The Quick Read: A bank statement HELOC adds a second claim on the property and leaves your current first mortgage alone. A bank statement cash-out refinance replaces that first mortgage with a new loan and hands you the extra equity in one lump sum. If your first loan is worth keeping and you want flexible access to cash, the line fits. If you want one clean loan, or you have no first loan to protect, the cash-out fits.
- A HELOC is the only one of the two that truly avoids refinancing. A cash-out is a refinance by definition.
- On a Texas rental, the strict homestead rules generally do not apply. On your own primary home, they apply to both products.
- On Lendmire’s wholesale network, an investment-property equity line caps at 70% combined loan-to-value, with a 700 minimum credit profile.
- Bank statement income changes how you prove income. It does not remove credit, equity, or property review.
- Entity-held rentals are a sharp dividing line. The line requires individual or revocable-trust title.
Side-by-Side
The table compares structure and eligibility only. The HELOC column reflects the investor line Lendmire places through its wholesale network. The cash-out column shows published industry norms, which vary by lender. Pricing lives in the calculator, not here.
How large a line the equity supports in Texas.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 80% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Does Texas Treat a Rental Differently?
Yes, and this matters more than the product label. Texas puts tight rules on equity loans against a homestead, which is the home you live in. Those rules generally do not reach a rental.
The Texas Real Estate Research Center at Texas A&M says these home equity loans may not be taken out on a secondary residence or a rental or investment property. It also says the combined debt on a homestead may not exceed 80 percent of fair market value, and the homestead alone may secure the loan. So an investor pulling equity from a rental follows ordinary investment-property lending practice.
A HELOC and a cash-out on your own home land in the same legal category. The product label doesn’t change that.
In practice on Lendmire’s network, a Texas primary residence caps at 80% combined loan-to-value. A 12-day waiting period, a one-lien-at-a-time rule, and 12-month seasoning also bind primary residences only. Texas properties are also limited to 10 acres, and a property listed for sale, or listed within the past 60 days, is ineligible.
Key Terms Defined
Combined loan-to-value (CLTV): your first mortgage balance plus the new line, divided by the property’s value.
Homestead: the home you live in, which Texas protects with extra rules on equity loans.
Expense factor: the percentage a lender subtracts from your deposits to estimate business costs before counting income.
PITIA: principal, interest, taxes, insurance, and any association dues, the full monthly obligation on a property.
Seasoning: the waiting period a lender wants between buying or borrowing and the next transaction.
What Bank Statements Change (and What They Don’t)
Bank statements change how you prove income. They do not change what gets underwritten.
A self-employed borrower typically supplies 12 to 24 months of personal or business statements. Scotsman Guide describes how a non-QM lender totals deposits and applies an expense factor. A profit-and-loss statement from a third-party tax professional can also play a role. The same article notes these lenders must still confirm you can repay the loan.
So the income test is more flexible. Everything else still counts:
- Credit. The investor line starts at a 700 minimum credit profile.
- Equity. The line caps at 70% CLTV on an investment property.
- Debt-to-income. The line allows up to 50%, qualified on the interest-only payment at the maximum draw.
- Property. Eligibility depends on property type, use, and title.
Which wholesale program accepts statement-based income depends on the file. A broker shopping several lenders sorts that out before you apply.
When the Bank Statement HELOC Is the Better Fit
The HELOC wins when your existing first mortgage is worth protecting. It also wins when you want cash in stages.
Your first loan has terms you want to keep. A line sits behind it, or stands first if there is no mortgage. Your current loan, its term, and its payment stay put. A cash-out gives all of that up.
You need cash in stages. The investor line runs a 5-year interest-only draw, then a 25-year repayment period. At least 75% of the line is drawn at closing, so it is not a pure standby line. After closing, each later draw has a $4,000 minimum in Texas. Think of a staged rehab or a down payment on a second rental.
The property is a rental you own personally. Title must sit with you or your revocable living trust. Single-family, 2-4 unit, PUD, townhome, and condo properties are eligible, including non-warrantable condos. The line size runs $25,000 to $500,000 on an investment property.
You can live with a moving payment. The line floats and does not convert to a fixed structure. That suits short-to-medium holds better than a permanent plan.
