Can You Get an Investment Property HELOC With Special Programs, Rewards, or Perks?

Can You Get an Investment Property HELOC With Special Programs, Rewards, or Perks?

The Quick Read: Usually yes in a limited sense: some banks attach autopay discounts, relationship pricing, or promotional terms to lines secured by a rental, but those perks are small, are mostly written for owner-occupied homes, and no true rewards program exists for investment-property lines, so the real advantage comes from the structure of the line itself.

  • Bank perks are relationship-based, such as autopay reductions and existing-customer pricing, and many exclude rentals or add a surcharge to them.
  • On an investment property, the wholesale network Lendmire works with caps a line at 70% combined loan-to-value, with a minimum 700 credit profile and a maximum line of $500,000.
  • The title must sit with an individual or a revocable living trust, so an LLC-owned rental needs a different product.
  • A small discount rarely matters as much as leverage, title, and property eligibility.

What Does “Perks” Actually Mean on a Rental Line?

Perks on a HELOC fall into four buckets: rate discounts, fee waivers, relationship tiers, and program flexibility. Only the last one changes whether you can borrow at all. The first three change the cost around the edges, and they depend on who the lender is.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The bank-style perks investors ask about are easy to list. Autopay discounts reduce the borrowing cost when you link a deposit account. Existing-customer pricing rewards people who already keep deposits with the institution. Introductory terms run for a short window and then reset. Some products tie the line to a card with cash-back features.

Here is the problem for rental owners. These offers are usually written for a line on your own home. Many large retail lenders do not lend against rentals at all. Those that do often apply stricter terms or a surcharge for investment collateral, which can cancel out the perk. Experian notes that a HELOC on a rental is generally harder to qualify for because lenders treat it as riskier, and that borrowers should expect a higher credit score, lower debt-to-income ratio, and stronger cash reserves than on a primary residence.

Loyalty tiers published for owner-occupied lines are the weakest claim in this space. A tier that discounts your primary-home line tells you nothing about whether it extends to a rental. Treat it as unconfirmed until the lender says so in writing.

Are There Rewards Programs Built for Investors?

No rewards program built specifically for investment-property HELOCs shows up in the sources reviewed for this article. The closest items are bank loyalty tiers aimed at owner-occupants and one cash-back-style product that advertises availability for second homes and investment properties.

Lendmire is a broker, and the wholesale programs it places lines with are built around structure, not points or loyalty tiers. That means no rewards ladder, no deposit-linked discount, and nothing to unlock by moving your checking account. What a broker can do is compare how several lenders handle the same file: leverage, title, valuation method, and draw structure. That comparison is where the real money sits.

The table below separates the common perk types by what they do and what to check.

Perk type How it works Applies to a rental? What to verify
Autopay discount Lower cost for linking a deposit account Often owner-occupied only Written confirmation for investment collateral
Relationship pricing Better terms for existing customers Varies by lender Whether rentals are in scope
Introductory terms Short promotional window, then resets Sometimes What happens when the window ends
Cash-back style product Card-linked line with rewards Advertised for some Fees, limits, and draw mechanics
Investment surcharge Added cost for rental collateral Applies only to rentals Whether it cancels the discount

The last row matters most. A lender can advertise a discount and quietly add a surcharge for investment collateral, and the borrower ends up where they started.

How Does Approval Work on a Rental Line?

Approval works on a personal-income basis. The lender looks at your credit, your debts against your income, and the equity left in the property after the line.

On the network Lendmire works with, the main investment-line parameters are these, all subject to lender guidelines and full file review:

  • Leverage: 70% combined loan-to-value on an investment property. Credit above 700 buys eligibility, not extra leverage, because 720 and 700 reach the same ceiling.
  • Credit: a 700 minimum on an investment line, even though the program floor elsewhere sits lower.
  • Line size: $25,000 to $500,000 on an investment property.
  • Debt-to-income: 50% maximum, qualified on the interest-only payment calculated on the maximum draw.
  • Structure: a standalone line in first or second lien position, with at least 75% of the line drawn at closing.
  • Valuation: lines at or below $500,000 ordinarily use an automated valuation with no traditional appraisal, though a borrower can request a full appraisal.

