Banks That Offer a HELOC for a Major Repair

Banks That Offer a HELOC for a Major Repair

The Quick Read: Banks, credit unions and online lenders all write home equity lines for repairs, but most build the product around owner-occupied homes. A rental property has a much smaller field of lenders. The right fit depends on occupancy, credit profile, and how much equity is left after the first mortgage.

  • On an owner-occupied home, the repair purpose rarely changes the underwriting. Equity, credit, and debt load decide the limit.
  • Many bank desks decline non-owner-occupied property, and LLC-titled property is a common stopper.
  • Across Lendmire’s wholesale network, an investment-property line tops out at 70% CLTV. The ceiling is higher on a primary residence or second home, but only with strong credit.
  • A repair that empties a rented unit can block a bank line that wants a tenant in place.
  • When a line doesn’t fit, a DSCR cash-out refinance can fund the repair from the property’s own rent.

Key Terms Defined

HELOC: A home equity line of credit. It is a credit line secured by a property, with a draw period followed by a repayment period.

CLTV: Combined loan-to-value. It is the first mortgage balance plus the new line, divided by the property’s value.

DSCR: Debt service coverage ratio. It compares a rental’s monthly rent to its full monthly housing payment: principal, interest, taxes, insurance, and any HOA dues.

Draw period: The stretch when you can borrow against the line, usually paying only interest.

Wholesale network: A group of lenders that sell loans through brokers rather than directly to the public.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Which Banks Offer a HELOC for a Major Repair?

Most large retail banks, regional banks, community banks, and credit unions offer HELOCs on owner-occupied homes. Some online lenders do too. No authoritative national list exists. Availability shifts often and depends on the borrower, the state, and the property.

This article does not name or rank institutions, and neither does Lendmire. Lendmire is a mortgage broker, not a lender. It places equity-line files with select wholesale lenders and matches the file to the program that fits.

The real question is not which bank. It is which kind of desk will write your property. Ask any lender three things up front:

1. Does it write second liens on non-owner-occupied property?

2. Does it lend on property titled in an LLC?

3. Does it want the property tenant-occupied at approval?

For rentals, NerdWallet reports that not every lender offers investment-property HELOCs and that requirements are strict. Some lenders also limit these lines by location or by whether the home is rented year-round.

What Counts as a Major Repair?

A major repair fixes something that is broken or failing. Think roof, foundation, sewer line, HVAC, water damage, or electrical. An improvement upgrades what already works, like a kitchen remodel or an addition.

On a HELOC, the distinction matters less than people expect. The bank approves a limit against your equity and profile, and you spend it on the work. The distinction matters in two places. One is how you size the line. The other is how interest is treated at tax time.

How Underwriting Treats the Request, Step by Step

Here is how an equity line moves through review.

1. Value. The lender establishes the property’s value. On lines at or below $500,000, our network ordinarily runs an automated valuation with no traditional appraisal, though a higher CLTV may require a secondary valuation. Every line above $500,000 needs a full appraisal, and you can request one on any line. For rentals, NerdWallet notes that investment properties may need multiple appraisals.

2. The CLTV test. The lender adds your existing mortgage to the new line and divides by value. That total must sit under the cap for your credit tier and occupancy.

3. Credit. The program floor is a 600 score, and a single-bureau score model is keyed to the primary wage earner. The report can be no more than 90 days old at closing. Second homes floor at 640, and investment lines at 700.

4. Debt load. The maximum DTI is 50%. It drops to 45% for scores from 600 to 679, and a ratio above 45% needs at least a 680. The lender reviews your file on the interest-only payment at the maximum draw, not on what you plan to borrow.

5. Property and title. The lender reviews the property type, occupancy, and who holds title. This is where many rental files stop.

A bank line underwrites the person. A DSCR loan reviews the property’s qualifying rent against its payment. That difference drives most of what follows.

A Worked Example in Percentages

Run the CLTV test on two scenarios. These are modeled assumptions, not market data.

Primary residence. Say the first mortgage sits at 60% of the home’s value, and the owner has a 720-or-better score. That score unlocks a 90% CLTV cap on lines up to $500,000. The room under the cap is 30% of value. The line limit and the DTI test may bind first.

Investment property. Say the first mortgage sits at 55% of value, and the owner has a 700-plus score. Across the network, an investment line caps at 70% CLTV. The room is 15% of value, and the line cannot exceed $500,000.

The same equity position gives the rental owner half the borrowing room.

Size the line to the repair bill plus a modest cushion. The program requires at least 75% of the line to be drawn at closing, so an oversized line becomes debt on day one.

Credit Tiers by Occupancy

Occupancy sets the ceiling. All figures are typical network guidelines, subject to lender guidelines and full file review.

Occupancy Credit tier Max CLTV Line cap
Primary residence 720+ 90% $500,000
Primary residence (larger line) 700+ (720 on the longer-runway program) 75% $750,000
Primary residence 700+ 85% $500,000
Primary residence 640+ 80% $500,000
Second home 720+ 90% $500,000
Investment property 700+ 70% $500,000

Primary residences can also take a line up to $750,000 at 75% CLTV with a 700 score or better, or 720 on the longer-runway program. A line above $500,000 is primary-residence only. It also requires a full appraisal. The longer-runway program is covered in the next section.

