How Much Can You Borrow on an Investment Property HELOC When Assets Replace Income?

How Much Can You Borrow on an Investment Property HELOC When Assets Replace Income?

The Quick Read: Not directly. Your line size on an investment property is set by equity, with a 70% combined loan-to-value ceiling, a 700 minimum credit score, and a $500,000 maximum line. Strong assets can help with the income side of the file, but the limits themselves stay where they are.

  • On an investment property, the ceiling is 70% combined loan-to-value (CLTV), and 720 credit buys no more leverage than 700.
  • The investment line runs from $25,000 to $500,000, and the property must be titled in your name or a revocable living trust.
  • Assets can support the income side of the file, but the payment test still applies, and it runs on the fully drawn line.
  • LLC-titled rentals, scores under 700, and needs above $500,000 usually point to a DSCR cash-out refinance instead.
  • Lines on investment property are offered in Lendmire’s 16 full-service states, a narrower footprint than its 41-market DSCR coverage.

What Actually Sets the Size of the Line?

Equity sets the size of an investment property HELOC. The lender takes the property value, applies the 70% CLTV ceiling, subtracts every lien already on the property, and what remains is your maximum room. The $500,000 cap then trims that number if it is larger.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Here is the formula in plain terms. CLTV is every loan against the property, including the new line, divided by the property’s value. Suppose your first mortgage sits at 45% of the value. A 70% ceiling leaves 25% of the value as available room. That is the whole calculation, and no asset statement changes it.

Notice what is missing. Your brokerage balance, your savings, and your retirement accounts do not appear anywhere in that formula. Across the wholesale network Lendmire places files with, investment lines are the tightest tier on equity. Primary-residence lines can reach higher combined leverage, but an investment property cannot borrow against that table.

Credit works the same way. The minimum score is 700, and 720 does not raise the ceiling. Credit above 700 buys you eligibility and smoother review, not more leverage. There is also no tier beneath 700 for an investment line.

Many investors expect the line to be larger because the broader market sometimes quotes higher combined leverage on rentals. NerdWallet notes that an investment HELOC is possible but that the lender pool is smaller and you cannot borrow as much as against a primary home. The network figure for an investment property is 70% CLTV, and that is the figure that governs this article.

Key Terms Defined

Combined loan-to-value (CLTV): the total of all loans secured by the property, including the new line, divided by the property’s value.

Asset-based income: a method where a lender converts verified liquid assets, such as checking, savings, and brokerage balances, into an imputed monthly income figure while you keep the assets invested.

Debt-to-income ratio (DTI): your total monthly debt payments divided by your documented monthly income.

DSCR (debt service coverage ratio): a property’s monthly rent divided by its monthly principal, interest, taxes, insurance, and any HOA dues.

Draw period: the stretch when you can borrow from the line and pay interest only, before repayment of principal begins.

Automated valuation: a computer-generated property value used in place of a traditional appraisal.

How Assets Fit In When Income Is Thin

Assets can help on the income side, and they stop there. In asset-based qualification, a lender takes your verified liquid balances, subtracts anything you need for the transaction, and spreads the remainder over a set number of months to produce imputed income. Your money stays where it is. Nothing is sold or pledged.

The divisor varies widely by program, so the same balances can produce very different qualifying income at different lenders. That is one reason brokers compare many guidelines rather than trusting a single formula. It is also why this article avoids quoting one.

Three practical rules apply when assets carry part of the file:

1. The same dollars cannot count twice. Funds set aside for reserves or closing costs cannot also generate imputed income.

2. The assets need a paper trail. Expect statements that show the balances have been in place, plus a clean record of any transfers between your own accounts.

3. Home equity never counts as income. Equity decides how large the line can be. It does not help you qualify.

One honest caveat belongs here. Asset-based income is mainly a closed-end non-QM path, meaning a standard loan with a fixed amount rather than a revolving line. Whether a particular line accepts it depends on that program’s guidelines. Confirm it before you build a plan around it, and do not treat it as a given.

The investment line reads you, the borrower, not the rent. It is reviewed around a debt-to-income test with a 50% maximum, calculated on the interest-only payment at the maximum draw. Even where assets can help document income, the test still applies. An investor with large balances and thin documented income can still hit a debt-to-income wall, and that is the usual point where a DSCR cash-out fits better.

Which Limit Binds on Your File?

Work through the limits in this order, because the first one you fail is the one that matters.

1. Title. The property must be held by you personally or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this line. A property already deeded to an LLC needs a vesting change, or a different product.

2. Credit. You need a 700 minimum. Lenders in the network use a single-bureau score model keyed to the primary wage earner.

3. Equity. Your combined balances after the new line must stay at or under 70% CLTV.

4. Line cap. The investment line cannot exceed $500,000, and the minimum is $25,000.

5. Payment test. The debt-to-income ratio must clear 50% or lower, tested on the maximum draw rather than what you plan to use on day one.

6. Property and exposure. Single-family homes, 2-4 units, PUDs, townhomes, and condos, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agriculturally zoned property are not offered. You can hold up to three lines, and a borrower with more than 15 financed properties is not eligible.