Industry sources describe investment-property line caps near 80% combined leverage, and Experian cites a figure in that range as a market-wide cap. The network figure for an investment property is lower: 70% CLTV. The two numbers describe different things, and the network figure is the one that applies to files placed through it.

Primary residences and second homes sit in different leverage tiers, reaching 90% CLTV only at a 720 or better credit profile. That gap is another reason a perk on your own home line does not carry over to the rental.

Equity math follows from the cap. At 70% combined leverage, you need roughly 30% of the property’s value left over after the first mortgage and the new line together. A lower first mortgage balance leaves more room for the line. That is the structural perk investors can actually use.

Why Does the Structure Beat the Discount?

A second-lien line lets you keep a low first mortgage and draw only when you need cash. A cash-out refinance replaces the first loan with a new one at today’s terms. Investors who hold a low-cost first mortgage often prefer the line for that reason.

Investment lines in the network run a 5-year interest-only draw period followed by a 25-year fully amortizing repayment period. Pricing floats across both the draw and the repayment period and never converts to a fixed term. A floating payment sits on top of the first loan, so the borrower should model what happens if the payment rises.

At least 75% of the line is drawn at closing, so a borrower who wants a large line “just in case” ends up carrying most of it from the start. That detail cuts against the usual HELOC pitch of paying only for what you use. Size the line to the amount you intend to deploy.

Compare that with a small discount. A reduction for autopay is tiny next to the effect of leverage and structure. If one option allows a higher combined leverage ceiling, or keeps your existing first mortgage intact, that difference outweighs a small discount on the line.

What Documents Does a Rental HELOC File Need?

Expect a personal-income file. Benzinga lists proof of income, tax returns, rental agreements, and proof of property insurance as typical documents for a HELOC on an investment property.

Rental agreements help show the property is leased, though the bank-style review weighs your personal profile first. Credit reports are pulled on a single-bureau model keyed to the primary wage earner, and the report can be no more than 90 days old at closing.

  • Income documentation under the applicable program.
  • Existing mortgage statement and insurance declarations.
  • Evidence of title vesting in your personal name or a revocable trust.
  • A list of other financed properties, since a borrower with more than 15 financed properties is not eligible.

Credit history matters beyond the score. A bankruptcy needs four years of seasoning from discharge or dismissal. On investment files, a foreclosure follows a seven-year seasoning path, and a deed-in-lieu, pre-foreclosure, or short sale follows four years.

Which Rentals and Owners Don’t Fit?

Title is the first filter. The property must be held by an individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. A rental already deeded to an LLC needs a vesting change or a different product, such as a DSCR cash-out refinance, subject to program terms.

That difference is the sharpest one between a bank-style line and a rent-qualified loan. A DSCR loan compares the property’s rent to its full monthly obligation, which is why it works for entity-held rentals and for borrowers whose taxable income looks thin on paper. Lendmire’s piece Can You Get a DSCR HELOC With Special Programs, Rewards, or Perks? covers that rent-qualified side.

Property type is the second filter. Single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial property, mixed-use, and agricultural zoning are not offered.

Two other limits apply. A borrower can hold only three lines, with combined exposure capped at a program-specific amount. And the product is available in a limited set of states, narrower than the 41-market DSCR footprint, so a borrower outside that set may find a closed-end second is the only route.

Two Ways Investors Use a HELOC

RentalRealEstate.com describes two routes. The first is a line on the primary home used to fund rentals. The second is a line secured by the rental itself, which fewer lenders offer and with stricter requirements.

