The Quick Read: This kind of line for an ITIN-holding business owner comes down to four things: a valid, unexpired ITIN with matching identity records, business deposits that document income after screening, a property titled in your own name, and a lender in the wholesale network that accepts ITIN borrowers at all. The ITIN-plus-deposit-income combination is a narrow corner of the market. Confirm lender acceptance before you spend time and money on paperwork.
- Qualifying income comes from your deposits after transfers, loans, and an expense factor are removed, not from the gross total.
- On an investment property, the network ceiling is 70% CLTV with a 700 minimum credit score, and the line tops out at $500,000.
- LLCs cannot hold title on these lines, so a property deeded to your company needs a different route.
- An ITIN that has gone unused on a return for three straight tax years expires, which can stall the file.
- If the equity is real but the line does not fit, a DSCR cash-out refinance is reviewed on the property’s rent instead.
What a Bank Statement HELOC Actually Is
It is a revolving line secured by your home or rental, qualified on your bank deposits instead of tax returns. The label is an industry shorthand. No federal rulebook defines it, so each lender decides how deposits are counted.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
The reason it exists is simple. Business owners write off expenses, and write-offs shrink taxable income. A tax return can show a modest profit for a business that moves a lot of money through its accounts. Bank statement programs try to measure the cash that actually came in.
This is alternative documentation, not no documentation. The lender still verifies identity, income, assets, credit, and property value. It just reads different records to do it.
The line can sit in first or second lien position. That matters for investors. A second lien lets you keep an existing first mortgage in place and draw on equity beside it.
Can an ITIN Holder Get One at All?
Sometimes. It depends on the lender, and that is the question to settle first. An ITIN is a tax processing number, and the IRS explains in Publication 4757 that it does not change immigration status or the right to work. Lenders that accept it treat it as an identity and tax-filing record, and each one sets its own rules.
The supply is thin. An Urban Institute estimate, reported by Borderless Magazine, put ITIN mortgages at roughly 5,000 to 6,000 in a recent year. The same reporting notes these loans generally do not qualify for secondary-market backing. Lenders that write them keep the risk themselves, so fewer do.
Public lender material rarely documents an ITIN borrower combined with a deposit-based equity line. That is why a broker’s first job is to ask each wholesale partner directly, before any appraisal or document request. The program figures here describe the network’s equity-line guidelines. They do not by themselves confirm ITIN acceptance. That answer comes file by file, subject to lender guidelines.
Location is a gate before anything else. The home equity placements are available in only 16 full-service states (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA), a narrower footprint than the 41-market DSCR one.
How Underwriting Reads Your Income, Step by Step
Underwriters turn deposits into a monthly income figure in five moves. Each one can shrink the number.
1. Collect consecutive statements. You supply a run of personal or business statements, commonly a year or two of history depending on the program.
2. Screen out non-income. Transfers between your own accounts, loan proceeds, and refunds come out.
3. Apply an expense factor. Business deposits are not all profit, so the lender trims them by a percentage that reflects typical operating costs.
4. Average the result. The net figure is spread over the statement period to produce monthly qualifying income.
5. Test the rest of the file. Debt-to-income, credit, equity, and combined LTV are then checked against the program.
Here is a modeled example, not market data. Say 100 units of deposits land in the account. Fifteen are transfers between your own accounts, leaving 85. A modeled 40% expense factor leaves about 51 units of qualifying income. Gross deposits overstate usable income by nearly half in this case, which is why deposit hygiene matters so much.
The debt-to-income test is firm. The maximum ratio is 50%, but it drops to 45% for credit scores from 600 to 679, so anything above 45% needs a score of at least 680. The line is qualified on the interest-only payment calculated on the maximum draw, so the lender tests you as if you borrowed the full amount.
Which Deposits Count
| Deposit type | Usually counted? | How to document |
|---|---|---|
| Customer or client payments | Yes, after expense factor | Invoices, contracts |
| Transfers between your accounts | No | Matching statements |
| Loan or credit-line proceeds | No | Loan paperwork |
| Refunds and reversals | No | Original transaction record |
| Large cash deposits | Often questioned | Sales records, receipts |
Cash-heavy businesses face the most scrutiny. The deposit has to trace back to a sale. A deposit you cannot tie to a sale may be excluded, or the lender may ask for more records.
What the Network’s Programs Allow
Lendmire brokers equity lines through select wholesale partners and is never the lender. Two programs sit behind the figures here. The higher-leverage program offers a 3-year interest-only draw followed by 17 years of full amortization. The longer-runway program offers a 5-year interest-only draw followed by 25 years of full amortization. Both are standalone lines in first or second lien position. At least 75% of the line is drawn at closing, and the line stays variable throughout. Figures below are subject to lender guidelines and full file review.
Leverage depends on how you occupy the property:
| Occupancy | Credit floor | Max CLTV | Max line |
|---|---|---|---|
| Investment property | 700 | 70% | $500,000 |
| Second home | 640 | 90% at 720+ | $500,000 |
| Primary residence | 600 | 90% at 720+ | $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program) |
Those ceilings are the top of each range, not the typical outcome. On a primary residence, a 660 score points toward 85% CLTV on lines up to $500,000, and a 620 score toward 70% CLTV on lines up to $400,000. Investment lines run only on the longer-runway program’s 5-year draw and 25-year repayment structure.
Several other limits matter for business owners:
- Valuation. Lines at or below $500,000 ordinarily use an automated valuation, and a full appraisal is required above that.
