How Much Can You Borrow on an Investment Property HELOC While Living?

How Much Can You Borrow on an Investment Property HELOC While Living?

The Quick Read: The limit is the property’s value times the allowed combined loan-to-value (CLTV), minus every lien already on it, and a dollar cap can shrink it further. On Lendmire’s network, an investment-property line tops out at 70% CLTV and $500,000, while a primary residence can reach higher tiers. Everything below is subject to lender guidelines and a full review of the property, leverage, and credit.

  • Lines start at a $25,000 minimum.
  • A 700 credit score is the floor, and scores above 700 do not raise leverage.
  • You qualify on credit, income, and debt load, not on the rent.
  • Title must sit with an individual or a revocable living trust. An LLC cannot hold it.
  • Living in the home changes the tier. Renting it out later can breach the line’s terms.

“While living” can mean two things. One reading is that you currently live in the property, which changes the occupancy tier and therefore the ceiling. The other is that the property is held in a revocable living trust, which is one of the two ways title can be held on this product.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Does “While Living” Change?

Occupancy and title decide which borrowing tier applies. A home you live in is a primary residence. A home you rent out is an investment property. The first gets the higher ceiling, and the second gets the lower one.

On the network, the primary-residence and second-home ceiling reaches 90% CLTV, and only at a 720-or-better credit profile. An investment property stops at 70% CLTV. There is no tier above it.

If you are living in the home now and plan to convert it to a rental, flag it early. The CFPB’s HELOC booklet explains that lenders set the limit as a percentage of the home’s value less what you owe. A line opened as owner-occupied and later used as a rental can break the occupancy terms in the agreement. Disclose the intended use and get written confirmation from the lender.

If “living” means a living trust, the news is better. An inter vivos revocable living trust can hold title on the network, provided the deed names the trust and the trust document lets the trustee borrow. Irrevocable, blind, and land trusts cannot.

The Formula for Your Maximum Line

Take the property’s value, multiply by the allowed CLTV, then subtract all existing liens. That is the maximum line before caps. The CFPB’s guide to home equity lines defines equity as the home’s value minus what you owe on your mortgage. The lender then applies its percentage on top of that.

Three steps follow the formula:

1. Multiply value by the allowed CLTV for the occupancy tier.

2. Subtract the first mortgage and any other liens.

3. Check the result against the $25,000 minimum and $500,000 maximum line.

The lender counts the full credit limit toward leverage and debt-to-income, whether or not you draw it. An undrawn line still counts as debt.

Three Worked Examples

These use modeled assumptions, not market data. They show how the formula behaves.

A standard case. Picture a rental valued at $400,000 with a $200,000 first mortgage. At 70% CLTV, total debt is capped at $280,000. Subtracting the first mortgage leaves $80,000 of room for the line. The line is above the minimum and well below the cap, so the percentage is what limits it.

A below-minimum case. Say you own a rental worth $300,000 with a $195,000 balance. At 70% CLTV, total debt is capped at $210,000, which leaves $15,000. That falls under the $25,000 minimum line, so the product does not fit. A DSCR cash-out refinance is the usual alternative, since it is sized on the property’s rent against its payment instead.

A hard-cap case. Consider a free-and-clear rental valued at $1,200,000. At 70% CLTV the percentage would allow $840,000. The $500,000 maximum line binds first. The dollar cap, not the CLTV, sets the answer on high-value, low-debt properties.

Why a Higher Score Doesn’t Lift the Limit

On an investment line the credit table has two tiers, 720 and 700, and they pay out the same. Both reach 70% CLTV. Seven hundred is a hard floor with nothing beneath it, so a better score buys eligibility rather than leverage.

Many borrowers assume a 760 will unlock a higher percentage. On an investment line it won’t.

Credit and debt load still decide whether you qualify at all. The maximum debt-to-income ratio is 50%, measured on the interest-only payment calculated on the maximum draw. NerdWallet’s investment-property HELOC explainer notes that these lines are not offered by all lenders and carry strict requirements. Lenders see a higher default risk on rentals than on primary homes.

Title: The Stall Before the Math

Title is the sharpest difference from a DSCR loan. If your rental already sits in an LLC, you have two paths. One is a vesting change into your personal name or a revocable trust, which carries its own title and lender-consent considerations. The other is a DSCR cash-out refinance, which can be written to an LLC, depending on program guidelines.

