Top Bank Statement HELOC Providers for the Self-Employed Without W-2s

Top Bank Statement HELOC Providers for the Self-Employed Without W-2s

The Quick Read: The best provider for you depends on your property type, credit profile, leverage need, and how your deposits read, so no honest ranked list exists. A bank statement HELOC lets a self-employed owner qualify on documented deposits instead of W-2s, subject to lender guidelines. The real work is matching your file to the right wholesale program.

  • A bank statement HELOC is a revolving line of credit secured by your property, and it is reviewed around documented deposits instead of W-2s.
  • Lenders strip out non-income deposits and apply an expense factor to business accounts before they count anything.
  • On an investment property, the network’s ceiling is 70% combined loan-to-value (CLTV) with a 700 minimum credit score.
  • Primary residences and second homes can reach 90% CLTV, but only at a 720-or-better credit profile, and a Texas primary residence is capped at 80%.
  • A broker that shops several wholesale lenders can match your scenario to the program that fits it.

What Is a Bank Statement HELOC?

A bank statement HELOC is a home equity line of credit that uses your bank deposits to prove income. A home equity line of credit (HELOC) is a revolving credit line secured by property you own. You draw money, repay it, and draw again during an initial draw period.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The “bank statement” part only changes how income is proven. The line is still sized by equity, and credit, debt load, and the property are all still reviewed. This is a fully documented loan, built for owners whose income is real but doesn’t show well on tax returns. Heavy depreciation and write-offs can make a profitable business look small on paper.

It also differs from a DSCR loan. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. A bank statement HELOC is reviewed on your personal or business cash flow. Lendmire’s complete DSCR loans guide covers the property-income side in full.

Why Can’t Anyone Hand You a Ranked List of Providers?

No single provider is the top choice for every borrower, because eligibility rules differ by lender and by property. A lender that suits a primary residence at modest leverage may not write an investment property at all. A ranking would hide that.

Providers fall into a few categories. The table shows how each tends to treat self-employed income.

Provider type Income posture Typical fit
Big banks Tax returns and W-2s Salaried borrowers
Credit unions Varies by institution Members with simple files
Non-bank and portfolio lenders Often accept bank statements Self-employed owners
Brokers Shop several lenders Files that need matching

Lendmire is a mortgage broker, not a lender. It places files with select wholesale lenders in its network, and the lenders review eligibility and approve. The lenders that write bank statement lines depend on your occupancy, credit, leverage, and documentation. A broker compares those programs against your scenario so you are not applying one lender at a time.

How Do Underwriters Turn Deposits Into Income?

Underwriters total your eligible deposits, remove what isn’t income, apply an expense factor, and divide by the months in the window. A lender may also accept a CPA-prepared profit-and-loss statement as an alternative path.

Here is the sequence:

1. Pick the documentation path. This is the statement window, personal or business accounts, or a CPA-prepared P&L.

2. Remove non-income deposits. Transfers between your own accounts, loan proceeds, and unexplained large deposits do not count.

3. Apply the expense factor. Business-account deposits are cut by a lender-set percentage. Personal-account deposits are generally read closer to raw.

4. Divide by the months in the window. The result is monthly qualifying income.

5. Run debt-to-income (DTI). DTI compares your monthly debt payments to your income. The new line adds a payment, and your first mortgage still counts.

6. Size the line by equity. Value times the CLTV cap, minus all existing liens, sets the limit.

The expense factor deserves a closer look. A 50% factor is a common illustration, but it is a lender input, not a rule. A CPA letter showing that your real expenses run lower can sometimes support a smaller haircut.

Run the numbers on an illustration, not a program term. Say a business account’s deposits include 10% in transfers and loan proceeds. Those come out first, leaving 90%. A 50% expense factor then leaves about 45% of gross deposits, and that sum is divided by the number of months in the window. Cleaner deposits mean less to explain and less lost along the way.

What Do the Network’s Programs Allow?

Across the wholesale network, ceilings depend on occupancy, and the investment ceiling is the lowest. Programs differ, and every figure below is subject to lender guidelines and full file review. This is not a commitment to lend.

Occupancy Min credit CLTV ceiling Max line
Primary residence 600 90% (720+ only) $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the 5-year-draw program)
Second home 640 90% (720+ only) $500,000
Investment property 700 70% $500,000

Leverage steps down as credit weakens. On a primary residence, a 700 profile reaches 85% CLTV up to $500,000, and a 640 profile reaches 80%. A 620 profile reaches 70% up to $400,000. On a second home, a 660 profile reaches 80% and a 640 profile reaches 75%. On an investment property, 700 and 720 profiles both top out at 70%.

Two wholesale structures sit behind these lines. The 3-year-draw program has a 3-year interest-only draw followed by a 17-year repayment, while the 5-year-draw program has a 5-year interest-only draw followed by a 25-year repayment. Investment lines use the 5-year-draw structure only. Many general-market HELOCs run a draw period of five to 10 years followed by a 20-year repayment, according to Experian. The network’s structures are set programs, so use their terms when you compare.

A few other mechanics matter:

  • Line size: $25,000 to $750,000. A line above $500,000 is primary-residence only, requires 700 or better (720 on the 5-year-draw program), caps at 75% CLTV, and needs a full appraisal.
  • Draw at closing: At least 75% of the line is drawn at closing. This is not a flexible standby line.
  • Floating pricing: Pricing floats through the draw and the repayment period and never converts to fixed.
  • DTI: The maximum is 50%, or 45% for credit from 600 to 679. A ratio above 45% requires a 680 minimum. The lender reviews your file on the interest-only payment calculated on the maximum draw.
  • Valuation: Lines at or below $500,000 ordinarily use an automated valuation instead of a traditional appraisal. A higher CLTV may require a second valuation, and you may request a full appraisal.
  • Lien position: The line can sit in first or second position, so it doesn’t have to be a second mortgage.
  • Credit report: The program reads a single-bureau score keyed to the primary wage earner. The report can be no more than 90 days old at closing.