Structures: Two Draw Schedules, Both Floating

The network offers a standalone line in first or second lien position. Two draw schedules exist on primary residences and second homes. One is a 3-year interest-only draw followed by a 17-year amortizing repayment. The other is a 5-year draw followed by a 25-year repayment, which this article calls the longer-runway program. Investment lines run only the 5-year draw and 25-year repayment. A few states shorten these schedules.

Pricing floats through both the draw and the repayment periods and never converts to a fixed term. After closing, the minimum additional draw is $1,000 under the longer-runway program, and Texas sets it at $4,000.

For a staged repair budget, that is useful but different from the open-ended revolving line some people picture. You are not drawing against contractor invoices from a mostly empty line.

Where the General Rule Breaks

A rental that is vacant or under renovation. Bank investment lines often want a tenant and a rent history. A repair that empties the unit can therefore block the line. Plan the sequence before you apply.

LLC-titled property. On the network, title must sit with the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out instead. This is the sharpest structural difference from a DSCR loan.

Ineligible property types. The network’s equity lines do not offer manufactured homes, co-ops, condotels, log homes, commercial property, mixed-use, or agricultural zoning. Single-family homes, 2-4 units, PUDs, townhomes, and condos, including non-warrantable condos, are eligible. A 2-4 unit property needs a 640 score under the longer-runway program.

Heavy portfolios. A borrower is limited to three lines, with combined exposure capped by program. An owner of more than 15 financed properties is not eligible.

Derogatory history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure rules split by program, so the file and the lender matter.

Using your home’s line to fix a rental. This is a legitimate route. The collateral becomes your own residence, though. The CFPB’s HELOC booklet warns that failing to repay can put the home at risk.

Lines that shrink. The same booklet says a lender can freeze or reduce a line if the home’s value falls. It also says a HELOC is generally due in full if you sell. Both matter for a repair plan that depends on future draws.

Bank Line or DSCR Cash-Out Refinance?

When the personal-income test or the title test fails, the better tool is often the property’s own rent. A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. NerdWallet’s alternatives piece points to DSCR second mortgages as an option for rentals.

Factor Investment equity line DSCR cash-out refinance
Underwrites You: credit, DTI, income The property’s rent vs. payment
Title Individual or revocable trust LLC possible, per program terms
Leverage 70% CLTV ceiling Around 75% LTV on standard rentals
Structure Floating line, 5-year draw 30-year fixed spine
Seasoning Per lender file review About 6 months common

On standard rentals, cash-out typically tops out near 75% LTV. Short-term-rental collateral is lower, at 70% for cash-out. Many DSCR files need a 660 score, and a 700-plus score unlocks the strongest tiers. A 1.00 coverage ratio is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Eligibility for LLC-titled property is subject to lender program eligibility.

One caution. Clearing 1.00 is not positive cash flow. DSCR counts rent against the full housing payment. Repairs, vacancy, management, utilities, and capex all sit outside the ratio. A repair-heavy property can clear coverage and still strain your budget. Lendmire’s complete DSCR loans guide walks through the full qualification picture.

The tradeoff is real. The cash-out resets your first mortgage, so you are replacing existing debt, not adding a second lien. If your current first mortgage is a strong one, an equity line may suit you better. If the repair is large and the title or income test blocks you, the refinance may be the only path.

Questions to Ask Before You Apply

  • Does this lender write my occupancy type, and at what CLTV?
  • Will it lend on my title structure?
  • Does it require a tenant in place, and for how long?
  • What portion of the line funds at closing?
  • Does the pricing ever convert to fixed?
  • Which valuation method applies at my line size?
  • What triggers a freeze or a reduction?

A broker can put these questions to several wholesale lenders at once.

Frequently Asked Questions

Can I use a HELOC for a major repair on a rental?

Sometimes, but the field is narrow. Many bank desks only lend on owner-occupied homes. Across Lendmire’s network, an investment line requires a 700 score and caps at 70% CLTV. Title must sit with you or a revocable trust, not an LLC. Exact terms depend on lender and investor guidelines, credit profile, reserves, and property review.

Does the type of repair change whether I qualify?

Not on the underwriting math. A HELOC approves a limit from equity, credit, and DTI, not from the contractor’s scope. The repair type matters for sizing the line and for how interest is treated at tax time.

What if my property is held in an LLC?

The equity line will not work as titled. LLCs cannot hold title on these lines. You would need to retitle in your own name or a revocable trust, or look at a DSCR cash-out refinance, subject to lender program eligibility.

What if the bank declines me or my equity is too thin?

Review the CLTV room first. If the equity fits but the personal-income test fails, a DSCR cash-out may fit, because it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. If equity is the problem, a smaller line or staged repair may work.

Can the line be reduced after I get it?

Yes. The CFPB booklet says a lender can freeze or reduce a line if the home’s value drops. Market investor commentary adds that credit or debt-load changes can trigger the same. Don’t build a repair budget that depends on draws you haven’t yet taken.

Next Steps

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. The equity-line program is available in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. DSCR programs run across a wider footprint of 41 markets, including Washington, D.C. All figures are subject to lender guidelines and full file review, and nothing here is a commitment to lend. A major repair is a timing problem as much as a financing one, and the investors who handle it well work out the lender, the title, and the tenant situation before the roof starts leaking.