The tradeoff is leverage. Investment lines cap at 70% CLTV, so a rental with a large existing mortgage may leave little room.
Eligibility has other edges. A borrower can hold at most three lines, and an investor with more than 15 financed properties is not eligible. Manufactured homes, co-ops, condotels, log homes, commercial and mixed-use properties, and agricultural zoning are all out.
When the Bank Statement Cash-Out Refinance Is the Better Fit
The cash-out wins when you want one loan, one lump sum, and a fresh start on the first lien. It also wins when your title or structure blocks the line.
Your current first mortgage is not worth protecting. Maybe it is short on term, awkward in structure, or not something you want to keep. Replacing it can be a clean reset.
You need a single lump sum. A one-time project or a purchase deposit lines up with a cash-out. You do not need a revolving feature you will never use.
The property is held in an LLC. The equity line requires individual or revocable-trust title. Cash-out products for business-purpose investor loans more commonly allow entities, though that varies by program. Subject to lender program eligibility, an LLC-held rental may fit a cash-out where the line cannot work.
You want to consolidate. One new first lien replaces the old balance. You track one loan instead of two.
The costs of this route are real. You re-underwrite the whole balance, not just the new cash. You also give up your existing first-loan terms. Some lenders also require a seasoning period on recently purchased property.
What If the Rental Covers Its Own Payment?
Then bank statements may be the wrong tool. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. DSCR stands for debt service coverage ratio, which is rent divided by PITIA.
Across Lendmire’s network, a DSCR cash-out refinance on a standard rental typically tops out around 75% LTV, with about 6 months of seasoning as the common expectation. On a short-term rental, cash-out typically tops out at 70%. Coverage of 1.00 is where select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted. Credit floors start at 620 in parts of the network. Most programs want around 660, and 700 or better opens the strongest leverage tiers.
Clearing 1.00 does not mean positive cash flow. Repairs, vacancy, management, and capital expenses sit outside the calculation.

Balanced Verdict
Neither product wins everywhere. The deciding questions come in this order:
1. Is the property your homestead? If yes, Texas homestead rules shape both options, and the 80% combined cap applies. If it is a rental, those rules mostly fall away.
2. How is it titled? Individual or revocable trust opens the equity line. An LLC points toward a cash-out or a DSCR cash-out, depending on program terms.
3. Is your first mortgage worth keeping? If yes, the line protects it. If no, a cash-out replaces it, and the closing costs of that replacement are real, so weigh them against what the new loan gives you.
4. Do you need a lump sum or flexible access? A single use points to the cash-out. Staged needs point to the line.
5. Can your rent carry the payment on its own? If yes, price a DSCR cash-out before you commit to statement-based underwriting.
If it all lines up, the cash-out is simpler. If your first mortgage is the asset, the line is cleaner. Because Lendmire brokers across multiple wholesale lenders, the right program depends on your credit profile, equity, title, and documentation, not on a single product.
Frequently Asked Questions
Can I use bank statement income and keep my current first mortgage in Texas?
Yes, through an equity line placed behind your first loan, subject to lender guidelines. The first mortgage stays in place. On Lendmire’s network, an investment property caps at 70% CLTV with a 700 minimum credit profile. On a Texas primary home, the cap is 80% CLTV.
Do Texas homestead limits apply to my rental?
Generally no, though a second home can be treated differently from a rental, so confirm how your property is classified. The homestead rules cover your primary home, not a rental. On Lendmire’s network, the 12-day waiting period, one-lien-at-a-time rule, and 12-month seasoning bind Texas primary residences only. A rental still faces ordinary underwriting on credit, equity, and property type.
Can an LLC-owned rental get a bank statement HELOC?
Not on Lendmire’s network. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on the line. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead, subject to lender program eligibility. Moving title can have its own consequences, so check them first.
If my rental covers its payment, do I still need bank statements?
Not necessarily. A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Bank statements matter when the property’s rent is thin but your own deposits are strong. Many investors price both paths before choosing.
Can I take a HELOC and a cash-out on the same property?
Possibly in sequence, but your combined leverage must still fit the program. On a Texas primary home, the one-lien-at-a-time rule generally blocks stacking a line on top of a cash-out. On a rental, that rule does not apply, but the combined loan-to-value ceiling still does.
