The Quick Read: Not while the freeze is on, but a freeze does not disqualify you. A DSCR HELOC is reviewed on the rental’s income, yet the lender still has to pull your credit report. A frozen file blocks that pull, so you lift the freeze temporarily, let the lender pull, and freeze again afterward.
- A DSCR HELOC (a home equity line on a rental, qualified on rent) still reviews your credit, so a frozen report stalls the file.
- A temporary lift is free and does not change your score.
- Lift the freeze at the bureaus the lender will pull, and set the dates to cover the whole file.
- The freeze only gates access. Credit tiers, equity, and rent are judged the usual way.
Skipping personal-income paperwork does not mean skipping the credit check. The two are easy to confuse, and the confusion is simple to clear up.
Why Doesn’t Rent-Based Qualifying Skip the Credit Pull?
A DSCR HELOC qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The line has no traditional personal-income documentation, W-2s, pay stubs, or debt-to-income ratio. But your credit score sets which tier you land in, and a lender cannot place you in a tier without seeing the report.
Here is how it works across the network Lendmire places files with. A DSCR HELOC is a revolving line secured by a rental you keep. It is written as a standalone second lien behind your existing first mortgage, or as a standalone first lien on a rental with no mortgage. The rent has to clear a minimum 1.10x coverage test, measured against a stress payment on the entire credit limit. The lender’s own calculation governs that math.
Credit decides the rest. A second lien needs a 720 score or better, up to 70% combined loan-to-value (CLTV, meaning the first mortgage balance plus the new line, divided by the property’s value), on lines up to $500,000. A first lien starts at a 700 floor. Mortgage history matters too: no 30-day late in the last 12 months, and 48 months since a bankruptcy, foreclosure, short sale, or deed-in-lieu. All of it is subject to underwriting.
Lendmire’s own page on DSCR HELOCs without traditional income documentation makes the same point. Your credit, your equity, and the rent are all documented.
What Does a Credit Freeze Actually Block?
A freeze blocks access to your report, not you as a borrower. The CFPB says a freeze prevents prospective creditors from accessing your credit file, and that creditors typically won’t offer credit if they can’t see it. It also says a freeze does not affect your credit scores.
The law gives lenders no duty to work around it. Under 15 U.S.C. §1681c-1, if you don’t allow access to a frozen report, the third party may treat your application as incomplete. In plain terms, the file can sit there until you lift the freeze.
Two points follow from that:
- A lender cannot force a pull through a freeze. Be skeptical of any claim that a lender can skip the credit check.
- A new lender is not an exempt party. Certain existing creditors can see a frozen file. A new DSCR HELOC lender does not qualify for that, even if you already have a mortgage elsewhere.
How Do You Lift a Freeze for a DSCR HELOC?
Lift it at each bureau the lender will pull, for a set window. Each bureau runs its own freeze, so lifting one does not lift the others. If the loan officer cannot say which bureaus the lender will use, lifting all three is the safe choice.
1. Ask which bureaus will be pulled. The practical step is simply asking your loan officer.
2. Request the lift. You can do it online, by phone, or by mail at each bureau. Experian’s guide says you can specify the period you want to grant access.
3. Know the legal timing. The law sets deadlines for bureaus to complete lift requests, and those deadlines differ by how you submit the request. Mailed requests generally take longer than online or phone requests, so plan ahead.
4. Choose the window. Set the dates to cover the whole file, not just the first pull. A lender may check credit again later in the process, so ask how many pulls to expect.
5. Let the lender pull. Credit then sets your tier. The rent, the equity, the title, and the valuation are underwritten separately.
6. Re-freeze. After closing, freeze again, or let a dated thaw expire on its own.
Placing, lifting, and removing a freeze are free.
Freeze, Lock, or Fraud Alert: Which Is Which?
These three tools get mixed up constantly, and they behave differently with a lender.
| Tool | Blocks a lender’s pull? | How you open it up |
|---|---|---|
| Credit freeze | Yes | Temporary lift at each bureau |
| Credit lock | Depends on the provider | Provider’s app or account |
| Fraud alert | No | Lender adds identity checks |
If you want a free freeze guaranteed by federal law, you should opt for a freeze, not a lock. A lock is a commercial product, so the unlock steps differ by provider. A fraud alert does not stop the pull. It generally adds identity-verification steps.