Property type matters too. Single-family, 2-4 unit, PUD, townhome, and condominium properties are eligible, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agriculturally zoned properties are not offered.

How the Line Is Valued and Structured

Investment lines are capped at $500,000, and full appraisals are required only on lines above that amount. An investment line therefore sits in the automated-valuation lane and commonly closes with no traditional appraisal. A higher CLTV may require a secondary valuation, and you can still request a full appraisal. A lender may also reduce a line later if the home’s value drops.

The structure on an investment line is a standalone line in first or second lien position. It carries a five-year interest-only draw, then a 25-year fully amortizing repayment period. At least 75% of the line is drawn at closing. Pricing floats through the draw and the repayment period and never converts to fixed. After closing, the minimum subsequent draw is generally $1,000.

Primary residences and second homes also have a shorter structure: a three-year draw and a 17-year repayment. That shorter structure does not apply to investment lines.

Limits on exposure apply as well. A borrower can hold up to three lines, and an investor with more than 15 financed properties is not eligible. Availability is limited to Lendmire’s 16 full-service states, which is narrower than the 41-market DSCR footprint.

Safe Amount vs. Maximum Amount

The maximum is what the lender allows. The safe amount is what the property carries when something goes wrong.

Because pricing floats, the payment can climb if the market moves. Because the draw period is interest-only, nothing is paid down for five years. Because at least 75% is drawn at closing, most of the line is a working balance from day one, not a reserve.

Stress the file two ways. First, assume a vacancy stretch with no rent for several months. Second, assume the payment rises while rent stays flat. If the property still carries the debt in both cases, the amount is closer to safe. These lines work as a bridge for a BRRRR, a flip, or a value-add project, and a refinance or sale then pays them off. As a long-term source of down-payment funds, the line is a harder fit.

HELOC vs. DSCR Cash-Out vs. Primary-Home Line

Factor Investment HELOC Primary-home HELOC DSCR cash-out
Ceiling 70% CLTV Up to 90% CLTV at 720+ Around 75% LTV
Reviewed on You: credit, income, DTI You: credit, income, DTI Rent against the payment
Title Individual or revocable trust Individual or revocable trust LLC allowed, per program terms
Size $25,000 to $500,000 Up to $750,000 Up to $3,000,000 on standard programs
First mortgage Stays in place Stays in place Replaced

A HELOC is underwritten on you and leaves your first mortgage alone. A DSCR cash-out is underwritten on the property and replaces the first mortgage. DSCR compares rent to the full monthly obligation of principal, interest, taxes, and insurance. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, and management sit outside the ratio.

For an investor who is stretched on personal debt-to-income, holds property in an LLC, or owns several rentals, the DSCR route is often the cleaner fit. The complete DSCR loans guide covers how coverage is measured, including select-lender paths below 1.00 with leverage and terms adjusted.

Documents to Gather

  • A credit report no more than 90 days old at closing.
  • Income documentation, or alternative documents where the program allows.
  • Title or vesting evidence, including the deed and trust pages if a trust holds title.
  • The valuation.
  • A lease, if requested. It may only show the property is a working rental, because the rent itself generally is not what gets underwritten on this product.

Frequently Asked Questions

Can I borrow more if my credit score is above 720?

Not on an investment line. Scores of 700 and 720 both reach the same 70% CLTV ceiling, so a higher score adds eligibility, not leverage. Seven hundred is the floor. The higher 90% CLTV tier exists only on primary residences and second homes, and only at 720 or better.

Does an existing first mortgage reduce what I can borrow?

Yes. Total debt, meaning the first mortgage plus the new line, must stay within the CLTV ceiling. Subtract the existing balance from value times 70%. With no first mortgage, the line can use the full allowed percentage, up to the $500,000 maximum.

Can I hold the property in an LLC and still get the line?

No. Only individuals and revocable living trusts can hold title. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance, which can be arranged for an LLC subject to program terms.

What if the formula gives me less than $25,000?

The product does not fit. The minimum line is $25,000, so a result below that means the property lacks enough equity for this structure. A DSCR cash-out, sized on rent, is the usual alternative to review.

Can I rent out a home I opened an owner-occupied line on?

Possibly not. Line terms can prohibit renting the home to others, and an occupancy misclassification creates a breach risk. Disclose the plan to the lender before applying and get the answer in writing.
