Banks That Offer a DSCR HELOC for Military Landlords Outgrowing a Credit Union

Banks That Offer a DSCR HELOC for Military Landlords Outgrowing a Credit Union

The Quick Read: A landlord whose credit union has hit its limit may need a different kind of lender, because a credit union’s line is built around personal income. A DSCR HELOC is a revolving line on a rental property that qualifies primarily on the property’s rent rather than the owner’s paycheck, subject to lender guidelines. Lendmire is a broker, so it does not name banks. It matches the file to a wholesale program.

  • A DSCR HELOC is a standalone second lien behind the first mortgage you keep, or a standalone first lien on a rental with no mortgage.
  • The minimum DSCR is 1.10x, with the rent tested against a stress payment on the whole credit limit.
  • Military status does not change the test. The rental’s rent, your credit, the equity and the title do.
  • The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.

Why Does a Credit Union Stall on a Growing Rental Portfolio?

A credit union stalls because its line is built around the borrower, not the building. It looks at your income, your debts and your relationship with the institution. Once you own several rentals, those tests get harder to pass.

NerdWallet notes that a HELOC on an investment property isn’t offered by all lenders and carries strict qualification requirements. It adds that lenders see default risk as higher than on a primary home, and that multiple appraisals may be required. That matches what military landlords run into. A household that moves duty stations can see its income profile shift, for example when a spouse’s job is disrupted. A line tied to personal income and debt-to-income reads that as a problem even when the rental itself is strong.

Title is the other snag. Many bank lines want the property in an individual’s name, not an LLC. If your rentals sit in an entity, a bank line can force a vesting change you did not plan on.

What Is a DSCR HELOC?

A DSCR HELOC is a revolving line of credit secured by a rental you already own. It is a standalone second lien behind your first mortgage, or a standalone first lien on a rental with no mortgage. It is never closed with a purchase, never a third lien, and never a line on your own home or a second home.

The CFPB describes a HELOC as an open-end line you can borrow against repeatedly, and equity as the home’s value minus what you owe. The DSCR version applies that idea to a rental and swaps the income test. The rent has to carry the line. The owner’s tax returns, W-2s, pay stubs and debt-to-income ratio are not part of the calculation, subject to lender guidelines. The LLC can stay on title, with the members signing as guarantors.

DSCR means debt service coverage ratio. It is gross monthly rent divided by the qualifying payment. Credit, equity, valuation and title still apply. Rent only replaces the income test.

How Does Underwriting Treat the File?

Underwriting runs in a fixed order: collateral, coverage, leverage, valuation, then credit and exposure. Here is each step.

1. Collateral. The line sits on a rental the owner already holds. A lease must be in place. A two-to-four-unit property can have at most one vacant unit.

2. Coverage. The minimum is 1.10x, tested on a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. That is a stress payment, and taxes and insurance are not part of it. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. On a second lien, confirm on the file how the lender treats the first-mortgage payment. The lender’s own calculation governs.

3. Leverage. On a second lien, combined loan-to-value (the first mortgage balance plus the new line, divided by value) tops out at 70% at a 720 credit score or better, on lines up to $500,000. On a first lien, loan-to-value reaches 75% at 740 or better and 70% from 700 to 739 on lines up to $500,000. Lines above $500,000, up to $1,000,000, carry a 65% ceiling at 720 or better. A declining-market flag lowers the ceiling 5 points, and Philadelphia lines carry a ceiling 10 points lower. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

4. Valuation. Lines up to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.

5. Credit and exposure. The minimum is 720 on a second lien and 700 on a first lien. There is no 30-day mortgage late in the last 12 months, and 48 months must have passed since a bankruptcy, foreclosure, short sale or deed-in-lieu. No reserves are required. The cap is five loans or $2,500,000 per borrower with the program.

All of this is subject to underwriting and shown as ceilings and floors, not offers.

How Do the Draw and Repayment Phases Work?

The line has two phases. For five years you pay interest only on the drawn balance, then a 25-year fully amortizing repayment period follows, with a 30-year maturity. The rate is variable. At least 80% of the line is drawn at closing, the closing draw is never less than $50,000, and later draws are at least $5,000 each. Lines start at $50,000, so on the smallest lines the whole line is drawn at closing.

The step-up matters. The CFPB warns that payments are often significantly higher once repayment begins. Plan for it before the interest-only phase ends, not after.

Which Lender Types Write Rental Lines, and How Do They Differ?

Several kinds of lenders write home equity lines on rentals, and they differ in what they test. Community banks, regional banks and credit unions sometimes write them. Wholesale programs built for investors write them on the property’s rent. The table compares what each type tends to test, in general terms.

