How Much Can You Borrow on a DSCR HELOC Funded in About Two Weeks?

How Much Can You Borrow on a DSCR HELOC Funded in About Two Weeks?

The Quick Read: Usually, you can borrow up to 70% of the rental’s value on a second lien, or up to 75% on a first lien with no mortgage, minus whatever is already recorded against the property. Lines run from $50,000 to $500,000 on a second lien and up to $1,000,000 on a first lien, subject to underwriting. The rent qualifies the line, and your personal income is not calculated.

  • Second lien: up to 70% combined loan-to-value (CLTV) at a 720 credit score or better, lines to $500,000.
  • First lien: up to 75% loan-to-value (LTV) at 740 or better, 70% from 700 to 739, and 65% on lines above $500,000.
  • Rent must cover the stress payment on the whole line at least 1.10x.
  • A two-week funding window is possible only when valuation, title and documents move smoothly. It is never a promise. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

The amount you can borrow is a subtraction problem. The two-week part is a question of how clean your file is. This guide covers both.

Key Terms Defined

DSCR (debt service coverage ratio): gross monthly rent divided by the payment the lender tests. It shows whether the rent carries the debt.

CLTV (combined loan-to-value): the first mortgage balance plus the new line, divided by the property’s value.

Stress payment: a fully amortizing payment on the entire credit limit, tested at a higher start rate. It is used only to qualify you, not to bill you.

Draw period: the stretch when you can borrow from the line and pay interest only on what you have drawn.

Seasoning: the waiting period a lender wants after you buy or refinance a property.

How Do You Calculate the Maximum Line?

The maximum line equals the property value times the leverage cap, minus every lien already recorded. That is the same subtraction the CFPB’s HELOC booklet uses: a $100,000 value times 75%, less a $40,000 balance, leaves a $35,000 potential line.

Here is how that plays out on a DSCR HELOC through select programs in Lendmire’s wholesale network. Run it in percentages.

  • Free and clear rental, first lien: value times 75% at 740 or better, or 70% at 700 to 739. Nothing is subtracted.
  • Light first mortgage, second lien: a rental worth 100 units with a first mortgage of 50 units, at a 70% CLTV cap, leaves 20 units of line. The 70% cap minus the 50% already borrowed gives you 20%.
  • Heavy first mortgage: a first mortgage sitting at 70% or more of value leaves no room for a second lien at all.

That last point matters for recent buyers. If you bought at 70% leverage or higher, there is usually nothing left to borrow against under a 70% combined loan-to-value cap. Seasoning would block you anyway.

What Shrinks the Number?

The formula gives a ceiling, and several things pull the real figure below it.

  • Credit tier. A second lien needs 720 or better. A first lien needs 700 or better. Below those scores, that lien position is not available.
  • Declining-market flag. If the property sits in a market flagged as declining, the ceiling drops 5 points. Philadelphia lines carry a ceiling 10 points lower.
  • Valuation. The lender’s value, not your estimate, drives the math. A conservative valuation cuts the line.
  • The rent test. The line must clear 1.10x on the stress payment for the full credit limit. A bigger line means a bigger test payment, so rent can cap your line before equity does.
  • Exposure. Each borrower may hold at most 5 loans or $2,500,000 with the program. An active portfolio investor can hit that wall first.

Taxes and insurance are not part of the qualifying payment. Confirm on the file how the lender treats the first-mortgage payment when you borrow in second position, because the lender’s own coverage calculation governs.

How Does the Rent Test Work?

The rent test works on principal and interest for the whole line at a stress rate, compared with monthly rent. Rent used for lender review is the lesser of the appraisal’s market rent (Form 1007) and the lease, unless three months of receipts support a lease above market. A lease in place is required, and a two-to-four-unit property may have at most 1 vacant unit.

Picture a rental whose rent comfortably covers the full stress payment on a mid-sized line. Ask for a larger line and the same rent might land under 1.10x. Size the request to the rent, not just the equity.

