How Much Can You Borrow on a DSCR HELOC With a Tenant Mid-Lease?

How Much Can You Borrow on a DSCR HELOC With a Tenant Mid-Lease?

The Quick Read: The amount you can borrow is the smaller of two limits: the equity left under the combined-leverage cap, and the line size your counted rent can support on a stress test run over the entire credit limit, subject to underwriting. A tenant mid-lease does not shrink the line, and a lease in place is actually required, so mid-lease is the normal starting point. Here is what drives the number.

  • Equity limit: On a second lien, combined loan-to-value (CLTV) tops out at 70% at a 720 credit score or better, through select programs.
  • Rent limit: Coverage must reach 1.10x on a payment sized to the whole line, not just the drawn balance.
  • Rent counted: The lesser of the appraisal’s market rent and the lease, unless receipts support a higher lease.
  • Lease timing: The months left on the lease matter less than the rent it shows. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

A DSCR HELOC is a line of credit on a rental you keep. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Lendmire is a broker and arranges these lines through a wholesale lender in its network. It does not lend or approve them.

What Sets the Size of the Line?

Two ceilings apply at once, and the lower one wins. One is about equity. The other is about rent. A lease that is halfway done changes neither ceiling by itself.

The equity ceiling is arithmetic. Take the property value, multiply by the allowed combined leverage, and subtract every lien already on the property. What remains is the room. The lender counts the full line commitment toward leverage, so an undrawn balance does not make the line smaller on paper.

The rent ceiling is a stress test. The lender builds a fully amortizing payment of principal and interest on the entire credit limit, using the start rate plus 2 percentage points. Gross monthly rent divided by that payment must reach 1.10x or better. Bigger line, bigger payment, lower ratio on the same rent.

So which one binds? On a property with plenty of equity and modest rent, the rent ceiling binds first. On a property with strong rent and a large first mortgage, equity binds first. You need to check both before you plan around a number.

How Much Equity Can You Reach?

The ceiling depends on your lien position. A second lien sits behind a first mortgage you keep. A first lien applies only to a rental with no mortgage. A borrower who keeps a first mortgage can only take a second lien.

Through select programs, the leverage tiers look like this, always subject to underwriting:

Lien position Credit score Maximum leverage Line size
Second lien 720 or better 70% CLTV $50,000 to $500,000
First lien 740 or better 75% LTV Up to $500,000
First lien 700 to 739 70% LTV Up to $500,000
First lien 720 or better 65% LTV $500,000 to $1,000,000

CLTV means the first mortgage balance plus the new line, divided by value. On a first lien, plain LTV applies because there is nothing ahead of it. A declining-market flag on the property can lower the ceiling by 5 points.

For context, NerdWallet says the lender pool for investment-property lines is smaller and the requirements are stricter than for a primary-home line. It also says you cannot borrow as much as against a primary home. The network figure for a second lien on an investment property is the 70% CLTV above. Many banks simply do not write these lines, which is part of why investors look at DSCR versions.

Picture a rental whose first mortgage sits at 40% of its value. At 70% CLTV, the most the line could add is 30% of value. A weak credit score, a flagged market or a thin valuation can pull that room down further.

How Does the Rent Limit Work?

Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. That one rule settles most mid-lease questions.

A lease rent far above market does not enlarge the line unless the receipts back it up. A lease rent below market holds the ratio down. Think of the lease as proof of income, and the appraisal as a check on it.

Then the stress test runs on the full line. Taxes and insurance are not part of the qualifying payment. It is principal and interest on the whole credit limit. On a second lien, confirm on the file how the lender treats the first-mortgage payment, because the lender’s own coverage calculation governs.

Here is an illustration. The inputs are modeled assumptions, not market data. Assume a base case where counted rent produces 1.25x on a line that uses all the available equity room:

Case Counted rent vs. market Coverage on full room What binds
A Lease equals market 1.25x Equity
B Lease 12% below market About 1.10x Right at the floor
C Lease 20% below market About 1.00x Rent

In case C, the line has to shrink by roughly 9% to bring the ratio back to 1.10x, because the payment falls in step with the line. Real files will differ, since the lender’s own calculation governs.

The practical lesson is simple. If your lease sits below market, a renewal at market rent before you apply can lift the counted rent. Ask the lender before you order the valuation.

What Does Each Lease Situation Change?

A lease in place is required, so the state of your lease shapes the file more than the number of months remaining. No fixed minimum of remaining lease months comes with it. A month-to-month or expired tenancy is not assumed to qualify, so confirm it meets the lease requirement or renew it in writing.

Situation Effect on the amount What to provide
Mid-lease at market rent No change Executed lease, receipts
Lease above market Counts only with three months of receipts Matching deposits
Lease below market Lease rent counts, so coverage drops Lease; consider renewing
Lease ending soon Renew before applying New signed lease
Month-to-month or expired Confirm it meets the lease requirement Written lease, ideally renewed
Tenant not paying Lease alone does not prove rent Resolve the tenancy, then re-lease

On a two-to-four-unit building with mixed statuses, at most one unit can be vacant. Every occupied unit should carry its own lease. A building with two empty units is outside the program as it stands.

