Bank Statement HELOC vs Cash-Out Refinance Behind a DSCR-Financed First Mortgage

Bank Statement HELOC vs Cash-Out Refinance Behind a DSCR-Financed First Mortgage

The Quick Read: A bank statement HELOC fits an investor who owns the rental personally, wants to keep the existing first mortgage untouched, and can show strong deposits. A DSCR cash-out refinance fits an investor who holds the property in an LLC, wants a larger lump sum, or is willing to replace the first loan because the rent carries the file. The first option qualifies the borrower. The second qualifies the property.

  • A HELOC (home equity line of credit) sits behind the DSCR first and leaves it in place. A cash-out refinance pays the first off and replaces it.
  • On an investment property, the HELOC runs up to 70% combined loan-to-value, with lines from $25,000 to $500,000. Cash-out refinances on standard rentals run around 75% LTV across most of the network.
  • The HELOC requires title in your personal name or a revocable living trust. An LLC cannot hold title on that product.
  • The HELOC needs your first mortgage documents to allow a junior lien. A cash-out refinance avoids that question because the whole stack is retired. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Lendmire is a mortgage broker, not a lender. It places both products through a wholesale network, so the comparison below is about fit, not a sales pitch.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Side-by-Side

The table shows how the two structures differ on investment property. The figures reflect select lenders in Lendmire’s wholesale network and vary by file. Pricing is deliberately left out, because it lives in the calculator.

Factor Bank statement HELOC DSCR cash-out refinance
Review basis Your deposits and debt-to-income Property rent against the full housing payment
Effect on your DSCR first Stays in place, needs lien consent Paid off and replaced
Leverage ceiling 70% CLTV, investment property Around 75% LTV, standard rental cash-out
Size $25,000 to $500,000 line Up to $3,000,000 on standard programs
Credit 700 minimum on investment Most programs want about 660; 700+ for top tiers
Title You or a revocable living trust Individual or entity title
Structure Draw period, then repayment; mostly drawn at closing One closed-end first loan, fully funded
Valuation Automated valuation common Appraisal with rent analysis
Reserves Set by lender and file Commonly around 6 months of PITIA

PITIA stands for principal, interest, taxes, insurance, and association dues. Every figure above is subject to lender guidelines and a full file review.

Key Terms Defined

Bank statement HELOC: A line of credit that is reviewed around the deposits in your personal or business bank statements instead of tax-return income.

Second lien: A loan recorded behind your first mortgage. If the property is sold or foreclosed, the first lender is paid before the second.

CLTV (combined loan-to-value): Your first mortgage balance plus the new line, divided by the property’s value.

DSCR (debt service coverage ratio): Monthly rent divided by the full monthly housing payment. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.

Subordination consent: Written permission from your first lender to place another lien behind it.

Seasoning: The waiting period between buying or refinancing a property and borrowing against it again. About 6 months is the common expectation for a DSCR cash-out.

How Do the Two Paths Work When a DSCR Loan Is Already in Place?

The HELOC adds a second loan on top of the first. The cash-out refinance replaces the first and hands you the difference, as BiggerPockets describes the basic split. On a DSCR-financed property, three gates decide which path is open.

Gate one: your first mortgage documents. A no-subordinate-financing clause bars a second mortgage without the first lender’s written consent. Some DSCR first-lien holders or servicers may decline. Check your note and deed of trust before you apply for a line. If consent is not available, a cash-out refinance of the whole stack is the usual workaround.

Gate two: title. The HELOC requires the property to be held by you personally or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on that product. DSCR investors often vest rentals in an LLC. A cash-out refinance can work on LLC-titled property, subject to lender program eligibility. A property already deeded to an LLC needs a vesting change before a HELOC is possible, or a DSCR cash-out instead.

Gate three: the test that governs. This is where the two products split most sharply.

The HELOC does not run a rent test on the property. It reviews you. A lender looks at qualified deposits in your statements, credit, and a debt-to-income ratio capped at 50%. Your DSCR first mortgage payment counts as a debt in that ratio. The line is qualified on the interest-only payment calculated on the maximum draw, not on what you plan to borrow.

The cash-out runs the DSCR math again on a new, larger loan. Because the loan balance rises, coverage usually falls. Clearing 1.00 is where select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Passing the test also is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capex sit outside the calculation.

When the Bank Statement HELOC Is the Better Fit

The HELOC wins when you want to leave the first mortgage alone and your personal financial profile is strong. It is built for staged access to equity on a property you own in your own name.

Your first loan is worth keeping. If your existing DSCR loan has terms you like, a HELOC leaves them untouched. A cash-out replaces them. Keep in mind that prepayment penalties on the current DSCR loan can make a payoff costly. A HELOC avoids that trigger entirely.

You are self-employed with strong deposits. The line is reviewed on documented deposits under the applicable program, subject to lender guidelines. Business bank accounts need a 680 minimum for the deposit analysis. Investment lines already floor at 700, so the deposit analysis is rarely the binding limit. Your score and debt-to-income ratio matter more.

The amount you need is modest. Lines on investment property run $25,000 to $500,000. Because that is under the $500,000 mark where full appraisals begin, an investment line ordinarily runs on an automated valuation with no traditional appraisal. You can still request a full appraisal.

The property type fits. Eligible properties include single-family homes, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable ones. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agriculturally zoned properties are not eligible.

Your portfolio is within the limits. A borrower can hold up to three lines, and an investor with more than 15 financed properties is not eligible.