Lender type What it tests LLC title Fit
Big banks Personal income and DTI Often refused Few offer it
Credit unions, regional banks Income, credit, relationship Varies, often individual Smaller portfolios
Wholesale DSCR HELOC program Rent coverage, credit, equity Allowed, per program terms Growing portfolios

BiggerPockets investors report that some HELOC lenders want the property titled to an individual rather than an entity. A broker that shops several wholesale lenders can match a file to the program that fits its property type, credit profile, leverage need and documentation. The best program for your situation depends on those facts.

Does Military Status Change Anything?

Not for the line itself. Service status is not an input in this program. What matters is that your first mortgage may still be the VA loan on the home you moved out of.

The VA’s occupancy training material describes a certification that the veteran intends to occupy the home, with occupancy generally within 60 days of closing. That is an old deck, so treat the detail as a general rule. Once occupancy is satisfied, a PCS order may lead an owner to convert the home to a rental. The 12-month wait many lenders write into the mortgage contract is a lender convention, not a federal requirement.

So a former home can carry the VA first mortgage and a rent-qualified second lien behind it. Whether a given lender allows that is a lender-by-lender question, and the first lender’s loan documents should be read for lien restrictions. That VA first mortgage payment may matter to the second-lien coverage calculation, so confirm on the file how the lender treats it.

Option Keeps the first mortgage Income test
Bank HELOC on a rental Yes Personal income and DTI
DSCR HELOC (second lien) Yes Rent coverage
DSCR cash-out refinance No, it is replaced Rent coverage

NerdWallet names cash-out refinance as the main alternative when a HELOC is declined. For an owner with a low-cost first mortgage, a second-lien line reaches equity without replacing it.

Where Does the General Rule Break?

Several edge cases trip up military landlords.

No rental history yet. A freshly converted PCS home may have no lease. This lane requires a lease in place and a Form 1007 market rent, so get a tenant signed first.

Two six-month clocks. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Property types outside the program. Rural-designated property, condotels, row homes, leaseholds, land trusts, age-restricted communities, mixed-use and a property listed for sale in the prior 2 months are out. Single-family, PUD, townhome, two-to-four units and condominiums are eligible.

Borrowers. US citizens, permanent residents and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not.

Location. The property’s location, not your duty station, drives collateral review. Availability follows the state where the rental sits, within the 15 of Lendmire’s 16 licensed states. Tennessee is excluded.

A line on your own home. This product is never offered on an owner-occupied home. A primary-residence HELOC is a different product.

What Should the File Look Like Before Applying?

A clean file lists the following.

  • A signed lease and proof of rent received, with three months of receipts if the lease runs above market rent
  • LLC documents, if the rental is in an entity, plus guarantor details for each member
  • The first mortgage statement, and the loan documents if you need to check for lien restrictions
  • Insurance covering both liens, with flood coverage where required
  • A credit report that meets the tier, with no 30-day mortgage late in the last 12 months

Key Terms Defined

DSCR: Gross monthly rent divided by the qualifying payment.

CLTV: The first mortgage balance plus the new line, divided by the property’s value.

Draw period: The five years during which you pay interest only on the drawn balance.

Stress payment: A fully amortizing payment on the whole line at the start rate plus 2 percentage points, used only to test coverage.

Non-owner-occupied: A property the borrower does not live in.

How Does the Decision Flow Look After a Credit Union Says No?

Start with the reason. If the credit union refused over portfolio count or LLC title, a rent-qualified wholesale program is the logical next look. If it refused over credit, check whether you reach the 720 or 700 floors. If you want to keep a low first-mortgage balance in place, a second-lien line fits better than a cash-out refinance. If the rental has no mortgage, a first-lien line is the structure. Your credit union can stay as your bank and, in many cases, as your first-mortgage holder.

If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals. Frequently Asked Questions

Do big banks offer a DSCR HELOC?

Rarely. Large retail banks often decline lines on non-owner-occupied property, and those that write them usually test personal income. Rent-qualified lines come mainly from wholesale programs, which a broker can shop for you.

Can my LLC hold the property?

Yes, in this program, subject to program terms. The LLC stays on title, the members sign as guarantors, and the property must be investment property. Many bank lines want an individual on title instead.

How soon after buying a rental can I open a line?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). A purchase and a line are never closed together.

Does my VA loan stop me from adding a line?

No rule in this program bars it, but the first lender’s documents may restrict junior liens. Read them, and confirm on the file how the lender treats the first-mortgage payment in the coverage calculation.

What if I only need a lump sum?

A DSCR cash-out refinance may fit better, since a line has a minimum of 80% drawn at closing and later draws of at least $5,000.
