Investment Property HELOC Requirements With Student Loans in Deferment

Investment Property HELOC Requirements With Student Loans in Deferment

The Quick Read: A home equity line on a rental counts a deferred student loan as debt, so a paused payment does not protect your debt-to-income room, and the line still needs a 700 credit profile, 70% CLTV or less, title in your own name or a revocable trust, and a line of $500,000 or less. A DSCR cash-out refinance sits on a separate track, because it judges the property’s rent instead of your personal debt ratio.

  • A deferred student loan does not mean zero debt. Lenders assign a payment to it when they calculate your debt-to-income ratio.
  • On the investment lines Lendmire arranges, the ceiling is 70% CLTV, the maximum line is $500,000, and the DTI cap is 50%.
  • A rental held in an LLC cannot take an investment line, because the borrower must be an individual or a revocable trust.
  • If student debt crowds your DTI or the property sits in an entity, a DSCR cash-out refinance may fit better, subject to lender guidelines.

Key Terms Defined

DTI (debt-to-income ratio): Your total monthly debt payments divided by your gross monthly income.

CLTV (combined loan-to-value): All loans on the property, including the new line, divided by the property’s value.

Deferment: A period when a lender or servicer lets you pause student loan payments, sometimes with interest still building.

Forbearance: A similar pause, but interest builds on every loan type during it.

Income-driven repayment (IDR): A federal plan that sets your payment from your income, which can be very low or even zero.

DSCR (debt service coverage ratio): Monthly rent divided by the full monthly housing obligation on the property.

PITIA: Principal, interest, taxes, insurance, and any association dues, which together form the monthly obligation.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Can You Get a HELOC on a Rental at All?

Yes, but the field is narrow. NerdWallet reports that rental-property lines come from a smaller pool of lenders, allow less borrowing than a line on your primary home, and carry strict qualification rules.

Across the wholesale network Lendmire works with, the investment version has firm edges. The ceiling is 70% CLTV. The minimum credit profile is 700, and a 720 profile reaches the same 70% tier, so a higher score buys eligibility rather than extra leverage. The line runs from $25,000 up to $500,000 on an investment property. The structure is a standalone first or second lien with a 5-year interest-only draw and a 25-year repayment period. You must draw at least 75% at closing. Pricing floats across both the draw and the repayment period.

Lendmire arranges these lines only in its 16 full-service states. That footprint is narrower than its DSCR footprint of 41 markets, including Washington, D.C.

How Underwriting Treats a Deferred Student Loan, Step by Step

Underwriting does not accept a paused, zero-dollar reported payment at face value; it looks for a usable payment to assign instead. A deferred loan still carries a balance, and that balance can grow. Federal Student Aid explains that interest is not charged during deferment on subsidized loans but is always charged on unsubsidized loans. Interest is charged during forbearance on both types. A lender sees a live obligation, not a closed one.

1. Credit pull. Each student loan shows a balance, a status, and a reported payment. A deferred or forborne loan often reports no payment due, and underwriting will not take that at face value. The pull must be no more than 90 days old at closing.

2. Payment assignment. If you can document a real payment above zero, such as an income-driven plan amount from your servicer, that figure generally replaces the placeholder. With no usable payment, the lender assumes a percentage of the balance. Each lender sets its own percentage, so ask before you apply.

3. DTI build. The lender adds the assigned student loan payment to every other monthly obligation. That includes the mortgage on every financed property you own. The new line is then added, qualified on the interest-only payment at the maximum draw, and the total is divided by gross monthly income.

4. Cap check. The network’s DTI ceiling is 50%. Anything above 45% needs at least a 680 credit profile, which an investment line already exceeds because it starts at 700.

5. Collateral check. The lender reviews CLTV, title vesting, and property type. Lines at or below $500,000 ordinarily run an automated valuation rather than a full appraisal, though a borrower can request a full appraisal in any case.

A short illustration, with made-up percentages, shows why the placeholder matters. Say your DTI sits at 38% before student debt. An assumed student loan payment adds 5 points and the new line adds 8, which lands you at 51%. That is over the 50% cap. If your servicer documents a lower income-driven payment that adds only 2 points, the same file lands at 48%. Same borrower, same loan, different outcome.

How Each Student Loan Status Usually Counts

Treatment varies by lender, so use this as a question list rather than a rulebook.

Status Typical treatment Proof to bring
In repayment Actual payment counts Servicer statement
Deferment Assumed payment, unless a real one is documented Servicer letter on status
Forbearance Same as deferment Servicer letter on status
IDR with no payment due Often counts as zero if documented Servicer plan letter
Private loan Same logic as federal Statement or credit report

Federal and private loans count the same way in a personal-DTI line. Parent PLUS and co-signed loans appear on the credit report and count like any other loan. Pending forgiveness does not reduce your DTI until it actually happens.

Moving from deferment to an income-driven plan can produce a lower documented payment than an assumed percentage of the balance. That tactic comes from the agency-mortgage world, and an equity-line lender may treat it differently. Ask first.

What DTI Actually Measures

The Consumer Financial Protection Bureau defines DTI as all monthly debt payments divided by gross monthly income. It also notes that different loan products and lenders set different DTI limits. That is why no single student-loans-in-deferment rule exists for HELOCs. Each lender writes its own overlay.

