Top DSCR HELOC Providers for Rental Repairs With Draws as Needed

Top DSCR HELOC Providers for Rental Repairs With Draws as Needed

The Quick Read: No honest list of providers can rank these lenders, because the right one depends on your property, credit, and leverage. The bigger surprise is the draw rule. On the programs Lendmire places, at least 80% of the line is drawn at closing, so repair money is not fully draw-as-needed.

  • The rent qualifies the line, not your personal income, at a minimum 1.10x coverage on the full credit limit, subject to underwriting.
  • A second lien reaches up to 70% combined loan-to-value at a 720 score or better, on lines of $50,000 to $500,000.
  • The closing draw is at least 80% of the line and never under $50,000, and later draws are at least $5,000 each.
  • The line is interest-only for a 5-year draw period, then moves to a 25-year repayment period, and the rate is variable.
  • Lendmire is a broker. It shops a wholesale network and matches the file to a program.

Plenty of landlords search for “draws as needed” because they picture a card they swipe whenever the contractor sends an invoice. That picture fits some bank lines. It fits this program only partly. The rest of this piece explains why, and what to do about it.

Why Nobody Can Hand You a Ranked List

You will see roundups of lenders for investment-property credit lines. Lendmire does not publish one. Lendmire is a mortgage broker, not a lender, and it works with a network of wholesale DSCR HELOC lenders. A ranking would pretend one lender wins for every borrower.

None does. The program that fits depends on the property type, credit score, how much leverage you need, and whether a first mortgage already sits on the rental. A broker is useful here because it compares several lenders’ guidelines against your file instead of showing you one.

So this article does the more useful job. It shows how these lines work, where “draws as needed” breaks, and how to size a line to a repair budget. Lendmire’s complete DSCR loans guide covers the wider family of investor loans if you are still sorting out which product you need.

Key Terms Defined

DSCR (debt service coverage ratio): gross monthly rent divided by the qualifying payment. Above 1.00x means rent exceeds the payment.

HELOC: a revolving line of credit secured by property, which you draw on in stages.

Draw period: the stretch when you can borrow from the line. Here it is 5 years, interest-only on the drawn balance.

Repayment period: the phase after draws end. Here it is 25 years of fully amortizing payments, for a 30-year maturity.

Second lien: a loan that sits behind the first mortgage you keep.

CLTV (combined loan-to-value): the first mortgage balance plus the new line, divided by property value.

Seasoning: the waiting period a rental needs before it can carry this line.

What Is a DSCR HELOC on a Rental?

A DSCR HELOC is a credit line secured by a non-owner-occupied one-to-four-unit rental you keep. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. You do not submit tax returns, W-2s, or pay stubs, and no personal debt-to-income ratio is calculated.

It comes in two forms. If you have a mortgage, it is a standalone second lien behind that first mortgage, so your existing first stays in place. If the rental has no mortgage, it is a standalone first lien. It is never closed together with a purchase, and it is never a line on your own home. Vesting in your LLC is allowed on investment property, subject to program terms, with the members signing as guarantors.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Do Draws Really Work “As Needed”?

Only partly. The first draw is large and required, then the draws that follow are flexible.

On the programs Lendmire places, at least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. After closing, each later draw must be at least $5,000, and you can take them during the 5-year draw period.

This is not unique to investor lines. The CFPB’s HELOC explainer notes that some plans require a minimum amount per draw and others require an initial draw when the line is set up. So the rule is a known feature of credit lines, not a quirk.

Here is what it means for repairs. You do not leave most of the line idle and pull money invoice by invoice. You take most of it up front, and the remainder is a smaller reserve for later bills. Interest runs on the drawn balance. If a roof, a unit turn, and a kitchen are spread across a year, you carry interest on cash that has not been spent.

That is the fit question. Staged repairs paid over many months suit a different structure better. A repair that is mostly funded now suits this one well.

How Underwriting Treats the File, Step by Step

1. The property screen. The rental must be a one-to-four-unit non-owner-occupied property. It can be a single-family home, PUD, townhome, or condo, among eligible types. A lease must be in place, and a two-to-four-unit property may have at most 1 vacant unit.

2. Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

3. Leverage. On a second lien, the first mortgage balance plus the new line is capped at 70% CLTV at a 720 score or better, on lines up to $500,000. On a first lien with no mortgage, the cap is 75% LTV at 740 or better and 70% LTV from 700 to 739 on lines up to $500,000. Lines above $500,000, up to $1,000,000, carry a 65% LTV ceiling at 720 or better. All of this is subject to underwriting.

4. The rent test. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. That rent is divided by the qualifying payment. The payment is a fully amortizing payment on the entire credit limit at a stress rate. Taxes and insurance are not part of it. Confirm on the file how the lender treats the first-mortgage payment on a second lien.