- Credit. The report cannot be more than 90 days old at closing. The score model keys to the primary wage earner. A borrower with a thin credit history should ask early how that score gets established.
- Property types. Single-family, 2-4 units, townhomes, PUDs, and condominiums are eligible. Manufactured homes, log homes, co-ops, condotels, and mixed-use are not.
- Exposure. A borrower is limited to three lines, and an investor with more than 15 financed properties is not eligible.
A line above $500,000 is primary-residence only. It requires 700 or better credit (720 on the longer-runway program), caps at 75% CLTV, and requires a full appraisal.
The Title Trap: Business Account, Personal Name
Deposits can flow through your company, but the property has to be held personally. These lines require title in the individual borrower’s name or in a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. That is the sharpest structural difference from a DSCR loan.
Many ITIN business owners run their rentals through an LLC. If the property is already deeded to the company, a vesting change may be needed first, or a DSCR cash-out becomes the cleaner path.
Account titling creates a second wrinkle. A business account in the company’s name, a joint account, or an account in a spouse’s name all complicate deposit attribution. The underwriter has to see whose income it is.
Where the General Rule Breaks
Expired ITIN. The IRS says an ITIN not included on a timely-filed federal return at least once in three consecutive tax years will expire. An expired number has to be renewed before it supports a return, and the lender file depends on those returns and identity records. Check yours before you start.
Commingled accounts. When personal and business money share one account, deposits cannot be sorted cleanly. Underwriters may exclude them or ask for more records.
Partial ownership. If you own a share of the business, income can be reduced to your share before the expense factor.
Short filing history. A borrower who has filed under an ITIN for only a short time may have a thinner paper trail. The deposit history then has to carry more weight, and a lender may ask for more.
Derogatory credit. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history splits by program. One program declines it outright, regardless of age, on primary residences and second homes.
Listed property. In some states, a property listed for sale within the past 60 days is ineligible.
A short note on the regulatory frame helps here. The CFPB’s ability-to-repay compliance guide places open-end credit plans outside the rule. That is why no federal bank statement HELOC definition exists, and why documentation methods vary by lender.
Preparing in the Three to Six Months Before You Apply
A short preparation window can change how the file reads. A practical checklist:
- Move business revenue into one account and stop mixing personal spending into it.
- Keep transfers between accounts labeled and minimal.
- Confirm your ITIN is active and matches your tax and identity records.
- Gather ownership documents showing your percentage of the business and time in operation.
- Check your credit report for errors and open tradelines that are seasoned.
- Confirm how the property is titled and whether it is held personally.
- Run the debt-to-income test as if the whole line were drawn.
That last item is the stress test most borrowers skip. The draw period ends, and amortization begins. On the longer-runway structure, repayment stretches 25 years, but the payment steps up once principal comes due. Plan for that, not just for the interest-only phase.
Line, DSCR Cash-Out, or Something Else?
The right route depends on the property, the existing first mortgage, and how your income reads.
| Factor | Bank statement line | DSCR cash-out refinance |
|---|---|---|
| What is judged | Your deposits and DTI | The property’s rent vs. payment |
| Existing first mortgage | Can stay in place | Replaced |
| Title | Individual or revocable trust | LLC possible, subject to program terms |
| Investment leverage | 70% CLTV ceiling | About 75% LTV on standard rentals |
A DSCR file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. About 6 months of seasoning is the common expectation on a cash-out. 1.00 coverage is where select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted. Clearing 1.00 does not mean the property cash flows, because repairs, vacancy, management, and capex sit outside the ratio.
If the existing first mortgage is one you want to keep, the line may be the better tool. If the rent carries the property and the title sits in an entity, the cash-out path is usually cleaner. Lendmire’s complete DSCR loans guide walks through that side. For a line funding a rental or business use, see the best bank statement HELOC program when the line funds a rental or business use.
If the first answer is no, the usual next steps are a different lender within the network, a cleaner statement history after a few more months, or the DSCR route.
Key Terms Defined
Bank statement HELOC: a revolving equity line qualified on deposit history instead of tax returns.
ITIN: an Individual Taxpayer Identification Number the IRS issues for tax processing, which carries no immigration status.
Expense factor: the percentage a lender removes from business deposits to estimate operating costs.
CLTV: combined loan-to-value, which adds every lien on the property and divides by its value.
DTI: debt-to-income, the share of monthly income that goes to debt payments.
Draw period: the stretch when you can borrow from the line, usually with interest-only payments.
Frequently Asked Questions
Does a business account in my LLC’s name work for qualifying?
It can, because deposits are read from the account that holds them. The property itself still cannot be titled to the LLC on these lines. Ownership share and expense factor will also reduce the income that counts.
How many months of statements will I need?
The window varies by program and lender, and a year or two of consecutive statements is common across the market. A broker can tell you which wholesale partner’s window fits your history before you order anything.
What credit score do I need on an investment property?
The network minimum is 700 on an investment line, and the ceiling is 70% CLTV. Second homes floor at 640 and primary residences at 600. Higher scores unlock more leverage on those occupancies, subject to lender guidelines.
Will an expired ITIN stop the application?
It can, because an ITIN left off a return for three consecutive tax years expires, and the lender file relies on returns and identity records tied to it. Renewing first avoids a stall.
What if the equity is there but my income does not read well?
Then the property’s rent may carry the file instead. A DSCR cash-out refinance qualifies primarily on rental coverage, though it replaces your existing first mortgage.