Two caveats apply. The CFPB notes that a HELOC has a draw period followed by a repayment period, and payments can rise sharply when repayment starts. On this network, at least 75% of the line is drawn at closing, and the line stays variable through both phases. It is not a standby line you leave untouched. Also, the HELOC is available in a narrower set of states than the DSCR footprint, so availability depends on where the property sits.

When the DSCR Cash-Out Refinance Is the Better Fit

The cash-out wins when the rent is the strongest part of your file, when the property sits in an LLC, or when you need more cash than a capped line allows.

The property is in an entity. This is the sharpest structural difference. A HELOC cannot go on LLC-titled property. A cash-out can.

You need a bigger sum. DSCR loans run up to $3,000,000 on standard programs (smaller balances available through select lenders). Above $2,500,000, the network generally holds to 30-year fixed structures. An investment HELOC stops at $500,000.

Your personal profile is thin. The cash-out does not hinge on your deposits or debt-to-income ratio. It qualifies primarily on the rent covering the payment. Credit still matters. A 620 floor exists in parts of the network, most programs want around 660, and 700+ opens the strongest leverage tiers.

Your first-lien documents block a junior lien. If the first lender will not consent, a refinance retires the question.

You want one loan, one payment. A refinance replaces the stack with a single closed-end note. It also avoids a line that can be reduced or frozen. The CFPB notes that lenders can act on a line if home values drop significantly or finances change.

The tradeoffs are real. A cash-out replaces your first loan’s terms. The new, larger payment shrinks coverage and cash flow. The property typically needs about 6 months of seasoning. Reserves vary by lender, leverage, loan size, and transaction type, commonly around 6 months of PITIA. Conservative files at modest leverage under $1,500,000 can see reserves waived, and larger loans typically step up to about 9 months. If the property is a short-term rental, cash-out leverage tops out at 70% LTV, and the lender will want about 12 months of hosting history.

Lendmire’s article DSCR HELOC vs DSCR Cash-Out Refinance on a Condo Behind an Existing First Mortgage adds a property-type angle.

What Does the Leverage Math Look Like?

Run the numbers in percentages of value. Say your DSCR first mortgage balance is 55% of the property’s value.

  • HELOC path: The ceiling is 70% CLTV on an investment property. That leaves 15 percentage points of value for the line, assuming the line stays under its size cap.
  • Cash-out path: The ceiling is around 75% LTV on a standard-rental cash-out. After paying off the 55% first, about 20 points of value are available. Closing costs reduce what you actually receive. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Now say the first mortgage is 65% of value. The HELOC room shrinks to 5 points. The cash-out room shrinks to 10 points. A heavily leveraged first makes the HELOC path very thin.

The cash-out looks larger on paper, but it forces a payoff of your existing loan and a new coverage test. The HELOC looks smaller but leaves the first alone. Neither is better in the abstract. The better one depends on what you do with the proceeds and what your first loan is worth keeping.

Does an Investment-Property Line Carry Consumer Protections?

Generally not in the way a primary-home HELOC does. Credit extended primarily for a business or commercial purpose is exempt from the consumer-credit rules under Regulation Z. DSCR loans are designed for non-owner-occupied investment properties and are business-purpose investor loans. Whether a specific file is treated as business-purpose is a lender determination, and mixed-purpose files can differ. This is not legal advice.

What Happens When You Refinance Later?

Sequencing matters more than most investors expect. If you add a HELOC now and later want to refinance the DSCR first, the line must be paid off or subordinated first. That can add a step or limit your options.

In a BRRRR-style plan (buy, rehab, rent, refinance, repeat), the usual order is to stabilize the property and refinance first, then consider a line later. Adding the line first can complicate the refinance you are planning. Seasoning applies on the cash-out side too, so do not assume you can borrow again immediately.

The Verdict

Choose the bank statement HELOC when the property is in your own name or a revocable trust, the first loan is worth keeping, your first lender will consent to a junior lien, and the amount you need fits under the line cap. Choose the DSCR cash-out when the property sits in an LLC, you need a larger sum, your personal income profile is thin, or the first lender will not consent.

If your first loan carries a prepayment penalty, price the penalty before you commit to a cash-out. If your first-lien documents are silent or restrictive, settle that before you pay for anything else. Lendmire arranges both through select wholesale lenders, and the best fit depends on your title, leverage, credit, and goals.

Frequently Asked Questions

Can a bank statement HELOC sit behind any DSCR first mortgage?

Only if the first mortgage documents allow a junior lien. Many notes require written consent from the first lender before another lien is recorded. Read the covenant on subordinate financing in your note and deed of trust first. If consent is not available, a cash-out refinance of the whole stack is the alternative.

Does my DSCR coverage ratio apply to the HELOC?

The HELOC is not underwritten on property rent. It reviews your deposits, credit, and debt-to-income ratio, and your first mortgage payment counts as one of your debts. A cash-out refinance does run the coverage test on the new, larger loan.

Can I use an LLC for either option?

A DSCR cash-out can work on LLC-titled property, subject to lender program eligibility. An investment HELOC cannot, because title must be held by you personally or by a revocable living trust. Corporations, partnerships, and irrevocable, blind, or land trusts are also excluded.

How much can I borrow on an investment property?

On an investment HELOC, the ceiling is 70% CLTV with a $500,000 maximum line. On a standard-rental DSCR cash-out, leverage runs around 75% LTV, and loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders). Both depend on credit, property, and lender guidelines.

Which one is easier to qualify for?

It depends on where your file is strong. A HELOC favors borrowers with strong deposits, a 700 or better credit profile, and manageable debt. A DSCR cash-out favors strong rent coverage and usable equity. Neither is automatically easier.
