How Much Can You Borrow on an Investment Property HELOC: Tap Your Home Equity?

How Much Can You Borrow on an Investment Property HELOC

The Quick Read: Usually less than you hope. The limit is the property’s value times the allowed combined loan-to-value (CLTV), minus every lien already on it, and a dollar cap and your personal qualification can shrink it further. On the select wholesale lenders Lendmire works with, an investment-property line tops out at 70% CLTV and $500,000, subject to lender guidelines.

  • A 700 credit profile is the floor, and 720 buys no extra leverage.
  • The line is underwritten on you (credit, debt-to-income, equity), not on the rent.

Most borrowers start by asking how much equity they have. The better question is how much of it a lender will let them pledge. This guide walks through the math, the caps, the edge cases, and when a different product fits better.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is the Formula for the Maximum Line?

The maximum line equals property value times the CLTV ceiling, minus what you already owe. CLTV means combined loan-to-value: the first mortgage plus the new line, divided by the property’s value. The CFPB’s HELOC booklet describes lenders setting the limit as a percentage of value, then subtracting the mortgage balance.

Here are the four steps:

1. Establish the value.

2. Multiply it by the allowed CLTV percentage.

3. Subtract your existing liens.

4. Check the result against the dollar cap and the minimum line size.

Run a worked example. A rental is valued at $400,000 with a $220,000 first mortgage. At a 70% ceiling, value times 0.70 is $280,000. Subtract the $220,000 balance, and $60,000 of room remains. These are modeled inputs, not a quote.

Some equity always stays untouched. That is by design.

How Do the 70% Ceiling and the $500,000 Cap Interact?

Whichever limit is lower controls. A lower-value rental with a first mortgage hits the 70% math long before $500,000. A high-value rental with little or no debt hits the $500,000 cap before the percentage does.

Scenario What binds Result
Typical rental with a first mortgage 70% CLTV Line equals 70% of value minus the balance
Free-and-clear, high-value rental $500,000 cap Line stops at $500,000 even if 70% allows more
Thin equity $25,000 minimum If the math yields less, the line generally isn’t worth setting up

The third row matters. If 70% of value minus your balance falls under the $25,000 minimum line, there is no line to offer. Consider a rental worth $300,000 with a $195,000 mortgage. Seventy percent is $210,000, which leaves $15,000 of room. That is below the minimum.

Also, the full credit limit counts toward your leverage and debt-to-income whether or not you draw it. A line you never touch still counts against you.

Does a Higher Credit Score Raise the Limit?

No. On an investment-property line, a 720 profile and a 700 profile both reach the same 70% CLTV. A 700 is the hard floor, with no tier beneath it. Credit above 700 buys eligibility, not extra leverage.

This differs from primary homes. On a primary residence or second home, the ceiling can reach 90% CLTV, but only at a 720-or-better credit profile. Don’t let a primary-home number leak into your rental math.

Market-wide, NerdWallet notes that lenders offering HELOCs on rentals are fewer, and borrowing limits are lower than against a primary home. It attributes that to the higher default risk lenders see on rentals.

Is the Line Underwritten on the Rent?

No. A standard investment HELOC is underwritten on you. The lender looks at credit, debt-to-income, and equity. Rent may support the file, but it does not decide it.

The numbers to know:

  • Debt-to-income: up to 50% maximum, and 45% for credit profiles from 600 to 679, though investment lines already floor at 700.
  • Qualifying payment: calculated on the interest-only payment at the maximum draw.
  • Credit report: a single-bureau score keyed to the primary wage earner, no more than 90 days old at closing.

If you want qualification to follow the property instead, that is what a DSCR loan does. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Lendmire’s complete DSCR loans guide covers it in full.

How Is the Property Valued?

Usually no traditional appraisal is involved. You can still request a full appraisal, which is worth considering if you think an automated valuation undervalues the property.

Valuation feeds straight into the formula. A value that comes in $20,000 low cuts your room by $14,000 at a 70% ceiling.

How Does the Line Work Once You Have It?

An investment line runs a five-year interest-only draw period followed by a 25-year fully amortizing repayment. The pricing floats and never converts to fixed. At least 75% of the line is drawn at closing. After closing, the minimum subsequent draw is generally $1,000 on this network.

The CFPB’s HELOC explainer describes the same two-phase pattern: a draw period, then repayment. Plan for the transition. When the draw period ends, you start paying principal, so the monthly obligation steps up even if your balance hasn’t changed.

The CFPB booklet also notes that a lender can reduce a line if your home’s value falls. A limit is not a promise.

