How Much Can You Borrow on an Investment Property HELOC When Tax Returns Are Not Filed Yet?

How Much Can You Borrow on an Investment Property HELOC When Tax Returns Are Not Filed Yet?

The Quick Read: Usually less than the full equity in the property. On an investment line through Lendmire’s wholesale network, the ceiling is 70% combined loan-to-value, minus every lien already on the property, with the line capped at $500,000. An unfiled return changes the proof of income you submit rather than the borrowing formula. The return affects whether the file can be reviewed, not how big the line can be. Without a filed return, the file generally runs on other documented income, subject to lender guidelines.

  • Credit of 700 is the floor, and a higher score does not raise the 70% ceiling.
  • The property must be titled to you personally or to a revocable living trust, not an LLC.
  • Substitute documents can replace the missing return, but they are still reviewed individually.

How Is the Maximum Line Calculated?

The maximum line equals the property’s value times the allowed combined loan-to-value, minus every lien already recorded against it, and then it is capped by the program’s dollar limit. On an investment property through the network, the allowed CLTV is 70% and the largest line is $500,000. The smallest is $25,000.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Work in percentages of value. Say a rental’s first mortgage balance equals 50% of its value. At a 70% ceiling, that leaves room for a line equal to 20% of value. Say the rental is paid off. The ceiling is then 70% of value, and the $500,000 cap only binds once 70% of value passes that amount.

Two details catch investors off guard:

  • The full limit counts. CLTV is measured against the whole credit limit, whether or not you ever draw it. A line sized at a large number uses that much of your leverage on day one.
  • Credit above 700 does not buy more leverage. On an investment line, 700 and 720 reach the same 70% ceiling. A 700 score is a hard floor, and there is no tier beneath it.

Market surveys report that lenders across the wider market typically cap investment-property HELOC leverage at 80%, according to Experian. The network figure for an investment property is 70% CLTV. Plan around that number.

What Does an Unfiled Return Actually Change?

An unfiled return removes the document most lenders use to confirm income. It does not remove the requirement to confirm income. A lender still has to see that you can repay, so the question becomes what proof stands in for the return.

When a lender does use a return, it usually verifies it against IRS records. The borrower signs a consent form, and the lender requests a transcript through the IRS Income Verification Express Service. That service releases transcripts only with the taxpayer’s consent.

Timing is the trap. If you filed an extension, no return transcript exists. The account transcript can show that the extension was accepted, but it carries no income figures. A return that was just filed can also take several weeks to post as a transcript, and that wait is longest in peak filing season, according to a tax-transcript vendor’s guidance. Treat that timing as approximate.

For an owner-occupied line, a missing current-year return can stall an ordinary bank file. For a rental, the lender pool is already smaller, and consumer guidance from NerdWallet notes that investment lines are harder to qualify for because lenders see higher default risk. That makes clean documentation matter more, not less.

Where Does Your Filing Status Leave the File?

Your filing status decides which documents the file leans on. The table shows the common situations and what each tends to mean.

Filing status What exists How the file usually runs
Filed, transcript posted Return and transcript Standard income review
Filed, transcript pending Return copy, no transcript Wait, or use earlier years plus other documents
Extension filed Extension on account transcript Last two filed years or alternative documents
Not filed, no extension Nothing for that year Alternative documents; filing first can be cleaner

An extension gives you more time to file. It does not give you more time to pay. That is why a filed-extension borrower is usually asked for the last two filed years or a replacement document set.

Which Documents Can Stand In for the Return?

Documents that show real, recurring income can stand in for the return. Under the applicable program, the file is reviewed on documented income, subject to lender guidelines. A different kind of proof is not a lighter standard.

Document What it shows What to watch
Recent bank statements Deposits over time Mixed personal and business funds
1099 forms Income paid to you Gaps between payers and years
CPA-prepared P&L Business income and expenses Preparer credentials and detail
Signed leases Rental income on the property Short remaining terms
Asset or investment statements Reserves and liquidity Balances moving month to month

Business bank accounts need at least a 680 score for the deposit analysis in this network. An investment line already floors at 700, so bank-statement income is never the binding constraint here.

Is a Tax Return Even Required by Law?

No. Documentation for a HELOC is lender policy, not a federal mandate. The CFPB’s ability-to-repay rule covers closed-end mortgages. For a line of credit, it mainly requires that a first-lien loan made at the same time count the line’s periodic payment.

