The Quick Read: No authoritative national list of banks that write this product exists, and naming institutions would not help you anyway. Which lender writes a replacement line depends on your property, your credit profile, and the equity left after the freeze. A broker that shops several wholesale HELOC lenders can match the file to a program that documents income from deposits.
- A freeze stops new draws, and a reduction lowers the limit. Either way, the balance you already owe stays due.
- A bank statement HELOC qualifies the borrower on deposit history instead of tax returns, but it is not a no-documentation product.
- On an investment property, the network ceiling is 70% combined loan-to-value (CLTV), and the line tops out at $500,000.
- Title matters: the property must be held by you personally or in a revocable living trust, not an LLC.
- If the freeze came from lost equity, a new lender will see the same lost equity.
What Is a Freeze, and How Does It Differ From a Reduction?
A freeze suspends your ability to draw. A reduction cuts the credit limit, which narrows future draws only. In both cases the outstanding balance and its terms stay in place, and you still owe payments on what you have borrowed.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Lenders do this when they believe the risk on the line has changed. A common reason is a drop in the property’s value. The second is a lender’s reasonable belief that you can no longer repay because of a material change in your finances. Default or a breach of a material obligation can also trigger it.
When Can a Lender Legally Do This?
A lender can only freeze or cut a line on specific grounds, and the agreement must reserve that right. The CFPB’s official commentary on open-end home-equity plans says a creditor may stop advances or reduce the limit only in listed circumstances. It also explains that a value decline counts as significant when the gap between your credit limit and your available equity shrinks by 50%. The same commentary says the lender does not need a new appraisal before suspending your line, which is why many freezes come from automated valuations.
Notice is required. The Federal Reserve’s HELOC tips sheet says the written notice must go out no later than 3 business days after the action.
A clean payment record does not protect the line. If your home value fell enough, the lender may still act even when you never missed a payment.
Your contract language controls, so read it. It also determines how these consumer-credit rules apply to a line secured by a rental or used for business purposes.
Step One: Find the Trigger and Test Reinstatement
Call the lender and ask for the specific reason in writing. The notice should state it. Then check your credit reports for errors, since a credit-driven freeze can come from missed payments on other debts.
Reinstatement is a more affordable fix when the cause has actually cured. The Federal Reserve’s tips sheet says the lender must restore your privileges once the justifying condition ends, provided no other permitted ground exists. The lender may charge for the appraisal and credit report used to evaluate your request, but it cannot charge a fee to reinstate. A line that is still legally justified will not come back on request. A fresh appraisal helps only if it supports a higher value.
Reinstatement can also take time, and the lender’s own review sets the pace. If you are mid-acquisition, plan for that.
What Is a Bank Statement HELOC?
A bank statement HELOC is a revolving line that is reviewed around documented deposits rather than tax returns or W-2s. It exists for self-employed owners and others whose returns, after write-offs, understate real income. RenoFi’s explainer describes typical documentation as 12 to 24 months of personal or business statements, often with a profit-and-loss statement, proof of business ownership, a mortgage statement, an insurance policy, and property tax records.
It swaps one proof of income for another. The file still is reviewed on documented income under the applicable program, subject to lender guidelines. Deposit quality counts: recurring, traceable deposits read better than one-off transfers, and large unexplained deposits need a written explanation.
How Underwriting Treats the Replacement Line
Five things decide the outcome, roughly in this order.
1. Equity and CLTV after the freeze. A new lender prices the combined first mortgage, the frozen line balance, and the new line against current value.
2. Valuation. On lines at or below $500,000, lenders in the network ordinarily run an automated valuation. Above $500,000 a full appraisal is required, and you can request one in any case.
3. Deposit quality. Statements are reviewed for consistency and source.
4. Credit and housing history. Credit is pulled from a single-bureau model keyed to the primary wage earner, and the report must be no more than 90 days old at closing.
5. Title and vesting. See the edge cases below.
Debt-to-income is capped at 45% for profiles from 600 to 679. Profiles at 680 or higher may go up to a 50% maximum, so a ratio above 45% requires a 680 minimum. The line is qualified on the interest-only payment calculated on the maximum draw, so a large limit weighs on the ratio even if you plan to borrow less.
What the Network’s Programs Look For
Lendmire is a mortgage broker, not a lender. It works with a network of wholesale HELOC lenders, and the figures below describe those programs, subject to lender guidelines and full file review. The line is a standalone first or second lien. At least 75% of the line is drawn at closing, and pricing floats through both the draw and repayment periods.
| Factor | Investment property | Primary residence |
|---|---|---|
| Max CLTV | 70% | Up to 90% (720+ credit only, lines up to $500,000) |
| Minimum credit | 700 | 600 |
| Maximum line | $500,000 | $750,000 |
| Draw structure | 5-year draw, 25-year repayment | Two structures offered |
On an investment property, 70% CLTV is the ceiling at either qualifying credit tier. Some market surveys and investor reports describe rental-property lines at higher leverage from individual local banks, such as 80% from one poster in a BiggerPockets thread. That is a single anecdotal account of the broader market. The network figure for an investment line is 70%.
