Top Investment Property HELOC Providers to Retire Business Debt

Top Investment Property HELOC Providers to Retire Business Debt

The Quick Read: The right provider for this job depends on how your rental is titled, your credit profile, and how much equity sits above the first mortgage, because lenders that write lines against rentals are few, and each one sets its own limits. Here is what matters most:

  • On Lendmire’s wholesale network, an investment-property line tops out at 70% combined loan-to-value (CLTV) and $500,000.
  • The minimum credit profile on an investment line is 700, and a score above 700 does not raise the leverage cap.
  • The rental must be titled to you personally or to a revocable living trust. LLC-titled rentals do not fit.
  • Paying the business creditor directly from the line keeps the paper trail clean.
  • When the numbers do not fit, a DSCR cash-out refinance is the usual fallback.

Lendmire is a mortgage broker, not a lender. It arranges financing through select wholesale lenders, so this article explains how those lenders think rather than ranking companies.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Why There Is No Honest “Top Providers” List

A ranked list of lenders for this product deserves caution, because few lenders write home equity lines against rentals at all. One banker quoted in a BiggerPockets discussion said he knew of maybe one or two still offering them. That is one anecdote, not a census, but it matches what brokers see: availability is thin and changes often.

So the better question is which provider fits your file. A broker that shops several wholesale lenders can match your property, credit, and leverage need to a program. A single bank can only tell you whether you fit its box. The best program for your situation depends on the title, the equity, the credit profile, and the size of the debt you want to retire.

What Is an Investment-Property HELOC, and Why Use It on Business Debt?

A home equity line of credit (HELOC) is a revolving line secured by property. You draw against it, pay interest during a draw period, then repay over a set term. When the collateral is a rental you own, it is an investment-property line.

Business owners use these lines to retire debt that costs more or comes due sooner than real-estate-secured money. Common targets include:

  • Equipment notes
  • Term loans
  • Business credit lines
  • Merchant cash advances

The tradeoff is real. You swap unsecured or short-term business debt for debt secured by a rental. Your rental now backs your business risk. Benzinga notes that missed HELOC payments put the investment property at risk of foreclosure. If the business struggles, the rental carries the consequence.

Key Terms Defined

CLTV (combined loan-to-value): Your first mortgage plus the new line, divided by the property’s value.

Draw period: The stretch when you can borrow from the line and pay interest only.

Repayment period: The stretch after the draw period when you pay principal and interest until the balance is gone.

Lien position: Whether the line sits first in line to be repaid (first lien) or behind another mortgage (second lien).

Automated valuation: A computer-based estimate of the property’s value used in place of a traditional appraisal.

DSCR (debt service coverage ratio): Monthly rent divided by the property’s monthly mortgage payment, including taxes, insurance, and any association dues.

Seasoning: How long you have owned the property or held a loan before a lender will let you borrow against it.

What These Lenders Look For: The Network Numbers

Here is how the investment-property line works across Lendmire’s wholesale network. Every figure is a guideline range, subject to lender review and the full file.

  • Leverage. The ceiling is 70% CLTV on an investment property. A 720 score and a 700 score both reach that same 70%, so higher credit buys eligibility, not extra leverage.
  • Credit. The floor on an investment line is 700. No tier sits beneath it.
  • Line size. An investment line runs up to $500,000. The overall program starts at $25,000.
  • Structure. The line can sit in first or second lien position. Investment lines use a 5-year interest-only draw followed by a 25-year repayment period.
  • Initial draw. At least 75% of the line is drawn at closing. That matters for debt payoff, because the line should be sized close to what you need.
  • Variable pricing. Pricing floats through both the draw and repayment periods and never converts to fixed.
  • Later draws. After closing, the minimum subsequent draw is generally $1,000.
  • Debt-to-income. Maximum is 50%, and the lender reviews your file on the interest-only payment at the full draw amount.
  • Valuation. Because an investment line caps at $500,000, it normally runs on automated valuation with no traditional appraisal. You can request a full appraisal if you want one.
  • Exposure. A borrower can hold three lines at most. Anyone with more than 15 financed properties is not eligible.
  • Availability. These lines are brokered in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint, which includes Washington, D.C.

Eligible property types include single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums, including non-warrantable ones. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural-zoned properties are not offered.

Which Kinds of Providers Write These Lines?

Provider types differ more than individual companies do. The table shows the general pattern.

Provider type Typical fit Typical limit
Big banks and large retail lenders Existing depositors with strong personal profiles Often no investment lines at all
Community banks and credit unions Local relationships, individual title Narrow geography, individual title only
Online lenders Borrowers who want a simple application Product menus change often
Wholesale network via a broker Borrowers who need a match to program terms Network states and program rules apply

Notice what is missing: no table of company names. Lender appetite for rentals shifts, and a name that works this year may drop the product next. The broker route lets one application reach several lenders, so you are not guessing which door is open.

