How Much Can You Borrow on a Bank Statement HELOC for Charleston Landlords Borrowing?

How Much Can You Borrow on a Bank Statement HELOC for Charleston Landlords Borrowing?

The Quick Read: On a rental property, a bank statement HELOC is sized by three limits, and the smallest one wins: a 70% combined loan-to-value ceiling, a $500,000 maximum line, and a 700 minimum credit score. Bank statements prove your income, but they never raise the amount. This applies to any landlord, in Charleston or anywhere the network operates.

  • The line equals 70% of the property’s value, minus every lien already on it.
  • The $500,000 cap usually binds first on higher-value rentals.
  • Credit above 700 buys eligibility, not extra leverage on an investment property.
  • The property must be titled in your name or a revocable living trust, not an LLC.
  • Everything here is subject to lender guidelines and full file review.

Lendmire is a mortgage broker. It places these lines with select wholesale lenders and is never the lender itself. Nothing below depends on a local market. The same math applies to a rental in any state the program covers.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Sets the Maximum Line on a Rental?

The ceiling is a formula. Take 70% of the property’s value, subtract every loan already secured by it, and compare the result to the $500,000 program cap. Whichever number is smaller is your maximum. Lines on an investment property run from $25,000 to $500,000.

Lenders call the 70% figure combined loan-to-value, or CLTV. It is the total of all loans secured by the property divided by its value, as the Achieve glossary defines it. On a line of credit, the lender tests the whole limit, not just the amount you plan to draw.

Here are three worked examples, all in percentages of value.

  • Moderate first mortgage. Your first mortgage equals 50% of the property’s value. The 70% ceiling leaves room equal to 20% of value. On a modest rental, that may land well under the dollar cap.
  • Paid-off rental, high value. A free-and-clear rental can borrow up to 70% of value. On a higher-value property, the $500,000 cap hits first, so equity is no longer the limit.
  • Thin room. A first mortgage at 65% of value leaves 5% of room. That can fall below the $25,000 minimum line, which means no offer at all.

That third case surprises people. A rental with a first mortgage near the ceiling may not clear the minimum line size.

Do Bank Statements Raise the Amount?

No. Bank statements document income. They do not change the 70% ceiling or the $500,000 cap. Their job is to show the lender your deposits so the debt-to-income test can be passed.

This is the most common misunderstanding about the product. Self-employed landlords often have tax returns that understate their cash flow after deductions. Statement-based income analysis exists to fix that problem. It can help you pass the third test, debt-to-income, but it cannot lift the first two.

The lender reads your deposits, strips out transfers, and applies an expense factor. It is not a no-document loan. The lender still verifies money coming in. Rent matters only as supporting evidence here, because the borrower is underwritten, not the property.

Debt-to-income tops out at 50% on this product. It runs 45% for credit profiles from 600 to 679, and a ratio above 45% needs at least a 680 score. The payment is tested on the interest-only amount at the maximum draw, not on what you intend to borrow. A large line you never fully use still counts against you.

On an investment property, the 700 credit floor already sits above the 680 minimum for business-account deposit analysis. So statement analysis is rarely the binding constraint on a rental line.

Does a Higher Credit Score Raise Rental Leverage?

Not on an investment property. The network’s investment table has two tiers, 720 and above and 700 and above, and both reach 70% CLTV up to $500,000. Seven hundred is a hard floor with no tier beneath it.

Compare that to a primary residence. A line on your own home can reach 90% CLTV, but only with a 720-or-better credit profile. Never read that figure as available on a rental. Occupancy decides the tier.

Duplexes are the edge case. Live in one unit and the line is reviewed as a primary residence. Rent both units and it becomes an investment property at 70% CLTV.

What Property and Title Rules Apply?

Eligible property types are single-family homes, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not eligible. A 2-4 unit property can carry a higher credit minimum under one of the wholesale programs, so confirm that detail on your specific file.

Title is the gate that stops more landlords than income does. The borrower must hold title personally or in a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this product. If your rental already sits in an LLC, you would need a vesting change first. A DSCR cash-out refinance is the other route, because it reviews the property’s qualifying rent instead of the borrower.

Two more limits matter for larger portfolios. A borrower can hold up to three lines, and combined exposure is capped at $750,000 or $2,000,000 depending on the wholesale program. A borrower with more than 15 financed properties is not eligible. Each line runs its own CLTV test.

How Does the Line Work After Closing?

Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats and never converts to fixed. The line can sit in first or second lien position.