A DSCR loan changes how income is tested. It does not change how credit, value or equity are tested. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. No traditional personal-income documentation, W-2s or personal income calculation are involved. For the full framework, see the complete DSCR loans guide.

What Does a Two-Week Timeline Actually Depend On?

Nothing in the program guarantees a two-week timeline, and no one should plan around it as a promise.

Four pieces drive the clock:

Stage What happens What slows it
Application Credit, lease and rent documents Missing lease or receipts
Valuation Automated valuation plus inspection report, or full appraisal Low confidence score, appraiser scheduling
Title Owner-and-encumbrance report or full title policy Vesting issues, liens, LLC ownership
Signing and funding Closing paperwork and the closing draw Late signatures, open conditions

Valuation is the swing factor. Lines up to $400,000 can use an automated valuation (confidence score of 85 or better) with a property inspection report, or a full interior appraisal. Lines above $400,000 need a full interior appraisal. Appraisal waivers are not accepted.

On rescission: the three-business-day wait that applies to HELOCs on a primary home generally does not apply to rental and investment property, per Bankrate’s explainer. That removes one delay. Treat it as context, and let the lender’s disclosures confirm how it applies to your file.

How Do Draws and Repayment Work?

This is a standalone line with fixed program terms. The draw period runs 5 years, interest-only on the drawn balance. A 25-year fully amortizing repayment period follows, for a 30-year maturity. The rate is variable.

Draw rules matter for sizing:

  • A large share of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing.
  • Later draws are at least $5,000 each.

So this is not a borrow-only-when-needed line. Size it for what you will actually deploy. The CFPB’s HELOC explainer also notes that some plans require an initial draw, and that payments can change even when you borrow no more.

Plan for the end of the draw period. When it closes, the payment shifts from interest-only to full amortization over 25 years. A line sized right at the edge of the rent test is worth a second look with that step-up in mind. A variable rate can also squeeze a thin-margin rental.

Which Rentals and Borrowers Qualify?

Eligible properties include single-family, PUD, townhome, two-to-four units, warrantable and non-warrantable condominiums, and lots to 10 acres.

Not eligible on this program: rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts, mixed-use, a property listed for sale in the prior 2 months, and a property with a solar lien.

Borrowers must be US citizens, permanent residents, or non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Check the property’s state before anything else.

Can an LLC Hold Title?

Yes. Vesting in your LLC is allowed for investment property. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line need not be the borrowers on the first mortgage. Entity treatment is subject to lender program eligibility.

What Are the Seasoning Rules?

A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date). Mortgage history matters too: no 30-day late in the last 12 months, and 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu. No reserves and no cash to close are required, subject to underwriting.

DSCR HELOC or Cash-Out Refinance?

Factor DSCR HELOC Cash-out refinance
First mortgage Stays in place (second lien) Replaced
Structure Revolving, 5-year draw Lump sum
Best fit Keep a low first mortgage Want one new loan

Choose the line if you want to keep an existing first mortgage and pull equity in stages. Choose a cash-out refinance if you would rather replace the first mortgage with a single new loan. Tax treatment varies; consult a qualified professional.

Frequently Asked Questions

Is there a dollar cap on a DSCR HELOC?

Yes, through this program the cap is $500,000 on a second lien and $1,000,000 on a first lien. Lines start at $50,000, and each borrower is limited to 5 loans or $2,500,000 with the program, subject to underwriting.

Does a higher credit score raise my leverage?

Only across the tier lines. A second lien needs 720 for 70% CLTV. A first lien pays 75% LTV at 740 or better and 70% from 700 to 739, subject to lender guidelines.

How long must I own the property first?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

Do I need tax returns or W-2s?

No. The line qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The lease, the credit report and the valuation are all documented.

Is two weeks guaranteed?

No. Funding time depends on valuation type, title condition and how fast documents come back. Treat two weeks as a best case, not a commitment.
