How Much Can You Borrow on a DSCR HELOC on a Paid-Off Home With High DTI?

How Much Can You Borrow on a DSCR HELOC on a Paid-Off Home With High DTI?

The Quick Read: On a paid-off rental, a DSCR HELOC typically reaches 70% loan-to-value at the top credit tier, on lines up to $500,000, and your personal debt-to-income ratio is not part of the test. The rent has to cover a stress payment on the whole line at 1.10x or better, subject to underwriting. Larger lines run to $1,000,000 but drop to 65% LTV.

  • First-lien lines on a rental with no mortgage: up to 70% LTV at a 700 score or better.
  • Personal income, tax returns and DTI are not calculated; credit, the valuation and the lease still are.
  • The property must be a non-owner-occupied rental. A paid-off home you live in is a different product. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

What Does “Paid-Off Home” Mean for a DSCR HELOC?

It has to be a rental. A DSCR HELOC is a line of credit on a non-owner-occupied one-to-four-unit property, qualified on the property’s rent. It is never offered on your own home or a second home. If the paid-off house is your residence, you are looking at an owner-occupied product underwritten on personal income, and a high DTI matters there.

Owning the rental free and clear is the cleanest setup. With no mortgage, the line is written as a standalone first lien, and nothing is subtracted from the equity before the leverage cap applies. The CFPB defines home equity as the home’s value minus what you owe on it. On a paid-off rental, what you owe is zero.

How Is the Maximum Line Calculated?

The line is the property’s value times the leverage cap, minus existing liens, and then the program’s dollar ceiling is applied. Whichever number is smaller wins. On a paid-off rental, the existing-lien step drops out.

Across Lendmire’s wholesale network, the first-lien tiers on a rental with no mortgage run like this, subject to underwriting:

Credit score Line size Maximum LTV
740 or better Up to $500,000 70%
700 to 739 Up to $500,000 70%
720 or better Above $500,000, to $1,000,000 65%

The first-lien credit floor is 700. A declining-market flag can lower the ceiling by 5 points, and Philadelphia lines carry a ceiling 10 points lower. Lines start at $50,000.

Run the numbers on a paid-off fourplex valued at $800,000 with a 740 score. A line above $500,000 falls into the larger-line tier, which carries a 65% ceiling, so the most this property could support is 65% of $800,000, or $520,000. A line at or below $500,000 would fall under the lower tier’s ceiling instead. The practical lesson: on higher-value properties, the dollar threshold and the 65% tier bind well before the headline ceiling does. The amount in your head and the amount the tiers allow can be far apart.

Lenders also tend to want some equity left in the home. The CFPB’s guide to using home equity says lenders typically require you to keep 10% to 20% of the home’s value as equity, which fits the leverage caps above.

Why High DTI Is Not the Limiting Test

The rent qualifies the line. No traditional personal-income documentation, W-2s, pay stubs or debt-to-income ratio enter the file. That is why this product suits investors with many mortgages, heavy write-offs or self-employment income that looks thin on paper. Qualification runs on property-level rental income covering the payment, subject to lender guidelines.

A bank-style investment HELOC qualified on personal income is a different program. There, a high DTI can cap the line or end the application. Keep the two straight, because both get called an investment HELOC.

Skipping DTI does not mean skipping review. The lender still looks at credit, the valuation, the lease and title.

What Actually Limits the Amount Instead

Five things cap the line when DTI doesn’t.

1. Rent coverage. Minimum DSCR is 1.10x: gross monthly rent divided by the qualifying payment. That payment is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. It is principal and interest only. Taxes and insurance are not in it.

2. The full limit, not the draw. Because the test runs on the whole line, a bigger line lowers the coverage number even if you draw little. At least 80% of the line is drawn at closing anyway, so size the line to what the rent can carry.

3. Which rent counts. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required, and a two-to-four-unit property may have at most 1 vacant unit.

4. Credit tier. Your score sets the leverage tier. History matters too: no 30-day mortgage late in the last 12 months, and 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu.

