How Much Can You Borrow on an Investment Property HELOC Right After Buying Your Home?

How Much Can You Borrow on an Investment Property HELOC Right After Buying Your Home?

The Quick Read: Usually very little, and often nothing, because a fresh purchase leaves you with only your down payment as equity, and a line on an investment property in Lendmire’s wholesale network stops at 70% combined loan-to-value (CLTV), subject to lender guidelines.

  • The formula: value × allowed CLTV, minus every loan already on the property. The full line limit counts, not just what you draw.
  • The network cap: an investment-property line tops out at 70% CLTV and a $500,000 line, with a 700 minimum credit score.
  • The value problem: right after closing, the purchase price is usually your best evidence of value, so the line rarely gets credit for appreciation you hope is there.
  • The workaround: a line on your primary home, or on a rental you have owned for a while, often gives you more room.

Key Terms Defined

HELOC (home equity line of credit) is a revolving credit line secured by property you own. You borrow against it as needed, up to a limit.

CLTV (combined loan-to-value) is your first mortgage plus the new line’s limit, divided by the property’s value.

Seasoning is the waiting period a lender wants after you buy before it will lend against the property. It is lender policy, not a federal rule.

Draw period is the early stretch when you can borrow and pay interest only. Repayment follows.

Automated valuation is a computer-model estimate of value, used in place of a full appraisal.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is the Borrowing Formula, Step by Step?

Take the CLTV ceiling, multiply it by the property’s value, and subtract your existing mortgage balance. What is left is the most the line can be. If the answer is zero or negative, there is no line.

On Lendmire’s network, an investment-property line has one ceiling: 70% CLTV. Credit at 720 buys no more leverage than 700, which is the minimum score for an investment line. The line itself runs from $25,000 to $500,000 (Michigan’s floor is $10,000), and an investment line cannot go above that.

Two details trip people up. First, the whole line limit counts toward CLTV, even if you plan to draw only a little. Second, the room left must reach the $25,000 minimum line. A sliver of equity does not help if it falls short of that.

Market surveys point the same direction. NerdWallet lists at least 20% equity as a typical requirement for a line on an investment property. On Lendmire’s network, a 70% ceiling means you need at least 30% equity before you have any room at all.

How Much Room Does a Normal Down Payment Leave?

Almost none. Run the numbers in percentages of the property’s value, assuming a purchase financed with a first mortgage and the purchase price as the value:

Down payment First mortgage Room under 70% CLTV
20% 80% —
25% 75% —
30% 70% —
40% 60% Up to 10% of value

At 20% down, the first mortgage is 80% of value, ten points above the 70% cap, so no room remains. Even 30% down only reaches the ceiling and leaves nothing. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Picture an investor who buys with 40% down. Room under the cap is up to 10% of the purchase price. Whether that clears the $25,000 minimum depends on the price. On a lower-priced rental, 10% of value may fall short. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

A cash purchase is the exception. With no first mortgage, the full 70% CLTV is available in principle, subject to lender guidelines and the other limits below.

Why the Value Question Matters Right After Closing

The line is sized against value, and right after a purchase the best proof of value is what you just paid. Investment lines on this network cap at $500,000, so they ordinarily run on an automated valuation, not a full appraisal. A higher CLTV request may trigger a secondary valuation, and a borrower may ask for a full appraisal in any case. Full appraisals are required only above $500,000, which investment lines cannot reach.

That has a practical effect. Appreciation you expect, or improvements you just made, may not show up in the number. In one BiggerPockets thread, a buyer who waited about 15 months saw the bank’s valuation land exactly at the purchase price. That is one anecdote, not a rule. It does match what many investors report.

Rehabs are the sharpest case. A BiggerPockets lender comment says a recently rehabbed property is a poor fit for an automated valuation program and needs a full appraisal. On this network, an investment line ordinarily runs on an automated valuation, so a rehab’s value lift may simply not count unless a full appraisal is requested.

Is There a Waiting Period After You Buy?

No federal rule makes you wait. The wait is lender policy, and it varies by lender and by file. Many lenders want some seasoning before they lend against a recent purchase, and a rental you just bought or just refinanced can be ineligible until that clock runs.

The investor thread above mentions about six months as a common ask from conventional banks. Treat that as a pointer, not a promise. Ask your loan officer how the clock is counted (from the recorded deed or from a refinance) before you plan around it.

Waiting can be smart. Time lets you pay down the balance, lets value show up in a valuation, and gets you past seasoning. If you need cash today, though, waiting may not be an option, and the next sections matter more.

Which Property Should Secure the Line?

Factor Line on the rental Line on your primary home
CLTV ceiling (network) 70% Up to 90%, only at a 720+ credit profile
Credit floor 700 600 program floor
Line size $25,000 to $500,000 Up to $750,000
Valuation Automated Automated at or below $500,000

On a primary residence, the ceiling reaches 90% CLTV, and only at a 720-or-better credit profile. A Texas primary residence caps at 80% CLTV. A primary line above $500,000 requires 700 or better (720 on the longer-runway structure), caps at 75% CLTV, and needs a full appraisal.

If you are buying a rental, the line on your own home often has far more room than the line on the rental. The tradeoff is that your home secures the debt. If the rental underperforms, the risk lands on your house.

NerdWallet notes that investment-property lines come with a smaller pool of lenders and lower borrowing limits than a primary-home line, and that more than one appraisal may be required. That tracks with how many lenders treat these requests.