The Edge Cases Where the Rule Breaks

Your rental sits in an LLC. This is the sharpest edge. On the network, LLCs, corporations, partnerships, and land or irrevocable trusts cannot hold title for the line. Individuals and revocable living trusts can. A rental already deeded to an LLC needs a vesting change before it fits, or you move to a DSCR cash-out refinance instead, subject to lender program eligibility. A BiggerPockets lender reply described one product that only worked for individually titled single-family homes, which is one lender’s experience and not a market-wide rule.

Your equity is thin. At 70% CLTV, the first mortgage plus the new line must stay at or under 70% of value. A rental with a large first mortgage may leave room for a small line or none. Putting more money down when you bought the property does not change this; the cap is the cap.

Your debt is larger than the line allows. The $500,000 investment ceiling is firm. A line above $500,000 is for primary residences only, and that is a different product with different rules.

Your credit sits below 700. The investment floor has no lower tier. A lower floor may apply on primary-home lines, but that does not help a rental.

Your property type is not on the list. Manufactured homes, log homes, co-ops, and condotels are not offered. Do not plan a payoff around one.

Your rent is the strong point and your personal income is thin. A HELOC is reviewed around personal debt-to-income, so rental strength alone will not carry the file. That is where a DSCR loan, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, may fit better.

How to Pay Off Business Debt With the Line, Step by Step

1. List every debt you want to retire. Write down balances, payoff terms, and any prepayment charges. Decide whether you are paying off all of it or only the costliest piece.

2. Pick the rental. It needs to be titled correctly, sit in an eligible property type, and carry enough equity at 70% CLTV after the first mortgage.

3. Size the line close to the payoff. At least 75% of the line is drawn at closing, so a line far larger than your need creates debt you do not want.

4. Apply with a broker. The broker pulls the credit profile, checks debt-to-income at the interest-only payment, and matches your file to a lender program.

5. Pay the creditor directly. Have the funds sent to the business lender, or drawn into a dedicated account used only for that payoff.

6. Keep the paperwork. Save the payoff letter, the draw record, and the bank statement showing the wire.

Step six matters because tax treatment can turn on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction, as IRS Publication 936 separates home mortgage interest from other uses.

HELOC or DSCR Cash-Out Refinance?

The two products solve the same cash need differently.

Factor Investment HELOC DSCR cash-out refinance
Reviewed on Personal credit and debt-to-income Property rent covering the payment
Lien First or second; keeps your first mortgage Replaces your first mortgage
Leverage cap 70% CLTV on an investment property Around 75% LTV on most standard rentals
Title Individual or revocable trust LLC possible, subject to program terms
Payments Variable, interest-only during the draw Structure set at closing

On a cash-out refinance, 75% LTV is the ceiling across most of the network on standard rentals. A short-term rental caps lower, at 70% on a cash-out. Programs commonly expect about 6 months of seasoning. Select programs start at a 1.00 coverage ratio, and stronger ratios open better terms. A separate select-lender path goes below 1.00 coverage, with leverage and terms adjusted.

Coverage is not cash flow. DSCR compares rent to the monthly payment only. Repairs, vacancy, management, and utilities sit outside the ratio, so a property that clears 1.00 can still lose money.

Choose the line when your first mortgage is worth keeping and you want flexible draws. Choose the cash-out when you want one lump sum, a reset, or an LLC-titled rental to stay in its entity. Lendmire’s complete DSCR loans guide covers how property-rent-based lender review works.

When Not to Do This

Skip the line if any of these describe you:

  • You are using rental equity to cover a business that is losing money with no plan to change.
  • You expect to keep drawing on the line to refill the debt you just paid off.
  • The variable pricing would strain your cash flow if payments rise.
  • The rental is your only asset and you cannot afford to put it behind the business.

A line that retires high-cost, short-term debt can help a healthy business. A line that hides a cash-flow problem moves that problem onto your rental.

Frequently Asked Questions

Can I use an investment-property HELOC to pay off business debt?

Usually yes, as long as the program allows the stated use and the proceeds go to the creditor. Pay the business lender directly and keep records. Whether the interest is deductible depends on how the money was used, so confirm that with a tax professional.

Does it matter if my rental is in an LLC?

Yes. On the network, an LLC cannot hold title for an investment line. The property must be in your name or a revocable living trust. If it is already deeded to an LLC, you either re-vest title or look at a DSCR cash-out refinance, subject to lender program eligibility.

What credit score do I need?

The investment line floor is 700, and 700 and 720 both reach the same 70% CLTV cap. Lower scores may fit other products, but not this one on a rental.

How much can I borrow?

Up to 70% CLTV and a $500,000 maximum on an investment line. Your first mortgage counts toward that 70%. Equity above the first lien, not the home’s value alone, decides the real number.

What if I do not qualify for a HELOC?

A DSCR cash-out refinance may fit, since it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Most programs expect about 6 months of seasoning and reserves that vary by file. Programs below 1.00 coverage are available through select lenders in the network, with leverage and terms adjusted.
