How Much Can You Borrow on an Investment Property HELOC for a Small Landlord?

How Much Can You Borrow on an Investment Property HELOC for a Small Landlord?

The Quick Read: Usually up to 70% of the rental’s value, minus every lien already on it, and never more than $500,000. On Lendmire’s wholesale network, an investment-property line carries a 70% combined loan-to-value ceiling, a $25,000 minimum line, a 700 minimum credit score, and a 50% debt-to-income maximum, all subject to lender guidelines.

  • The formula: (value × 70%) − existing liens, capped at $500,000.
  • Credit buys eligibility, not leverage: 700 and 720 both reach the same 70% on an investment line.
  • Personal income is tested, not rent: the line is judged on your credit and debt-to-income ratio.
  • Title matters: an LLC cannot hold title on these lines, which is the sharpest difference from a DSCR loan.
  • Thin equity changes the plan: a cash-out refinance may fit better.

How Is the Maximum Line Calculated?

The maximum line is the property’s value times the lender’s combined loan-to-value (CLTV) ceiling, minus every lien already recorded against it. Then the lender’s dollar cap applies. Whichever limit hits first sets your number.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Four steps get you there:

1. Establish value. On investment lines this is typically an automated valuation. A higher CLTV may trigger a secondary valuation, and you can request a full appraisal at any time.

2. Add up the liens. CLTV counts the first mortgage, any other liens, and the new line, all divided by value.

3. Apply the 70% ceiling. Multiply value by 70%, then subtract what is already owed.

4. Apply the dollar cap. The line cannot exceed $500,000, and the minimum is $25,000.

Picture a rental with a first mortgage at 45% of its value. A 70% ceiling leaves room for a line worth about 25% of the property’s value. Change the first mortgage to 65% and only about 5% of value remains. That is below the $25,000 minimum on most small-landlord properties, so there may be no line at all.

When does the dollar cap bind? Only when value is high and the mortgage is low. At a 70% ceiling, a rental would need to be worth well over $700,000 with little debt before $500,000 becomes the limiting number. For most small landlords the percentage is the wall, not the dollar cap.

Scenario First mortgage vs. value Room under a 70% ceiling What decides it
Low balance About 30% About 40% of value Percentage, unless value is very high
Moderate balance About 45% About 25% of value Percentage
High balance About 65% About 5% of value May fall below the $25,000 minimum
Very high value, low debt Under 20% Large $500,000 dollar cap

Why Is a Rental Line Capped Lower Than a Home Line?

Because the lender is taking more risk. No federal rule sets a maximum percentage for rental lines. The CFPB describes a HELOC as an open-end line you can borrow against repeatedly, and lenders set the ceiling through their own credit policy.

On Lendmire’s network, ceilings depend on how the property is used:

  • Investment property: 70% CLTV, with a 700 minimum credit score.
  • Second home: a 640 credit floor, with a ceiling that reaches 90% CLTV only at a 720-or-better credit profile.
  • Primary residence: a 600 credit floor, with the same 90% ceiling available only at 720 or better.

A rental never reaches that top tier, so the 70% investment ceiling is the one that governs.

Yahoo Finance notes that rental lines are less common and harder to get than home lines. That matches what a broker sees across lenders: many banks simply do not offer them, which is why access matters as much as the percentage.

Does a Higher Credit Score Raise the Amount?

No. Investment lines run on a two-tier table, and both 720 and 700 reach the same 70% CLTV up to $500,000. A 760 score does not unlock 80%. It simply keeps you clear of the 700 floor, and there is no tier below it.

That surprises borrowers who saw higher numbers online. The higher figures usually describe owner-occupied lines. If your score is under 700, the investment line is off the table on this network, though a primary-residence line may still be available at lower score floors. Treat that as a different decision, with your own home as collateral.

What Else Do Lenders Test?

Lenders test you, not the building. A HELOC is a personal-income product. Debt-to-income is capped at 50% on Lendmire’s network, and the test is run on the interest-only payment calculated on the maximum draw, not on what you have borrowed so far. Because investment lines floor at 700, the lower debt-to-income limits that apply to weaker credit profiles never come into play here.

That is the key difference from a DSCR loan, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Our complete DSCR loans guide covers that product in full.

  • Structure: a standalone line in first or second lien position. Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing, and the remainder stays available for later draws.
  • Valuation: because the line caps at $500,000 and full appraisals begin only above that, an investment line is always in the automated-valuation lane.
  • Credit report: a single-bureau score, no more than 90 days old at closing.
  • Property types: single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural properties are not offered.
  • Exposure: a borrower is limited to three lines, and an owner with more than 15 financed properties is not eligible.
  • Geography: these lines are available in the 16 states where Lendmire offers full-service lending, a narrower footprint than its DSCR reach.

