The Quick Read: Usually up to 70% combined loan-to-value on an investment property (CLTV: first mortgage plus the new line, divided by value), minus what you already owe, capped at a $500,000 line with a 700 minimum credit score; acreage adds no room by itself and can shrink the number when the valuation gives extra land little credit. Lendmire arranges this line through select lenders in its wholesale network, so every figure is subject to lender guidelines and is not a commitment to lend.
- The formula is value × 70% − existing liens, then capped at the program’s maximum line.
- Acreage matters only through the valuation and through whether the property type and zoning are eligible at all.
- Title must sit with you personally or in a revocable living trust. An LLC cannot hold title on this line.
- If your rental is in an LLC or your personal debt ratio is tight, a DSCR cash-out refinance is the usual alternative.
Key Terms Defined
HELOC: a home equity line of credit, a revolving line you draw against the equity in a property.
CLTV: combined loan-to-value, which adds every loan on the property (the first mortgage plus the new line) and divides by the property’s value.
Homesite: the house and the land it reasonably needs, such as the yard, driveway, and septic area.
Excess land: acreage beyond the homesite, which an appraiser may value separately or give only partial credit.
Automated valuation: a computer estimate of value built from nearby sales, used instead of a full appraisal.
DSCR: debt service coverage ratio, a loan type that checks whether a rental’s income covers its own monthly payment.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
How Is the Borrowing Limit Calculated?
Your limit equals the property’s value times the maximum CLTV, minus everything already owed against it, and it can never exceed the program’s maximum line. On an investment property in Lendmire’s network, that ceiling is 70% CLTV and the largest line is $500,000. Both a 720 and a 700 credit profile reach the same 70%, so a higher score buys eligibility rather than extra leverage.
Here is the math in percentages, so you can apply it to your own numbers.
- Say the rural rental is worth 100 and the first mortgage is 40.
- At a 70% ceiling, the total allowed debt is 70. Subtract the 40 you owe and you have 30 of room.
- Now say the valuation comes back at 90 instead. The allowed debt is 63. Subtract the same 40 and room falls to 23.
A 10% drop in value cost you about 23% of the line. The first mortgage balance does not move, so the whole value cut lands on your room.
Thin equity feels it more. With a first mortgage of 55 on a property worth 100, room is 15. At a valuation of 90, room is 8. That is a cut of nearly half from a 10% value change.
The cap works the other way on large properties. On a high-value, free-and-clear parcel, the formula can produce more than $500,000. Then the line maximum governs, and extra value does nothing for you.
One structural detail affects how you size the line. At least 75% of the line is drawn at closing, and pricing stays variable and never converts to fixed. The investment line uses a 5-year interest-only draw followed by a 25-year repayment period. Open the line for what you plan to use, not for the largest number the formula allows.
NerdWallet’s explainer on HELOCs for investment property says these lines come with a smaller lender pool and less borrowing capacity than a line on your own home. That matches what a broker sees across wholesale guidelines.
What Does Acreage Actually Change?
Acreage changes the value the lender uses, and it can change eligibility. It never adds a separate borrowing formula. More acres do not mean a bigger line, because appraisers do not simply multiply acres by a per-acre price.
Rural valuation is harder than suburban valuation. McKissock’s appraiser-education article on rural properties explains that rural areas have fewer sales, so comparable sales are scarce. Appraisers often reach far for comps and must document each adjustment. It also notes that unusual dwellings, such as converted barns, add complexity.
Appraisers typically split the property into two pieces. The homesite is the house plus the land it needs. Excess land is everything beyond that, and it may get only partial credit. A 40-acre parcel with a modest house can therefore appraise well below what the acreage number suggests.
The valuation lane matters too. An investment line on this network is capped at $500,000, and full appraisals are required only on lines above $500,000. So an investment line is structurally in the automated lane and commonly closes without a traditional appraisal. Automated models lean on nearby sales, and acreage often has few. A higher CLTV can trigger a secondary valuation, and you may request a full appraisal in any case. If you expect the model to undervalue your land, asking for the full appraisal is worth considering.
Three separate tests get confused on rural files:
| Test | The question | Why it matters |
|---|---|---|
| Acreage | How many acres, and how are they used? | Drives value and policy limits |
| Rural designation | Is the area rural by lender definition? | Affects comp availability |
| Zoning and use | Is it residential or agricultural? | Agricultural zoning is ineligible |
Is there a maximum acreage?
There is no national maximum. Acreage limits come from lender policy, not from a federal rule. Beyond agricultural zoning, which is ineligible, the investment guidelines carry no nationwide acreage ceiling. One state in the network does limit parcels to 10 acres, so ask about your state before you order anything.
Working farmland is the usual stumbling block. A house on 40 acres with hay fields or pasture can look like residential collateral to you and agricultural to a lender. Confirm the zoning on record before you apply.
What Else Does the Network Require on an Investment Line?
Eligibility on this line turns on your personal credit and title, not on the rent. Here are the typical guideline points across the select lenders Lendmire works with. Every figure is subject to lender guidelines and full file review.
- Credit: 700 is a hard minimum for investment property, with no tier below it. The score model keys off the primary wage earner, and the report can be no more than 90 days old at closing.
- Debt-to-income: 50% maximum, qualified on the interest-only payment calculated on the maximum draw.
- Title: held by you personally or in a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.
