Banks That Offer a Bank Statement HELOC on a Duplex, Triplex or Fourplex

Banks That Offer a Bank Statement HELOC on a Duplex, Triplex or Fourplex

The Quick Read: Big retail banks rarely write this product. Bank statement lines on two- to four-unit buildings come mostly from non-QM wholesale lenders, which a mortgage broker can reach and a single bank branch usually cannot. Which program fits depends on occupancy, credit, equity and how title is held.

  • Occupancy sets the ceiling: an investment line caps at 70% CLTV, while a primary residence line can reach 90% CLTV only at a 720-or-better credit profile.
  • Unit count (2, 3 or 4) does not change the leverage table. It adds paperwork.
  • Investment lines run $25,000 to $500,000 and need a 700 credit score.
  • Title must sit with you or a revocable living trust. LLCs cannot hold it.
  • Bank statements prove income. They never raise the equity limit. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Lendmire is a mortgage broker. It places these files with select wholesale lenders and is never the lender. Every figure below is subject to lender guidelines and full file review, and none is a commitment to lend.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Do Banks Actually Offer This?

Mostly no, not under that name. A HELOC on a rental is hard to find at large retail lenders, and the bank statement version sits in the non-QM channel.

Investor discussions on BiggerPockets describe the same search problem: investors struggle to find a lender willing to write the line.

A bank-by-bank list would be stale by the time you read it, so this article skips one. The better question is which program features decide eligibility. A broker that shops several wholesale lenders matches your property, credit and equity to the program that writes it. The lenders that write this product depend on your occupancy, title and leverage need.

Key Terms Defined

Bank statement HELOC: A revolving home equity line where consecutive months of personal or business bank statements stand in for tax-return income.

HELOC: An open-end credit line secured by your property. You draw, repay and draw again, per the CFPB’s definition.

CLTV: Combined loan-to-value. Every lien on the property, added together, divided by its value.

Non-QM: A loan that falls outside standard qualified-mortgage documentation rules, which lets lenders use alternative income evidence.

DSCR: A ratio of a property’s rent to its payment. It tests the building, not you.

How Underwriting Treats a 2-4 Unit Building

A bank statement HELOC is underwritten on you, not on the rent. That is the sharpest contrast with a DSCR loan, which tests the property’s rent against its monthly obligation. The steps run in a fixed order.

1. Occupancy classification. If you live in one unit, the building is a primary residence. If every unit is rented, it is an investment property. This one fact sets the leverage ceiling and the credit floor.

2. Property screen. Duplexes, triplexes and fourplexes pass. Five or more units fall into commercial lending. A fourplex with a storefront is mixed-use and is not offered.

3. Title check. Title must be in your name or in an inter vivos revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title. A building already deeded to an LLC needs a vesting change first, or a different product such as a DSCR cash-out refinance, subject to program terms.

4. Income documentation. Consecutive months of personal or business statements replace tax-return income. The review window typically runs 12 to 24 months, depending on the program. Only true business revenue counts, and only after an expense factor.

5. Line sizing. The smallest of three limits wins: the equity limit (value times the CLTV ceiling, minus every lien), the dollar cap, and the DTI ceiling. DTI tops out at 50%, and 45% for credit profiles from 600 to 679.

6. Valuation. On an investment line, which caps at $500,000, valuation is automated and commonly closes with no traditional appraisal. A borrower may still request a full appraisal.

7. Rent deposits. Non-QM guidelines commonly require rent to be backed out of the statements used for qualifying, or shown going into a separate account. Rent counted through a lease cannot also count as business revenue.

The CFPB’s HELOC booklet shows the sizing logic in plain terms: a lender takes a percentage of the home’s value and subtracts what you owe.

Occupancy Decides Everything

The ceiling depends on how you use the building. Do not read one tier as if it covered the other.

Factor Investment (all units rented) Primary residence (you live in one unit)
Max CLTV 70% Up to 90% at 720+
Credit 700 minimum Lower floors on some programs
Line size $25,000 to $500,000 Up to $750,000
Draw structure 5-year draw, 25-year repayment 3-year or 5-year draw options

Credit above 700 buys eligibility on an investment line, not leverage. A 700 and a 720 reach the same 70% CLTV ceiling. A line above $500,000 is primary-residence only, caps at 75% CLTV and requires a full appraisal. It also requires a credit profile of at least 700, or 720 on the longer-runway structure, which is the program with the 5-year interest-only draw and 25-year repayment.

The 640 figure is a separate rule, because it is the minimum for 2-4 unit collateral on that same longer-runway program. The 720 applies only to lines above $500,000, while the 640 applies to the property type, so the two do not conflict. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Occupancy can change later. Picture a borrower who opens a primary-residence line on a duplex and then moves out. The line’s occupancy covenants matter at that point, and renting the home out may be prohibited under its terms. Read them before you open the line.

Duplex, Triplex, Fourplex: What Changes

Lender appetite is the same across all three. The CLTV table does not move with unit count. A fourplex does not borrow more than a duplex.

What changes is the file:

  • Documentation scales with units. A fourplex means four leases and more deposits to trace and separate.
  • Valuation. Automated models can struggle with multi-unit buildings, so a borrower may want to request a full appraisal on a fourplex.
  • Vacancy. On a bank statement line, a vacant unit does not disqualify the file, and a signed lease does not qualify it. The file stands on your documented income, credit, equity and title.