Where Do LLC-Owned Rentals Fit?

They do not, at least on this product. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. Title must sit with you personally or in a revocable living trust. BiggerPockets investors describe the same wall across the market: finding a bank that lends on an LLC-owned property is the hurdle.

If your rental is already deeded to an LLC, you have two paths. You can change vesting, which may carry its own legal and loan consequences, so talk to your attorney first. Or you can pull equity with a DSCR cash-out refinance instead.

Multifamily is another soft spot. A lender on BiggerPockets says 3-4 unit investment lines are scarce. The network accepts 2-4 units, though a 2-4 unit file is also where a DSCR product often fits more naturally.

When Does a DSCR Cash-Out Beat the Line?

When you need more than the line can give, or when the rental sits in an LLC. A cash-out refinance on a standard rental through the network tops out around 75% LTV, with about 6 months of seasoning as the common expectation. Compare that with the line’s CLTV ceiling, which depends on the property type and credit tier. The cash-out replaces your first mortgage, while a HELOC sits alongside it. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

That tradeoff is real. A line leaves a low-balance first mortgage untouched, and it can be the better move when that mortgage is a keeper. Refinancing makes sense when the existing loan is small enough that a new one costs little extra, or when the $500,000 cap is too low. Loans in the DSCR cash-out lane run up to $3,000,000 on standard programs (smaller balances available through select lenders), and the cash-out lane runs on rent coverage. A DSCR ratio of 1.00 is where select programs start, and stronger coverage opens better leverage. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, and management sit outside the calculation.

Which Landlord Are You?

Your situation Likely fit Why
Personal title, 700+ score, low first mortgage Investment HELOC Keeps your first loan; 70% CLTV leaves room
Personal title, high first mortgage Probably neither line nor cash-out yet Little room under 70%
LLC-owned rental DSCR cash-out LLCs cannot hold title on the line
Need over $500,000 DSCR cash-out Line is capped at $500,000
Score under 700 DSCR cash-out, subject to credit tiers Investment line floors at 700
Wants capital for a separate purchase HELOC, then DSCR purchase Line funds the down payment

A line often funds the down payment or rehab on a different property, and that purchase is commonly financed with a DSCR loan. Because the line is secured by another property, its payment generally does not sit in the new property’s coverage ratio.

Using a line on your own home to fund a rental is a different collateral choice entirely. Your residence is then at risk, and primary-residence lines carry different ceilings than the 70% rental tier. Weigh that exposure before comparing the two.

What Is the Payment Risk at a Full Draw?

The payment is interest-only during the draw, then amortizes over the repayment period. Pricing floats through both stages rather than converting to a fixed rate. That means the payment can step up when repayment begins, and again if pricing moves. Lenders review your file on the interest-only payment at the maximum draw, so run your own stress test the same way: assume you draw it all, then ask whether you can carry it with a vacancy or a repair.

Documents vary by lender, but they generally center on credit, income, and the property’s financials. Yahoo Finance notes lenders weigh both the borrower and the property. W-2 borrowers lean on pay documentation. Self-employed borrowers may qualify on documented income under the applicable program, subject to lender guidelines. Tax treatment varies; consult a qualified professional.

Key Terms Defined

Combined loan-to-value (CLTV): all liens on the property, including the new line, divided by its value.

Draw period: the stretch when you can borrow and pay interest only. Investment lines have a 5-year draw.

Repayment period: the stretch after the draw when principal is paid down. Investment lines have a 25-year repayment.

Automated valuation: a computer-generated value estimate used in place of a full appraisal.

Frequently Asked Questions

Can I get a HELOC on a rental property at all?

Yes, though fewer lenders offer one. On Lendmire’s network an investment line requires a 700 credit score, personal or revocable-trust title, and a property type like single-family or 2-4 units. Availability is limited to 16 states, and every file is subject to lender guidelines.

What is the maximum line on an investment property?

The cap is $500,000, with a $25,000 minimum. The percentage limit usually binds first. At 70% CLTV, you subtract all existing liens from 70% of value, and what remains is the ceiling.

Does rental income count toward qualifying?

Rent is not the basis. The line is judged on your credit and a debt-to-income ratio up to 50%, calculated at the full line. If you want property-rent-based lender review, a DSCR loan is the rent-driven product.

Do I need an appraisal?

Usually not. Because investment lines cap at $500,000, they run in the automated-valuation lane. A higher CLTV may trigger a secondary valuation, and you may request a full appraisal at any time.

What if I need more than I can borrow?

Look at a DSCR cash-out refinance, which on a standard rental tops out around 75% LTV across the network. If the rental sits in an LLC, that may be a practical path when conventional options are a poor fit.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.