On the network, a line above $500,000 is available on primary residences only, so a rental line cannot reach that size. A primary-home line pulls equity from a house you live in, and it carries its own set of requirements and risks. A rental line draws on the investment property instead. Neither route is inherently better. The right one depends on where your equity sits, how the property is titled, and which lender will lend against it.

Collateral risk applies either way. As Experian points out, a HELOC typically is a second mortgage, and the property serves as collateral. Drawing on a line to cover a down payment on another rental stacks debt on a property whose rent already carries its own payment.

The complete DSCR loans guide explains how rent-qualified financing works from the beginning.

How Do You Compare a Perk-Heavy Offer With a Plain One?

Compare total structure, not the headline discount. Picture two offers on the same rental. The first advertises relationship pricing, an autopay reduction, and a short introductory window. The second has no perks but allows higher combined leverage and leaves your first mortgage untouched.

The first offer looks cheaper in the opening months. The second may let you draw more, or let you keep a low first mortgage that a refinance would replace. If the first lender also adds an investment-property surcharge, the discounts may net out to nothing once the introductory window closes.

Run the comparison on these points:

1. Confirm in writing that each perk applies to investment collateral, not just owner-occupied lines.

2. Ask whether an investment-property surcharge offsets the discount.

3. Find out what happens when the introductory window ends.

4. Check the maximum combined leverage and the line size for a rental.

5. Confirm how the title must be held and whether your entity structure is accepted.

6. Ask which fees come back to you if you close the line early.

A lender who answers all six in writing is easier to compare than one who answers verbally. Perks are worth pursuing only after the structural items clear.

When Do Perks Not Matter?

Perks stop mattering when the file doesn’t fit the product. An LLC-owned rental fails the title rule regardless of discounts. A borrower under the 700 credit floor on an investment line cannot be helped by relationship pricing. A property that is a condotel or sits in an agricultural zone is not offered.

Thin leverage is the other case. If the first mortgage plus the new line would exceed 70% combined on the rental, no discount fixes the math. The borrower then looks at a smaller line, a different property to borrow against, or a cash-out refinance on a rent-qualified basis.

Tax treatment can also depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

Combined loan-to-value (CLTV): The total of all liens on a property divided by its value, expressed as a percentage.

Draw period: The stretch when you can borrow against the line and pay only interest on what you have drawn.

Repayment period: The stretch after the draw period when the balance amortizes and you can no longer borrow.

Second lien: A loan that sits behind a first mortgage, which lets you keep the first loan in place.

Automated valuation: A computer-based property value estimate used in place of a traditional appraisal on smaller lines.

DSCR: Debt service coverage ratio, which compares a property’s monthly rent to its full monthly payment, including taxes and insurance.

Frequently Asked Questions

Can you get a HELOC on an investment property at all?

Yes, though not every lender offers one. Many banks lend only against a primary home, and those that accept rentals usually apply stricter credit, income, and equity standards. In the wholesale network Lendmire works with, an investment line is available up to 70% CLTV with a minimum 700 credit profile and a $500,000 maximum, subject to lender guidelines and file review.

Do autopay or relationship discounts apply to a rental line?

Sometimes, but do not assume. Most published discounts are written for lines on owner-occupied homes, and some lenders add a surcharge for investment collateral that offsets them. Ask for written confirmation that the discount applies to a line secured by a rental.

Is there a rewards program for investment-property HELOCs?

Bank loyalty tiers and cash-back-style products exist, but their eligibility for rentals is not confirmed. The brokered programs focus on structure, such as leverage, lien position, and draw terms, not rewards.

Can an LLC borrow on a HELOC for a rental?

Not on these lines. Title must be held by an individual or a revocable living trust. An LLC-owned rental usually needs a vesting change or a rent-qualified alternative such as a DSCR cash-out refinance, depending on program guidelines.

Does the line require a full appraisal?

Not usually. An investment line cannot exceed $500,000, and full appraisals are required only above that amount, so the file ordinarily runs on an automated valuation. A borrower can request a full appraisal, and a higher CLTV may call for a secondary valuation.
