How Much Can You Borrow on an Investment Property HELOC by State and Where It Is Offered?

How Much Can You Borrow on an Investment Property HELOC by State and Where It Is Offered?

The Quick Read: It depends on the lender’s program, not on state law, but on Lendmire’s network an investment-property home equity line of credit (HELOC) reaches 70% combined loan-to-value (CLTV, meaning every lien on the property added together and divided by its value), with a line up to $500,000, a 700 minimum credit score, and availability in only 16 states. No state publishes a table of maximums. The cap comes from the lender’s program and from the state where the rental sits.

  • Ceiling: 70% CLTV on an investment property. A 720 score and a 700 score reach the same ceiling.
  • Line size: $25,000 to $500,000 on investment property, with a $10,000 floor in Michigan.
  • Borrower tests: 700 minimum credit and a 50% maximum debt-to-income ratio (DTI), tested on the full line.
  • Footprint: Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Tennessee, Texas, Virginia and Washington.
  • Title: an individual or a revocable living trust. An LLC cannot hold title on this line.

How Is the Maximum Line Calculated?

The maximum line is the property’s value times 70%, minus every existing lien, and then capped at $500,000. The lesser of the percentage math and the dollar cap wins. This is how a lender sizes the line across the wholesale network.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Run the math in percentages of value:

  • Free-and-clear rental: the percentage math allows up to 70% of value, and the $500,000 cap limits anything above that.
  • First mortgage at 50% of value: the line can reach at most 20% of value, before the $500,000 cap.
  • First mortgage at 68% of value: only 2% of value remains, so the $25,000 minimum line may not fit at all.

On a high-value property, the $500,000 cap becomes the limit instead of the percentage. Because the line is capped at $500,000, it normally runs on an automated valuation model, a computer-generated value estimate, rather than a full appraisal. If the estimate comes in light, a secondary valuation or a borrower-requested full appraisal is the lever.

Market surveys report that you need at least 20% equity left after drawing the full line, per NerdWallet. On Lendmire’s network, the investment-property ceiling of 70% CLTV leaves 30% equity behind.

Does Credit Score Change How Much You Can Borrow?

Above the floor, no. On an investment line, a 720 score and a 700 score both reach 70% CLTV. A higher score buys eligibility, not extra leverage. There is no tier below 700, so a borrower at 620 to 699 has no investment-line path on this network.

The line also underwrites you, not the rent. The lender reviews your credit, income and DTI. DTI tops out at 50% and is tested on the interest-only payment calculated on the full line, not on what you plan to draw. For investors who already carry several mortgages, that personal DTI test deserves a check alongside the equity math.

Required documents are usually a current first-mortgage statement, an insurance declaration page, and the vesting deed showing how title is held.

Why Is an Investment Line Smaller Than a Primary-Residence Line?

Lenders treat a rental as riskier collateral than the home you live in, so both the percentage and the line size drop. Here is the same network side by side.

Factor Investment property Primary residence or second home
Max CLTV 70% 75% at 700 credit; up to 90% only at 720+
Max line $500,000 $750,000 (primary)
Minimum credit 700 640 on second homes
Valuation Automated Full appraisal above $500,000
Draw structure 5-year draw, 25-year repayment 3/17 or 5/25 structures

A primary-residence line at 700 reaches 75% CLTV on the program. The 90% figure never applies to a rental.

Lines above $500,000 are primary-residence only. They cap at 75% CLTV, need a full appraisal, and require a credit profile of 700 or better (720 on the structure with the 5-year draw and 25-year repayment).

Where Is It Offered, and What Changes by State?

Lendmire’s network offers investment-property HELOCs in 16 states, listed in the Quick Read. That is narrower than DSCR financing, which Lendmire arranges in 40 states plus Washington, D.C. (41 markets total). Availability is a lender decision, not a legal ban. The property’s state decides eligibility, not your home state, so an out-of-state owner can borrow against a rental in a covered state.

Within those 16 states, a handful of overlays change the terms:

State What changes
IN, NC, PA, TN, TX, WA A property listed for sale, or listed in the past 60 days, is ineligible
New Mexico, Ohio The CLTV cap depends on the credit profile
Texas Rentals are non-homestead and eligible; 10-acre limit; $4,000 minimum later draw
Michigan $10,000 line floor
Tennessee 5-year draw, but only 10 years of repayment

Everywhere else the standard terms apply. Subsequent draws after closing carry a $1,000 minimum, except in Texas. At least 75% of the line is drawn at closing, and pricing floats through both the draw and repayment periods without converting to fixed.

Homestead protection attaches to the home you live in. It does not follow you to a rental.

What Property and Title Rules Apply?

Eligible collateral includes single-family homes, 2-4 units, PUDs, townhomes and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural-zoned properties are not offered.

