How Much Can You Borrow on an Investment Property HELOC Without Income Verification?

How Much Can You Borrow on an Investment Property HELOC Without Income Verification?

The Quick Read: On a rental, the amount comes from equity rather than income: on Lendmire’s network, an investment property line caps at 70% combined loan-to-value, runs from $25,000 to $500,000, and needs a credit score of at least 700, with the available room equal to value times 70% minus every existing lien.

  • CLTV (combined loan-to-value) is every loan on the property, plus the full new line, divided by the property’s value.
  • A higher score does not buy more leverage. On an investment line, a 720 and a 700 both reach the same 70% ceiling.
  • Title matters. The property must be held by you personally or by a revocable living trust. An LLC cannot hold title on this kind of line.
  • The paperwork changes, the math does not. Qualification still runs on credit, equity, and debt capacity.

What Does Skipping Traditional Income Paperwork Actually Change?

It changes what you hand over, not how much equity you have. A rental line still checks your credit, the property’s value, the liens on it, and how the title is held. The only piece that moves is the income paperwork.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Here is the plain version. On a standalone investment line, the lender looks at credit, equity position, and debt capacity. Alternative documents, such as business bank statements, can stand in for pay stubs and tax returns. The file is reviewed on documented income under the applicable program, subject to lender guidelines. Nobody skips underwriting.

The ceiling comes from the property. Your income does not raise it.

NerdWallet notes that you will likely face a smaller pool of lenders and a lower borrowing limit than on your primary home, because lenders see rentals as higher default risk.

How Do You Size the Line?

Start with the property’s value. Multiply it by the lender’s CLTV cap. Subtract every existing lien. What is left is the most the line can be, before the dollar limits apply.

On Lendmire’s network, the investment cap is 70% CLTV. The line can sit in first or second lien position. The new line counts at its full limit, not at the amount you plan to draw. That detail catches many first-timers.

Three examples show how the percentage and the dollar limits interact. All three are modeled, expressed as shares of value.

Example one: a moderate first mortgage. Say the existing first mortgage equals 40% of value. The cap leaves room worth 30% of value. On most ordinary rentals, that fits under the $500,000 ceiling with space to spare.

Example two: a free-and-clear rental. With no mortgage, the full 70% of value is available as a first-lien line. On a high-value property, the $500,000 maximum stops you before the percentage does.

Example three: a heavily financed rental. Suppose the first mortgage is already 66% of value. A 70% cap leaves room worth only 4% of value. On a modest-priced property, that may not even clear the $25,000 minimum line. Thin equity is where the line stops making sense. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Market surveys differ. Experian reports lenders typically cap investment-property lines at 80% LTV, and NerdWallet reports a typical 720 score with at least 20% equity. On Lendmire’s network, the investment ceiling is 70% CLTV with a 700 minimum, and no tier sits above it.

Which Limits Bind First?

Whichever number is smallest wins. Four limits stack up on a rental line.

1. The CLTV cap. 70% of value, minus liens.

2. The dollar range. $25,000 minimum and $500,000 maximum on an investment line.

3. Debt capacity. The maximum debt-to-income ratio is 50%, qualified on the interest-only payment calculated on the maximum draw.

4. Exposure. A borrower is limited to three lines, and an owner with more than 15 financed properties is not eligible.

Low-equity rentals hit the first limit. High-value rentals hit the second.

A larger draw also costs you in cash carry. At least 75% of the approved line is drawn at closing. Investment lines run a 5-year draw period followed by a 25-year repayment period. Interest starts on most of the line on day one, so size the line to the project, not to the maximum.

What Does the Property Have to Look Like?

The property has to be an eligible type, and the title has to be in the right name. Eligible types are single-family homes, two-to-four-unit buildings, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agriculturally zoned properties are not offered.

Title is the sharpest dividing line. Fee simple or leasehold held by an individual or a revocable living trust works. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. If your rental is already deeded to an LLC, you need a vesting change first, or you can look at a DSCR cash-out refinance instead, which can accommodate entity title subject to program terms.

Also, a line carries personal liability. Putting a rental in an LLC does not shield you from a personally borrowed, home-secured line.

Valuation is usually light. Because an investment line caps at $500,000 and full appraisals begin above that level, these lines commonly run on an automated valuation with no traditional appraisal. A higher CLTV can trigger a secondary valuation, and you can always request a full appraisal.

Credit has hard edges:

  • 700 is the floor on an investment line, with no tier beneath it.
  • The credit report must be no more than 90 days old at closing.
  • A bankruptcy needs 4 years of seasoning from discharge or dismissal.
  • A foreclosure needs 7 years of seasoning, and a deed-in-lieu, pre-foreclosure, or short sale needs 4.

