How Much Can You Borrow on a DSCR HELOC If Returns Understate Income?

How Much Can You Borrow on a DSCR HELOC If Returns Understate Income?

The Quick Read: Usually, your tax returns do not change the amount, because this line qualifies primarily on property-level rental income covering the payment, and the limit is whichever is lower of two tests: the equity cap (up to 70% combined loan-to-value on a second lien) and the rent test (1.10x coverage on a stress payment for the whole line). Every figure here is subject to underwriting and lender guidelines.

  • Your Schedule E profit, W-2s, pay stubs and debt-to-income ratio are not part of the math.
  • Equity sets the ceiling: value times the leverage cap, minus what you owe on the first mortgage.
  • Rent sets a second ceiling, because the coverage test runs on the entire credit limit, not just the part you draw.
  • Lines run from $50,000 to $500,000 on a second lien and up to $1,000,000 on a first lien, through select programs.
  • A bigger line can fail the rent test even when a smaller one passes.

Key Terms Defined

DSCR (debt service coverage ratio): gross monthly rent divided by the qualifying payment. This program wants at least 1.10x.

Second lien: a loan that sits behind the first mortgage you keep in place.

Combined loan-to-value (CLTV): your first mortgage balance plus the new line, divided by the property’s value. A first lien with no mortgage ahead of it is measured as plain loan-to-value (LTV).

Stress payment: a fully amortizing principal-and-interest payment on the whole credit limit at the start rate plus 2 percentage points. It is a test number, not what you will pay.

Depreciation: a yearly tax deduction for wear on the building. It lowers taxable income without costing you any cash.

How Does the Limit Actually Get Set?

Nothing on your tax return changes how the limit gets set.

Start with equity. The CFPB’s home equity line of credit booklet describes the general mechanic: a lender takes a percentage of the appraised value and subtracts the mortgage balance. DSCR lines work the same way, with program-specific percentages.

Across the wholesale network Lendmire works with, the DSCR HELOC is a revolving line on a one-to-four-unit rental, qualified on rent, and it comes in two shapes:

  • Second lien behind your existing first mortgage: up to 70% CLTV at a 720 credit score or better, on lines up to $500,000. Below 720 there is no second-lien option.
  • First lien on a rental with no mortgage: up to 75% LTV at 740 or better and 70% LTV from 700 to 739, on lines up to $500,000. Lines above $500,000, up to $1,000,000, are capped at 65% LTV at 720 or better. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Two small adjustments can shave leverage further. A declining-market flag lowers the ceiling by 5 points. The line floor is $50,000, so thin equity can leave you with no line at all.

Now the rent test. The lender takes gross monthly rent and divides it by the stress payment on the entire limit. Taxes and insurance are not in that payment. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease must be in place, and a two-to-four-unit building can have at most one vacant unit.

Here is the catch. The payment scales with the line. Double the limit and your coverage ratio roughly halves. So rent can cap you below what equity would allow. On a second lien, confirm on the file how the lender treats the first-mortgage payment, because the lender’s own coverage calculation governs.

Three Quick Sizing Pictures

These are modeled with percentages and ratios only. The lender’s own calculation governs.

Scenario Equity room Likely binding gate
Second lien, first mortgage at 55% of value, 735 score 15 points of value Rent test, on bigger lines
Second lien, first mortgage at 68% of value 2 points of value Equity, maybe under the $50,000 floor
No mortgage, 745 score, large line 75% LTV to $500,000, then 65% Dollar tier, then rent

In the first picture, equity is generous and the rent test probably decides. The owner can shrink the line until coverage clears 1.10x.

The second is a recent purchase financed at high leverage. Equity is the wall, and the line may not exist.

The third is a paid-off rental. Stepping above $500,000 drops the cap to 65% LTV, so a larger line is not automatically more cash. Sometimes the stronger play is staying at $500,000 at the higher percentage. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

Why Returns Understate Income (and Why It Stops Mattering Here)

A rental can deposit real money while the return shows almost nothing. The reason is depreciation. IRS Publication 527 says residential rental property is depreciated straight-line over 27.5 years. That deduction is non-cash. You never write a check for it, but it reduces the profit on Schedule E.

