How Much Can You Borrow on a Bank Statement HELOC on an Airbnb Held in an LLC?

How Much Can You Borrow on a Bank Statement HELOC on an Airbnb Held in an LLC?

The Quick Read: On the equity-line programs Lendmire places through its wholesale network, the answer is usually nothing, because a property deeded to an LLC cannot hold the line, and bank statements document income but cannot change who owns the property.

  • Investment-property lines must be titled to an individual or a revocable living trust, subject to lender guidelines.
  • If the title is eligible, the network ceiling on an investment property is 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line.
  • Capacity equals value times the CLTV limit, minus every existing lien, capped at the maximum line.
  • Airbnb revenue does not raise the limit. Equity and personal credit set it.
  • A DSCR cash-out refinance is the usual route when the LLC must stay on the deed.

Most owners ask the income question first, but the file asks the title question first. Because bank statements cannot change who owns the property, an LLC deed settles the answer before any income is reviewed.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Why Does LLC Title Stop the File?

The line is a personal-credit product, so the lender checks vesting before it reads a single deposit. Across the wholesale network, the vesting rule is the same for investment properties: fee simple or leasehold held by an individual or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

This is a product-design rule, not a law. Federal consumer-credit rules generally do not reach credit extended to non-natural persons or for business purposes, per Regulation Z §1026.3. A line to an LLC is therefore a commercial product, and the retail-style equity line is built as a consumer one. The barrier sits in the product box, not in a statute.

Lendmire’s piece Can You Get a Bank Statement HELOC for LLC-Titled Borrowers Who Want Equity? covers that title gate in more detail. Here the question is amount, so the rest of this page assumes you are working out what is possible and what is not.

How Is the Borrowing Amount Calculated?

Capacity is arithmetic: appraised or automated value times the CLTV ceiling, minus every lien already on the property, then capped at the program maximum. Three limits can bind. Equity binds first on most rentals with a large first mortgage. The $500,000 cap binds on high-value, low-debt properties. Debt-to-income binds when the borrower’s personal obligations are heavy.

For an investment property in the network, the figures are:

  • Ceiling: 70% CLTV.
  • Minimum credit: 700. A 720 score buys no extra leverage here, since both tiers reach the same 70%.
  • Line size: $25,000 to $500,000.
  • DTI: up to 50% at the top, subject to credit tier.

Compare that with the market at large. NerdWallet describes a smaller lender pool, stricter requirements, and lower borrowing amounts than lines on a primary home. The network’s own ceiling is the 70% CLTV above.

Because the line caps at $500,000, it sits in the automated-valuation lane and commonly closes with no traditional appraisal. A higher CLTV may trigger a secondary valuation, and a borrower can request a full appraisal.

Does a Bank Statement Change the Amount?

No. Statements change how income is documented, not how much equity you have. They help self-employed borrowers whose tax returns understate cash flow, because the lender averages deposits over 12 or 24 months after stripping transfers and other non-income credits.

Business accounts usually get an expense factor, commonly about half of business deposits, and a CPA letter can support a lower one. Personal accounts often count more of the deposits. These are market-practice patterns, not fixed program terms.

On an investment line, statements are never the binding constraint. The 700 credit floor already exceeds the 680 minimum used for business deposit analysis, so a file that clears credit clears that bar.

Whose Income Counts When an LLC Owns the Airbnb?

Two different LLCs often get confused. A consulting or contracting LLC that pays you can supply deposits the lender counts as your income. The LLC that holds the deed is a separate matter, and it blocks the line.

Does Airbnb Income Raise the Limit?

No. Limits come from equity and the borrower’s personal finances, not from what the listing earns. Supporting documents still matter: platform payout reports matched to bank deposits, and insurance that covers short-term-rental use.

The equity line does not run the short-term-rental history calculation, so a new listing is not penalized on that point. DSCR short-term-rental paths are different, and they expect about 12 months of hosting history. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Four Routes When the LLC Holds Title

Route Title stays in LLC? Catch
Re-title to yourself, then equity line No Due-on-sale risk, lost liability wall
Line on a different, personally titled property Yes Puts another asset at risk
Entity-level business line Yes Usually a personal guarantee
DSCR cash-out refinance Yes Replaces the first mortgage

Re-titling

Investors on BiggerPockets describe banks treating a deed transfer like a sale and closing or calling the line. A separate thread flags the same due-on-sale risk when mortgaged property moves into an LLC. That is investor commentary, not a recommendation. Talk to counsel before moving a deed.