One more edge case: the federal free-freeze law does not cover specialty reports used for employment, tenant screening, or insurance. Those carry their own freezes.
What Goes Wrong When Investors Freeze First and Apply Later?
The usual problems are timing problems, not credit problems.
- A partial thaw. If the lender pulls a bureau that is still frozen, the pull comes back incomplete. The file stalls until you lift that bureau too.
- A lost PIN or login. You contact the bureau directly, and a mailed request can take up to 3 business days. Build in room before any contract deadline.
- A thaw that expires mid-file. If the window ends before a later credit check, you start over.
- Waiting until you have a deal. A DSCR HELOC works best when the line is approved before you shop for the next purchase. Resolve the freeze before you apply, not while a purchase contract is running.
A thaw also does not shorten the seasoning rule. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date). Lendmire’s page on DSCR HELOC requirements for a home you just bought walks through that.
Does the Freeze Itself Hurt My Score?
No. The freeze does not move your score. Any score effect comes from the lender’s inquiry when it pulls your report, not from the thaw.
The tradeoff is security. While the thaw is active, your file is open to anyone who requests it in that window. Use short date ranges and re-freeze at closing.
What About LLC Borrowers?
The LLC can hold title on a DSCR HELOC, subject to program terms. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment. So the credit that matters is each guarantor’s personal report, and the freeze that matters is theirs. If you have partners on the LLC, each one needs to lift at the bureaus the lender will pull.
Key Terms Defined
- Credit freeze: a bureau-level block on anyone seeking to open your credit file for a new credit application.
- Thaw (temporary lift): a free, time-limited opening of the freeze, set by dates you choose.
- Hard inquiry: the record a lender leaves when it pulls your report for a credit application.
- DSCR: debt service coverage ratio, meaning the rental’s gross monthly rent divided by the qualifying payment.
- CLTV: combined loan-to-value, the first mortgage balance plus the new line, divided by value.
- Second lien: a loan that sits behind your existing first mortgage.
What Does the Rest of the File Look Like Once Credit Is Visible?
With the pull done, the file looks like any other DSCR HELOC. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease must be in place, and a two-to-four-unit property can have at most one vacant unit.
The terms are fixed by the program. You get a variable-rate line with a 5-year interest-only draw period, then a 25-year repayment period, for a 30-year maturity. At least 80% of the line is drawn at closing, and later draws run at least $5,000 each. Lines to $400,000 can use an automated valuation with a property inspection report, while larger lines take a full interior appraisal. No reserves are required. Eligible borrowers hold US citizenship, permanent residency, or non-permanent residency with a Social Security number.
On a first lien, leverage reaches 75% LTV at 740 or better and 70% from 700 to 739, on lines to $500,000. Lines above $500,000, up to $1,000,000, are capped at 65% LTV. A second lien tops out at 70% CLTV at 720 or better. All of this is subject to underwriting. This is not a commitment to lend.
Rural property, condotels, row homes, and leaseholds fall outside the program. It is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. For the wider picture, Lendmire’s complete DSCR loans guide covers how rent-based qualifying works across products.
Pre-Application Checklist
1. Confirm your score tier before you apply: 720 for a second lien, 700 for a first lien. 2. Ask the loan officer which bureaus will be pulled. 3. Lift the freeze at those bureaus (or all three), with dates that cover the whole file. 4. Save confirmation numbers and keep your PINs or logins handy. 5. Apply once the thaw is active. 6. Re-freeze after closing.
Frequently Asked Questions
Do I have to remove my credit freeze permanently to get a DSCR HELOC?
No. A temporary lift for a set period is enough, and the freeze goes back on afterward. You can also let a dated thaw expire on its own.
Is a DSCR HELOC really a no-credit-check loan?
No. The rental’s income qualifies the line, so there is no traditional personal-income documentation, W-2s, or personal income calculation. Credit is still reviewed, along with equity, title, and the property. Treat any “no credit check” claim with skepticism.
Will lifting the freeze lower my credit score?
No. The freeze does not affect your score. Only the lender’s inquiry can have an effect, and that comes from the application, not the thaw.
How long does a seasoning period apply on a rental I just bought?
Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). A freeze lift does not shorten either clock.
Does a credit lock work the same way as a freeze?
No. A lock is a commercial product managed through the provider’s app, so the unlock steps differ. Only a freeze carries the federal statutory protections. If you use a lock, ask the lender what it needs to see.
