How Much Can You Borrow on a Bank Statement HELOC on Free and Clear Investment Property?

How Much Can You Borrow on a Bank Statement HELOC on Free and Clear Investment Property?

The Quick Read: Usually up to 70% of the property’s value on an investment line, capped at a $500,000 line, with a 700 minimum credit score. Because a free and clear rental has no first mortgage, nothing is subtracted from that 70%, so the dollar cap often decides your limit, subject to lender guidelines and full file review. A bank statement HELOC changes how your income is documented. It does not change the equity, credit, or property rules.

  • Ceiling: 70% combined loan-to-value (CLTV) on an investment property.
  • Line size: $25,000 to $500,000 on an investment line.
  • Credit: 700 minimum. A 720 score reaches the same 70% as a 700.
  • Title: an individual or a revocable living trust. An LLC cannot hold title on this product.
  • Income: reviewed on documented bank statement deposits under the applicable program, not on the rent.

How Is the Limit Calculated on a Paid-Off Rental?

Three steps set the limit: value times 70%, minus any existing liens, then cap the result at $500,000. On a free and clear rental the second step subtracts zero. The percentage and the dollar cap are both live, and the smaller one wins.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Take it in order:

1. Value the property. Investment lines top out at $500,000, so valuation is almost always automated. A traditional appraisal is commonly skipped, though you can request a full one.

2. Apply 70% CLTV. CLTV counts every loan against the property. With no first mortgage, the line can use the whole 70%.

3. Apply the cap and the floor. The line can’t exceed $500,000, and it must come to at least $25,000.

Here is how that plays out across property values.

Property value Which limit binds What it means
Modest (low six figures) 70% CLTV Line is 70% of value
Mid-range (mid six figures) 70% CLTV Still the percentage
Well over $700,000 $500,000 cap Extra equity adds nothing
Very low value $25,000 floor May be too small to qualify

The takeaway: owners of higher-value rentals hit the dollar cap before the percentage. Equity above the cap just sits there.

Remember too that the limit is a ceiling, not a promise. Lenders in the wholesale network that Lendmire works with each review the full file, and every figure here is subject to lender guidelines.

Does a Higher Credit Score Raise the Limit?

No. On an investment line, 700 and 720 both reach the same 70% CLTV. Credit above 700 buys you eligibility, not extra leverage.

The 700 is a hard floor with no tier beneath it. A borrower at 690 does not get a smaller investment line. That borrower doesn’t get one at all.

This surprises people who know primary-residence lines. Those can reach 90% CLTV, but only at a 720-or-better credit profile, and that ceiling follows the occupancy of the property securing the line. Your rental is an investment property, so the 70% ceiling applies.

How Do Bank Statements Become Qualifying Income?

The lender turns 12 to 24 months of deposits into a monthly income figure. It strips out what isn’t real income, then applies an expense factor if the account is a business account. That figure is what you qualify on.

Scotsman Guide describes the standard non-QM setup the same way. A self-employed borrower without a W-2 provides personal or business statements, and the lender applies an expense factor. The article’s example uses 50%. That is an example, not a rule, because each lender sets its own factor. A profit-and-loss statement or a tax professional’s expense letter can sometimes substitute.

Deposits that get stripped before averaging include:

  • Transfers between your own accounts
  • Loan proceeds
  • Refunds
  • One-time deposits

If you own a business jointly, the income is prorated to your ownership share. A business account needs a 680 minimum credit score for the deposit analysis. Investment lines already floor at 700, so the bank statement piece is never the binding credit constraint on this product.

Non-QM does not mean loose. As the same Scotsman Guide piece stresses, these lenders still have to confirm that you can repay. It is not a loan without paperwork. It is a different set of paperwork.

Why Your Income Can Cap the Line Before the Equity Does

Income can cap your line before equity does, because the file is tested on you, not on the rental. Debt-to-income (DTI) maxes out at 50%, and the test uses the interest-only payment calculated on the maximum draw.

Two details matter here. First, the full credit limit counts toward your leverage and DTI whether you draw it or not. Second, at least 75% of the line is drawn at closing, so you can’t open a large line and leave it untouched.

A strong rental does not fix a weak personal file. A self-employed investor with heavy write-offs may find that deposits show more qualifying income than a tax return would. But if your existing obligations already eat most of your income, the equity doesn’t matter.

How Do You Prove the Property Is Free and Clear?

The lender confirms it through the title work. A clean title shows no open mortgage or lien ahead of the new line. Because a free and clear property has no first lien, the new line is often written in first position.

Typically that means:

  • Any old mortgage shows as released, not just paid down.
  • Any prior equity line shows as closed, not just unused.
  • Vesting matches the borrower: an individual or an inter vivos revocable living trust.

If something old is still recorded, expect the lender to ask for a release or closure before moving forward. Clearing that up early keeps the file from stalling later.

What Gates Decide Whether the Property and Borrower Qualify?

Property type, title, credit history, and borrower exposure all gate eligibility before the limit math matters. Here is the investment-line version.

Gate Investment line
Title Individual or revocable living trust
Property types Single-family, 2-4 units, PUD, townhome, condo (including non-warrantable)
Not offered Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, agricultural zoning
Credit 700 minimum, single-bureau score, report under 90 days old
Bankruptcy 4 years from discharge or dismissal
Foreclosure 7 years; deed-in-lieu, pre-foreclosure, short sale 4 years
Exposure Three lines per borrower; more than 15 financed properties not eligible

Two other points apply. This line is offered in a narrower set of states than Lendmire’s DSCR footprint, so availability is the first thing to confirm. And properties listed for sale, or listed within the past 60 days, are ineligible in some states.

