The Quick Read: Not directly: retirement income and savings do not raise or lower a DSCR HELOC line, because the amount is set by the lowest of three limits, the combined-loan-to-value ceiling on your rental’s equity, the program’s line cap, and the amount the rent can support on a stress payment across the whole line. A DSCR HELOC is a home equity line on a rental, qualified on the rent instead of your personal income. Retirement is not a barrier, and a big portfolio is not a boost.
- Equity sets the first limit. On a second lien behind your first mortgage, combined loan-to-value (CLTV) reaches up to 70% at a 720 credit score or better, on lines of $50,000 to $500,000, subject to underwriting.
- Rent sets the second. The rent must cover a stress payment on the entire credit limit at 1.10x or better.
- Savings and pensions are not counted as income. They add nothing to qualifying and can’t rescue a rental whose rent falls short.
- Retirement income matters on a different product. A line qualified on personal income, or a line on your own home, does weigh it. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
Everything below is a program ceiling or floor, offered through select programs and subject to lender guidelines. None of it is a commitment to lend.
The Three Limits That Set Your Line
Your line is the smallest of three numbers. Equity room comes first: the property’s value times the CLTV ceiling, minus what you still owe on the first mortgage. Then the program’s line cap applies. Last, the rent has to pass the coverage test on the full line.
That is the opposite of how a personal-income line works. There, your income and debts decide the outcome. Here, the rental is the borrower in all but name.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The practical result is that your pension statement, Social Security award letter and brokerage balance never enter the sizing math.
Across the wholesale network Lendmire places files with, the structure is consistent. A DSCR HELOC is written one of two ways:
- Standalone second lien behind the first mortgage you keep. It needs a 720 credit score or better.
- Standalone first lien on a rental with no mortgage at all. It needs a 700 score or better. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
It is never closed together with a purchase, never a third lien, and never a line on your own home. The LLC can stay on title, subject to program terms. The members sign as guarantors.
Why Your IRA, Pension and Savings Don’t Move the Number
Retirement accounts and income don’t enter the calculation. The test is whether the rental’s rent covers a stress payment, and the lender does not convert your portfolio into income. A large balance neither counts as income nor rescues a rental that fails coverage.
This is not an asset-based product. It is also not a no-questions product. The rent, the lease, your credit report and the valuation are all documented and reviewed, and the file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
| Item | Effect on a DSCR HELOC |
|---|---|
| Pension or Social Security | Not used to calculate qualifying income |
| IRA or 401(k) balance | Not used to calculate qualifying income |
| Brokerage or savings | Not used to calculate income; no reserves required |
| Rent and lease | Drives the coverage test |
| Equity in the rental | Drives the CLTV ceiling |
| Credit score | Sets eligibility and the leverage tier |
Retirement status alone does not disqualify anyone. If you have retired, you can still qualify, because the rent, not your income, carries the file. If you have savings but no rental, this product doesn’t apply, since the collateral is a rental you own.
Worked Sizing: Equity Room Versus Rent Room
Run the equity side first, using percentages only. Say your first mortgage is 50% of the rental’s value. On a second lien at a 70% CLTV ceiling, the new line can take the combined balance up to 70% of value. That leaves room equal to 20% of value, before the line cap applies.
Now the rent side. The qualifying payment is a fully amortizing payment on the entire limit, at a stress rate set 2 percentage points above the starting rate. Taxes and insurance are not part of it. Coverage is gross monthly rent divided by that payment, and the minimum is 1.10x.
Because the payment scales with the size of the line, the supportable line scales with it too. A rental whose rent covers a full-size line at 1.00x supports roughly 91% of that line at 1.10x, though this is only an approximation. A rental covering it at 1.30x clears the test with room to spare.
Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required. A two-to-four-unit property may have at most one vacant unit.
The lender’s own calculation governs, so the arithmetic here is illustrative only.
