The Quick Read: A quitclaim deed changes who owns the rental, but it does not put you on the existing mortgage. A home equity line on that property depends on three things: the deed is recorded, title sits in your name or a revocable living trust, and you meet the line’s credit, equity, and debt-ratio rules. Through the select wholesale lenders Lendmire works with, an investment line tops out at 70% combined loan-to-value (CLTV) and $500,000, subject to lender guidelines.
- Being on title is not the same as being on the loan. The first mortgage stays with the original borrower.
- The lender reads ownership from county records, so an unrecorded deed does not count.
- An LLC cannot hold title on an investment line in this network. A property deeded into an LLC needs a vesting change or a different loan.
- The investment line needs a 700 credit score, with no tier below it.
- Every person on title signs the new lien, even if they are not a borrower. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.
What a Quitclaim Changes and What It Leaves Alone
A quitclaim moves ownership and nothing else. LegalZoom’s quitclaim explainer makes the point that the deed changes who owns the property, not who is responsible for the mortgage. BiggerPockets’ glossary entry on quitclaim deeds adds that the deed carries no warranty and that no title search happens during the transfer.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
That split drives everything a lender does next.
| Item | After the quitclaim |
|---|---|
| Ownership | Changes to the new vesting |
| Existing mortgage note | Unchanged |
| Who can borrow against it | Whoever holds title now |
| Who signs a new lien | Every titled owner |
| Title insurance | Depends on the policy terms |
Say your spouse quitclaims a rental to both of you. You now own an interest, but your spouse is still the only borrower on the first mortgage. You can pursue a new line against the property, yet you owe nothing on the old loan.
Key Terms Defined
Quitclaim deed: A deed that hands over whatever interest the signer holds, with no promise that the title is clean.
Vesting: How title is held, such as an individual, a revocable living trust, or an LLC.
CLTV (combined loan-to-value): Every loan on the property, added together, divided by the property’s value.
Seasoning: The waiting period a lender wants between a title event and a new loan. No law sets it after a quitclaim, so it is lender policy.
Due-on-sale clause: A first-mortgage term that lets the lender demand payoff if the property is transferred.
Non-borrowing owner: A person on title who signs the security instrument but is not responsible for the loan payments.
DSCR (debt service coverage ratio): Monthly rent compared with the property’s full payment of principal, interest, taxes, insurance, and association dues.
How Underwriting Treats the Line, Step by Step
An investment line is a standalone line in first or second lien position, and lenders underwrite it in a fixed order. The deed has to clear each step before credit and equity matter.
1. The deed is recorded. The lender reads ownership from county records and a current title report, not from a signed paper. The title chain gets reviewed deed by deed, so a messy history can slow a file.
2. The vesting fits. The network accepts fee simple or leasehold title held by an individual or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines.
3. The applicant matches title. If you signed your interest away, you cannot borrow against the property, and you usually stay liable on the old mortgage.
4. Seasoning is checked. Some lenders look through to your original purchase date. Others restart the clock at the recording date. Get that policy in writing before you record the deed.
5. Title coverage is sorted. Whether an existing owner’s policy covers someone added by quitclaim depends on how that policy defines the insured. Ask the title company.
6. Credit and debt ratio are tested. This is a personal-credit loan, not a rent-based one. Qualification runs through your credit score and your debt-to-income ratio (DTI).
7. Everyone signs. Any titled owner who is not a borrower signs the security instrument. If someone else is on title, expect them at the signing.
What the Investment Line Looks Like in This Network
The investment line is narrower than most investors expect, and the numbers are the same for everyone. Across the wholesale partners Lendmire arranges these through, an investment-property line caps at 70% CLTV and $500,000, with a minimum line of $25,000.
Credit at 700 or higher is what makes a file eligible, and it does not add leverage. A 720 profile and a 700 profile reach the same 70% ceiling, and 700 is a hard floor with no tier beneath it.
- Structure: a 5-year interest-only draw followed by a 25-year repayment period. The pricing floats and never converts to fixed. At least 75% of the line is drawn at closing.
- DTI: 50% maximum, calculated on the interest-only payment for the maximum draw.
- Valuation: a line at or below $500,000 normally runs on an automated valuation, so a traditional appraisal is uncommon. A borrower can ask for a full one.