- Property types: single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable condos. Manufactured homes, log homes, commercial, mixed-use, and agricultural zoning are not eligible.
- Exposure: a borrower is limited to three lines, and owning more than 15 financed properties makes you ineligible.
- Past credit events: a bankruptcy needs 4 years of seasoning from discharge or dismissal. Investment files follow a 7-year path for foreclosure and 4 years for a deed-in-lieu, pre-foreclosure, or short sale.
- Availability: the line is offered in Lendmire’s 16 full-service states, which is narrower than the DSCR footprint.
The line can be in first or second lien position. A free-and-clear property and one with an existing mortgage are both possible, but they leave different room, as the formula above shows.
Here is how occupancy changes the picture on this network:
| Occupancy | Max CLTV | Credit floor | Max line |
|---|---|---|---|
| Investment property | 70% | 700 | $500,000 |
| Second home | Up to 90% at 720+ | 640 | $500,000 |
| Primary residence | Up to 90% at 720+ | 600 | $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program) |
The 90% figure exists only at a 720-or-better profile. Lines above $500,000 are for primary residences only, require a full appraisal, and cap at 75% CLTV. A rental never gets those tiers.
How does that compare with the wider market?
Finder’s guide to investment-property HELOCs reports credit minimums of 720 to 740 and maximum loan-to-value of 75% to 80%. Those are market-wide statistics, not what this network offers. On this network, an investment property tops out at 70% CLTV with a 700 minimum.
Why Can the Line Shrink or Freeze After Closing?
A lender can stop further draws if your property’s value falls significantly. The CFPB’s explanation of HELOCs says this plainly, and it also defines the equity you borrow against as the home’s value minus what you owe. The same page warns that falling behind on a line can put the property that secures it at risk.
Rural land values can swing more than town values because so few sales set the benchmark. That is the rural-specific risk.
The FTC’s consumer guidance on home equity loans and lines of credit covers draw and repayment mechanics and your rights after you accept a line. It sets no maximum parcel size, which fits what the guidelines above show: acreage limits come from lender policy.
When Does a DSCR Cash-Out Refinance Fit Better?
Choose the DSCR route when the rent is strong but your personal debt ratio, your title, or the line cap is the obstacle. An equity line underwrites you personally. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. For more on how that works, see Lendmire’s complete DSCR loans guide.
| Factor | Investment HELOC | DSCR cash-out refinance |
|---|---|---|
| Reviewed on | Your credit and debt ratio | Rent versus payment |
| Title | Individual or revocable trust | LLC possible, per program |
| Leverage | 70% CLTV, investment property | About 75% LTV, standard rental cash-out |
| Size | $500,000 maximum line | Up to $3,000,000 on standard programs |
| Structure | Variable, 5-year draw | 30-year fixed spine |
A few DSCR specifics from across the network:
- Cash-out typically tops out at about 75% LTV on a standard rental, and about 6 months of ownership is the common seasoning expectation.
- Most programs want a score near 660, and 700+ unlocks the strongest leverage tiers. A 620 floor exists in parts of the network.
- Reserves commonly run around 6 months of PITIA (principal, interest, taxes, insurance, and any association dues). They vary by lender, loan size, and transaction.
- Coverage of 1.00 is where select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted.
- LLC-held rentals can be eligible, subject to lender program eligibility.
Clearing 1.00 is not the same as positive cash flow. The ratio compares rent to PITIA only. Repairs, vacancy, management, and utilities sit outside it.
Property rules still apply on rural DSCR files. Manufactured homes, log homes, and barndominiums are not offered. Lendmire’s piece on comparing an investment HELOC with a DSCR cash-out refinance on a rural home covers that choice in depth.
What Should You Gather Before Applying?
A clean file helps the valuation more than anything else you can do. Pull together:
1. A survey or plat showing total acreage and the homesite boundary.
2. Acreage by use: lawn, wooded, pasture, cropped. Note any agricultural zoning on record.
3. Recent comparable sales, including distant ones, with notes on why they compare.
4. Title vesting. Check whether the deed is in your name, a revocable trust, or an LLC.
5. Your first mortgage balance, since the formula subtracts it directly.
6. Credit and debt picture, including all financed properties.
If the deed is already in an LLC, an equity line needs a vesting change first. A DSCR cash-out avoids that step, depending on program guidelines.
Frequently Asked Questions
Is there a maximum acreage for an investment property HELOC?
No national maximum exists. Limits come from lender policy. On this network, agricultural zoning is ineligible, and one state carries a 10-acre cap. Beyond that, acreage mostly affects value, so ask before assuming your parcel qualifies.
Can my LLC take out an investment property HELOC?
Not on this line. Title must be held by you personally or by a revocable living trust. A rental already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead, which can work for LLC-held property subject to lender program eligibility.
Will a low valuation shrink my line?
Yes. Your first mortgage balance stays fixed, so every point of lost value comes out of your room. An investment line is capped at $500,000 and is usually valued by an automated model. You can request a full appraisal, and a higher CLTV may trigger a secondary valuation.
Can the line be reduced after I close?
Yes. A lender can stop further draws if the property’s value drops significantly. Because rural comps are thin, a conservative revaluation can matter more than it would in town. Do not count on unused line as a permanent reserve.
What if I am declined?
Check the reason first. If rent coverage is strong, a DSCR cash-out refinance may fit. Otherwise, waiting until value or equity improves is the straightforward fix.
