Can You Get a Bank Statement HELOC for Savannah Landlords Tapping Equity?

Can You Get a Bank Statement HELOC for Savannah Landlords Tapping Equity?

The Quick Read: Yes, but only under narrow conditions: through select wholesale lenders, a landlord can document income with bank statements and borrow against a rental, provided the deed is in a personal name or revocable trust, combined leverage stays at or below 70% combined loan-to-value (CLTV), and the credit score reaches 700 or better. Bank statements change how income is proven. They do not loosen leverage, credit, or title rules.

  • Investment-property ceiling: 70% CLTV across all liens, with a maximum line of $500,000, subject to lender guidelines.
  • Credit floor: 700 on an investment line, with no tier below it.
  • Title: an individual or a revocable living trust. An LLC cannot hold title on this product.
  • Alternative: if the rental sits in an LLC or you want more room, a DSCR cash-out refinance tests the property’s rent instead of your deposits.

What Does a Bank Statement HELOC Actually Change?

It changes one thing: how your income is documented. A standard home equity line leans on tax returns and pay stubs. A bank statement line reviews your deposits instead, which helps self-employed owners whose deductions shrink their taxable income.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

HousingWire’s non-QM guide lists the bank statement HELOC as its own non-QM product, a revolving second lien for self-employed homeowners. It also says these reviews look at 12 to 24 months of actual deposits. The lender does not simply add up the deposits. Business accounts can carry an expense factor, and one-time items like refunds or asset sales are generally stripped out.

Everything else about the product stays the same. It is still a line of credit with a draw period and a repayment period. It still needs enough equity, a qualifying score, and an eligible property. A borrower is reviewed on documented income under the applicable program, subject to lender guidelines.

Key Terms Defined

Bank statement income: a monthly income figure the lender builds from your actual deposits over a set window, after removing transfers and one-time items.

CLTV (combined loan-to-value): all loans against the property, including the new line, divided by the property’s value.

Draw period: the stretch when you can borrow from the line and pay interest only.

Vesting: how title is held, such as in your own name, a revocable trust, or an LLC.

DSCR (debt service coverage ratio): monthly rent divided by the full monthly housing payment on the property.

What Does the Network Allow on a Rental?

On an investment property, the network’s equity line tops out at 70% CLTV and a $500,000 line. Credit starts at 700, and 720 or higher does not buy more leverage. These are typical program ranges from select wholesale lenders, not promises, and every file is reviewed individually.

The rest of the structure works like this:

  • Position: a standalone line in first or second lien position.
  • Structure: investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment period. Pricing is variable and does not convert to a fixed figure.
  • Draw at closing: at least 75% of the line is drawn when the loan closes.
  • Debt-to-income: 50% maximum, tested on the interest-only payment calculated on the maximum draw.
  • Valuation: investment lines sit at or under $500,000, so they commonly use an automated valuation with no traditional appraisal. A borrower can still request a full appraisal.
  • Property types: single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable ones. Manufactured homes, co-ops, condotels, log homes, and commercial or mixed-use properties are not offered.
  • Exposure: a borrower is limited to three lines, and owning more than 15 financed properties makes you ineligible.

One practical point on documentation: business bank accounts need a 680 minimum for the deposit analysis. An investment line already floors at 700. Credit, leverage, and title are the other items to review.

This product is available in Lendmire’s 16 full-service states, which include Georgia. That is narrower than the 41-market DSCR footprint, so owners outside those states should check availability first. A Savannah duplex or triplex fits the 2-4 unit category. Tenant and rental rules are separate questions from the loan.

How Much Line Can Your Equity Support?

Subtract what you owe from the lender’s combined loan-to-value ceiling applied to the property’s value. What remains is the most the line can be. The math runs on percentages, so run it on your own numbers.

Take a rental with an existing first mortgage equal to 50% of its value. At the 70% CLTV ceiling, the line could reach at most 20% of the value, before the $500,000 cap. Now take an owner who owes 65%. The room shrinks to 5% of the value, and a line that small may not be worth setting up.

Several things sit on top of that arithmetic. The line must still fit under the cap, you must pass the debt-to-income test, and the valuation must support the number. If you own the rental free and clear, the ceiling still applies, because the 70% limit is on total liens, not on whether you have a first mortgage.

A stronger credit score will not stretch that ceiling on an investment property. Both the 700 and 720 credit tiers top out at 70% CLTV.

When Title Blocks the Deal

The line must be held by you as an individual or by your revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. This is the sharpest structural difference from a DSCR loan, which can close in an LLC subject to program terms.