Edge Cases That Change the Answer

LLC title. An LLC, corporation, partnership, or land trust cannot hold title on these lines. Title must sit with you personally or in a revocable living trust. A rental already deeded to an LLC needs a vesting change or a DSCR cash-out instead.

Paid-off rental. A free-and-clear property gives the most room under the percentage ceiling, but the $500,000 cap still controls.

Property type. Single-family, 2-4 unit, PUD, townhome, and condominium (including non-warrantable) properties are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not.

Exposure limits. A borrower is limited to three lines, and an investor with more than 15 financed properties is not eligible.

Listed property. In NC, PA, TN, TX, and WA, a property listed for sale, or listed within the past 60 days, is ineligible.

Availability. These lines are available only in Lendmire’s 16 full-service states (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA), which is narrower than its 41-market DSCR footprint.

Prior cash-out. An earlier cash-out refinance can leave little or no room under the combined ceiling.

What About Leverage Compared With Other Options?

The same rental can borrow more or less depending on the product. Compare them side by side.

Factor Investment-property HELOC HELOC on your primary home DSCR cash-out refinance
Collateral The rental Your residence The rental
Ceiling 70% CLTV Up to 90% CLTV at 720+ Around 75% LTV, standard rentals
Max amount $500,000 Higher lines possible Up to $3,000,000 on standard programs
Reviewed on You (credit, DTI) You (credit, DTI) Rent covering the payment
LLC title Not allowed Not applicable Possible, subject to lender program eligibility

Primary-home lines above $500,000 exist, but they are limited to 75% CLTV, require a 700 or better credit profile (720 on the longer-runway structure), and need a full appraisal. Pledging your own home to buy or fix a rental is a real strategy. It also puts your residence at risk if the rental underperforms.

A DSCR cash-out refinance replaces your first mortgage rather than sitting behind it. That makes it a larger, more structural move. Most programs in the network want about 6 months of seasoning, and reserves commonly run around 6 months of PITIA (principal, interest, taxes, insurance, and association dues), though they vary by lender and loan size. Lendmire’s piece on how an investment property HELOC works goes deeper on the line itself.

Who Should Use a HELOC, and Who Shouldn’t?

Honestly, it’s a close call for many investors. The decision usually comes down to a handful of questions about how you hold the property, your credit and debt load, and how much you need to borrow.

A HELOC fits when:

  • You hold the rental in your own name or a revocable trust.
  • You have strong credit (700+) and room under a 50% debt-to-income ratio.
  • You want to keep a first mortgage you like, and you need a modest amount.

A DSCR cash-out fits better when:

  • You need the most cash from one property.
  • You own many financed rentals, or your taxable income is uneven.
  • The property sits in an LLC.

Either way, keep the line in proportion. A HELOC works better as a safety net or a targeted tool than as the main plan for buying more property, because a lender can freeze or shrink it if your credit slips or your debt-to-income rises.

One more point on qualification. Clearing the HELOC’s equity math is not the same as clearing a rent test. If you later move to a DSCR loan, the strongest files clear both tests: enough equity and enough rental coverage. Coverage compares rent to PITIA only, so a ratio above 1.00 does not mean positive cash flow once repairs, vacancy, and management are counted.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

CLTV (combined loan-to-value): Your first mortgage plus the new line, divided by the property’s value.

Draw period: The stretch when you can borrow from the line and typically pay interest only.

Repayment period: The stretch after the draw ends, when you pay principal and interest until the balance is gone.

Automated valuation: A computer-generated property value used in place of a traditional appraisal.

DSCR: Debt service coverage ratio, which compares a property’s rent to its monthly debt payment.

Frequently Asked Questions

Can you get a HELOC on an investment property at all?

Yes, but fewer lenders offer one, and the limits run lower than on a primary home. On Lendmire’s network the line runs $25,000 to $500,000 at up to 70% CLTV, subject to lender guidelines and full file review.

Do I need an appraisal?

Usually not. Lines at or below $500,000 ordinarily use an automated valuation, and an investment line cannot exceed that amount. You can request a full appraisal if you want one.

Does rental income help me qualify?

It supports the file, but the line is underwritten on your credit, debt-to-income, and equity. If you want the rent to carry the qualification, a DSCR loan is the product built for that.

Can an LLC borrow against its rental?

Not on these lines. Title must be held by you individually or in a revocable living trust, so an LLC-owned property needs a vesting change or a DSCR cash-out.

What happens if my calculated room is too small?

If the result falls below the $25,000 minimum, there is no line to set up. In that case, a DSCR cash-out or a line on your primary home may be worth comparing.

Next Steps

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.