Your line is the smallest of three numbers: the equity room, the line cap and the rent room. Which of them binds first varies by property, and you see all three only when the file is run.
Why Rent Is Tested on the Full Line, Not the Drawn Balance
An unused line still counts at full size. The coverage test runs on the whole credit limit, even though you pay interest only on what you draw. The FTC explains that on a home equity line you pay interest on the amount you borrow. On this product the qualifying payment and the payment you actually make are two different things.
The draw rules matter here too:
- At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000.
- On the smallest lines, that means the whole line is drawn at closing.
- Later draws are at least $5,000 each.
- The draw period is 5 years, interest-only on the drawn balance.
- A 25-year fully amortizing repayment period follows, within a 30-year maturity.
- The rate is variable.
So you can’t borrow a big line and leave most of it idle as a cushion. If you want a small, flexible reserve, this is not that product. If you want a large draw against equity that you intend to use, the structure fits.
The Rest of the File
Valuation depends on the line size. Lines up to $400,000 use an automated valuation (confidence score of 85 or better) with a property inspection report, or a full interior appraisal. Lines above $400,000 take a full interior appraisal. Appraisal waivers are not accepted, so plan for a valuation step either way.
Other file facts, all subject to underwriting:
| Item | Program parameter |
|---|---|
| Reserves and cash to close | None required |
| Seasoning | 6 months since the last note date and 6 months on title |
| Mortgage history | No 30-day late in the last 12 months |
| Credit events | 48 months since bankruptcy, foreclosure, short sale or deed-in-lieu |
| Exposure | At most 5 loans or $2,500,000 per borrower with the program |
| Borrowers | U.S. citizens, permanent residents, non-permanent residents with an SSN |
Foreign nationals and ITIN borrowers are not eligible on this program. Eligible properties include single-family, PUD, townhome, two-to-four-unit and condominium properties. Rural-designated property, condotels, row homes, leaseholds, land trusts and age-restricted communities fall outside it. A property listed for sale in the prior 2 months is also out. A declining-market flag lowers the ceiling by 5 points.
Availability varies by state, so confirm that your rental’s state is covered before you plan around this line.
First Lien on a Paid-Off Rental
If you own a rental free and clear, the line sits in first position. Leverage is then measured as loan-to-value (LTV), not CLTV:
- 740 or better: up to 75% LTV on lines up to $500,000.
- 700 to 739: up to 70% LTV on lines up to $500,000.
- Lines above $500,000 (to $1,000,000): 65% LTV at 720 or better. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.
A first lien exists only on a rental with no mortgage. If you keep a first mortgage, the line is a second lien, and the 720 floor applies. A paid-off rental with strong rent is the cleanest fit. The equity room is large, and the rent test has nothing else to carry.
What Do the Big Bank Numbers Mean for a Rental?
You may have seen 85% quoted for HELOCs. That figure belongs to consumer home equity lending. Experian puts typical limits for those lines near 85%.
Don’t carry that into this product. A DSCR HELOC on a rental tops out at 70% CLTV on a second lien, and the first-lien ceilings are listed above. The gap in leverage is the price of reaching rental equity on rent alone.
Which Product Fits Which Retiree?
Match the product to what you actually have: strong rent, large savings, or both.
| Your situation | Likely fit |
|---|---|
| Strong rent, mortgage in place | DSCR HELOC, second lien |
| Strong rent, no mortgage | DSCR HELOC, first lien |
| Thin rent, strong documented income | Income-based line on the rental |
| Large savings, weak rent | Asset-depletion program or a different structure |
| Need to replace the first mortgage | DSCR cash-out refinance |
When Retirement Income Does Count
Several alternatives do weigh retirement income, and for some retirees they are the better path.
An investment-property HELOC qualified on personal income. This is a different program from the one here. In Lendmire’s network, that line tests debt-to-income at up to 50% on the interest-only payment at the maximum draw. Pensions and retirement draws can count when documented and sustainable, and the investment tier still sits at 70% CLTV with a 700 score floor. For the personal-income side, see Lendmire’s guide How to Qualify for an Investment Property HELOC on Retirement Income and Savings.
