How Much Can You Borrow on a DSCR HELOC for Debt Payoff or Reserves?

How Much Can You Borrow on a DSCR HELOC for Debt Payoff or Reserves?

The Quick Read: It depends on three limits, and the smallest one sets your line: the combined leverage ceiling on the rental, the liens already recorded against it, and the program’s dollar range, which runs $50,000 to $500,000 on a second lien and up to $1,000,000 on a first lien, subject to underwriting. Rent has to cover a stress payment on the whole line, so a bigger line also needs more rent behind it.

  • On a second lien behind your first mortgage, combined loan-to-value (CLTV, meaning the first mortgage plus the new line, divided by value) tops out at 70% at a 720 credit score or better, through select programs.
  • On a first lien on a rental with no mortgage, loan-to-value (LTV) reaches 75% at 740 or better and 70% from 700 to 739, on lines to $500,000.
  • Minimum coverage is 1.10x, tested against the entire credit limit, not just the part you draw.
  • At least 80% of the line is drawn at closing, so the cash starts costing interest on day one.
  • Paying off other debt does not change the coverage test. The size of the line does. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

What Is a DSCR HELOC, Exactly?

A DSCR HELOC is a revolving line of credit secured by a non-owner-occupied one-to-four-unit rental. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. There is no traditional personal-income documentation: no W-2s, pay stubs or personal debt-to-income ratio.

It comes in two shapes. The first is a standalone second lien that sits behind the first mortgage you keep. The second is a standalone first lien on a rental that has no mortgage. It is never closed together with a purchase, never a third lien, and never a line on your own home. Vesting in your LLC is allowed on investment property, subject to program terms, and the members sign as guarantors.

Lendmire is the broker here. It arranges these lines through a wholesale lender in its network, and the lender approves the file. The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. For the wider picture of how rent-qualified lending works, see the complete DSCR loans guide.

How Is the Maximum Line Calculated?

Take the property value, multiply by the maximum combined leverage, then subtract every lien already recorded. What is left is your equity room. The line is the smaller of that room and the program’s dollar cap.

The formula is simple, and the order matters. The valuation comes first, because every other number is a percentage of it. Then you add the first mortgage balance and any other recorded liens. Then you apply the ceiling for your credit tier. Combined leverage counts the whole line limit, not only the amount you plan to draw.

Investment-property lines come from a smaller pool of lenders than home equity lines on a primary residence, and NerdWallet notes that a lender may require more than one appraisal to confirm value. Through the select programs Lendmire places, the figures are 70% CLTV on a second lien and 75% LTV on a first lien at the top tier.

Three worked sizing cases

These cases use percentages of value, because the lender’s own calculation and valuation govern the final figures.

  • A free-and-clear rental at 740 or better. The first-lien ceiling is 75% LTV on lines up to $500,000. A line above $500,000 drops to a 65% LTV ceiling at 720 or better, with lines reaching $1,000,000. A very valuable rental can therefore support a bigger line at a smaller percentage.
  • A rental with a first mortgage at 50% of value, at 720 or better. The 70% CLTV ceiling leaves room for a second-lien line of up to 20% of value. That is the equity limit, and the dollar range applies next.
  • A rental with a first mortgage at 68% of value. The room is only 2% of value. On most rentals that falls below the $50,000 minimum line, so the minimum binds and the deal does not work as a second lien.

A recent purchase made at high leverage can leave no room at all. A property in a market the lender flags as declining carries a ceiling 5 points lower. Philadelphia lines carry a ceiling 10 points lower.

Which limit binds first?

Situation The limit that binds
Large equity, modest rent Rent coverage (1.10x)
Moderate equity, strong rent Equity ceiling (CLTV or LTV)
Very high value, free and clear Dollar cap and tier
Thin equity room The $50,000 minimum line

How Does the Rent Test Work?

Gross monthly rent divided by a qualifying payment must reach at least 1.10x. The qualifying payment is a fully amortizing payment on the entire credit limit, figured at the starting rate plus 2 percentage points. It covers principal and interest only, not taxes and insurance.

Because that test is a stress payment on the full line, drawing less does not lower the bar. A $400,000 line is tested as a $400,000 line.

Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required. A two-to-four-unit property may have at most one vacant unit. On a second lien, confirm on the file how the lender treats the first-mortgage payment, because the lender’s coverage calculation governs.

Program Parameters at a Glance

These are typical ceilings and floors from select programs in Lendmire’s wholesale network. They are never offers, and every file is underwritten individually.

Item Typical program figure
Second lien CLTV Up to 70% at 720+
Second lien line size $50,000 to $500,000
First lien LTV 75% at 740+; 70% at 700 to 739
First lien above $500,000 65% LTV at 720+, to $1,000,000
Minimum coverage 1.10x on the whole line
Draw period 5 years interest-only
Repayment and maturity 25-year repayment, 30-year maturity
Rate type Variable
Closing draw At least 80% of line, never under $50,000
Later draws At least $5,000 each
Reserves None required
Exposure 5 loans or $2,500,000 per borrower

The valuation path depends on line size. Lines up to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.

On credit, the program asks for no 30-day mortgage late in the last 12 months. It also asks for 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu. Borrowers must be U.S. citizens, permanent residents, or non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.