5. Valuation. Lines up to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.

6. Closing draw. You take at least 80% of the line.

7. Draw period, then repayment. Five years of interest-only on what you drew, then 25 years of principal and interest.

Notice step four. The test uses the whole limit, not what you draw. A line sized for a rehab that might happen can fail coverage even if the amount you would actually draw would pass.

Where “Draws as Needed” Breaks Down

Three edge cases catch investors.

Oversizing the line. Because coverage is tested on the full limit, a large line “just in case” raises the qualifying payment. Size it to the repair budget, not to the maximum equity you could reach.

The recent refinance. A BRRRR investor who just bought or refinanced a rental cannot use this line on it for 6 months. The clock restarts with each purchase or refinance.

Frozen or reduced lines. The credit line is not a guaranteed reserve. Lenders can generally freeze or reduce undrawn lines, so do not build a plan around an undrawn balance. For consumer home loans, a Philadelphia Fed publication explains that a significant decline in value is one permitted ground for a suspension, and that a suspension lasts only while the condition exists. Those consumer protections may not carry over to a business-purpose investor line, so do not count on them.

Comparing Repair Funding Routes

Route How the money arrives Fit for repairs
DSCR HELOC (this program) Most of the line at closing, later draws of $5,000+ Mostly funded repair budgets
DSCR cash-out refinance One lump sum, replaces the first mortgage Large repairs when a new first makes sense
Bank HELOC on a rental Draw schedule can be more flexible Staged repairs, with heavier documentation
Rehab or short-term loan Funds released against work completed Heavy renovation before a refinance

The first row keeps your existing first mortgage, is reviewed on rent, and lets the LLC stay on title. A bank HELOC also leaves the first mortgage in place, but it typically asks for heavier documentation. Keeping the first matters if your mortgage is older and cheaper than what a refinance would produce.

A Worked Sizing Example (Percentages and Ratios Only)

Say your repair budget is the roof and two unit turns. You do not want to borrow the maximum equity. You want a line close to the work.

First, set the line near the budget, keeping it at or above the $50,000 minimum. Second, check combined leverage: your first mortgage balance plus the new line, divided by value, must stay at or under 70% at a 720 score or better. Third, run coverage on the entire line, not the draw. If the rent covers that stress payment at 1.10x or better, the file clears the coverage test, subject to underwriting.

Fourth, plan the draws. Keep the remainder, no more than about 20% of the line, for later invoices of $5,000 or more. Interest accrues on what you draw, so pay deposits and materials first and hold the small reserve for punch-list items.

Finally, stress the exit. Interest-only payments are lower than amortizing ones. The CFPB says payments are often significantly higher once the draw period ends. So test the rental against the fully amortizing payment before you sign, and decide now whether you will repay, refinance, or sell.

Risks to Weigh

The rate is variable. As the CFPB’s HELOC brochure explains, monthly payments can change even if you do not draw more. Interest-only does not shrink the debt, so the balance stays until repayment begins. Vacancy during renovation does not pause the draw-period payment. And rent is only counted with a lease in place, so a unit that sits empty and unleased during a gut rehab can complicate the file.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Who Should Skip This

Skip it if you want a line you can leave mostly undrawn. Skip it if the rental was bought or refinanced in the last 6 months. Skip it if the property is rural-designated, a row home, a condotel, or a leasehold, since those are outside the program. Skip it if your credit is below 720 and you have a first mortgage, because the second lien needs 720.

Also note that foreign nationals and ITIN borrowers are not eligible. Eligible borrowers are US citizens, permanent residents, and non-permanent residents with a Social Security number.

How to Find the Right Provider Without a Ranking

Because a broker shops several wholesale lenders, the useful question is not who is best. It is which program fits your file. Bring the first mortgage balance, a current lease, your credit score tier, and the repair budget. Then ask each provider to confirm in writing:

  • How the first-mortgage payment is treated in the coverage calculation on a second lien.
  • The closing draw requirement and the minimum for later draws.
  • What the lender can do to freeze or reduce undrawn balances.
  • The rate and pricing terms, which come with the lender’s disclosures.

Frequently Asked Questions

Can I draw only what each repair invoice costs?

Not entirely. At least 80% of the line is drawn at closing, and the closing draw is never under $50,000. After that, each draw must be at least $5,000, during a 5-year interest-only draw period. Subject to underwriting.

Does the rent test count only what I draw?

No. Coverage of at least 1.10x is tested on a fully amortizing payment on the entire credit limit at a stress rate. A line sized larger than the repair needs can make the test harder to pass.

How long must I own the rental first?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

Can my LLC hold title?

Yes, on investment property, subject to program terms. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment.
