The Quick Read: Inherited rental owners often ask two things at once: how big the line can be, and when it can start. The line is sized on equity, and the timing is set by recorded title, not by a fixed number of months. On an investment property, the network’s ceiling is 70% combined loan-to-value (CLTV) with a maximum line of $500,000, reduced by every lien already on the property.
- Bank statements change how personal income is documented. They do not change how the line is sized.
- Investment lines require a 700 minimum credit score, and 720 does not raise the 70% ceiling.
- The line starts only after the deed is recorded in the heir’s name, or the property sits in a revocable living trust the borrower controls.
- Rent from the tenant does not count toward qualifying on this product.
- Title held by an LLC is not eligible, and a borrower can hold at most three lines.
Everything here is subject to lender guidelines and a full file review. This is not a commitment to lend. Lendmire is a mortgage broker and arranges these lines through select wholesale partners.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
How Much Can the Line Be?
The line equals the property’s appraised or automated value times the CLTV cap, minus every lien already recorded. That is the whole formula. An inherited rental with no mortgage leaves the full 70% of value available, up to the program cap. One with a first mortgage still on it loses that balance from the room.
Take a rental valued at $400,000. At the 70% investment ceiling, total debt can reach $280,000. If a first mortgage balance is already on the property, the line can only use what remains under that combined figure. The $500,000 cap rarely binds on a modest rental. It matters on higher-value properties, where the 70% math would otherwise run past it.
The network’s investment table has two tiers. A 700 score and a 720 score both reach 70% CLTV. Credit above 700 buys eligibility, not extra leverage, and 700 is a hard floor. Lines run from $25,000 up. Larger lines are limited to primary residences.
Valuation follows the size. Lines at or below $500,000 ordinarily run on automated valuation, so a traditional appraisal is commonly not part of an investment line. A borrower can still request a full appraisal.
What Does “Bank Statement” Actually Change?
It changes the income documentation and nothing else. A self-employed heir with no W-2 typically supplies 12 to 24 months of personal or business statements. Scotsman Guide describes the standard setup, in which the lender applies an expense factor to business deposits (its example is 50%) or accepts a profit-and-loss statement from a tax professional. Non-QM lenders still have to confirm ability to repay. They simply have more flexibility in how.
Each program sets its own factor, so treat the 50% as an example rather than a rule. Transfers, loan proceeds, refunds, and one-time deposits are stripped out of the deposit total. Inherited cash sitting in the account is not income either. It has to be documented separately.
Then comes the part many borrowers miss. This is a personal-income product. The line is underwritten on the borrower’s credit and debt-to-income ratio, with a 50% maximum, qualified on the interest-only payment at the full draw. Rent on the inherited property does not rescue a high ratio. Business bank accounts need a 680 minimum for deposit analysis, but investment lines already floor at 700, so the statements are never the binding constraint.
How Soon Can You Borrow After Inheriting?
Usually as soon as title is recorded in your name. No fixed month count governs it. While probate is open, the estate owns the property and the heir only holds a claim to it. A lender cannot place a lien on property the applicant does not own.
Documents prove different things. Letters from the probate court show an executor’s authority but do not move title to an heir. The deed does.
| Title situation | Can a line be placed? | What decides it |
|---|---|---|
| Probate open | Generally no | Deed not yet in heir’s name |
| Probate closed, deed recorded | Yes, once reviewed | Clean title and lien position |
| Funded revocable trust | Often yes | Trustee or beneficiary status, vesting |
| Survivorship or transfer-on-death deed | Often yes | Title review after the transfer |
| Co-heirs | After each signs or is bought out | All owners must sign |
| LLC-held | Not eligible | Vesting change or DSCR cash-out needed |
Routes that skip probate can mean title is already clean, though the title review makes the call. Timing otherwise depends on the estate and on state law, so a slow probate pushes everything back. How a lender counts an inherited transfer for seasoning is worth confirming in writing before you apply. A bridge loan with court consent exists for the probate window, but it is a different product from a standard line.
Plan the paperwork while the estate is still open: statements, credit review, trust documents, the death certificate, and a list of every lien on the property.
Edge Cases That Change the Answer
An existing mortgage on the inherited rental counts in CLTV.
Property type matters. Single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable condos, are eligible. Mixed-use, manufactured homes, log homes, co-ops, and condotels are not offered. A property listed for sale, or within the past 60 days, is ineligible in several states, including IN, NC, PA, TN, TX, and WA.
