The Quick Read: Usually less than you expect. On a paid-off rental, the network’s first-lien line tops out at 70% combined loan-to-value (CLTV, meaning all liens divided by property value) or a $500,000 line, whichever is smaller. It also requires a 700 credit score and title held by you or your revocable trust. The bank qualifies you personally, not the rent.
- Nothing is subtracted for existing liens, because the line is the only lien.
- On higher-value rentals the dollar cap binds first. On modest-value rentals the percentage does.
- At least 75% of the line is drawn at closing, so interest starts on most of it right away.
- An LLC cannot hold title on this product. A DSCR cash-out refinance is the usual alternative.
How Does the Sizing Math Work?
The maximum line is the lesser of two numbers: property value times the CLTV cap, and the program’s dollar ceiling. On a paid-off home, the “minus existing liens” step is zero. The line is the whole CLTV.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Here is the math in percentages only. A free-and-clear rental with a 700-plus score can support a line up to 70% of value. If that figure exceeds $500,000, the line stops at $500,000. If it falls below, the percentage sets the limit.
Notice what is missing. Paid-off does not mean you can borrow up to full value. Lenders hold back a large equity cushion on rentals because tenants, vacancy, and resale all add risk. A rental line is a partial release of equity, never a full one.
Market surveys report that the broader maximum for investment-property lines is 80%, with many lenders setting thresholds below 70%, according to NerdWallet. On Lendmire’s network, the investment-property ceiling is 70% CLTV, with no higher tier.
Why Is the Ceiling Lower on a Rental Than on Your Own Home?
Lenders treat an owner-occupied home as the safest collateral. A borrower who lives in the property tends to protect it. A rental ranks lower, so the cap drops with it.
| Occupancy | Max CLTV | Credit and size notes |
|---|---|---|
| Investment property | 70% | 700 minimum; line up to $500,000 |
| Primary or second home | Up to 90% | 90% only at 720 or better |
Credit above 700 buys no extra leverage on an investment line. A 720 score and a 700 score both reach 70%. The 700 is a hard floor, and no tier sits below it.
What Do Lenders Review Besides Equity?
This product is personal-credit lending. The lender looks at you first and the property second. Rent coverage plays no part in the sizing.
Here is what the network’s programs typically review on an investment line, subject to lender guidelines:
- Credit: a 700 minimum, using a single-bureau score tied to the primary wage earner. The report generally can’t be older than 90 days at closing.
- Debt-to-income: a ratio up to 50%, calculated on the interest-only payment at the maximum draw, not on what you plan to draw.
- Credit events: a bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure needs 7 years. A deed-in-lieu, pre-foreclosure, or short sale needs 4.
- Valuation: an investment line is capped at $500,000, so it ordinarily runs on an automated valuation with no traditional appraisal. You can request a full appraisal anyway.
- Property type: single-family, 2-4 units, PUD, townhome, and condominium (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.
- Exposure: a borrower is limited to three lines, with combined exposure caps. An owner with more than 15 financed properties is not eligible.
In some states, a property listed for sale, or listed within the past 60 days, is ineligible. Those states are Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.
Can an LLC-Owned Rental Qualify?
No. Title has to sit with you as an individual or in an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. It is the sharpest structural difference from a DSCR loan.
Many retail lenders draw the same line. One lender comment on BiggerPockets describes the only program the commenter knew of as limited to single-family homes held by an individual. The same discussion points to a cash-out refinance as the usual alternative.
If the deed already sits in an LLC, you have two paths. You can change the vesting, which carries its own legal and lender-review questions. Or you can use a DSCR cash-out refinance, which accepts entity title subject to program terms.
How Does the Line Actually Work After Closing?
The structure is simple but unforgiving. On an investment property, the line runs a 5-year interest-only draw period. A 25-year fully amortizing repayment period follows. Pricing floats during both phases and never converts to fixed.
At least 75% of the line is drawn at closing. That surprises people who expect a dormant credit line. If you are approved for the maximum, most of it is borrowed and accruing interest from the start. Size the request to the money you will use, not to the biggest number available.
The CFPB’s HELOC brochure explains the broader mechanics. Payments can be interest-only during the draw. With a variable rate, payments may change even if you borrow nothing more. Interest-only payments don’t pay down principal, so the balance is the same when repayment begins. The monthly payment can then jump sharply.
That jump is the main risk on a rental. The property that secures the line is also the property producing your income. If a vacancy stretch or a repair bill strains you, the rental itself is on the hook.
Key Terms Defined
First lien: the loan with first claim on the property if it is sold or foreclosed. On a paid-off rental, the new line takes this spot automatically.
CLTV (combined loan-to-value): all loans secured by the property, counting the full credit limit of the new line, divided by value.
Draw period: the stretch when you can borrow against the line, often paying interest only.
Repayment period: the later stretch when you can’t borrow more and the balance is paid down with principal and interest.
Automated valuation: a software-based value estimate used in place of a traditional appraisal on smaller lines.
What Happens With a Small Remaining Balance?
Say you owe a small balance on a rental that is otherwise nearly free and clear. The 70% CLTV counts that balance plus the whole new line. Every dollar of the old loan reduces room for the new one. The structure allows a first or second lien, but the cap still applies to the total.
Run the same test on a duplex held in your own name with a 700-plus score and no balance. The line is the lesser of 70% of value and $500,000. Add an LLC deed, and the same duplex fails the title test before the numbers matter.
Plan the exit too. If you draw now and want a long-term fixed loan later, a DSCR cash-out refinance can pay the line off. Cash-out refinances top out around 75% LTV on standard rentals across most of the network, subject to lender guidelines.
Is a HELOC or a DSCR Cash-Out Better on a Paid-Off Rental?
It depends on size, title, and how you earn. A line suits smaller, flexible needs for an individual owner with strong personal credit. A DSCR cash-out suits a bigger lump sum, an entity-held rental, or an investor who doesn’t want personal income to drive the decision.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.
| Factor | Investment HELOC | DSCR cash-out |
|---|---|---|
| Qualified on | Your credit and debt-to-income | Rent covering the payment |
| Title | Individual or revocable trust | Entity title may be allowed |
| Leverage | 70% CLTV, $500,000 max | Around 75% LTV, standard rental |
| Structure | Variable, interest-only draw | Fixed 30-year spine |
| Size | $25,000 to $500,000 | Up to $3,000,000 on standard programs |
DSCR coverage compares rent to the full monthly payment on the property. A ratio of 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Credit still matters on DSCR files: about 660 is typical, and 700-plus unlocks the strongest tiers. See Lendmire’s complete DSCR loans guide for the full picture.

Frequently Asked Questions
Can I borrow 100% of the equity in a paid-off rental?
No. The network’s investment ceiling is 70% CLTV, so at least 30% of value stays untouched. The dollar cap of $500,000 may cut the line even lower on higher-value properties.
Does a paid-off rental automatically give the line first position?
Yes, when no other loan is recorded against the property. The line is the only lien, so it takes first position. If any balance remains, the line may sit in second position, and the 70% cap applies to both loans combined.
Does a higher credit score raise how much I can borrow?
Not on an investment line. A 720 and a 700 both reach 70% CLTV up to $500,000. The score is a gate at 700, not a dial that adds leverage.
Will the lender order a full appraisal?
Usually not. Lines up to $500,000 ordinarily use automated valuation. A higher CLTV may require a secondary valuation, and you can request a full appraisal in any case.
Can I use this line to fund my next purchase?
You can use a line secured by a paid-off rental for other purposes, subject to the program’s terms. Remember that the rental then carries the debt. Keep the repayment jump in mind before drawing the full amount.