That gap is why lenders can set their own standards, and why some accept bank statements, 1099s or a CPA-prepared P&L. It also means no federal rule protects you if one lender simply says no. Each lender decides, and each file is underwritten individually.

What Else Limits the Line Besides CLTV?

  • Credit and ratios. The minimum score is 700. Debt-to-income can reach 50%, tested on the interest-only payment calculated on the maximum draw, not on what you actually borrow.
  • Structure. An investment line is a standalone line in first or second lien position. It uses a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing, and pricing floats with no conversion to fixed.
  • Valuation. Because investment lines top out at $500,000, they ordinarily run on an automated valuation. A borrower can still request a full appraisal.
  • Title. The property must be held by you individually or by an inter vivos revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title.
  • Exposure. A borrower is limited to three lines. An investor with more than 15 financed properties is not eligible.
  • Property type. Single-family homes, 2-4 units, PUDs, townhomes and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural zoning are not.
  • Where it is offered. This HELOC product is available only in Lendmire’s 16 full-service states, which is narrower than its DSCR footprint.

Equity alone is not enough. The line also has to clear credit, ratio, title and property tests, subject to lender guidelines and full file review.

When Should You Skip the HELOC and Look at a DSCR Cash-Out Instead?

Skip the HELOC when the property sits in an LLC, when your personal income is the weak point, or when you need more than the $500,000 cap. A DSCR cash-out refinance is the usual alternative, because it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

Factor Investment HELOC DSCR cash-out refinance
Reviewed on Personal income and credit Property rent vs. payment
Title Individual or revocable trust LLC possible, per program terms
Size $25,000 to $500,000 line Up to $3,000,000 on standard programs
Max leverage 70% CLTV Around 75% LTV on cash-out
Structure Variable draw line Lump-sum refinance

On a standard rental, cash-out leverage tops out around 75% across most of the network, and about 6 months of seasoning is the common expectation. Where select lenders allow coverage below 1.00, leverage and terms are adjusted. Coverage of 1.00 is where many select programs start. Stronger ratios open better terms.

One caution: clearing 1.00 on coverage does not mean the property cash-flows. The ratio compares rent to the full monthly obligation of principal, interest, taxes, insurance and any HOA dues. Repairs, vacancy, management, utilities and capital expenses sit outside it.

A refinance replaces the first mortgage, so it only fits if that mortgage works for you. A HELOC sits behind it. The broader complete DSCR loans guide covers how the rent-based loan works end to end.

How Does the Application Run Step by Step?

The steps are the same whether or not the return is filed. What changes is step three.

1. Pull your numbers. Estimate value, list every lien, and apply the 70% ceiling to find the room.

2. Check eligibility. Confirm title is in your name or a revocable trust, the property type qualifies, and your score is at least 700.

3. Pick your proof. Choose the document set that fits your filing status from the table above.

4. Submit the file. The lender reviews credit, ratios, valuation and title, and may ask for more.

5. Review the draw. Remember that at least 75% of the line is drawn at closing.

When Should You Talk to Your CPA First?

Talk to your CPA when your filed returns understate what the property earns. Heavy depreciation and deductions can show thin taxable income even when a rental performs well. A CPA can also tell you whether filing before applying is the cleaner path. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can I get an investment property HELOC if I filed an extension?

Sometimes, depending on the program and what else you can document. The extension means no return exists for that year, so the file often leans on your last two filed years or alternative documents. Credit, ratios, title and property eligibility are reviewed the same way, subject to lender guidelines.

Will a higher credit score let me borrow more?

Not on an investment line. Scores of 700 and 720 both reach the same 70% CLTV ceiling, so a score above 700 helps eligibility but does not add leverage. The minimum is 700, and no tier sits beneath it.

Does the whole line count even if I draw only part of it?

Yes. CLTV is measured against the full credit limit. At least 75% of the line is also drawn at closing, so a large limit commits you quickly to a large balance.

Can I use a HELOC if the rental is held in an LLC?

Not as it stands. The property must be titled to an individual or a revocable living trust. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance, which can be structured for entity ownership subject to program terms.

Is an investment HELOC the same as a DSCR loan?

No. The HELOC is reviewed on your personal income and credit and caps at 70% CLTV. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.