What If the Rental Is Titled in an LLC?

Then this product is off the table as the property sits. The line is not available to a rental deeded to an LLC, and BiggerPockets members describe HELOCs on LLC-held rentals as very hard to find.

You have two routes. You can change the vesting to your own name or a revocable trust, which is worth doing only after you check the legal and insurance side with your own advisors. Or you can use a DSCR cash-out refinance, where LLC vesting is allowed on investment property, subject to lender program eligibility.

DSCR is a different test. It compares rent to the full monthly obligation: principal, interest, taxes, insurance, and any association dues. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. For a full walkthrough, see Lendmire’s complete DSCR loans guide.

Bank Statement HELOC or DSCR Cash-Out on a Paid-Off Rental?

The choice comes down to who gets underwritten, how much you want, and how you want to take it. Here are the structural differences.

Factor Bank statement HELOC DSCR cash-out refinance
Reviewed on Your deposits and DTI Property rent vs. payment
Leverage 70% CLTV, investment Around 75% LTV, standard rental
Size $25,000 to $500,000 Up to $3,000,000 on standard programs
Title Individual or trust only LLC allowed (program terms)
Structure 5-year draw, 25-year repayment 30-year fixed is the spine
Credit 700 minimum Floors from 620; most want ~660

A few notes on the right-hand column. Seasoning of about 6 months is the common expectation on a cash-out. Coverage of 1.00 is where select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Extended terms such as 40-year and interest-only periods are also available through select lenders.

One caution on DSCR: clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capital expenses all sit outside the calculation.

Each tool fits a different person. The HELOC suits a self-employed owner whose personal file is strong, who wants a mid-sized line and is fine with a floating payment. The cash-out suits someone who wants one lump sum, owns the property in an LLC, or needs more than the $500,000 line cap. The best program for your situation depends on your credit, your documentation, and how much you actually need.

What Are the Risks of Putting a Lien on a Debt-Free Rental?

The main risk is that you trade a clean asset for a floating payment secured by it. The CFPB describes a HELOC as an open-end line with a draw period followed by a repayment period. HELOCs usually carry variable rates, and payments are often much higher once repayment starts.

On this investment line, that means a 5-year draw followed by 25 years of repayment. Pricing floats the whole way and never converts to fixed. The FTC notes that you pay interest only on what you actually borrow. That helps, but with at least 75% drawn at closing, most of the line is accruing from day one.

The bigger strategic risk comes when the line funds the next purchase. A BiggerPockets moderator warns that using a HELOC to cover a rental down payment can leave no equity in the new property. That adds risk if values fall. Lendmire’s article How Much Can You Borrow on a Bank Statement HELOC to Buy a Real Estate Investment? covers that use in detail.

The honest read: keeping 30% of the property’s value untouched is a built-in cushion. Treat it as one.

Key Terms Defined

Free and clear: a property with no mortgage or other lien recorded against it.

CLTV (combined loan-to-value): the total of all loans on a property divided by its value. A 70% CLTV ceiling means all loans together can’t exceed 70% of value.

Bank statement HELOC: a home equity line qualified on deposits in your bank statements instead of tax returns or W-2s. It is a documentation method, not a separate kind of loan.

Draw period: the stretch when you can borrow from the line. On an investment line it lasts 5 years.

Repayment period: the stretch after the draw period when you pay the balance down. On an investment line it lasts 25 years.

Expense factor: the percentage of business deposits a lender treats as operating costs rather than income.

Frequently Asked Questions

Can I get a bank statement HELOC on a rental with no mortgage?

Yes, if you meet the credit, title, and property rules. A rental with no first mortgage can use the full 70% CLTV, up to the line cap. The line is written in first or second lien position depending on what is recorded, and the lender still reviews your income, credit, and DTI.

Does my rental income count toward qualifying?

Not directly. This line is reviewed on your documented bank statement deposits, your credit, and your DTI. The rental’s rent does not set the limit. If you want the property’s income to carry the file, a DSCR cash-out refinance tests rent against the payment instead, subject to lender guidelines.

How many months of bank statements do I need?

Typically 12 to 24 months, personal or business. The lender removes transfers, loan proceeds, refunds, and one-time deposits before averaging. Business accounts get an expense factor set by the lender, and income is prorated to your ownership share.

Why can’t I borrow more than $500,000 on a high-value property?

The investment line is capped at $500,000 no matter how much equity you hold. On a property worth well over $700,000 the dollar cap binds before the 70% ceiling. If you need a larger single pull, a DSCR cash-out refinance sized at roughly 75% LTV on a standard rental may fit, depending on the property and program. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

What happens if my credit score is below 700?

There is no investment line at that score on this network. Credit above 700 doesn’t raise the limit, but below 700 the option is gone. A DSCR cash-out refinance has lower credit floors in parts of the network, with 620 as the floor and most programs wanting around 660. Terms vary by borrower and property.

Next Steps

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. The brokerage arranges financing through select lenders in its wholesale network and is not the lender. Every figure here is a typical range, not a commitment to lend, and each file is underwritten individually.

A free and clear rental gives you the most room under the cap, but the cap still rules: on most higher-value properties, the equity you can’t borrow against is the cushion you keep.
