How Much Can You Borrow on an Investment Property HELOC to Start or Fund a Business?

How Much Can You Borrow on an Investment Property HELOC to Start or Fund a Business?

The Quick Read: You can usually borrow up to 70% combined loan-to-value (all loans on the property divided by its value) on an investment property, with a line of no more than $500,000 and a 700 minimum credit score, through the select wholesale lenders Lendmire works with. Your limit is 70% of the property’s value minus every lien already on it.

  • The ceiling is 70% combined loan-to-value on an investment property. Primary-residence and second-home lines reach 90% only at a 720 or better credit profile.
  • Credit above 700 buys eligibility, not extra leverage. A 720 score reaches the same 70% as a 700 score.
  • The line runs $25,000 to $500,000 on an investment property, and you qualify on your personal credit, income and debt load.
  • Rent and the business plan do not count toward qualifying. The property must be titled to you or to a revocable living trust, not an LLC.
  • At least 75% of the line is drawn at closing, so you carry interest on most of it from day one.

All of this is subject to lender guidelines and a full file review. It is not a commitment to lend.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Key Terms Defined

HELOC: A home equity line of credit is a revolving loan secured by property. You borrow, repay and borrow again up to a set limit.

Draw period: The stretch when you can use the line and typically pay interest only.

Repayment period: The stretch after the draw period ends, when the balance amortizes and payments include principal.

Vesting: How the deed is titled, meaning who legally owns the property.

DSCR: The debt service coverage ratio compares a rental’s monthly rent to its monthly housing payment. It drives a different loan type that comes up later.

Can You Use a Rental-Property HELOC for a Business?

Yes. The line is secured by real estate, and nothing in the product restricts what you spend the money on. Startup costs, inventory, equipment and working capital are all fair game.

The catch is who is being underwritten. This line qualifies you personally, on credit, income and equity. The new business has no revenue yet, and a business plan carries no weight in the file. A personal line also does not build credit history for the business itself.

That makes it a tool for owners who already have equity and strong personal credit. It is not a tool for a business that needs a lender to believe in its projections.

How Much Can You Actually Borrow?

Three tests set your limit, and the smallest result wins.

1. The equity test. Take the property’s value times 70%. Subtract every lien already on it, including your first mortgage.

2. The dollar cap. The line cannot exceed $500,000 on an investment property, and the minimum is $25,000.

3. The debt test. Your total debt-to-income ratio cannot exceed 50%, and the lender tests it as if you had drawn the entire line.

The combined figure counts the new line at its full limit, not at the amount you plan to use. Picture a rental with a first mortgage that equals 50% of its value. The line can add up to 20 points of value before hitting the 70% ceiling. If the first mortgage equals 65% of value, only 5 points of room remain. Convert those points to dollars with your own appraised value, or use the site’s illustrative calculator.

Situation Which limit binds
Heavily mortgaged rental The 70% equity test
Moderate balance, mid-priced rental The 70% equity test
High-value rental with a small balance The $500,000 cap
Large existing personal debts The 50% debt ratio

Because investment lines top out at $500,000, they sit in the automated-valuation lane. A full appraisal is required only above that size, though you can request one anyway.

Why Occupancy Sets the Ceiling

The same equity is worth less on a rental than on a home you live in. Lenders treat investment properties as the riskiest collateral.

Collateral Max combined LTV Credit and cap
Investment property 70% 700 minimum, $500,000 cap
Second home Up to 90% 720 or better for the top tier
Primary residence Up to 90% 720 or better for the top tier

A line above $500,000 exists only on a primary residence. It caps at 75% combined LTV and requires a full appraisal.

So the idea that you can pull 80% or 90% from a rental, because your own home allows it, does not hold on an investment property. Nor can you tap 100% of your equity. The 70% figure already includes the first mortgage and the full line limit.

Who Qualifies: Title, Credit and Property Type

Title trips up more investors than credit does. The property must be held by you as an individual or by a revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold the collateral. A rental already deeded to an LLC needs a vesting change first, or a different product altogether.

Other requirements follow the same pattern:

  • Credit: 700 is a hard floor on an investment line, with no lower tier. The score model keys off the primary wage earner, and the credit report cannot be more than 90 days old at closing.
  • Self-employed borrowers: You can qualify on documented income under the applicable program, subject to lender guidelines. The business bank-statement route needs a 680, so the 700 floor is the binding number.
  • Exposure: A borrower can hold three lines. Owning more than 15 financed properties makes you ineligible.
  • Property types: Single-family homes, 2-4 units, PUDs, townhomes and condos, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural-zoned properties are not.
  • Availability: The line is offered only in the 16 states where Lendmire provides full-service mortgage lending. That is narrower than its 41-market DSCR footprint.