That 75% draw requirement is the part many landlords miss. It is not a standby line you pay for only when you use it. The CFPB describes a HELOC as open-end credit you can borrow against repeatedly, with a draw period followed by repayment. It also notes some plans require an initial draw at setup, which is how this program behaves.

Because a line at or below $500,000 ordinarily runs an automated valuation, investment lines usually close without a traditional appraisal. A higher CLTV may call for a secondary valuation, and a borrower can always request a full appraisal. A line above $500,000 is primary-residence only, so it never applies to a rental.

The program is available only in the 16 states where Lendmire offers full-service lending: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the DSCR footprint.

Bank Statement HELOC or DSCR Cash-Out?

This is the real investor decision. The two products underwrite different things. A bank statement HELOC reads you: deposits, credit, and debt-to-income. A DSCR loan reads the property, comparing rent to the full monthly obligation of principal, interest, taxes, insurance, and any association dues.

Factor Bank statement HELOC (rental) DSCR cash-out refinance
Underwrites The borrower’s deposits and credit The property’s rent
Leverage Up to 70% CLTV on an investment property Around 75% LTV on a standard rental
Size $25,000 to $500,000 Up to $3,000,000 on standard programs
First mortgage Stays in place Replaced by a new loan
LLC title Not allowed Subject to program eligibility
Credit 700 minimum 620 floor in parts of the network, most want about 660

Cash-out on a DSCR file is typically about 75% LTV on standard rentals, with around 6 months of seasoning as the common expectation. Coverage of 1.00 is where select programs start, and a separate select-lender path goes below 1.00 with leverage and terms adjusted. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, and management sit outside the calculation.

The complete DSCR loans guide walks through that product in detail.

A DSCR loan often fits better when the rental is in an LLC, when personal debt is crowded, or when you need a large pull. A bank statement HELOC fits when you own the property personally, want to keep a low-balance first mortgage in place, and only need a moderate amount.

What Do Lenders Look For?

Across the wholesale network, the checklist is short.

  • Title in your name or a revocable living trust.
  • A 700 credit score or better, with a report no older than 90 days at closing.
  • Deposit history that supports debt-to-income at or under 50%.
  • Combined liens at or under 70% of value, with at least $25,000 of room.
  • An eligible property type. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

On the credit file, bankruptcy needs 4 years of seasoning from discharge or dismissal. Investment files follow a 7-year path after a foreclosure and 4 years after a deed-in-lieu, pre-foreclosure, or short sale.

For deposits, keep rent in a clean account and avoid mixing transfers between your own accounts with real income. Transfers get stripped out, so tidy statements make the analysis simpler. Security deposits and loan proceeds are also poor candidates for counting as earnings.

Why Are Rental Lines Harder to Find?

Fewer lenders offer them. NerdWallet notes that a HELOC on an investment property isn’t offered by all lenders, that qualification requirements are strict, and that multiple appraisals may be required. That is why a broker matters here. A broker can shop several wholesale lenders and match your title, credit, and leverage to the program that fits. The best program depends on your situation, not on a name.

Risk deserves a plain statement. If you default on a line secured by a rental, the lender can foreclose on that property. The CFPB cautions that you should only consider a HELOC if you are confident you can keep up with the payments.

Who Should Look Elsewhere?

Skip this product if any of these apply:

  • Your credit is below 700.
  • The property sits in an LLC and you do not want to change title.
  • You bought or refinanced at 75% to 80% LTV and have not yet paid down or appreciated below the 70% ceiling.
  • You need more than $500,000.
  • You need a short-term-rental-specific structure. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

If you want to see how the numbers work on your own property, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Reach the team at 828-256-2183 or through the quote form.

Frequently Asked Questions

What is the most I can borrow on a rental with a bank statement HELOC?

The cap is $500,000, and the line cannot exceed 70% of the property’s value minus existing liens. Whichever is lower applies. Larger lines exist only on primary residences.

Can I use a bank statement HELOC if my rental is in an LLC?

No. An LLC-owned rental needs a vesting change, or a DSCR cash-out refinance may fit better, subject to program terms.

Does a 740 score get me more than a 700 score?

Not on an investment property. The 720 and 700 tiers both reach 70% CLTV up to $500,000. Higher credit helps with eligibility but not leverage.

Do I have to draw the whole line?

At least 75% of the line must be drawn at closing, so plan for most of it to be outstanding from day one. The payment is also tested on the maximum draw.

Is a bank statement HELOC the same as a DSCR loan?

No. A bank statement HELOC underwrites you through deposits, credit, and debt-to-income. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.