Because the line tops out at $500,000, it normally sits in the automated-valuation lane, so a traditional appraisal is not ordinarily required. A higher CLTV may trigger a secondary valuation, and you can always ask for a full appraisal.

The structure is simple and the same on every investment line. You get a five-year interest-only draw, then a 25-year repayment period. The pricing floats the whole time and never converts to fixed. At least 75% of the line is drawn at closing, so this is not a pure standby line. NerdWallet describes a 10-year draw as typical at banks, which is a different structure from this network’s investment line.

Picture an investor with a personally titled rental, a 740 score, and a first mortgage at roughly 40% of value. The equity room is generous, and the credit clears. The remaining question is the payment test on the maximum draw, which is where assets and documented income do their work. Now picture the same investor with a first mortgage at 65% of value. Only 5% of the value is left under the ceiling, so the line is small no matter how large the portfolio is.

Does the Property’s Rent Help?

On this line, no. The investment HELOC qualifies you, not the property’s rent. A DSCR loan flips that. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, and the borrower’s personal income plays a smaller role.

The two products answer different questions. A line asks whether you can carry the payment from your own documented income, with assets as support. A DSCR loan asks whether the rent covers the full payment. For the mechanics, Lendmire’s complete DSCR loans guide walks through how that math works.

A DSCR cash-out refinance is a different animal in other ways too. A line leaves your first mortgage in place, while a cash-out replaces it. On a standard rental, cash-out tops out around 75% LTV across most of the network, with about six months of seasoning as the common expectation. For short-term rental collateral, the cash-out ceiling is 70%. Loan sizes reach up to $3,000,000 on standard programs, with smaller balances available through select lenders, so a need above the line’s $500,000 cap is usually a cash-out conversation.

Coverage of 1.00 is where select programs start. Stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Clearing 1.00 also does not mean the property cash flows. The ratio compares rent to the housing payment only, and repairs, vacancy, management, utilities, and capital expenses sit outside it.

When the Line Is the Wrong Tool

The line fits a narrow profile, and the table below shows where each product lands.

Your situation Likely fit
Personally titled rental, 700+ credit, low first-lien balance, income documentable Investment HELOC
LLC title, score under 700, or need above $500,000 DSCR cash-out refinance
Large liquid assets, little documented income, need a closed-end loan Asset-based non-QM loan

If your credit sits between 620 and 699, the line is off the table because there is no investment tier below 700. A 620 floor exists in parts of the network for DSCR files, though most programs want around 660, and 700 or better unlocks the strongest leverage tiers. A larger down payment on a DSCR purchase can lift the coverage number, but it never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear two tests: enough equity and enough rental coverage.

Some property types fall outside the DSCR programs entirely. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered, so neither route fits them.

What the Rules Say About Assets on a Line

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

The federal rule that lets a lender base repayment ability on income, assets other than the home securing the loan, or both is written for closed-end loans. The CFPB’s ability-to-repay rule says a creditor may rely on assets other than the dwelling. The eCFR text adds that assets a lender relies on must be verified with third-party records that are reasonably reliable.

A HELOC is open-end credit, so that rule does not dictate how a line lender converts assets into income. That treatment is a matter of lender and program policy, which is why two lenders can look at the same statements and reach different answers. Whether a particular loan is treated as business-purpose can also depend on how the funds are used, which is a question for compliance counsel rather than a broker.

Costs and Risks Worth Pricing In

The risks are mostly about variability, not hidden fees.

  • Floating pricing. The line’s price moves through both the draw and repayment periods and never converts to fixed. Plan for the payment to change.
  • Payment shock. Interest-only draws end after five years. The 25-year repayment period brings principal payments, so the monthly obligation steps up.
  • The 75% draw. Because at least 75% of the line is drawn at closing, you carry interest on most of the line from day one.
  • Vacancy. A vacant unit does not change the line’s payment. Your qualifying income has to carry the payment through empty months.
  • Short-term rentals. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Every figure here is a guideline from select wholesale-network lenders, subject to lender guidelines and full file review. This is not a commitment to lend.

Frequently Asked Questions

Can large investment accounts get me a bigger line?

No. Large balances can help you meet the income and payment tests, but the amount is capped by 70% CLTV and the $500,000 maximum line. The same assets cannot also count as reserves.

Does a 720 credit score get me more leverage than 700 on a rental?

No. On an investment property, 720 and 700 both reach the same 70% CLTV ceiling. The higher score may help the file in other ways, but it does not lift the cap.

Can I use an LLC-owned rental for an investment HELOC?

Not as titled. LLCs and most other entities cannot hold title on this line, so the property needs to be held by you or a revocable living trust. If the property sits in an LLC, a DSCR cash-out refinance is the usual route, subject to program terms.

How many lines can I hold?

Up to three lines, and a borrower with more than 15 financed properties is not eligible. Combined exposure limits also apply, and the limits differ by lender within the network.

Is the HELOC available everywhere DSCR loans are?

No. The HELOC is offered only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint, so check your property’s state first.