Add mortgage interest, repairs and other write-offs, and a healthy property can show a thin profit or even a loss. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

A personal-income underwriter reads that shrunken number. A rent-qualified line does not. The file asks whether the rental covers the stress payment, not whether your return shows profit. That is the whole point of the structure.

One more piece of context. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Rent-qualified does not mean paperwork-free. The lender still reviews the lease, your credit report, the valuation, title and insurance. It simply skips the personal income file.

Where the Return Still Shows Up

A line underwritten on your personal income does read Schedule E. Whether the underwriter adds depreciation back varies by lender. Lendmire’s piece on what investment property HELOC requirements look like when returns understate income walks through that path.

The bank statement route is another option. It is reviewed on documented deposits under that program’s own rules, subject to lender guidelines.

What Else Can Shrink the Line?

Equity and rent are the big two. The file has other gates, and each can move the number or end the file.

Credit. The lender’s own report sets your tier. Expect no 30-day mortgage late in the last 12 months, and 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu.

Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Valuation. Lines to $400,000 use an automated valuation (confidence score 85 or better) with a property inspection report, or a full interior appraisal. Larger lines need the full interior appraisal. Appraisal waivers are not accepted.

Property. Single-family, PUD, townhome, two-to-four units, and condominiums are eligible. Rural-designated property, condotels, row homes, leaseholds, mixed-use and properties listed for sale in the prior two months are outside this lane.

Borrower exposure. The program allows at most 5 loans or $2,500,000 per borrower. U.S. citizens, permanent residents and non-permanent residents with a Social Security number qualify. Foreign nationals and ITIN borrowers do not.

Title. An LLC can hold title, subject to program terms. Members sign as guarantors, and a title holder who is not a borrower signs an acknowledgment. For the full picture of how these loans fit together, see the complete DSCR loans guide.

What Happens After You Close?

You get a 5-year interest-only draw period on the drawn balance, then a 25-year fully amortizing repayment period, with a 30-year maturity. The rate is variable. Later draws are at least $5,000 each.

That draw rule changes how you size. You are not opening a mostly idle line. You are taking most of it on day one, and the stress test already assumed the full amount.

No reserves and no cash to close are required under the program. Taxes and insurance still live in your real budget, even though the qualifying payment leaves them out. (Clearing 1.10x is a lender’s test, not proof the property cash flows.)

What If the Rent Test Fails?

Run the test on a smaller line first. Because the payment scales with the limit, trimming the line is the cleanest fix.

If equity is the problem, a smaller draw will not help. A DSCR cash-out refinance replaces the first mortgage instead of sitting behind it, so the mechanics differ, and the existing first mortgage may or may not be worth giving up. Weigh the first mortgage you hold against the new financing, using the lender’s disclosures.

Short-term rentals use a different rent evidence basis.

Frequently Asked Questions

Do depreciation and write-offs reduce how much I can borrow?

Not on the rent-qualified line. The lender does not calculate your personal income, so Schedule E profit is not an input. The limit comes from equity, the coverage test and the program’s dollar cap, all subject to underwriting.

Can I keep the rental in my LLC?

Yes, on investment property, subject to program terms. The members sign as guarantors, and the borrowers on the line do not have to be the borrowers on the first mortgage. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.

Do I have to draw the whole line at closing?

At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines that means the whole line. Later draws must be at least $5,000 each.

Can I get a line behind a first mortgage if my score is 710?

Not on this program. A second lien needs a 720 score. A first lien needs 700, but it exists only on a rental with no mortgage, so a 710 borrower who keeps a first mortgage would need a different structure, such as a cash-out refinance.

Is the program available everywhere?

No. It is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee, through select programs. Lendmire is a broker arranging the line through a wholesale lender, and terms are subject to underwriting.
