How Much Can You Borrow on a DSCR HELOC on a Severance Package and an Offer Letter?

How Much Can You Borrow on a DSCR HELOC on a Severance Package and an Offer Letter?

The Quick Read: Your severance package and your offer letter do not change how much you can borrow, up or down. The line is sized by the rental’s value, the combined leverage cap, the rent against a stress payment, and your credit score. Your paycheck, past or future, is not part of the math.

  • Second lien: combined loan-to-value up to 70% at a 720 score or better, on lines from $50,000 to $500,000, subject to underwriting.
  • First lien (a rental with no mortgage): up to 75% loan-to-value at 740 or better, 70% from 700 to 739, and 65% on lines above $500,000, which run to $1,000,000.
  • The rent must cover a stress payment on the whole line at a minimum of 1.10x.
  • Severance helps only as documented cash in your account, never as income.
  • An offer letter belongs to a later file, such as a mortgage on your own home.

What Sets Your Maximum Line?

Five things set the maximum: the property’s value, the leverage cap across all liens, the rent test, your credit tier, and the program’s line-size limits. Whichever one binds first is your ceiling. Your employment status is not on the list.

Across the wholesale network, a DSCR HELOC works like this. A DSCR HELOC is a revolving line of credit on a rental you own, qualified on the rent instead of your personal income. DSCR stands for debt service coverage ratio: the rental’s monthly rent divided by the monthly payment the lender tests against.

The formula for the usable line on a second lien is simple. Take the leverage cap times the property value, then subtract the first mortgage balance. What remains is the most the line can be, before the rent test and the program caps get a vote.

Here is a modeled example, with the inputs labeled as assumptions. Say a rental is valued at $500,000. The cap at a 720 score is 70% combined loan-to-value, which is the first mortgage balance plus the new line, divided by value. Take 70% of the value, subtract what you still owe on the first mortgage, and the remainder is the room for a line. A larger first mortgage leaves less room. A paid-off rental leaves the most.

Credit also matters. A second lien needs a 720 score or better. A first lien, which exists only on a rental with no mortgage, starts at 700. These tiers are the lender’s own credit report, not a score you self-report. All figures are typical for select programs and subject to underwriting.

Does Severance Pay Raise or Lower the Limit?

No. A DSCR HELOC qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, and the borrower’s income is never calculated. There is no traditional personal-income documentation: no W-2s, pay stubs or debt-to-income ratio to feed severance into.

On a DSCR line the question never comes up, because wages are not counted at all. Being laid off does not shrink your line, and a large severance check does not enlarge it.

Severance can still matter in one way. Once it is paid, taxed and sitting in your account, it is cash. This program does not require reserves, so that cash is not a qualifying item here. It still matters for you. It carries the interest-only payments, covers a vacancy, and keeps the household budget separate from the rental. Some programs across the market do ask for a few months of payments in the bank, and in those cases documented severance cash can serve as that cushion.

Does an Offer Letter Help Before the Job Starts?

No. An offer letter is proof of future income, and income-based loans use it to document a start date and base pay. A DSCR line does not calculate wages, so a new salary neither raises nor lowers the amount.

Think of the offer letter as a tool for a different file. If you plan to buy a primary residence after the new job starts, that lender will want it. Because DSCR payments on an investment loan generally do not count against your personal debt-to-income ratio, a DSCR line may keep that later file cleaner. Terms differ by lender, so confirm how a future lender treats the line.

Be aware that “no income calculation” is a feature of this program, not a rule for the whole market. A law-firm explainer on business-purpose lending covers how investor loans are treated, and some DSCR lenders still ask for W-2s and pay stubs on top of their standard documents. The network programs described here qualify on the rental’s income, with no traditional personal-income documentation, W-2s or personal income calculation, subject to lender guidelines.

How the Rent Test Limits a Large Line

The rent test often sets the ceiling, and it surprises people. The lender tests the rent against a fully amortizing payment on the entire credit limit at a stress rate, not against what you have drawn. A big line can fail even when your drawn balance would pass.

Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. The minimum coverage is 1.10x. A lease in place is required, and a two-to-four-unit property may have at most 1 vacant unit.

The qualifying payment is principal and interest on the full line. Taxes and insurance are not part of it. On a second lien, confirm on the file how the lender treats the first-mortgage payment, because that treatment is the lender’s own calculation.

Picture a rental whose rent covers the stress payment on a modest line at 1.25x. Request a line twice that size, and the stress payment doubles, so the same rent covers it only about 0.63x. That falls below the 1.10x minimum. The fix is a smaller line, a rental with higher rent, or a different structure. This arithmetic is illustrative, and the lender’s own calculation governs.

Where Does the Largest Amount Come From?

If you want the most cash from a rental, the structure matters as much as the property. Compare the three common routes side by side.

