How Much Can You Borrow on a Bank Statement HELOC for Landlords Who Need a Nonbank Lender?

How Much Can You Borrow on a Bank Statement HELOC for Landlords Who Need a Nonbank Lender?

The Quick Read: Usually a rental line runs from $25,000 up to a $500,000 maximum, and the size depends on equity, not on deposits: property value times the allowed combined loan-to-value, minus every lien already on the home, up to that cap, subject to lender guidelines.

  • Investment-property lines top out at 70% CLTV, and that ceiling is the same at a 700 score or a 720 score.
  • A 700 credit score is the hard floor on an investment line, with no tier beneath it.
  • The $500,000 maximum line often binds first on a high-value rental with a small first mortgage.
  • Title must sit with an individual or a revocable trust, because an LLC cannot hold title on this product.
  • Bank statements document income. They never enlarge the line.

Why Do Landlords End Up With a Nonbank Lender?

Many big banks skip rental lines entirely. A landlord whose taxable income is thin on paper, even though cash flow is strong, hits a second wall: a traditional bank wants tax returns.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Bank statement programs sit in the non-QM space. HousingWire describes the bank statement HELOC as a revolving second lien for self-employed homeowners, documented with 12 to 24 months of statements. A broker matters here because the right program depends on the property, the credit profile, and how much leverage the investor needs. A broker shops several wholesale lenders and matches the file to the program that fits.

One scope note. This product runs in Lendmire’s 16 full-service states, which is narrower than its 41-market DSCR footprint.

How Is the Maximum Line Calculated on a Rental?

Three limits apply, and the smallest one wins.

1. Equity limit. Property value times the CLTV cap, minus all existing liens.

2. Program cap. The line cannot exceed $500,000 on an investment property.

3. Borrower limit. Credit, debt ratio, and deposit analysis must all pass.

Take a property worth $400,000. At the 70% investment ceiling, total allowed debt is $280,000. Subtract the first mortgage balance, and what remains is the most the line can be. If the first mortgage is small, the line stays well under the cap. If the first mortgage is large, the 70% ceiling shuts the door before the $500,000 cap matters.

The lender tests the full line limit, not only the amount drawn. A $150,000 line has to fit under the CLTV ceiling on day one, even if you draw part of it. On this structure, at least 75% of the line is drawn at closing, so plan the size with that in mind.

Limit Investment property What it means
Max CLTV 70% Value × 70% minus liens
Line range $25,000–$500,000 Floor and ceiling
Minimum credit 700 No lower tier
Score above 700 Same 70% Buys eligibility, not leverage

Which Limit Binds First?

Equity usually binds on a leveraged rental. The cap binds on a high-value rental with little debt. Income almost never binds. Business accounts need a 680 for the deposit analysis, but investment lines already floor at 700, so the statements are rarely the constraint.

Picture two landlords. One owns a rental with a large first mortgage. The 70% ceiling leaves little room, and no amount of strong deposits changes that. The other owns a high-value rental almost paid off. The equity math allows more than $500,000, but the program stops at $500,000. Same product, different binding limit.

For comparison, owner-occupied lines on the same network go higher. Primary residences and second homes can reach 90% CLTV, and only at a 720-or-better credit profile. A line above $500,000 is primary-residence only. None of that carries over to a rental.

What Do Bank Statements Actually Do?

Bank statements prove the borrower can repay. They do not set the amount. The lender reads deposits, credit, and the debt ratio, and it underwrites the borrower, not the rent the property earns. Deposits are reviewed and adjusted: refunds, transfers, and one-time asset sales that don’t look like recurring business income typically come out of the analysis.

Debt-to-income runs at a 50% maximum, with 45% for scores from 600 to 679. A ratio above 45% requires a 680 minimum, and qualification uses the interest-only payment calculated on the maximum draw. Since investment lines require 700 anyway, the lower tiers matter mostly on primary residences.

Two myths worth retiring. First, more deposits do not mean a bigger line. Second, a bank statement line is not a no-underwriting product. It is reviewed on documented income under the applicable program, subject to lender guidelines. Rent from the property is not the qualifying basis, which is the biggest difference from a DSCR loan.

What Property and Title Rules Apply?

Eligible collateral includes single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums, including non-warrantable condos. Not eligible: manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, or agricultural-zoned property.

Title is the sharpest edge case. The borrower must hold title individually or in a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A rental already deeded into an LLC needs a vesting change first, or a DSCR cash-out instead.

