How an Investment Property HELOC Works to Fund a Remodel in Stages

How an Investment Property HELOC Works to Fund a Remodel in Stages

The Quick Read: An investment-property line of credit gives you a pool of borrowing power secured by a rental you already own, but across Lendmire’s wholesale network at least 75% of it is drawn at closing, so only the last slice is truly staged, and the line is sized on today’s value rather than the finished value.

  • On an investment property, the network ceiling is 70% combined loan-to-value (CLTV), with lines from $25,000 up to $500,000 and a 700 minimum credit score.
  • The standard structure is a 5-year interest-only draw period followed by a 25-year fully amortizing repayment, though Tennessee shortens the repayment to 10 years. Pricing floats throughout.
  • Title must sit with you personally or in a revocable living trust. An LLC cannot hold title.
  • The usual exit is a DSCR cash-out refinance once the remodeled rental is stabilized, subject to lender guidelines and a full file review.

What Is an Investment Property HELOC?

A HELOC is a home equity line of credit. On a rental, it is a revolving credit line secured by the property, usually behind or alongside the first mortgage. The lender sets a limit at closing, and you borrow against it during a draw period.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Investors like it for remodels because the work arrives in pieces. Demolition, mechanicals, finishes, and punch-list items each bill at different times. A line lets you borrow as bills arrive instead of taking one lump sum and paying interest on cash that sits idle.

Here is the catch that most investors learn late. On the lines Lendmire arranges through select wholesale partners, the “stages” are narrower than the label suggests. At least 75% of the line must be drawn at closing. Staging happens inside the remaining slice, in draws of at least $1,000 each. Texas sets a higher minimum draw of $4,000.

Lendmire is a broker, not the lender. It places these lines with wholesale partners, and every figure below is subject to lender guidelines and a full file review. Lendmire arranges these lines only in its 16 full-service states, a narrower footprint than its DSCR investor lending across 41 markets, including Washington, D.C.

Key Terms Defined

Draw period: The stretch when you can borrow from the line and typically owe interest only on what you have drawn. On the network’s investment lines, it lasts 5 years.

Repayment period: The stretch after draws end, when the balance amortizes and each payment includes principal. On the network’s investment lines, it lasts 25 years (Tennessee shortens it to 10).

CLTV (combined loan-to-value): All loans on the property, including the new line’s full limit, divided by the property’s value.

Lien position: Where the line sits in line to be repaid if the property is sold. A network line can be in first or second position.

Interest-only payment: A payment that covers interest and none of the principal, so the balance does not shrink.

Automated valuation: A software-based value estimate used in place of a traditional appraisal. It commonly sizes lines of $500,000 or less.

DSCR (debt service coverage ratio): Monthly rent divided by the full monthly housing obligation: principal, interest, taxes, insurance, and any HOA dues. It is how DSCR loans measure whether a rental carries its own payment.

How Underwriting Treats the Line, Step by Step

An investment HELOC is judged on you and your equity, not on the rent. A DSCR loan flips that. The steps below follow how a file is actually reviewed.

1. Eligibility screen. The property must be a single-family home, a 2-4 unit building, a townhome, a PUD, or a condo (non-warrantable condos included). Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural zoning are not offered.

2. Title check. The borrower must hold title personally or in a revocable living trust. Corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title either.

3. Credit review. The floor on an investment HELOC is a 700 credit score, with no tier beneath it. A 720 score reaches the same 70% ceiling, so credit above 700 buys eligibility, not extra leverage. Lenders pull a single-bureau score keyed to the primary wage earner, and the report can be no more than 90 days old at closing.

4. Equity math. The maximum line equals value times 70%, minus all existing liens, capped at $500,000. CLTV counts the full line limit, not just the drawn amount.

5. Valuation. Because investment lines top out at $500,000, they ordinarily run an automated valuation with no traditional appraisal. A higher CLTV may trigger a secondary valuation, and you can request a full appraisal.

6. Debt-to-income (DTI). The ceiling is 50%, and it drops to 45% for scores from 600 to 679. The lender reviews your file on the interest-only payment calculated on the maximum draw.

7. Exposure limits. A borrower is limited to three lines. A borrower with more than 15 financed properties is not eligible.

Note step 4 again, because it drives everything that follows. The line is sized on the property as it stands today. A shell that needs a full gut remodel is valued as a shell. A thin equity position shrinks the line before the first dollar of remodel work is spent.

How the First Draw Shapes Your Remodel Budget

Picture a duplex you own with solid equity and a scope that runs in five phases. Say you size the line to cover the full scope plus a contingency cushion. This is a modeled illustration, not a market fact.

At closing, at least 75% of the line is drawn. That money starts accruing interest on day one, whether or not a contractor has touched the building. You can park the funds in a separate account and pay phase invoices from it. You still carry interest on the whole drawn balance.

The remaining slice, up to 25% of the line, is what you can pull later in draws of $1,000 or more. That slice is where your late-phase finishes and change orders live. Match the phases to that math:

  • Day one: Fund the early phases, such as demolition, structural fixes, and mechanical systems. These come first because they protect the building and unlock the later work.
  • Later draws: Fund cosmetic finishes, fixtures, and the contingency cushion, because those costs are the most likely to shift.

So the real planning question is not how to spread draws across the project. It is how to size the line close to the real scope so you are not paying interest on money you never needed.

A lender-reviewed payment on the full draw also means you carry that payment during the remodel. If the unit sits vacant while crews work, rent is not covering it. Budget for that gap before you close, not after.