Factor DSCR HELOC, second lien DSCR HELOC, first lien DSCR cash-out refinance
Existing first mortgage Stays in place Rental has no mortgage Replaced
Leverage cap 70% CLTV 75% LTV at 740+ Set by that program
Line size $50,000 to $500,000 $50,000 to $1,000,000 Set by that program
Severance or offer letter Not used Not used Not used in DSCR versions

A second lien keeps your existing first mortgage untouched, which is useful when that loan carries terms you want to keep. A cash-out refinance replaces the first mortgage, so which is better depends on those existing terms. The refinance is its own product with its own rules, and its figures belong to that program, not this one.

For a first lien, the tiers are 75% loan-to-value at 740 or better and 70% from 700 to 739, on lines up to $500,000. The first-lien lines that run above $500,000, up to $1,000,000, sit under a lower ceiling, so never assume the larger line gets the same percentage.

What Does the Draw Structure Mean for You?

A DSCR HELOC is not a card you leave mostly unused. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn up front. Later draws are at least $5,000 each.

The draw period is 5 years of interest-only payments on the drawn balance. Then a 25-year fully amortizing repayment period follows, with a 30-year maturity. The rate is variable.

The CFPB describes a HELOC as an open-end line you can borrow against repeatedly, with a draw period followed by a repayment period. The agency’s consumer brochure warns about payment shock when repayment begins. That risk is real for someone living on severance. Interest-only payments lower the carrying cost while you are between jobs, but the larger payment arrives on a schedule. Plan the exit before the draw period ends: a sale, a refinance, or paydown from the new salary or from rental cash flow.

The Rest of the File

Several conditions apply on top of leverage and rent. These are typical for select programs and subject to underwriting.

  • Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
  • Valuation. Lines to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines need a full interior appraisal. Appraisal waivers are not accepted.
  • Mortgage history. No 30-day late in the last 12 months, and 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu.
  • Reserves. No reserves and no cash to close are required.
  • Exposure. At most 5 loans or $2,500,000 per borrower with the program.
  • Title. Your LLC can hold title, subject to program terms, with members signing as guarantors.
  • Property types. Single-family, PUD, townhome, two-to-four units, and condominiums are eligible. Rural property, condotels, row homes and leaseholds are outside it.

Borrowers must be US citizens, permanent residents, or non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.

Use the Money on the Rental Business

This is the part that matters most if you are living on severance. A DSCR HELOC is a business-purpose loan on a non-owner-occupied rental, and the proceeds belong in the rental business: a down payment on another rental, renovations, or reserves. Spending on household costs is a different matter. A law-firm analysis of business-purpose lending cautions that business purpose does not mean compliance-exempt, and it is an older paper, so treat it as general background.

The line is also never offered on your own home or a second home. If the property is your residence, you need a different, owner-occupied product.

The broader complete DSCR loans guide explains how the underlying loan family works.

What If the Rent Fails the Test?

You have options, and the first is a smaller line. Because the stress test runs on the entire limit, cutting the line size raises coverage. Second, check whether a lease above market rent can be supported by three months of receipts. Third, consider whether a first lien on a paid-off rental changes the ceiling. Fourth, look at a cash-out refinance, which follows a different program’s rules.

A large severance balance cannot fix a rental that fails the coverage test. The qualifying ratio uses gross rent and the qualifying payment only, so judge your own deal separately by subtracting repairs and management costs. That gives you a truer view of cash flow than the ratio itself does.

Key Terms Defined

  • DSCR: the rent divided by the payment the lender tests, a ratio of 1.10x or better on this program.
  • CLTV: combined loan-to-value, meaning the first mortgage plus the new line, divided by value.
  • Second lien: a loan recorded behind your existing first mortgage.
  • Draw period: the 5 years when you pay interest only on what you have drawn.
  • Stress payment: a fully amortizing payment on the whole line at a higher test rate, used only to qualify.

Frequently Asked Questions

Can I get a DSCR HELOC with no job at all?

Yes, subject to lender guidelines, because the file qualifies primarily on property-level rental income covering the payment. There is no traditional personal-income documentation: no W-2s or personal income calculation. Credit, equity, the rent test and the property still get reviewed.

Should I open a line before I leave my job?

For a DSCR line, timing around your job does not matter, since your employment is not part of the file. For an income-based line, applying while income is still verifiable can help. Which route fits depends on the rental, your credit and the structure you want.

Can a lender freeze my line after a layoff?

HELOC terms vary by plan, and the CFPB notes that lenders can often reduce or freeze lines if home value falls or finances worsen. Read the specific program’s rules and ask about this before you sign.

How long must I own the rental first?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

Where is the program offered?

It is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee, through a wholesale lender in its network. Lendmire is the broker, not the lender. Programs change, every file is underwritten individually, and none of this is a commitment to lend.

If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals. A rental’s equity answers to its rent and its leverage cap, and a layoff does not rewrite either one.