A line on a different property

A line on your primary residence, with the cash contributed to the LLC as a documented contribution or member loan, keeps the Airbnb deed untouched. The cost is that your home now secures money used in the rental business.

Small banks and entity lines

Investors report that a few small banks and portfolio lenders will lend against LLC-held property, while most lenders will not. Entity-level business lines exist but usually carry a personal guarantee and depend on local policy. Neither is part of the network’s equity-line programs.

DSCR cash-out refinance

This is the route built for entity-held rentals. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, and LLC title is typically fine, depending on program guidelines. On short-term-rental collateral the cash-out ceiling is 70% LTV, against 75% on a standard rental. Short-term-rental programs also expect a 640+ score and about 12 months of hosting history.

The tradeoff is structure. An equity line is a floating revolving line. A DSCR cash-out is a term loan that replaces the first mortgage, so it only makes sense if you are comfortable giving up the existing loan. Lendmire’s complete DSCR loans guide covers the mechanics.

Clearing 1.00 coverage is not the same as positive cash flow. Coverage compares rent to the full payment only. Repairs, vacancy, management, and utilities sit outside it.

Which Product Fits Which Investor?

An equity line is underwritten on the person: credit, DTI, and equity. A DSCR cash-out is underwritten on the property. For a self-employed host whose deposits swing month to month, the property-based route keeps income swings out of the story.

A few borrower limits also apply to the equity line. A borrower can hold at most three lines, and an owner with more than 15 financed properties is not eligible. Availability is also narrower than the DSCR footprint: the equity-line programs run in Lendmire’s 16 full-service states, while DSCR investor loans are available in 41 markets, including Washington, D.C.

Key Terms Defined

  • CLTV: combined loan-to-value, which adds every lien on the property and divides by its value.
  • Vesting: the exact name or entity that holds legal title on the deed.
  • Bank statement income: income documented by averaging 12 or 24 months of deposits instead of tax returns.
  • DSCR: debt service coverage ratio, which compares a property’s rent to its full monthly obligation.
  • Due-on-sale clause: a mortgage term letting the lender demand payoff when ownership transfers.

What to Gather Before Asking

  • Deed or title report showing current vesting.
  • Current mortgage statement and a list of every lien.
  • 12 or 24 months of personal or business statements.
  • Platform payout reports matched to deposits.
  • Insurance declarations covering short-term-rental use.
  • Entity documents for any LLC that pays you income.

Misunderstandings cost the most time. Bank statements do not fix vesting. High revenue does not raise the limit. A 720 score does not add leverage on an investment line. And a paid-off Airbnb does not unlock primary-home-style percentages.

Nothing here is legal or tax advice. Title changes, entity structure, and lien questions belong with a qualified attorney or CPA who knows your situation. Tax treatment varies; consult a qualified professional.

Frequently Asked Questions

Can an LLC-owned Airbnb get a bank statement HELOC at all?

Not on the network’s programs, since the LLC cannot hold title on an investment-property line. The options are re-titling to an individual or revocable trust, pledging a different personally titled property, or a DSCR cash-out refinance that keeps the LLC on the deed.

What is the most I could borrow if the title is eligible?

On an investment property the ceiling is 70% CLTV, with a $500,000 maximum line and a 700 minimum credit score. Subtract all existing liens from value times 70% to see what is left, subject to lender guidelines.

Does a higher credit score raise the limit on a rental?

No. Both the 720 and 700 tiers reach the same 70% CLTV on an investment property, so a better score adds eligibility rather than leverage. The 700 floor has no tier beneath it.

Will strong Airbnb revenue increase the line?

No. The amount comes from equity and personal finances. Payout reports and insurance matter as support documents, not as sizing inputs.

Is deeding the property out of the LLC and back in safe?

It can create risk. The transfer may trigger the due-on-sale clause on an existing mortgage and removes the LLC’s liability protection while the line is in place. Review it with an attorney first.