Where Do the General Rules Break?

The rules above bend at a handful of points, and each one is listed below, so you can check your file against them before you apply.

Entity titling. Title must be held by you as an individual or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. This is the sharpest structural difference from a DSCR loan. A rental already deeded to an LLC needs a vesting change, or a DSCR cash-out instead, subject to program terms.

Property types. Single-family, 2-4 unit, PUD, townhome, and condominium properties are eligible, including non-warrantable condos. A 2-4 unit property needs a 640 minimum on the 5-year-draw program. Modular factory-built homes are eligible on that program only. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered on either program.

Credit history. A bankruptcy needs four years of seasoning from discharge or dismissal. Foreclosure history splits by program. One program seasons a foreclosure at seven years and a deed-in-lieu, pre-foreclosure, or short sale at four. The other declines the history regardless of age. Borrowers under 640 are limited to single-family primary residences with a clean 12-month housing history on the 5-year-draw program.

Exposure limits. A borrower is limited to three lines. Combined exposure caps at $750,000 on one program and $2,000,000 on the other. A borrower with more than 15 financed properties is not eligible.

Short self-employment history. A short self-employment history can mean fewer program options and closer review of your file. Asset-heavy businesses can lose too much to a flat expense factor, and a CPA letter is the usual fix.

State variation. Availability is limited to Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint. New Mexico and Ohio set a CLTV cap that depends on the credit profile. A property listed for sale, or listed within the past 60 days, is ineligible in several of these states. Texas treats a primary residence as a homestead and caps it at 80% combined loan-to-value, while Texas second homes and investment properties follow their standard tables.

Payment shock and freezes. The CFPB notes that HELOC payments are often significantly higher once repayment begins. Its consumer booklet adds that a lender can freeze or reduce a line if property value falls or your finances change. It also says a HELOC generally must be paid off in full when you sell the property.

Bank Statement HELOC or DSCR Cash-Out?

The choice usually comes down to whether you want to keep your first mortgage or replace it. A bank statement HELOC leaves the first mortgage in place and adds a second lien. That matters when the existing first mortgage has terms you want to keep. A DSCR cash-out refinance replaces the first mortgage and is reviewed on property-level rental income instead.

Factor Bank statement HELOC DSCR cash-out
Income basis Your documented deposits Property rent vs. payment
Investment CLTV 70% ceiling About 75% LTV, standard rentals
Existing first Stays in place Replaced
Entity title Not allowed LLC possible (program terms)

On the DSCR side, most programs in the network want about six months of seasoning before a cash-out. Coverage of 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, management, and capex sit outside the calculation.

Self-employed investors often have both options on the table. For the personal-income route, see Lendmire’s bank statement HELOC program.

How to Evaluate Any Provider

Judge a provider by how its program fits your file. Use this checklist:

  • Occupancy: Does the program write your occupancy type, and at what ceiling?
  • Leverage: What CLTV applies at your credit tier and line size?
  • Documentation: Which income paths does it accept, and how long a statement window?
  • Expense factor: How does it treat business-account deposits, and will it consider a CPA letter?
  • Title: Can your current vesting qualify?
  • Structure: What are the draw and repayment terms, and how much is drawn at closing?
  • Valuation: Is an automated valuation allowed at your line size?

Ask a provider a few direct questions before you apply:

1. Does pricing float for the full life of the line, or does it convert to fixed?

2. What minimum draw applies after closing?

3. How does it count my existing first-mortgage payment in DTI?

4. What happens to the line if my property value drops?

Borrower profile matters as well. A freelancer or contractor with mostly personal-account deposits has a lighter expense-factor haircut to worry about. An owner-operator with business accounts should expect a heavier one. An investor with several financed properties should check the exposure and 15-property limits first.

Key Terms Defined

CLTV (combined loan-to-value): Your total debt on the property, including the new line, divided by its value.

Expense factor: The percentage a lender subtracts from business deposits to estimate what you actually keep.

Draw period: The initial phase when you can borrow from the line, usually with interest-only payments.

Lien position: Whether the line is paid first or second if the property is sold or foreclosed.

DTI (debt-to-income): Your monthly debt payments divided by your monthly income.

Frequently Asked Questions

Can a self-employed investor get a HELOC without W-2s?

Yes, through programs that qualify on documented deposits under the applicable program, subject to lender guidelines. The lender still reviews credit, DTI, equity, and the property. Most banks stay with W-2s and tax returns, so a broker is often the practical route to non-bank lenders.

How many months of bank statements do lenders use?

Bank statement programs generally use 12 to 24 months of personal or business statements. A CPA-prepared P&L can serve as an alternative path. The matched program sets the exact window.

Can I use a bank statement HELOC on a rental property?

Yes, on an investment property, with a 700 minimum credit score and a 70% CLTV ceiling. The line tops out at $500,000. Title must be in your name or a revocable living trust, because an LLC cannot hold it.

Is a bank statement HELOC the same as a DSCR loan?

No. A bank statement HELOC is reviewed on your personal cash flow, while a DSCR loan is reviewed primarily on the property’s rental income covering the payment. The two also differ on title, since a DSCR loan can close in an LLC subject to program terms.

Does the whole line get funded at closing?

At least 75% of the line is drawn at closing on both wholesale programs. After closing, the 5-year-draw program states a $1,000 minimum for later draws. Plan around that front-loaded draw before you compare this to a flexible standby line.