A HELOC on your own home to fund a rental. This is a different program from a DSCR loan, and it is not part of the rental-only lane. The home backs the debt, and the line is qualified on your income, debts and credit. Retirement income counts here. A DSCR HELOC is never offered on your residence.
An asset-depletion program. This is a separate program family. It converts eligible liquid assets into imputed monthly income, then runs a debt-to-income test with its own divisors. If you hold a large portfolio and a rental with weak rent, this path may suit you better. Don’t blend it with DSCR math.
A DSCR cash-out refinance. When rent fails the coverage test on a line, a refinance is a different structure. It replaces your first mortgage instead of adding a second lien, and it is worth running side by side with the line.
A reverse mortgage is a product for a home you live in, so it does not apply to a rental.
If you’d rather not tap retirement accounts at all, borrowing against the rental leaves them untouched. Tax treatment varies; consult a qualified professional.
Risks on a Fixed Income
A line on a rental is real debt on a real asset, and a few risks deserve a plain read.
Vacancy. The program tests coverage at closing, but your actual cash flow depends on tenants. Picture a duplex with two equal units that loses one tenant. Income halves, so a 1.30x cushion drops to about 0.65x against the stress payment. The interest-only payment you actually make is lower than that stress payment, but the margin is thinner than it looked.
The repayment phase. After 5 interest-only years, the payment becomes fully amortizing over 25 years. On a fixed income, plan for that step-up before you draw. Because the rate is variable, the payment can also move.
A second lien adds leverage. You now owe two lenders against one property. Keeping the combined balance well inside the ceiling gives you room if values soften.
The line is not guaranteed for life. The CFPB describes a HELOC as an open-end line you can borrow against repeatedly, and notes that lenders may freeze or reduce a line in certain conditions. Its guidance is written for consumer home-secured lines. Confirm in your own lender disclosures how freeze and reduction terms apply to a business-purpose line.
Heirs and estate. A line secured by a rental is part of what passes to your heirs. Think through who will manage the property and the debt.
Use of funds. DSCR loans are for non-owner-occupied investment properties. Keep the use of funds tied to the rental business, because personal use can change how the credit is treated.
Key Terms Defined
DSCR (debt service coverage ratio): gross monthly rent divided by the qualifying payment. This product’s minimum is 1.10x.
CLTV (combined loan-to-value): your first mortgage balance plus the new line, divided by the property’s value.
Stress payment: a fully amortizing payment on the entire credit limit, at a rate 2 percentage points above the starting rate. It is used for qualifying only.
Draw period: the first 5 years of this program, when you pay interest only on the drawn balance.
Asset depletion: a separate program that turns eligible liquid assets into imputed income for a debt-to-income test.
Frequently Asked Questions
Does Social Security or a pension help me borrow more on a DSCR HELOC?
No, because the line is reviewed on the rental’s rent and equity, and your income is never calculated. Social Security and pension income also can’t make up for rent that falls short of 1.10x on the stress payment. They do count on personal-income products, which is why some retirees compare both.
Can I qualify if I’m 70 and retired?
Yes, subject to lender guidelines. Age and retirement are not the test. The program looks at credit, equity, rent coverage and property eligibility. Your credit score must meet the 720 floor for a second lien or the 700 floor for a first lien.
Do I need to keep savings or reserves in the account?
No reserves are required on this program, and no cash to close. Your savings don’t enter the sizing. You will still want a cushion for vacancies and for the repayment phase, but that is your planning, not a program rule.
How long do I have to own the rental before I can borrow?
Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). Both are measured at the note date.
Can my LLC hold the property?
Yes, subject to program terms. Vesting in the owner’s LLC is allowed on investment property. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment. The borrowers on the line need not be the borrowers on the first mortgage.