Some states also bar lines on properties that are listed for sale or were listed within the past 60 days. These lines are offered in a narrower set of states than Lendmire’s DSCR footprint, so confirm availability early.

How Does This Compare With a DSCR Cash-Out Refinance?

A DSCR cash-out refinance usually reaches more equity than an investment line, and it qualifies the property instead of you. Both can pull cash from a rental. They work very differently.

Factor Investment HELOC DSCR cash-out refinance
Typical max leverage 70% CLTV About 75% LTV, standard rentals
What qualifies you Credit, equity, debt capacity Property rent versus PITIA
Title Individual or revocable trust LLC allowed, per program terms
Size range $25,000 to $500,000 Up to $3,000,000 on standard programs
Structure 5-year draw, 25-year repayment 30-year fixed is the spine

DSCR compares rent to PITIA, the full monthly obligation of principal, interest, taxes, insurance, and any HOA dues. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Many select programs start at 1.00 coverage, and a separate select-lender path goes below 1.00 with leverage and terms adjusted. Stronger ratios open better leverage and pricing. Most programs want around a 660 score, 700 and up unlocks the strongest tiers, and a cash-out refinance typically expects about 6 months of seasoning.

One caution: clearing 1.00 does not mean positive cash flow. Repairs, vacancy, management, utilities, and capital expenses sit outside the DSCR calculation.

A cash-out also reprices the whole first mortgage balance. If your existing first loan is a good one, a separate line leaves it alone. The tradeoff is the lower leverage ceiling.

A line stacked on a rental also adds a second payment. Rent has to carry both the first mortgage and the line. Size it with that in mind.

Key Terms Defined

HELOC (home equity line of credit): An open-end line of credit that lets you borrow repeatedly against your equity, according to the CFPB. The same page defines equity as your home’s value minus what you owe on your mortgage, and notes a lender may stop further draws if the value drops significantly or your finances change.

CLTV: All loans on the property plus the full new line, divided by value.

Lien: A lender’s legal claim on the property. A first mortgage is the first lien, and a line behind it is a second lien.

Draw period: The stretch when you can borrow from the line. After it ends, you enter a repayment period, often ten or 20 years, per the CFPB. On an investment line here, repayment runs 25 years.

Automated valuation: A computer-model estimate of value used in place of a full appraisal.

DSCR: Debt service coverage ratio, which is monthly rent divided by PITIA.

The CFPB’s HELOC booklet describes the limit the same way this article does. It takes a percentage of the home’s appraised value and subtracts what you owe. It adds that the lender will also consider your ability to repay.

When Is This the Wrong Tool?

An investment line is the wrong tool when equity is thin, when the property sits in an LLC, or when you need more than $500,000. It is also the wrong tool when you are borrowing against a rental you bought or refinanced very recently, since many lenders want seasoning first.

It also fits poorly if you plan to scale. A DSCR loan is underwritten on the property, so it carries across a growing portfolio more easily than a personally underwritten line, where the three-line limit and the 15-property cap apply.

A line fits best when you own a rental with solid equity, hold title personally or in a revocable trust, have a 700 or better score, and need a modest, flexible amount for a renovation or a down payment.

One honest toss-up: an investor with a large, low-balance first mortgage and a project of moderate size can reasonably go either way. The line keeps the first loan untouched. The cash-out raises more but reprices everything. Run both before you pick.

Frequently Asked Questions

What is the most I can borrow on a rental through Lendmire’s network?

The program ceiling is $500,000 on an investment line, with a $25,000 minimum. The percentage cap usually binds first: 70% CLTV, minus existing liens. Both limits are subject to lender guidelines and full file review.

Does a 740 credit score get me more than a 700?

No. On an investment line, 740 and 700 both reach 70% CLTV up to $500,000. A higher score can help the file in other ways, but it does not raise the ceiling. Seven hundred is a hard floor, with no tier below it. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Can my LLC take out the line?

No. Title must be held by you or by a revocable living trust. If the property is already in an LLC, you would need a vesting change or a DSCR cash-out refinance instead, which may allow entity title subject to program terms.

Do I need an appraisal?

Usually not. Lines at or below $500,000 ordinarily run on an automated valuation, and an investment line never exceeds that size. A higher CLTV may trigger a secondary valuation, and you can request a full appraisal at any time.

How much of the line gets drawn up front?

At least 75% is drawn at closing, so interest begins on most of the line right away. After closing, the minimum subsequent draw is typically $1,000, with a higher minimum in a few states. Plan the size around the project rather than the maximum.