- Property types: single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable ones. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural properties are not eligible.
- Exposure: up to three lines per borrower, and a borrower with more than 15 financed properties is not eligible.
- Availability: these lines are offered in Lendmire’s 16 full-service states, which is narrower than its 41-market DSCR footprint.
A quick CLTV picture helps. If your first mortgage already equals 50% of the property’s value, a 70% ceiling leaves about 20 points of value for the new line. A low first mortgage creates room. A high one leaves very little, however clean the deed is. Every figure here is subject to lender guidelines and full file review. This is not a commitment to lend.
Where the General Rule Breaks
Spouse added to a rental deed. The first mortgage stays in the original borrower’s name. In community-property states, adding a spouse may only make an existing interest explicit.
Quitclaim into an LLC. Moving a property into an LLC is the usual way to close the door on a standard equity line. Because an LLC cannot hold title on this product, you either deed the property back to yourself or a revocable trust, or you move to a different loan. For an LLC-titled rental, a rent-based cash-out refinance is the usual route, subject to program terms.
An existing line when title changes. A lender can freeze or reduce an open line after a title change. Whether a former spouse can still draw depends on the line’s own terms, so settle that with the existing lender before you apply for anything new.
Divorce. A decree alone does not update recorded title, so the deed has to be recorded. A pending case may also carry orders that require written consent or a court order before a new lien goes on the property.
Inherited property. A lien cannot attach until the deed records, and seasoning is measured from vesting.
The first mortgage’s due-on-sale clause. This is a separate question from the new line. A federal rule at 12 CFR 191.5 limits when a lender may act on certain transfers, including some that add a spouse or child. The protections are written around a home occupied or to be occupied by the borrower. Whether they reach a rental that nobody in the family occupies is unsettled, so an attorney should answer it before you record.
When a Rent-Based Cash-Out Fits Better
If the investment line does not fit, a rent-based cash-out refinance is the usual alternative. It looks at the property’s rent against its payment instead of your personal debt ratio. That helps when personal DTI is strained or when title is held in an LLC.
The trade-off is real. A line sits behind your current first mortgage and leaves it in place. A cash-out refinance replaces it, so that difference deserves weight if your existing first mortgage is one you want to keep.
Across most of the network, a cash-out refinance tops out around 75% LTV on a standard rental, while short-term-rental collateral caps at 70%. About 6 months of seasoning is the common expectation. Select programs start at a 1.00 coverage ratio, and stronger ratios open better terms and leverage. Clearing 1.00 does not mean the rental cash flows, because repairs, vacancy, management, and capex sit outside the calculation. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

What the Decision Looks Like in Practice
Work in this order, because each step can end the file before the next one starts.
1. Confirm how title is held now. If it is an LLC, you are choosing between a vesting change and a different loan. 2. Ask the lender about seasoning after a deed, in writing, before you record. 3. Ask the title company how the existing policy treats a grantee. 4. Total up the first mortgage and any open lines against the 70% CLTV ceiling. 5. Check that your credit sits at 700 or better and that DTI fits within 50%. 6. Line up every titled owner for the signing.
A rental line also does not carry the three-business-day cancellation window that applies to a primary-home line, because a business-purpose loan on a non-principal dwelling gets no rescission right. Bankers Compliance explains that distinction, so the file is simply done at closing.

Frequently Asked Questions
Does a quitclaim deed put me on the mortgage?
No. It changes title only, and the note stays with the original borrower. To become a borrower, you would need a refinance, an assumption the lender agrees to, or a new loan in your own name.
Can I get a HELOC on a rental I was just added to?
Often yes, provided the deed is recorded and title is held as an individual or revocable living trust. You also need a 700 credit score and room under 70% CLTV. Seasoning after the deed is lender policy, so ask for it in writing first.
Does a quitclaim void my title insurance?
Not automatically. The answer depends on how the policy defines the insured and on the insurer, so the title company is the right person to ask.
What if the rental is in an LLC?
An LLC cannot hold title on an investment line through this network. You can move title back to yourself or a revocable trust, or look at a rent-based cash-out refinance, subject to program terms.
Does the person who signed away title stay liable?
Usually yes. A deed does not release anyone from the mortgage note. Only a payoff, a refinance, or a formal release from the lender does that.
