The Quick Read: A DSCR HELOC can use an automated valuation model, a software estimate of value, in place of an in-person appraisal, but each lender sets its own policy, and the choice depends on line size, leverage and how much data the model has on the property. Through Lendmire’s wholesale network, lines up to $400,000 can use that path, subject to underwriting.
- The rent qualifies the line, not your personal income, subject to lender guidelines.
- Lines to $400,000 can use an automated valuation (confidence score of 85 or better) plus a property inspection report.
- Lines above $400,000 take a full interior appraisal.
- A second lien tops out at 70% combined loan-to-value (CLTV) on a rental, at a 720 credit score or better.
- Whatever value the model returns goes straight into the leverage math, so a low number shrinks the line.
What Is a DSCR HELOC on a Rental?
A DSCR HELOC is a revolving line of credit secured by a non-owner-occupied rental of one to four units. It is reviewed on the property’s rent instead of the owner’s income. You can write it as a standalone second lien behind the first mortgage you keep, or as a standalone first lien on a rental with no mortgage. It is never a line on your own home or a second home.
The term gets used loosely. Some people use it for a cash-out refinance or a closed-end second. This article means the revolving line. The owner’s LLC can stay on title, subject to program terms, with the members signing as guarantors.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.
Which Banks Offer This, and Which Don’t?
No one can hand you an authoritative list of banks. Large retail banks, community banks and credit unions each set their own valuation and property policies. Some do not write rental lines at all. Others stop at the owner’s primary home. Policies change, and a bank’s rental-line rules are often not spelled out on its website. You find out by asking.
This is where a broker earns its place. Lendmire is a mortgage broker, not a lender. It works with a nationwide network of wholesale DSCR HELOC lenders and matches the property and the borrower to a program. It does not rank or recommend a lender by name. The right program for you depends on property type, credit, leverage need and how you hold title.
The line is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.
A bank line and a DSCR line differ in structure. Here is the side-by-side:
| Factor | DSCR HELOC | Bank HELOC on a rental | DSCR cash-out refi |
|---|---|---|---|
| Reviewed on | Property rent | Typically personal income and credit | Property rent |
| Your first mortgage | Stays in place | Stays in place | Replaced |
| Valuation | Model or full appraisal | Varies by bank | Typically full appraisal |
| Vesting | LLC allowed, subject to program terms | Varies by bank | LLC allowed, subject to program terms |
The structural point matters more than any price comparison. If you hold a first mortgage you want to keep, a line leaves it alone. A refinance does not.
What Does Instead of an Appraisal Really Mean?
It means a different valuation tool, never the absence of one. Lenders pick from a ladder, and Bills.com describes the same escalation: a model first, then more human review when the data is thin.
- Automated valuation: software estimates value from public records, tax assessments, prior sales and nearby comparable sales. Nobody visits the property.
- Desktop review: an appraiser or reviewer works from data and photos without going inside.
- Drive-by: a licensed appraiser looks at the outside only.
- Full interior appraisal: an appraiser inspects the property inside and out and reports on condition and comparables.
The network program uses two of these. Lines up to $400,000 can use an automated valuation with a confidence score of 85 or better, paired with a property inspection report. Lines above $400,000 need a full interior appraisal on Form 1004, 1073 or 1025. You can also take the full appraisal on a smaller line. Appraisal waivers are not accepted.
The $400,000 break in the program is a lender policy choice. It is separate from the federal figure covered below.
How Underwriting Treats the File, Step by Step
Here is the order a typical file follows. The lender’s own calculation governs every step, and every figure is subject to underwriting.
1. Eligibility check. The property must be a single-family home, PUD, townhome, two-to-four-unit building, or a warrantable or non-warrantable condominium, on lots up to 10 acres. Rural-designated property, row homes, condotels, leaseholds, land trusts and mixed-use are outside this lane. A two-to-four-unit building can have at most one vacant unit, and a lease must be in place.
2. Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
3. Valuation. The model returns a value and a confidence score. Below the cutoff, the deal works to a full appraisal.
4. Leverage. CLTV is your first mortgage balance plus the new line, divided by value. On a second lien, the ceiling is typically 70% at a 720 score or better, on lines from $50,000 to $500,000. On a first lien, the ceiling is typically 75% LTV at 740 or better and 70% from 700 to 739.
5. Rent coverage. Minimum DSCR is 1.10x. That is gross monthly rent divided by a qualifying payment, a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. Taxes and insurance are not in that payment. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. Confirm on the file how the lender treats the first-mortgage payment on a second lien, and how rent gets documented when value comes from a model.
6. Credit and exposure. Expect a 720 minimum on a second lien and 700 on a first lien. The mortgage history needs no 30-day late in the last 12 months. Bankruptcy, foreclosure, short sale or deed-in-lieu needs 48 months of distance. No reserves are required. The program caps exposure at 5 loans or $2,500,000 per borrower.