If your rental is already deeded to an LLC, you have two realistic paths. You can change the vesting, or you can skip the line and use a DSCR cash-out. Think carefully before re-deeding a mortgaged property. Moving title can trigger the due-on-sale clause in your existing first mortgage. Talk to your current lender and an attorney first, and do not treat a deed change as a casual workaround.

Bank Statement HELOC vs DSCR Cash-Out: Which Tests What?

A bank statement line tests you. A DSCR cash-out tests the property. Pick the one where your file is stronger.

Factor Bank statement HELOC DSCR cash-out refinance
What is tested Your deposits The rental’s income
Title Individual or revocable trust LLC allowed, per program terms
Investment leverage Up to 70% CLTV Around 75% LTV
Credit 700 minimum 620 floor in parts of network; most want about 660
Size Up to $500,000 Up to $3,000,000 on standard programs
First mortgage Can stay in place Replaced by new loan
Seasoning None noted About 6 months common

On the DSCR side, coverage of 1.00 is where many select programs start. A separate path through select lenders goes below 1.00, with leverage and terms adjusted. Stronger coverage opens better pricing and leverage. Remember that clearing the number is not the same as positive cash flow. DSCR compares rent to the monthly payment only, and repairs, vacancy, management, and utilities sit outside the calculation.

The line makes sense when your first mortgage is cheap and you want to leave it alone. The cash-out makes sense when you have an LLC, a larger portfolio, or a bigger cash need. Whichever you choose, compare the full cost of both before deciding. Lendmire’s complete DSCR loans guide explains the property-based side in more depth.

What Can Go Wrong After You Close?

The biggest risks are the payment step-up and the personal liability. The CFPB explains that a HELOC is an open-end line you can borrow against repeatedly. It also says the draw period could last 10 years, for example, after which the lender may set a repayment schedule. Payments are often significantly higher in repayment, and in some cases the whole balance can come due. The network’s investment structure uses a 5-year draw and a 25-year repayment, but the lesson is the same: the payment you start with is not the payment you end with.

Plan around these points:

1. Interest-only is temporary. During the draw you pay interest and nothing toward principal. The balance does not shrink until repayment starts.

2. Pricing floats. Your payment can change even if you do not draw another dollar.

3. It is your debt. The line is secured by the property but sits on your personal credit file, so a weak rental month does not excuse the payment.

4. A sale pays it off. Expect the line to be repaid in full when you sell the property.

5. Refinancing the first mortgage later is not automatic. The line lender generally has to agree to stay in second position, or be paid off.

Underwrite your rental with the line’s payment included. If the property only works when the line stays interest-only, it does not really work.

Does Business-Purpose Treatment Matter?

Briefly, yes. Loans on investment properties are business-purpose loans, which are reviewed differently from a standard owner-occupied mortgage. Regulation Z exempts credit extended primarily for a business or commercial purpose. In practice, a line used to buy, improve, or maintain a rental may fall outside some consumer-disclosure protections that an owner-occupied HELOC carries. How that applies depends on the facts of your use, so ask the lender and an attorney rather than assuming.

Which Path Fits You?

Use this as a quick sorting list:

  • Personal name or revocable trust, 700+ credit, cheap first mortgage, modest cash need: a bank statement line is worth a quote.
  • LLC-titled rental: a DSCR cash-out is usually the cleaner route, subject to program terms.
  • Need more than 70% of value or more than $500,000: the line cannot get you there. Look at the cash-out.
  • Credit under 700: the line is closed to an investment property. DSCR programs reach lower, with a 620 floor in parts of the network.
  • Manufactured home or log home: neither product is offered.

Frequently Asked Questions

Can I use rent as my income on a bank statement HELOC?

Your deposits are what get reviewed. Rent that lands in the accounts you submit may show up in those deposits, but the test is your overall income picture, not the property’s coverage. If you want rent to carry the file, a DSCR cash-out is built for that.

Do I need a traditional appraisal?

Usually not. Investment lines cap at $500,000, and lines at that size ordinarily run an automated valuation. A higher CLTV can trigger a secondary valuation, and you can request a full appraisal anytime.

Can my LLC take out the line?

No. Title must be in your own name or a revocable living trust. An LLC-owned rental generally points toward a DSCR cash-out instead.

Will a stronger credit score raise my leverage?

Not on an investment property.

Does a bank statement line count against my other loans?

Yes. The line counts toward your debt-to-income test.