Rental income does not rescue a personal-DTI line the way it does in a DSCR file. The line is underwritten to you, and the property serves as collateral.

The Other Investment Line Requirements

Student loans are only one gate. These are the rest, on the investment lines Lendmire arranges, subject to lender guidelines and full file review:

  • Credit: 700 minimum, with a single-bureau score keyed to the primary wage earner. A bankruptcy needs 4 years of seasoning. Foreclosure history follows a 7-year path, and a deed-in-lieu, pre-foreclosure, or short sale follows a 4-year path.
  • Property: Single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not eligible.
  • Title: The property must be held by you or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.
  • Exposure: A borrower can hold up to three lines. An owner of more than 15 financed properties is not eligible.
  • Documents: Servicer letter or statement for each student loan, mortgage statements, insurance declarations, vesting deed, and a lease.

Where the General Rule Breaks

The LLC problem. Many investors deed rentals into an LLC for liability reasons. A line cannot be written on that title. You either change the vesting or use a different product, and a DSCR cash-out refinance is the usual alternative, subject to program terms.

The many-mortgages ceiling. Every financed property counts in your DTI. Investors with several conventionally financed rentals can find that a placeholder student loan payment is the difference between a pass and a fail.

The sub-700 case. Credit floors are fixed at 700 on investment lines, so a 650 score does not work here no matter how much equity you hold.

The end of deferment. Qualification is tested at closing. When payments restart later, your cash obligations rise, and interest that built up during deferment may have increased the balance. Because pricing floats across both the draw period and the repayment period, plan for your total monthly load at restart, not just on the day you close.

The DSCR Route: A Different Test

A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. It does not divide your debts by your income, so student loans do not feed the ratio. Credit review, reserves, and property eligibility still apply. The complete DSCR loans guide walks through the whole structure.

For a cash-out refinance on a standard rental, leverage tops out around 75% LTV across most of the network, with about 6 months of seasoning as the common expectation. Most programs want a score near 660, a 620 floor exists in parts of the network, and 700 or better unlocks the strongest leverage tiers. Reserves commonly run around 6 months of PITIA, though they vary by lender, leverage, and loan size. A DSCR loan can be held in an LLC, subject to program terms.

On coverage, 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. A higher ratio opens better pricing and leverage.

One warning matters here. Clearing 1.00 is not positive cash flow. DSCR compares rent to PITIA only, so repairs, vacancy, management, utilities, and capex all sit outside it.

Factor Investment HELOC DSCR cash-out refinance
Underwriting basis Personal DTI Property rent vs. PITIA
Student loans Counted in DTI Not in the ratio
Leverage 70% CLTV max Around 75% LTV on standard rentals
Title Individual or revocable trust LLC possible, per program terms
Size $25,000 to $500,000 Up to $3,000,000 on standard programs

The practical fork is simple. If your DTI has room and the rental is in your own name, an investment line may work. If student debt stretches your DTI, or an LLC owns the property, the DSCR cash-out judges the rent instead. Lendmire’s comparison of an investment property HELOC against refinancing the student loan balance goes deeper on that choice.

Should You Use the Line to Pay Off the Student Loans?

Think hard before you do. Moving a federal student balance into a private line ends access to federal deferment, income-driven repayment, and forgiveness programs. You also swap an unsecured debt for one secured by your rental, with pricing that floats. The effect on your DTI is not guaranteed: the student payment leaves the ratio, but the line payment, qualified on the interest-only payment at the maximum draw, enters it, so run both versions before deciding.

Pre-Application Checklist

  • Pull your credit and confirm a 700 or better score.
  • List every student loan with its status, balance, and documented payment.
  • Request servicer letters for any deferment or income-driven plan.
  • Run your DTI with an assumed payment on each deferred loan, then again with documented payments.
  • Confirm title is in your name or a revocable trust.
  • Estimate CLTV against the 70% ceiling.
  • Count your financed properties and open lines.

Frequently Asked Questions

Does a deferred student loan count against me on a rental HELOC?

Yes, when the line is underwritten on personal DTI, as this one is. The lender assigns a payment to the loan instead of treating it as nothing. A documented payment above zero generally replaces the placeholder, and each lender sets its own method when no payment exists.

Does federal versus private student debt change the answer?

Not for a personal-DTI line. Both count the same way. The difference shows up in your options before you apply, since federal loans offer income-driven plans that can produce a lower documented payment.

Can rental income help me qualify for an investment HELOC?

Not the way it does on a DSCR loan. The line is underwritten to your personal income and debts, with the rental as collateral. If you want the property’s rent to carry the file, a DSCR cash-out refinance is built for that, subject to lender guidelines.

What if my rental is in an LLC?

The line cannot be written, because only an individual or a revocable living trust can hold title. You can change the vesting or pursue a DSCR cash-out, depending on program terms and your goals.

Does a DSCR loan ignore my student loans completely?

They stay out of the coverage ratio, but they do not vanish from the file. Credit, reserves, and property eligibility still apply, and a DSCR loan relaxes personal income documentation, not credit review.