Borrower-level limits apply too. Someone owning more than 15 financed properties is not eligible. Combined exposure is capped across the three-line limit.
Title must sit with the individual or an inter vivos revocable living trust. An LLC, corporation, partnership, or an irrevocable, blind, or land trust cannot hold it. That is the sharpest structural difference from a DSCR loan.
An heir with no tax-return history on the property may struggle to qualify for a conventional bank line during the first year. Bank statement documentation can address personal income, though it does not change the title requirement.
The program is available only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint.
Structure: What You Are Actually Getting
An investment line runs a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats during both periods and never converts to fixed. The minimum subsequent draw is $1,000, though Texas differs. A line can sit in first or second lien position.
The CFPB explains that a HELOC is an open-end line with a draw period and then a repayment period, and that a lender may reduce or freeze the line if the home’s value falls significantly or the borrower’s finances change. It also warns that failing to repay a home-secured line could cost the home. That matters more on a rental, where the borrower is carrying the debt personally.
HELOC or DSCR Cash-Out?
Here is the decision, stated as a tradeoff. The line makes sense for a self-employed heir with a 700-plus score who wants to leave an existing first mortgage untouched and wants flexible draws. A DSCR cash-out refinance fits better when the credit score is below 700, when the property is deeded to an LLC, when the borrower wants more leverage, or when personal debt-to-income is too high.
| Factor | Bank statement HELOC | DSCR cash-out refinance |
|---|---|---|
| Reviewed on | Personal income and credit | Property rent vs. payment |
| Investment ceiling | 70% CLTV | Around 75% LTV on standard rentals |
| Credit floor | 700 | 620 in parts of the network, around 660 on most |
| Title | Individual or revocable trust | LLC eligible, subject to program terms |
| Existing first mortgage | Stays in place | Replaced |
DSCR compares rent to the full monthly obligation (principal, interest, taxes, insurance, and any HOA dues). Some select programs start at 1.00 coverage, and a separate select-lender path goes below 1.00 with leverage and terms adjusted. Cash-out refinances typically want about 6 months of seasoning. Clearing 1.00 is not the same as positive cash flow, since repairs, vacancy, and management sit outside the calculation.
The choice is close for a borrower with good credit and a low-rate first mortgage. Keeping that mortgage and adding a line may beat replacing it. If the borrower’s personal debt-to-income is the problem, the answer flips.

Key Terms Defined
CLTV: Combined loan-to-value, which adds every lien on the property, including the new line, and divides by value.
Seasoning: The time a lender wants you to have owned the property or held a loan before certain products apply.
Personal representative: The executor or administrator who manages the estate during probate but does not hold title for the heir.
Expense factor: The percentage of business deposits a lender treats as operating expense when estimating income from statements.
Mistakes That Stall an Inherited-Rental File
- Applying before the deed is recorded, then discovering the estate still owns the property.
- Assuming rent counts as qualifying income on the line.
- Leaving the property in an LLC and expecting the line to attach to it.
- Counting inherited cash in the account as deposits.
- Assuming higher credit raises the investment ceiling past 70%.
- Forgetting that a first mortgage reduces the available room.
If you are weighing the sale, the basis rules matter too. Basis of inherited property is covered in IRS Publication 551. Tax treatment varies; consult a qualified professional.
Frequently Asked Questions
Can I get a bank statement HELOC on an inherited rental while probate is still open?
Generally no. The estate owns the property until the deed moves, and a lender cannot lien property you do not own. A probate or bridge loan with court consent exists, but it is a different product. Funded trusts and survivorship or transfer-on-death routes may already have clean title.
Does the rent from my tenant help me qualify?
No. This line is underwritten on your credit and debt-to-income ratio, with a 50% maximum. Rent does not offset a high ratio. A DSCR cash-out tests the rent instead and qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
Does a higher credit score raise my borrowing limit?
Not above 70% CLTV on an investment property. A 700 score and a 720 score reach the same ceiling. A 700 score is a hard floor, and credit above it adds eligibility rather than leverage.
Can I use this line if the property is titled in an LLC?
No. A property already in an LLC needs a vesting change, or a DSCR cash-out refinance, subject to program terms.
What if several siblings inherited the property together?
Each owner generally has to sign, or be bought out first. The lender looks at the title as it stands after the transfer. Sorting out ownership before applying keeps the file from stalling.