Title is the sharper filter. It must sit with the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold it. If your rental is already in an LLC, the choices are a vesting change or a DSCR cash-out refinance, which can close in an entity’s name subject to lender program eligibility.

Exposure is capped too. A borrower is limited to three lines, with combined exposure capped at $750,000 or $2,000,000 depending on the wholesale program. Owning more than 15 financed properties makes you ineligible. Each line is secured by one property, so equity in one rental cannot support a line on another. Investors with a portfolio take one property at a time.

Key Terms Defined

Draw period: the stretch when you can borrow from the line and pay interest only. Investment lines have a 5-year draw followed by a 25-year repayment.

Non-homestead: a property that is not your legal primary residence, such as a rental. It follows different state treatment than a homestead.

Automated valuation model: a computer estimate of value used instead of a full appraisal on smaller lines.

DSCR (debt service coverage ratio): monthly rent divided by the full monthly payment on the property, including principal, interest, taxes and insurance. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.

What If You Need More Than This Line Allows?

You have four realistic paths, and they trade leverage, risk and qualification differently. The first two, an investment HELOC and a DSCR cash-out refinance, are compared in the table below. The third and fourth, a line on your own home and a bank or credit-union line, follow after it.

Factor Investment HELOC DSCR cash-out refinance
Reviewed on Your credit, income, DTI Rent covering the payment
Max leverage 70% CLTV About 75% LTV on standard rentals
Existing mortgage Stays in place Replaced
Title Individual or revocable trust Individual or entity
Footprint 16 states 41 markets

A line leaves your first mortgage untouched, which matters if that loan has terms you want to keep. A DSCR cash-out refinance replaces it. The network typically expects about 6 months of seasoning, and most programs want a credit score near 660, though a 620 floor exists in parts of the network. Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders).

On coverage, 1.00 is where many select programs start, while a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Clearing 1.00 does not mean positive cash flow. DSCR compares rent to the payment only, and repairs, vacancy, management and utilities sit outside it.

The third path is a line on your own home. A primary-residence line can reach higher leverage, up to 75% CLTV at 700+ and up to $750,000, but it puts your residence at risk. Investors on BiggerPockets frame it as a question of whether you are willing to risk your primary residence to buy a rental. That is a forum opinion, not a rule. The fourth is a bank or credit-union line. Some lenders restrict investment lines by location and by whether you rent the home out year-round, and the pool is smaller than for primary-home lines, according to NerdWallet.

Lendmire’s complete DSCR loans guide covers the rent-based side in full.

What Do Federal Rules Say About Limits?

Federal rules do not set a maximum LTV or line size for investment HELOCs. Those caps come from lender and investor guidelines. One federal rule does matter: the right to cancel within three business days applies only to a lender’s security interest in a principal dwelling, per the CFPB’s Regulation Z. Business-purpose loans on investment property are generally exempt from Regulation Z’s consumer disclosure framework (12 CFR 1026.3), so a rental line generally has no such cancellation right and the signing should be treated as final.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction, and IRS Publication 936 explains the home-interest rules.

What Should an Investor Decide First?

Start with title and state, because those are binary. If your rental sits in an LLC or outside the 16 states, the line is off the table before leverage even matters. Next check credit against the 700 floor, then DTI against 50%. Only then does the equity math decide the line size.

It is a genuine toss-up for some borrowers. A rental line keeps your own home clear but gives lower leverage. A DSCR cash-out gives more leverage and is reviewed on rent, but it replaces your first mortgage. A rental already held in an entity cannot use the line without a vesting change, so a DSCR cash-out is the alternative in that case.

Frequently Asked Questions

Can you get a HELOC on an investment property?

Yes, but fewer lenders offer one than offer primary-residence lines, and requirements run stricter. On Lendmire’s network the line is available in 16 states, up to 70% CLTV and $500,000, with a 700 minimum score. Approval is subject to lender guidelines and full file review.

Does the owner’s home state or the property’s state decide eligibility?

The property’s state decides. An owner who lives elsewhere can borrow against a rental in a covered state. Overlays such as the 60-day listing rule, the New Mexico and Ohio credit-based caps, and the Texas 10-acre limit attach to the property’s location.

Can rental income qualify me for the line?

No. This product underwrites your personal credit, income and DTI, not the rent. If you want rent to carry the qualification, a DSCR cash-out refinance is the better fit, subject to lender guidelines.

Can I borrow more than $500,000 against a rental?

No. Lines above $500,000 exist only on a primary residence. A rental is capped at $500,000 and 70% CLTV, and a single line is secured by one property.

Can an LLC hold the property?

Not on this line. Title must be held by an individual or a revocable living trust. A property already in an LLC needs a vesting change or a DSCR cash-out refinance instead.