Short-term rentals add a wrinkle. The Fannie Mae, Appraiser Update says the 1007 rent schedule was not designed for short-term rentals. It requires comparables leased on a monthly basis, so a nightly rate multiplied by 30 is not acceptable there. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

The File: Valuation, Seasoning and Eligibility

The valuation depends on the line size. Lines up to $400,000 use an automated valuation with a confidence score of 85 or better, paired with a property inspection report. A full interior appraisal is also accepted. Lines above $400,000 require a full interior appraisal. Waivers are not accepted.

The appraiser’s market-rent opinion for a one-unit property goes on Form 1007. The Fannie Mae Selling Guide lists it as an appraisal exhibit. Two-to-four-unit properties use Form 1025 instead. Those form numbers come from Fannie Mae’s appraisal forms, while DSCR lines follow their own program guidelines. The appraiser will need access to the unit, so give your tenant notice as your lease requires.

Seasoning has two clocks that run at once: a rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Other file points:

  • Credit: 720 minimum on a second lien, 700 on a first lien. No 30-day mortgage late in the last 12 months. At least 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu.
  • Reserves: None required, and no cash to close.
  • Exposure: At most 5 loans or $2,500,000 per borrower with the program.
  • Borrowers: U.S. citizens, permanent residents, and non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.
  • Vesting: Your LLC can hold title, subject to program terms. The members sign as guarantors.
  • Excluded property: Rural-designated, row homes, condotels, leaseholds, land trusts, age-restricted communities, mixed-use, and a property listed for sale in the prior 2 months.
  • Footprint: The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.

The document list is short: the executed lease, proof of rent payments that match it, the valuation with the rent opinion, title and vesting documents, and a credit report. No traditional personal-income documentation, W-2s or personal income calculation are part of a DSCR HELOC file, subject to lender guidelines.

Draw Rules Shape the Real Number

At least 80% of the line is drawn at closing. The closing draw is never less than $50,000, so on the smallest lines the whole line is drawn at closing. Later draws are at least $5,000 each.

That matters for sizing. You are not opening a large line to leave it mostly idle. Size the line to what you will use. The draw period is 5 years interest-only on the drawn balance, then a 25-year repayment period, with a 30-year maturity and a variable rate. The pricing terms come with the lender’s HELOC disclosures.

Because coverage is tested on the full line, a smaller line can clear 1.10x when a larger one cannot. That is the cleanest lever you have.

DSCR HELOC, Bank HELOC or Cash-Out?

Each path gives access to equity, but they size the amount differently.

Factor DSCR HELOC Bank HELOC on personal income DSCR cash-out refinance
What it is reviewed on The rental’s rent Your credit and income The rental’s rent
First mortgage Stays in place Stays in place Replaced
Access Revolving line Revolving line One lump sum
Availability Select programs Many banks decline Wider lender pool

A DSCR cash-out refinance is a new first mortgage that pays off your old one and hands you the difference. If your existing first mortgage is one you want to keep, the line leaves it untouched. A cash-out replaces that mortgage, so compare its own terms against the line before you choose.

Who Should Skip This?

A DSCR HELOC is the wrong fit in a few cases. Skip it if you want to buy a property with the same transaction, because the line is never closed together with a purchase. Skip it if the rental is in an excluded category, such as a condotel, a row home or a rural-designated property. Skip it if the property is your own home or second home. A DSCR HELOC is never offered on an owner-occupied home.

Skip it too if your credit score sits below 700. The first-lien floor is 700 and the second-lien floor is 720. Also pause if the tenancy is in dispute. Fix that first, then re-lease.

Key Terms Defined

DSCR (debt service coverage ratio): Gross monthly rent divided by the qualifying payment, with 1.10x as the floor here.

CLTV (combined loan-to-value): The first mortgage balance plus the new line, divided by the property’s value.

Second lien: A loan that sits behind a first mortgage you keep.

HELOC: A revolving line secured by property, with a draw period followed by a repayment period. In this program, that means 5 years interest-only, then 25 years of repayment.

Form 1007: The appraiser’s market-rent schedule for a one-unit rental.

Tenant in place: A rental with a signed lease and rent being paid.

Frequently Asked Questions

Does the time left on my lease change how much I can borrow?

No set minimum of remaining months comes with the program, but a lease in place is required. The size of the line comes from your equity and from the rent the lease shows. A lease that is about to end is a reason to renew before you apply, because the renewed rent can be counted.

Will a lease above market rent get me a bigger line?

Only if three months of receipts back it up. Otherwise the counted rent is the appraisal’s market rent. Plan on the lower figure unless your deposits tell a different story.

Can a smaller line pass when a bigger one fails?

Yes. The payment is calculated on the whole credit limit, so shrinking the line lifts the ratio on the same rent. If you only need part of the money, size the line to your actual draw.

Do I have to tell my tenant?

Your lease terms govern notice, but the valuation usually needs access to the unit. Give notice the way your lease requires and plan the visit with your tenant.

Can my LLC hold the property?

Yes, subject to program terms. Investment property can be vested in the owner’s LLC, and the members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment.
