investment property. Repayment then runs 17 or 25 years.
Three more mechanics matter:
- At least 75% of the line is drawn at closing.
- Pricing floats through draw and repayment and never converts to fixed.
- Your payment jumps when the interest-only draw ends.
Using a home line to fund a rental ties the two properties together. BiggerPockets investors discuss this, noting the link lasts until the rental is paid off or refinanced. If you fall behind, you could lose the home. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
On the legal side, the federal ability-to-repay rule for closed-end mortgages excludes lines of credit of this type. So no federal rule dictates how a lender documents your income. Each lender sets its own standard, which is why programs differ.
How Should You Prepare Your Statements?
Start three to six months before you apply. A short checklist:
- Keep practice revenue in the business account and your pay in a personal account.
- Avoid unexplained transfers between accounts.
- Document one-time deposits so they can be set aside cleanly.
- Pay down card balances, since a credit report older than 90 days at closing is not accepted.
- Know your ownership share and have your CPA’s contact ready.
No dentist-specific program exists, but a broker that shops several wholesale lenders can match your statements, expense picture, and property to the program that fits. The bank statement HELOC overview covers the product in more detail.
Frequently Asked Questions
Do I need tax returns for a bank statement HELOC as a practice owner?
Not on the bank statement path. Qualifying income is documented from 12 or 24 months of deposits, subject to lender guidelines. Credit, DTI, title, and the property are still fully reviewed.
Does a higher credit score raise how much I can borrow?
Not on an investment property. A 700 and a 720 profile both reach the 70% CLTV ceiling. On a primary residence or second home, a higher tier lifts the ceiling, and 90% CLTV appears only at 720 or better.
Can my practice’s rental income or building increase the line?
No. A HELOC looks at your personal credit and DTI, not the rent a property earns. A practice building under commercial or mixed-use zoning is not an eligible collateral type.
Can I use a HELOC to buy the practice building?
Generally no. Commercial and mixed-use properties are not eligible, so building purchases usually need commercial financing.
What if my property is in my practice LLC?
An LLC cannot hold title on this product. You would need to re-vest the property in your own name or a revocable trust, or look at a DSCR cash-out refinance instead, subject to program terms.