7. Draws. At least 80% of the line is drawn at closing, and later draws are at least $5,000. Next comes a 5-year interest-only draw period on the drawn balance, then a 25-year repayment period, with a 30-year maturity. The rate is variable.
Eligible borrowers are U.S. citizens, permanent residents, and non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.
Why Can a Bank Skip a Full Appraisal at All?
Banks regulated by the federal agencies have room to substitute a lighter valuation. The Federal Reserve, FDIC and OCC raised the residential appraisal threshold from $250,000 to $400,000. Below it, the institution must still obtain an evaluation, which the Fed describes as a market-value estimate generally less burdensome than an appraisal.
Two cautions follow. The threshold only permits a lighter valuation. A bank may still order a full appraisal, and many do. Non-bank and wholesale lenders also write their own valuation policies and follow their own investor requirements.
Model accuracy gets its own rule. A joint FHFA rule from six agencies sets quality-control standards for models used on a consumer’s principal dwelling. Mayer Brown’s analysis confirms that principal-dwelling framing. Nothing in it says it directly governs a rental line. It requires processes. It does not promise that any single number is right.
What a Low Valuation Does to Your Line
The model’s number sets your borrowing room, so a miss costs more than it looks.
Say you own a rental and keep a first mortgage equal to 40% of what you believe the property is worth. At a 70% CLTV ceiling, you have room for a line equal to 30% of that value. Now the model comes back 10% low. The ceiling falls to 63% of your believed value, and the room drops to 23%. A 10% valuation miss cuts the line by nearly a quarter.
The effect is sharper with more debt. With a first mortgage at 50% of your believed value, room falls from 20% to 13%, a cut of about 35% from the same 10% miss. These are modeled assumptions, not market data, and the lender’s calculation governs.
Credit, title and rent coverage can stop a file before value matters. A high model number also does not lift the CLTV ceiling or the line cap.
Where the Automated Path Breaks Down
The model works from records, so it fails where records are thin or misleading.
- Few comparable sales. Rural, unusual or heavily customized properties can return a low-confidence value or none. Rural-designated property is outside this lane anyway.
- Renovated or damaged rentals. The model does not see upgrades or condition. A rehab can look undervalued, and deferred maintenance can look overvalued. If you just finished a renovation, expect the question of whether a full appraisal supports the number better.
- Two-to-four-unit buildings. These tend to be harder for models than single-family homes. If an appraisal is ordered, Form 1025 applies.
- Larger lines. Anything above $400,000 goes to a full interior appraisal on this program.
- Declining markets. A declining-market flag lowers the leverage ceiling by 5 points.
- Recent listings and liens. A property listed for sale in the prior 2 months or carrying a solar lien is outside the lane.
If the model comes back low or without a value, the usual next step is a fuller review or a full appraisal. You can also ask for the full appraisal up front when you believe the property is worth more than public records suggest. How to Check a Lender’s Real Valuation Policy
Ask these before you apply to any bank or credit union:
- Do you write lines on non-owner-occupied one-to-four-unit rentals?
- Is the line qualified on personal income or on the rent?
- Can an LLC hold title, or must the line go in my name?
- What line size triggers a full appraisal?
- What happens if the model returns low confidence?
- Can I request a full appraisal if I disagree with the value?
- What combined leverage ceiling applies, and does my existing first mortgage count against it?
Some of these answers sit in the lender’s HELOC disclosures. The rate and the pricing terms come with them.

Key Terms Defined
Automated valuation model (AVM): software that estimates a property’s value from public records, tax data and comparable sales, without a visit.
DSCR (debt-service coverage ratio): gross monthly rent divided by the qualifying payment. The program minimum is 1.10x.
CLTV (combined loan-to-value): your first mortgage balance plus the new line, divided by the property’s value.
Confidence score: the model’s own measure of how reliable its estimate is. The network program looks for 85 or better.
Seasoning: the waiting period a lender requires after you buy or refinance a property.
Frequently Asked Questions
Does an automated valuation mean the lender never checks the property?
No. The lender still gets a valuation, and a model produces it. On this program, lines up to $400,000 pair the model with a property inspection report, so some checking of the property still happens. Larger lines take a full interior appraisal.
Can I insist on a full appraisal even on a smaller line?
Generally yes. On the network program, lines up to $400,000 can use either the automated valuation or a full interior appraisal. A full appraisal makes sense when you believe the property is worth more than public records show, such as after a renovation.
How long must I own the rental before applying?
Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).
Can my LLC be the borrower?
Yes – the line can vest in the owner’s LLC (investment property only), with the members signing as guarantors. The LLC can stay on title, subject to program terms. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.
Is this offered in every state?
No. It is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Property types such as rural-designated homes, row homes and condotels are also outside the program.