5. Valuation. Lines to $400,000 use an automated valuation (confidence score 85 or better) with a property inspection report, or a full interior appraisal. Lines above $400,000 need a full interior appraisal. Appraisal waivers are not accepted. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Here is the worked logic for a mid-size line. A paid-off duplex with a 740 score and rent that clears roughly 1.3x on a $300,000 line has coverage room. Ask for a $500,000 line on the same rent and coverage can fall below 1.10x, even though the leverage cap allows it. Rent, not DTI, becomes the binding limit. The lender’s own calculation governs.

How Does the Draw Structure Affect What You Can Use?

A DSCR HELOC has a 5-year interest-only draw period on the drawn balance, then a 25-year fully amortizing repayment period, with a 30-year maturity. The rate is variable. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws are at least $5,000 each.

That structure matters for borrowers who wanted a large undrawn cushion. This line is built for investors who intend to use most of it. The CFPB’s HELOC overview notes that payments are often significantly higher once repayment begins, so test the rent against the repayment-period payment, not just the interest-only stretch.

Other Limits That Can Shrink or Stop the Line

  • Exposure. At most 5 loans or $2,500,000 per borrower with the program. No reserves and no cash to close are required.
  • Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
  • Property type. Single-family, PUD, townhome, two-to-four units and condominiums are eligible. Rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts, mixed-use, a property listed for sale in the prior 2 months and a property with a solar lien are not.
  • Borrower type. US citizens, permanent residents and non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.
  • Title. Vesting in your LLC is allowed on investment property; the members sign as guarantors, subject to program terms.
  • Location. The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.

DSCR HELOC, Income-Based HELOC or Cash-Out Refinance?

Factor DSCR HELOC Income-based investment HELOC DSCR cash-out refinance
Reviewed on Rent coverage Personal income and DTI Rent coverage
High DTI Not tested Can cap or block the line Not tested
Structure Revolving line Revolving line Lump sum, new first mortgage
Best fit Staged access to equity Low-DTI W-2 earners One-time large draw

If you want one lump sum and a new first mortgage on the paid-off rental, a cash-out refinance may suit better. If you want to stage draws over several years with interest-only payments on the drawn balance, the line may fit.

Key Terms Defined

DSCR: Debt service coverage ratio, here the gross monthly rent divided by the qualifying payment on the full line.

DTI: Debt-to-income ratio, your monthly debts divided by your personal income, which this program does not calculate.

LTV and CLTV: Loan-to-value on a first lien, and combined loan-to-value (all liens together) on a second lien.

First lien: The loan with first claim on the property, which is the position a line takes on a rental with no mortgage.

Draw period: The 5 years when you can borrow against the line and pay interest only on what you have drawn.

Is It the Right Move for Your Situation?

Check the numbers before applying: the rent against the full-line stress payment, the value against the tier, and whether you actually want 80% or more of the line funded at closing. If rent is thin, a smaller line or a different structure may work better. If you want more background, the complete DSCR loans guide walks through how these loans work.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Tax treatment varies; consult a qualified professional.

If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals. Lendmire is a broker arranging financing through select lenders in its wholesale network, and every file is subject to underwriting; this is not a commitment to lend.

Frequently Asked Questions

Does a high DTI disqualify me from a DSCR HELOC?

No. Qualification runs on the rental’s income, with no traditional personal-income documentation, W-2s or personal income calculation, subject to lender guidelines. Credit, the valuation, the lease and title are still reviewed.

Can I use a DSCR HELOC on the home I live in?

No. The line is for non-owner-occupied one-to-four-unit rentals only. A paid-off residence or second home needs an owner-occupied product, which is underwritten on personal income, so DTI matters there.

How long must I own the rental first?

A rental bought or refinanced inside the last 6 months is not eligible (last note date to new note date), and the owner must have held title for 6 months (settlement date to note date). Both clocks have to be met before the line is available.

Can my LLC hold the property?

Yes, on investment property, subject to program terms. The LLC’s members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.

What if my rent doesn’t reach 1.10x on the full line?

Choose a smaller line. The test runs on the entire limit, so reducing the line raises coverage. Rent used for lender review is also the lesser of the market rent and the lease, unless three months of receipts support a lease above market.