Other checkpoints:

  • Exposure. A borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible.
  • Valuation. Lines at or below $500,000 ordinarily use an automated valuation, though a higher CLTV may trigger a secondary valuation. Since an investment line never exceeds $500,000, it generally stays in that lane. A borrower can request a full appraisal. That matters after a recent rehab, because an automated model may not capture the work. A BiggerPockets thread raises the same concern.
  • Structure. Investment lines run a 5-year interest-only draw followed by a 25-year amortizing repayment. Pricing floats and does not convert to fixed.
  • Listing status. A property listed for sale, or within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.

Rental income and business purpose also matter on the legal side. Credit to acquire, improve, or maintain non-owner-occupied rental property is treated as business purpose under CFPB Regulation Z commentary, and the eCFR commentary points to §1026.3(a) for deciding which rules cover a given plan. Treatment depends on purpose, so this is not legal advice.

Bank Statement HELOC vs. DSCR Cash-Out: Which Fits?

The two products answer different questions. A HELOC keeps your existing first mortgage in place and adds a second lien, sized by CLTV and the borrower’s profile. A DSCR cash-out replaces the first mortgage and qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

Factor Bank statement HELOC DSCR cash-out
Sizing basis CLTV and borrower profile LTV and rental coverage
Investment ceiling 70% CLTV About 75% LTV on standard rentals
Size range $25,000–$500,000 Up to $3,000,000 on standard programs
First mortgage Stays in place Replaced
Title Individual or revocable trust LLC eligible, subject to program terms
Income basis Borrower’s documented income Property rent vs. PITIA

The flip point: if you want to keep a low first mortgage and need a modest amount, the line is the better tool. If your equity is large, you hold properties in an LLC, or your personal debt ratio is stretched, DSCR cash-out usually pencils better. Cash-out also commonly expects about 6 months of seasoning, and short-term rental collateral caps lower at 70%. Clearing 1.00 coverage on a DSCR file is a lender test of rent against PITIA. It is not the same as positive cash flow after repairs, vacancy, and management.

Some landlords use a line to fund the next acquisition, then refinance later. That works, but interest accrues on the full amount used, as BiggerPockets members point out. Lendmire’s piece Can You Get a Bank Statement HELOC for Landlords Who Borrow Against Rental Income? covers that strategy in more depth.

How Should a Landlord Prepare the Statements?

Preparation decides how clean the deposit analysis looks. Lenders typically want 12 to 24 months of statements, personal or business, and an expense factor may apply to business accounts.

  • Separate rental and business deposits from personal transfers.
  • Be ready to explain large one-off deposits.
  • Keep a single clean account where possible, rather than shuffling money between several.
  • Have the credit report current. It must be no more than 90 days old at closing.
  • Check housing history across all financed properties, because it is reviewed across the whole portfolio.

Low taxable income that reflects real deductions is different from income that never shows up in deposits. The lender can only count what the statements support. For a broader view of investor financing options, the complete DSCR loans guide lays out the alternatives.

Key Terms Defined

CLTV: Combined loan-to-value, meaning all liens on the property divided by its value.

Non-QM: A loan that falls outside standard qualified-mortgage documentation, often using alternative income proof.

Draw period: The stretch when you can borrow from the line, paying interest only.

Expense factor: A percentage a lender may subtract from business deposits to estimate usable income.

Automated valuation: A model-based value estimate used instead of a full appraisal.

Frequently Asked Questions

What is the most I can borrow on a rental with this kind of line?

Up to $500,000, and only if equity allows it. The line is capped at 70% CLTV on an investment property, minus existing liens. Lines above $500,000 are primary-residence only, so a rental never reaches that tier. Eligibility remains subject to lender guidelines and full file review.

Does a higher credit score raise my limit on a rental?

No. Scores of 700 and 720 both reach the same 70% CLTV on an investment property. A higher score can strengthen the file, but it does not buy extra leverage. Below 700, an investment line is generally not available.

Can my LLC borrow on this product?

No. Title must be held by the individual borrower or a revocable living trust. If the rental sits in an LLC, the options are a vesting change or a DSCR cash-out refinance, which can work with entity-owned property, depending on program guidelines.

Do rent deposits raise the amount I qualify for?

Rent in your accounts can count as part of documented deposits, but the property’s rent is not the qualifying basis. The line is sized by CLTV, occupancy, and credit, not rental coverage. Deposits that look like transfers or one-time sales are typically stripped out.

Will I need a full appraisal?

Usually not. Investment lines cap at $500,000, and lines at or below that amount ordinarily use automated valuation. A higher CLTV may trigger a secondary valuation, and a borrower can request a full appraisal, which can help after a recent rehab.