Only primary residences can carry a line above $500,000. Those larger lines cap at 75% CLTV and need a credit profile of 700 or better (720 on the longer-runway structure), which is why the 90% figure in the table applies only to smaller lines. A borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible.
Eligible property types include single-family homes, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not eligible.
Availability is narrower than the DSCR footprint. These lines are offered in 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA.
Where the Bank Statement Route Helps and Where It Doesn’t
The route fixes an income-documentation problem. It does not fix an equity problem.
| Cause of the freeze | Does a bank statement line help? |
|---|---|
| Heavy tax write-offs understate income | Yes, if deposits support the income |
| Lender’s reasonable doubt about repayment | Possibly, with strong deposit history |
| Property value dropped | Rarely; the new lender sees the same value |
| Credit score fell or lates on other debts | Only if you still clear the credit floor |
| Title moved into an LLC | No; the vesting must change first |
If your value fell and you hold little equity, a new line will be small, or it will not fit the CLTV limit at all. That is a cue to reconsider the line itself.
Edge Cases Where the General Rule Breaks
LLC title. Lines in this network require the individual borrower or a revocable living trust on title. An LLC, corporation, partnership, or irrevocable, blind, or land trust cannot hold it. This is the sharpest structural difference from a DSCR loan. A rental already deeded to an LLC needs a vesting change, or a different product such as a DSCR cash-out.
Credit floor on investment lines. Primary residences can qualify with a 600 score. An investment property starts at 700.
Balance on the frozen line. The new lender counts the old balance as a lien, so it eats into your available CLTV.
Sequencing. Do not close or pay off the old line before the new lender confirms. If the old line is frozen and the replacement falls through, you still carry the balance and have no new access. Ask the new lender how it treats the existing lien before you act.
Recent derogatory credit. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure-family history splits by program: one program counts a foreclosure after 7 years and a deed-in-lieu, pre-foreclosure, or short sale after 4, while the other declines that history regardless of age.
Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.
Texas primary residences. These are homestead properties and cap at 80% combined loan-to-value. Texas second homes and investment properties follow their standard tables.
HELOC or DSCR Cash-Out: A Different Decision
A deposit-based line qualifies you, the person. A DSCR loan is reviewed for the property’s rent against its payment, and it is a term loan, not a revolving line. A fixed-term loan has no freeze right in the way a revolving line does, although that is a structural observation, not a regulatory claim.
If you hold the rental in an LLC, own several properties, or want a term loan that does not depend on your personal deposit history, a DSCR cash-out is the cleaner structure. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, with cash-out leverage generally topping out around 75% LTV on a standard rental and about 6 months of seasoning as a common expectation. Clearing a 1.00 coverage ratio is not the same as positive cash flow, since repairs, vacancy, and management sit outside the calculation. The complete DSCR loans guide walks through the mechanics.
For a self-employed owner with a primary home and strong deposits, the deposit-based line can still be the right replacement. For an investor whose equity sits in an entity-owned rental, DSCR is the more practical route.
How a Broker Finds the Right Fit
Programs differ on tradeoffs: how much of the line must be drawn at closing, which structure is available, how credit history is read, and how title is handled. A broker that places files with several wholesale lenders can match a scenario to the program whose terms fit it. The best program for your situation depends on property type, credit profile, leverage need, and how your income shows up in deposits.
Prepare before you apply:
- 12 to 24 months of statements for the accounts that hold your deposits
- A profit-and-loss statement and proof of business ownership
- Your current mortgage statement, insurance policy, and property tax records
- The freeze or reduction notice and the balance on the frozen line
- A written explanation for any large one-time deposit
Key Terms Defined
Freeze: A lender’s suspension of your ability to draw on a line, while the existing balance stays due.
Reduction: A cut in your credit limit that narrows future draws but leaves existing balances on their current terms.
Reinstatement: The restoration of credit privileges once the reason for the freeze has ended.
CLTV: Combined loan-to-value, which compares all liens on the property, including the line, to its current value.
Bank statement HELOC: A revolving line that documents income through deposit history instead of tax returns.
Seasoning: The length of time a borrower has held title or a loan before a new financing step is allowed.
Frequently Asked Questions
Can I get a bank statement HELOC right after my lender freezes my line?
Yes, you can apply, but eligibility depends on your equity and credit, not only on income documentation. The new lender counts your frozen balance as a lien and values the property fresh. If the freeze came from a value drop, expect the same pressure to shrink the new line.
Does a freeze on my old line hurt my chances with a new lender?
The freeze itself is not the issue. The remaining balance, the current value, and your credit history are what the new lender reviews. If the freeze came from a credit event, that event will show on your report and weigh on the file.
Will the frozen line come back on its own?
It must be restored once the cause ends and no other permitted ground exists. The lender either monitors the condition or waits for you to ask, so request it in writing. You can be charged for the appraisal and credit report used in the review, but not for the reinstatement itself.
Do I still owe payments while the line is frozen?
Yes. A freeze stops draws, not repayment. Existing balances stay on their current terms, and missed payments can create a separate ground for the lender to act.
What if no lender will write a replacement line?
Look at a different structure. A DSCR cash-out refinance qualifies the property on its rent against its payment and does not depend on a revolving line. Its eligibility still turns on the property’s rent, your credit, and the leverage you need.