Property types include single-family, PUD, townhome, two-to-four units, condominiums and lots up to 10 acres. Rural-designated property, row homes, condotels, leaseholds, land trusts, age-restricted communities, mixed-use property and anything listed for sale in the prior two months fall outside it. So does a property with a solar lien.

On timing, a rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Can You Use the Line to Pay Off Debt?

Yes, in many cases, because the line is meant for business-purpose use on a rental and the cash is yours to direct. The practical limits are the lender’s use-of-funds rules, the payoff paperwork, and what the new payment does to your cash flow.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Confirm with the lender that the debt you want to retire fits that purpose before you count on the plan.

Debt type How the payoff works What to watch
Hard-money or bridge loan Payoff letter, paid through title Prepayment terms on the old loan
Credit cards Draw, then pay balances Cards can refill; discipline matters
Partner or family loan Written payoff, receipt signed Document the balance clearly
Another lien on the rental Lien release through title It changes lien position; confirm first

The attraction is straightforward. Swapping short-term or unsecured debt for a long-term line can ease monthly cash pressure. The tradeoff is that the debt is now secured by your rental. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Sequencing matters too. Because the program caps exposure at 5 loans or $2,500,000 per borrower, each line you open uses up part of that room. For the bigger picture, Lendmire’s walkthrough on using an investment property HELOC for debt payoff or reserves covers the strategy side.

Does paying off debt change my DSCR?

Not directly. The coverage test compares rent to the stress payment on the new line. Whatever you owe elsewhere is not part of that division. Retiring other debt can help your overall picture, but it does not raise the ratio. Only more rent or a smaller line does that.

Can You Use It for Reserves?

It can fund a cash cushion, but borrowed cash is not the same as saved cash. The program itself requires no reserves. The question is whether you want a standing balance that costs interest.

“Reserves” means two different things, and investors mix them up. One is a balance another lender wants to see before approving a different loan. The other is your own liquidity for vacancies, repairs and surprises. Whether a line counts toward the first kind depends on the lender, so ask before you plan around it.

The draw rules make the second kind more expensive than it looks. At least 80% of the line is drawn at closing, and the draw is never under $50,000. Later draws are at least $5,000 each. So you cannot open a large line and leave most of it idle as a backstop. The drawn balance is interest-only during the 5-year draw period, and that cost runs whether or not you spend the cash.

If your goal is… Drawing the line Keeping cash separate
Retiring costly debt Fits well Not needed
A standby vacancy cushion Interest runs on idle cash Cleaner
Satisfying another lender’s reserve rule Lender may not count it Usually accepted
Funding a repair or purchase Fits if the plan is firm Fine if you have it

A line can also be reduced if the property’s value falls, so it is a weak substitute for emergency money.

Key Terms Defined

  • CLTV: Your first mortgage balance plus the full new line, divided by the property’s value.
  • Draw period: The 5 years when you borrow against the line and pay interest only on what you have drawn.
  • Repayment period: The 25 years after the draw period, when the balance amortizes fully.
  • Equity: The CFPB defines it as the value of your home minus what you owe on the mortgage.
  • Stress payment: The payment used only to test coverage, figured on the whole line at a higher rate than the starting one.
  • Payoff: Using draw proceeds to retire an existing debt, usually through title.

What Are the Risks?

The main risk is simple: if the rental cannot carry the payment, you can lose it. The CFPB says that if you fall behind, you could lose your home; for a landlord, read that as the rental securing the line.

The rate is variable, and payments rise with the balance. Stress-test the line at the full limit, not just at today’s draw, and check vacancy tolerance. The CFPB’s HELOC booklet also explains that lenders can reduce a credit limit if the home’s value drops materially. Plan for a line you might not fully control.

How Does It Compare With a Cash-Out Refinance?

Factor DSCR HELOC DSCR cash-out refinance
First mortgage Stays in place Replaced
Structure Revolving second or first lien New loan on the whole balance
Payment type Variable, interest-only draw Set by that program’s terms
Best fit Keep a low first mortgage Reprice everything at once

If your first mortgage is one you want to keep, the line leaves it alone. If you plan to replace it anyway, a cash-out refinance may be simpler. Lendmire’s pages on DSCR cash-out refinancing cover that side.

When Should You Skip It?

  • Your first mortgage already uses most of the 70% CLTV room.
  • The rental was bought or refinanced inside the last 6 months.
  • You want to hold most of the money idle as a reserve.
  • Your rent barely clears 1.10x against the full line.
  • The property is rural, a condotel, a row home or on leased land.

Frequently Asked Questions

What is the most I can borrow on a DSCR HELOC?

Second-lien lines run from $50,000 to $500,000, and first-lien lines can reach $1,000,000 on a rental with no mortgage. The ceiling is the smaller of your equity room and the dollar cap. Coverage of at least 1.10x on the full line also has to hold, subject to underwriting.

Can I pay off a hard-money loan with it?

Often yes, if the lender confirms the use fits a business purpose and the payoff runs through title. A payoff of another lien on the same rental changes the lien position, so confirm that on the file first.

Does an open DSCR HELOC count as reserves for another loan?

That depends on the lender. The program itself requires no reserves, but borrowed cash sitting in an account carries interest. Ask the next lender before you rely on the line.

How long must I own the rental before applying?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

Can my LLC hold the property?

Yes, subject to program terms. Members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment. The line is never offered on an owner-occupied home.

If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals.