One tactic you will see online is opening a line on a home before renting it out. If a lender asks you to certify that you will live in the home, that certification needs to be true. Read the occupancy terms in your file before you act on any shortcut.

What Else Can Cap Your Line?

Even with equity, a line can still stall on other rules. Across this network’s investment line, expect these:

  • Credit: 700 minimum, using a single-bureau score keyed to the primary wage earner. The report can be no more than 90 days old at closing.
  • Debt-to-income: 50% maximum. The line is qualified on the interest-only payment calculated on the maximum draw, so a larger line counts against you even if you draw little.
  • Draw structure: a 5-year interest-only draw, then 25 years of repayment. At least 75% of the line is drawn at closing, and pricing floats rather than converting to fixed.
  • Title: the borrower must hold title individually or in a revocable living trust. LLCs, corporations, and partnerships cannot hold title, so a rental already deeded to an LLC would need a vesting change or a different product, subject to lender program eligibility.
  • Exposure: up to three lines per borrower, and a borrower with more than 15 financed properties is not eligible.
  • Property type: single-family, 2-4 unit, PUD, townhome, and condo are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not.
  • Location: the investment line is available only in Lendmire’s 16 full-service states (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA). That is narrower than the 41-market DSCR footprint.
  • Listed properties: a property listed for sale, or listed in the past 60 days, is ineligible in NC, PA, TN, TX, and WA.

A HELOC is qualified on your credit, income, and debt-to-income ratio, not on what the rental brings in. That is the central difference from a DSCR loan, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

Does the Three-Day Cancellation Right Apply?

Not on a rental. The CFPB says that if the home securing the HELOC is your principal dwelling, you have three business days to cancel. The FTC adds that the right to cancel does not apply to a vacation or second home. A line secured only by a rental carries no such window. Decide before you sign.

Should You Apply Now or Wait?

Work through these questions in order:

1. Does the math leave room? If your combined debt already sits at or above 70% of the purchase price, there is nothing to borrow yet.

2. Does the room clear $25,000? If not, the line cannot be written, whatever the percentage says.

3. Is your score at 700 or higher? Below that, the investment line is out. A line on your primary home has a lower floor.

4. Can you carry it? A line is interest-only at first, with most of it drawn at closing. Check that the rental covers its own costs plus the line’s payment.

5. Do you own another property with real equity? A seasoned property with a low balance usually produces more room than the one you just bought.

If you answer no to the first two, the realistic options are waiting for equity, borrowing against a different property, or switching products.

When a DSCR Loan Fits Better

If your goal is to pull cash out of a rental, or to buy your next one, a DSCR cash-out refinance may be a better tool. DSCR (debt service coverage ratio) compares the property’s rent to its full monthly payment: principal, interest, taxes, insurance, and any association dues. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.

Across Lendmire’s wholesale network, a DSCR cash-out refinance on a standard rental tops out at about 75% LTV, and about six months of seasoning is the common expectation. Credit floors start at 620 in parts of the network, most programs want about 660, and 700 or higher opens the strongest leverage. Select programs start at a 1.00 coverage ratio, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Titling in an LLC is a normal part of DSCR lending, subject to lender program eligibility. A HELOC does not allow it.

One caution. Clearing 1.00 does not mean the property produces spare cash. DSCR looks only at rent against the payment. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.

The complete DSCR loans guide explains the program from the ground up.

What Are the Risks of Borrowing Right Away?

A line taken out immediately after a purchase stacks a second payment on a property with a thin cushion. The line floats, so its cost can rise while your rent stays flat. Using the line as a down payment on the next property adds debt before the first rental has proven itself.

Lenders also often want large deposits seasoned in your account before they will count them toward a purchase, and the required period varies by lender. Ask before you draw.

If your home secures the line, a shortfall on the rental puts the home at risk. Size the line so that the rental could sit vacant for a stretch and you could still pay.

Frequently Asked Questions

Can I get a HELOC on an investment property right after closing?

Sometimes, but the room is usually thin. No federal rule bars it. Lenders set their own seasoning policies, and some will not lend against a property you just bought. Even where they will, equity is the limit: on Lendmire’s network, an investment line caps at 70% CLTV, and the amount left after your first mortgage must reach the $25,000 minimum line.

What credit score do I need for an investment-property line?

Lendmire’s network requires 700 or better. Scores of 700 and 720 both reach the same 70% CLTV ceiling, so a higher score adds eligibility, not leverage. A primary-residence line has a 600 program floor, and its 90% ceiling requires 720 or better.

Can my LLC take out the line?

No. Title must sit with the individual borrower or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC would need a vesting change, or a DSCR cash-out refinance, subject to lender program eligibility.

Will a new appraisal credit my renovations?

Probably not. Investment lines on this network are capped at $500,000, so they ordinarily use an automated valuation. You can request a full appraisal. Any value lift from improvements depends on comparable sales and underwriter review.

Is a HELOC better than a DSCR loan for pulling equity?

It depends on your profile. A HELOC suits an investor with strong personal credit and income who needs a flexible line on a seasoned property. A DSCR loan is reviewed primarily on the rent and fits an investor with many properties or a complex income picture, subject to lender guidelines.

What to Do Next

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Lendmire is a broker arranging financing through select lenders in its wholesale network, and no figure here is a commitment to lend.

A new rental usually has to earn its equity before it can fund anything else, so the strongest early move is often to leave it alone and tap the property that has already done the work.