Tenants do not change any of this. A leased rental and a vacant one are treated the same way, because rent plays no part in qualifying on this product.

What Happens After Closing

At least 75% of the line is drawn at closing. If you plan to spend the money over a year, that structure works against you, because interest starts on most of the balance on day one.

Investment lines use a 5-year interest-only draw followed by a 25-year repayment period. Pricing floats during both periods and never converts to fixed, so payments move. The CFPB’s HELOC overview describes the same basic cycle: a draw period, then repayment, and the risk of losing the property if you fall behind.

Stress-test two moments. The first is the end of the draw period, when interest-only payments become full payments. The second is a stretch of weak business months while the payment stays the same.

Then run the failure case. If the business fails, you still owe the balance, and your rental secures it. A startup that burns through the line leaves you with the debt and the same property you started with.

When a DSCR Cash-Out Is the Better Tool

A HELOC is the right fit when you hold the rental personally, have a strong score and a clean debt profile, and want to leave the first mortgage alone. A DSCR cash-out refinance fits a different investor. It replaces the existing loan and qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Our complete DSCR loans guide covers the mechanics.

Factor Investment HELOC DSCR cash-out
What is underwritten Your personal credit and debt ratio The property’s rent against its payment
Max leverage 70% combined LTV About 75% LTV on standard rentals
Existing first mortgage Stays in place Paid off and replaced
LLC-owned property Not eligible Possible, subject to lender program eligibility
Credit floor 700 Often around 660; 620 in parts of the network
Short-term rental collateral Same 70% Lower, around 70%

Standard DSCR loans run up to $3,000,000 on standard programs (smaller balances available through select lenders). Reserves vary by lender, leverage and loan size, and commonly sit around six months of principal, interest, taxes and insurance.

A coverage of 1.00 is where many select programs start. A separate select-lender path goes below 1.00 with leverage and terms adjusted. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, management and utilities sit outside the calculation.

Cash-out proceeds are expected to go toward business purposes, and paying off personal credit cards is generally not allowed. DSCR also looks at one property at a time, so a portfolio of more than 15 financed properties does not shut you out the way it does on a HELOC.

Moving the Money Into the Business

Open a dedicated business account and transfer draws into it in documented amounts. Mixing personal and business funds makes both bookkeeping and any later lender review harder. Tax treatment varies; consult a qualified professional.

One more point on classification. Whether credit counts as business or consumer credit turns on its primary purpose. Credit used to acquire, improve or maintain a non-owner-occupied rental is treated as business purpose, while spending cash on a separate startup is a different question. The federal text on business-purpose credit lays out the test, and the lender decides how your file is handled.

Who Should Skip This

Skip the HELOC if any of these describe you:

  • Your rental sits in an LLC and you would rather not retitle it.
  • Your score is under 700.
  • You own more than 15 financed properties.
  • You need a few thousand dollars at a time rather than a large draw at closing.
  • You cannot cover payments from personal income if the business earns nothing for a year.

In the first four cases, a DSCR cash-out refinance may fit better; the fifth is a personal cash-flow question that a DSCR loan does not solve.

Frequently Asked Questions

Can I get an investment property HELOC if my rental is in an LLC?

Not on this product. The collateral must be titled to you or to a revocable living trust. An investor with an LLC-held rental either changes the vesting first or looks at a DSCR cash-out instead, subject to lender program eligibility.

Does the rent or my business plan help me qualify?

No. The line is underwritten on your personal credit, income and debt-to-income ratio, and the lender tests that ratio on the full line amount. Property-rent-based lender review belongs to DSCR loans.

Do I pay interest only on what I use?

Not at closing. At least 75% of the line is drawn then, so interest accrues on most of it from the start. Later draws and repayments follow the draw and repayment periods.

What if my credit score is below 700?

The investment-property HELOC is unavailable, because 700 is a hard floor with no lower tier. DSCR financing has a lower floor in parts of the network, with most programs wanting around 660.

Can I borrow more if I have excellent credit?

Only on the occupancy tier that offers it. On an investment property, 700 and 720 reach the same 70% combined LTV and the same $500,000 cap. Credit above 700 adds eligibility, not leverage.