Where the Pre-Remodel Value Problem Bites

Experian reports that lenders broadly cap investment-property borrowing at 80% of value, with at least 20% equity left. That is a market-wide statistic. On the network, an investment property line stops at 70% CLTV, with no tier above it.

Lower value plus a 70% ceiling plus existing liens can leave a small line. Consider a rental worth a modest amount today, with a first mortgage already near that ceiling. The line may be small enough that it cannot fund a meaningful remodel at all.

In that case, the better route may be a different product. A DSCR cash-out refinance is sized on the property and the rent, not on your DTI, which can matter if the building will stabilize at a higher rent.

HELOC vs. DSCR Cash-Out: What Changes

Factor Investment HELOC DSCR cash-out refinance
Underwritten on Credit, DTI, equity Rent vs. full payment
Ceiling 70% CLTV, investment About 75% LTV, standard rental
Size $25,000-$500,000 Up to $3,000,000 on standard programs
Pricing Floats, never fixed 30-year fixed is the spine
Title Individual or revocable trust Varies by program

LLC-titled rentals can work for DSCR cash-out, subject to lender program eligibility. A property already deeded to an LLC needs a vesting change before it fits a HELOC.

What Happens When the Draw Period Ends?

Draws stop and repayment starts. The payment steps up because principal now comes due, while rent does not adjust to match.

The CFPB’s consumer explainer on home equity lines describes the same shape in general terms: borrowing up to a limit during a draw period, then a repayment period in which you can no longer borrow. The CFPB also notes that such plans usually carry variable pricing, so payments can change from month to month. Its longer HELOC booklet warns that payments can rise when the index moves. Some consumer plans let you convert part of the balance to a fixed structure. The network’s investment lines do not.

Interest-only does not mean cheap forever. It means the balance is not shrinking. Test the rental against the post-draw payment before you start the remodel, not when the draw period ends.

Edge Cases: Where the General Rule Breaks

An entity-held rental. A property in an LLC cannot take a network line. That is the sharpest structural difference from a DSCR loan.

A listed or recently listed property. A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.

Credit-based caps in some states. New Mexico and Ohio apply a CLTV cap that depends on the credit profile.

A shortened repayment runway. Tennessee is an exception to the standard 5-year draw and 25-year repayment on investment lines. There the investment line runs a 5-year draw and 10-year repayment, so the payment step-up is steeper.

A low valuation. A secondary valuation can be requested when CLTV runs high. You can also ask for a full appraisal if you believe the automated number undercounts the property.

A remodel that stalls. If permits drag or the budget overruns, only the undrawn slice of the line, up to 25%, remains available, and the exit plan is not secure. Rent may not have risen, and a refinance may not clear.

A primary-home line used for the rental. Pulling equity from your own home to fund a rental puts your residence behind the project. A line secured by the rental itself keeps the risk on the rental. It also leaves the home out of the collateral.

Ineligible construction types are simply not offered. Manufactured homes (single- and double-wide), log homes, and barndominiums are outside these programs.

What a Typical Exit Looks Like

The usual plan is simple: use the line for the work, then replace it. Once the property is remodeled, leased, and stabilized, a DSCR cash-out refinance can pay off the line.

The refinance is underwritten on rent versus the full monthly obligation. A 1.00 coverage ratio is where many select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Cash-out refinances on a standard rental top out around 75% LTV across most of the network, and about 6 months of seasoning is the common expectation. Most programs want around a 660 score, a 620 floor exists in parts of the network, and 700 or better unlocks the strongest tiers.

Clearing 1.00 on a DSCR loan is not the same as positive cash flow. DSCR compares rent to the payment only. Repairs, vacancy, management, utilities, and capital expenses sit outside it.

An improvement may support a higher appraised value, depending on comps and underwriter review. Plan around the low end of that range, not the high one. For the full picture of how these loans work, see Lendmire’s complete DSCR loans guide.

Is It the Right Fit? A Short Checklist

  • You own the rental personally or in a revocable living trust, and your score is 700 or higher.
  • Existing liens plus the full line stay at or under 70% of today’s value.
  • Your DTI works on the interest-only payment calculated on the maximum draw.
  • Your scope is sized so that most of it can be funded at closing, with only a small reserve left for later draws.
  • You have contractor bids, a budget by phase, and a plan for carrying the payment while the unit is empty.
  • You have a refinance exit that does not depend on a best-case appraisal.

If two or three of these fail, a DSCR cash-out refinance, a purchase-rehab structure, or a smaller scope may fit better. WhiteCoat Investor notes that your available credit rises again as you repay the balance on a revolving line. Confirm on your own file what repayment and redraw terms apply.

Frequently Asked Questions

Can I draw only when contractors bill me?

Partly. At least 75% of the line is drawn at closing on the network’s investment lines. After that, you can take later draws of $1,000 or more (Texas is $4,000). Size the line close to the scope so idle drawn funds are kept small.

Does the lender count my rent?

The line is underwritten on credit, DTI, and equity rather than on rent. The review uses the interest-only payment on the maximum draw. A DSCR loan works the other way and qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

Is the line sized on the after-remodel value?

No. It is sized on current value, using the formula value times 70%, minus existing liens, capped at $500,000. Lines at or below $500,000 ordinarily run an automated valuation. You can request a full appraisal.

Will the line’s pricing stay the same?

No. Pricing floats across both the draw and repayment periods and never converts to fixed. The payment can change even if you stop drawing.

Can I hold the property in an LLC and still get one?

No. Title must be with an individual or a revocable living trust. If the rental is in an LLC, a vesting change or a DSCR cash-out is the alternative.