That last point separates this product from DSCR. On a DSCR loan, a duplex with one empty unit loses about half its rent in the test.

Where the General Rule Breaks

Newly purchased building. The first mortgage usually leaves no room under the CLTV cap. The line works best when equity has built up.

LLC-held title. A common snag. Investors who bought in an entity find the line unavailable until the property is vested personally or in a revocable trust.

Portfolio size. A borrower who owns more than 15 financed properties is not eligible. A borrower is also limited to three lines.

Mixed-use and five-plus units. Not offered.

Self-employed versus W-2. Bank statement programs suit borrowers whose tax returns understate cash flow. A salaried investor often does better with a different structure. Some investors on BiggerPockets have described pointing salaried rental owners toward a DSCR second mortgage instead.

Due-on-sale worry. Investors often fear a junior lien will trigger the first lender’s call. Federal law at 12 U.S.C. §1701j-3 generally limits a lender’s ability to call a loan on residential property of fewer than five units merely because a junior lien was recorded, in the cases the statute covers. Confirm the specifics for your file with counsel.

The Structure You Are Actually Borrowing

A HELOC revolves. The CFPB’s HELOC explainer describes a draw period followed by a repayment period, and warns you could lose the property if you cannot repay. Pricing floats across both periods and never converts to fixed.

On an investment line the structure is the 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. After closing, the minimum subsequent draw is $1,000 on the longer-runway program, higher in Texas. The line sits in first or second lien position.

The balance is a liability, not reserves. A line can fund a down payment on the next building, but it never buys the property on its own.

HELOC, DSCR Cash-Out or Closed-End Second?

The decision is about what you are sizing the loan on.

Factor Bank statement HELOC DSCR cash-out
Sized on Equity and personal income Property rent vs. payment
Product Revolving line Lump-sum refinance
LLC title Not eligible Subject to program terms
Portfolio cap 15 financed properties Judged property by property
Investment ceiling 70% CLTV About 75% LTV on standard rentals

A DSCR cash-out refinance compares rent to the full monthly obligation. Clearing 1.00 does not equal positive cash flow, since repairs, vacancy, management and capex sit outside the calculation. Select programs start at 1.00, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Cash-out typically needs about 6 months of seasoning.

Large portfolios lean toward DSCR for a plain reason. The 15-property limit does not apply there, and each building stands on its own rent. Lendmire’s complete DSCR loans guide walks through that structure, and its piece Banks That Offer a Bank Statement HELOC Without traditional Income Documentation covers the documentation side in more depth.

Myths That Cost Investors Time

“Strong deposits raise my limit.” They prove income only. The CLTV cap and dollar cap do not move.

“A 760 score gets a higher ceiling on a rental.” On an investment line, 700 and 720 reach the same ceiling.

“More units, more borrowing.” Unit count adds paperwork, not leverage.

“Bank statement means no scrutiny.” It names the paperwork type. Credit, DTI, equity and title are all still reviewed. Income is documented under the applicable program, subject to lender guidelines.

“My bank said no, so I do not qualify.” Often the bank simply does not lend on rentals.

“Signed leases qualify the line.” They do not.

What to Prepare

  • 12 to 24 months of personal or business bank statements, with rent deposits identified.
  • A recent credit report, with the exact age requirement varying by file and lender. The score model is single-bureau, keyed to the primary wage earner.
  • A current statement for the first mortgage and any other liens.
  • Vesting documents showing you or a revocable trust on title.
  • A schedule of financed properties, since more than 15 is ineligible.
  • Leases for each unit, mainly so deposits can be traced and separated.

A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, foreclosure history follows a 7-year seasoning path and short sales or deeds-in-lieu a 4-year path.

Where a Broker Fits

Programs differ on draw structure, tradeline standards, housing history, foreclosure seasoning and exposure caps. A broker that places files with several wholesale lenders can compare those terms against your scenario instead of sending you to one underwriter’s overlay. Lendmire’s availability for this equity line product covers 16 full-service states, which is narrower than its 41-market DSCR footprint, so confirm your state early.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage and your goals. Reach the team at 828-256-2183 or request a quote.

Frequently Asked Questions

Can I get a bank statement HELOC on a triplex?

Yes, through select wholesale lenders, since 2-4 unit buildings are eligible collateral. The unit count does not change the CLTV table. Occupancy does: an all-rented building is an investment property capped at 70% CLTV, subject to lender guidelines.

Will a bank approve this if I am self-employed?

A large retail bank may not, since it often does not lend on rentals at all. Non-QM wholesale lenders document income from bank statements instead of tax returns. Credit, DTI, equity and title are still reviewed.

Can I use an LLC?

No. The individual borrower or a revocable living trust must hold title. If the building sits in an LLC, a vesting change is needed first, or a DSCR cash-out may fit better, per program requirements.

Does rental income count toward qualifying?

Not through leases. Rent deposits generally must be backed out of the statements used for qualifying, or shown going into a separate account.

What if I live in one unit?

The building becomes a primary residence, and the ceiling can reach 90% CLTV at a 720-or-better credit profile. The investment 70% cap does not apply, though occupancy covenants do.
